We became aware of them only after the fact, at which point the Association faced significant legal and operational risk and required outside legal assistance to address. In addition, communication and follow-through were ongoing challenges. There were instances where scheduled meetings were missed without any notice, and action items discussed with the Board were not completed or required repeated follow-up. While our contract scope was limited to financial services, tax filings, corporate standing, and timely communication are fundamental to an HOA's financial health and governance. The lack of visibility over multiple years represents a serious breakdown in oversight and responsiveness. I strongly recommend that any association working with Diversified independently verify tax filings and corporate status regularly, clearly document expectations, closely monitor follow-through on commitments, and consider alternative management options if those expectations are not clearly defined and consistently met.

We raised our insurance deductible and alerted them to this change, 2.5 years later when we finally left, they managed to change it in the Reserve Study, but never in the budget. They cost us over $30k in excess insurance costs b/c they never bothered to see what we had been paying for our Master Policy and didn't bother to look for an alternative until it was too late, claiming that they didn't have access to our policy and budget. We ended our contract with them April 30, after a 60 day notice per their policy. Our new mgt. company just received the funds two weeks ago, 1.5 months after our contract ended. And today we find out that they never had an end of year audit done for 2025 nor were our taxes paid. Not to mention that they embezzled a check for $500 that was a rebate to our HOA and even though it was cashed, no one could ever account for it. They will nickel and dime you to death with their Exhibit A fees, usually an additional $300-500/month on top of their monthly fee. Our Board had to constantly be on top of them and remind them about everything. Projects that should have been completed in 2-3 months, took 2 years. They are very good at taking your money, anything else, good Luck! I could go on and on, but they have stolen enough of my time.

As a landlord, I am legally required to provide proper written notice before anyone enters or disrupts a tenant's home. Instead of acknowledging this basic legal reality, the HOA responded to my request for clarification with a passive-aggressive message implying that I should be "more compliant" and "grateful." To be clear: I did not object to the maintenance. I objected to the complete lack of proper notice. I objected to being expected to guess whether interior access was required. I objected to being lectured for asking for the information I am legally obligated to provide. A competent management company should understand notice requirements, communicate clearly, and provide accurate information so owners can comply with the law. Instead, this company chose to deflect responsibility and blame the homeowner for their own failure to follow basic procedure. If you expect professionalism, transparency, or even the bare minimum of organized communication, this is not the management company you want overseeing your community. The club house has such old, broke and dirty furniture from the 70's and has never been replaced , the pools chairs are all broke and lots of pool chairs piled up in the pool and broke , can't use it , was never fixed for the last 5 years or replace it, can't find one chair that is not broke to lay down . The pools floors has cracks all over and weed growing up in the middle, people also don't pick up after their dogs and there is lots of feses on grasses inside comdominim areas. People also hang their towels c clothes and rugs to dry on balconies , well ... I can go and on and on... the place looks in deplorable conditions . Also, sprinkles hasnt worked for at the least since when I moved in 4 years a go and the and plants are dying every summer I feel so bad for the grass and plants not getting enough water . The gardeners do not clean all the weeds between plants and floors etc . It's Erica Wood the assigned manager ?
