Been calling to update ACH for an account on a property we help manage and it's been a nightmare. Called several times during regular daytime working hours, no one picks up the phone. Left messages. No one returns messages. After calling several times finally got an operator, who transferred me to the billing department, which went to voicemail again. Left a message no response. I am a homeowner in a once-beautiful property managed by Regent. They are unresponsive to maintenance requests, particularly regarding landscaping. There are dead and missing bushes. The ground cover has not been replaced for over two years and we have lots of bare dirt. Despite repeated requests, the landscaping issues have not been addressed. When it rains, there are large pools of water resulting in soil erosion. I do not not recommend Regent. read more

Extremely poor experience with this management company. Our HOA hired them for a year before terminating the contract--and for good reason. They completely mishandled a dispute with my neighbor, made decisions without notifying me or the board, and then sent me the bill. The plumber they dispatched charged an outrageous fee for a 15-minute diagnosis. I had to escalate the issue, and thankfully the board sided with me. Additionally, Lisa was consistently rude and condescending--an opinion echoed by several others who dealt with her. Strongly recommend avoiding this company. read more

The situation with the panties was never addressed at all. Thank God the pervert moved and started even stealing my underwear, I am in my late 40s and wore granny panties.. So at least that is resolved. There was a dog that barks non-stop that lives in our association. Many of the homeowners and tenants complained and sent emails. After two years I called and was extremely rude about this continuing disturbance. They finally did something, and the owners finally made their dog stop barking non-stop. Which is why I am adding a star. None of these situations were addressed because the pervert was on the board and the homeowners with the never ending barking dog was his friend. This association is obviously crooked, and the association cares more about their board members than the homeowners, and tenants that live here. After all these experiences, and having my underwear violated like that, I NEVER want to live in a HOA again. I strongly urge in no way to use this one; it is so corrupt and uncaring about their property's problems, it is really disgusting. I've been trying to reach DREW for the past month, and it is literally impossible to reach him. The WORST service of my life. I talked to Sharon, his supervisor, who very obviously showed her annoyance on the phone while I was upset and complaining. I've been waiting for a month just to get pest control out here, but this issue of not finishing the stucco on our wall has been around 6 months. It's ridiculous. After showing how upset I was today, I get a call from pest control right away. WHY COULDN'T THIS BEEN DONE a month ago and save all the drama????? Bed Bugs did infest my house due to the negligence of Regent Association Services. The bed bugs lived off my family and caused us PTSD as we couldn't sleep. Regent, knowingly that they were at fault hired a termite control service for bed bugs. This was frustrating as they did not specialize in bed bug termination. When I brought up heat treatment, the agency tried to discourage me bysuggesting house damage will occur from heat treatment. FALSE! We hired OC Pest control who was the best. They took care of two rooms for $750 and cleared the problem. However, I had to meet the board (regent services) to present my case as to why we should be reimbursed for the payment. The board then decided that the owner, per the tenant who dumped the illegal items, needed to pay in full. We were lead under the presumption that this would be mandated by the board of Association. This was not case, and we have still yet to be paid. We reached out to the association several times to no avail. They will not help us regain or recover the money owed to us due to their negligence. This association is inept and run by gangsters. Go else where with your money. read more

Just another incident where this condo management lacks any urgency to fix any issues even though you pay your dues on time. Notified Regent of shed deterioration and needing stucco repair back in June 2021. It is now end of October and still no action. They had the time to reach out and take pictures about a torn screen. Which we can close the window and it's not too big of a concern. The shed on the other hand has yet to be repaired and it has rained a few times since I notified of the shed needing repair. The shed is now further damaged due to lack of action from the HOA board and Regent. Even though they already advised it is there responsibility. The WORST HOA management. Coudlnt get a headphone or anything and told me that what i owed wasn't a ton of money. I found it so rude that he told me what is or isnt a lot of money. If you are planning to go on Association stay away from Regent Association Services formerly Gramercy Park Owners Association they will put a band aide to fix your property when an issue arise and will give you the round around, they only care about your money On about 01/28/2021 sent the fist email to Julie Cardenas, I enclosed pictures of the stucco falling off from the wall, (previously the job was done really bad and it caused to the stucco to fell off the wall), and to this date; the wall has not been fixed, the hole keeps on getting bigger and bigger, I did sent another two emails and several phone messages, to Julie Cardenas last phone call was done on March 16, 2023 because Julie never answers her phone, nor she returns phone calls. Today, I called again asking to speak with someone a live, Wendy answered the phone, but despite my request to speak with someone in person I was transferred to a voicemail, called back got on hold for 20 minutes and again Wendy transferred my phone call to a voice message (Sharon O'Connell) left a voicemail expressed my frustration, then I called again and after 10 minutes Wendy finally transferred me to Sharon O'Connell. I expressed my frustration to Sharon O'Connell about the poor service but instead Sharon said to me "Well people can not answer their phones right away nor can call right away. And what about the emails? I questioned her Sharon proceed to question me if I had attended a Board Meeting, (for the record I have done it before but there are a bunch of politics that they would not allowed me to stay until the end of the meeting, besides what does this have to do with Regent Association staff not returning phone calls or emails? Then, Sharon O'Connell said in a condescend tone of voice " well it need to attend a Board Meeting" really? to what I answered: "so is taking since 2021, 2022 and 2023 for the Board to approve to fix the wall?" then Sharon proceed to brushed me off. Also, on about 02/14/2023 I submit a request for approval to for new windows for my home and to this date, I have not received a response, I submitted pictures of the windows, measurements, fill out the form and I was told to wait until the next board meeting, the next board meeting was on 03/10/2023 and to this date; I have not received an email, letter or phone call from Regent Associations about the approval. Trust the reviews. I'm aware that HOAs in general can be a struggle but this HOA exceeds everything I've read and heard. They are nit-picky, unreasonable, and disrespectful. I won't be surprised if they're found to have carried out discriminatory practices towards some residents. We have been arguing for almost a year over a furniture on our patio that's supposed to be none of their business. Their fees are exorbitant especially for all the unnecessary things that they do (or don't do). Our community has a significantly high resident turnover rate. They lack empathy, decency, respect, and competence. We have lost many hours, weeks, and months trying to follow their unreasonable and sometimes imaginary guidelines. Dealing with this HOA will never be worth all the positive things you can get from a house - it is a traumatic experience and it will eat you from the inside out. read more

They wrongfully towed my vehicle when I was out of town. Apparently there was a sign posted that no parking over 72 hours which is 100 yards away from where we were park. 72 hours!! Basically means you can't go out of town for more than 4 days which is what we did and they towed our car!! I will be taking them to court! My husband and I bought our home and discovered that this company was our management company for our community. We had numerous questions and Cesar was our first point of contact. For about 4 years I worked with Ms. Julie Virgen at CMC (Regent has since purchased CMC). Ms. Virgen was our HOA manager. She was always respectful to homeowners. Very professional, always on time to our HOA board meetings, and took accurate notes for drafting the minutes. She speaks Spanish and was quite good dealing with HOA issues, understanding our financials and delinquent dues collection process. Unfortunately for us, our HOA parted ways with CMC, through no fault of their's. As the current president of a Condominium HOA, and the owner of rental condos in 4 other HOA's, I have considerable experience dealing with both homeowners, renters, and property management companies. Overall, I would strongly recommend Ms. Virgen and CMC (now Regent) for Association Management. read more

Hi ... to whomever at Regent reviews yelp input. I own 2 properties in Chateau Blanc, a property in Fountain Valley for which Regent provides management services. Lisa Gross is the property Mgr. Periodically, I have had various needs for Lisa's assistance. The most recent such need was to assist in obtaining a parking sticker for my tenant in my property at 10071 San Juan Ct - Chateau Blanc. OC Patrol (The "Parking Nazis" there) operate a dysfunctional business, and their communication skills and general operational aptitude appears beyond HORRIBLE. After submitting a fully documented parking sticker application, OC Patrol (whom I know has no business relationship with Regent) would not approve a parking sticker application that was 100% complete for over a week to keep them focused. Lisa made this horrible experience very workable. Incidentally ... Lisa had to provide like guidance to OC Patrol in a previous parking sticker application (similar situation). Please understand, Lisa is not bending any rules here ... Lisa is sharp, understanding and gets to the bottom of issues. She is both very helpful and is a valuable asset to Regent. I am writing this review in appreciation for the outstanding care and customer service given to me as a resident of Hampton Court in Orange, CA. Lisa Gross is the Regent Association Services Customer Manager for our community. Each time I call her to address property situations, she returns my call right away with an answer to help resolve the issue. Her attention to care and service is excellent. My last request was that tree branches from a neighboring condo community be trimmed as they were hanging over into my patio. She called the customer manager of that condo community and he, Steve Humphrey of Depot Walk, gladly agreed to have his landscapers trim the branches. This is great customer service on the part of both managers. Thanks to Lisa's on-going attention, all Hampton Court outside areas are clean and kept up to date. The landscapers for our community take pride in their work and it shows. It is a pleasure to live in Orange and Hampton Court. I give much thanks to Lisa, and all others in customer services who help make this such a nice place to live. read more

I repeat this process every other week. The only time my HOA director picked up she immediately transferred my call to someone else who also didn't pick up their phone. I didn't even get to speak to her for more than 2 minutes. When my significant other calls, the director was apparently very rude and hung up on him. My garage is still flooding and it's been almost 2 years since my first complaint. They put bags of dirt in front of my garage, but the placement was wrong. It made a 4 inch pool of water in my garage. The water also mixed with the dirt and made a muddy mess inside my garage as well. They tried the same thing last year, and I told them it didn't work but they wasted money trying it again. Other houses in my area are sinking and their foundations are warping. It seems like my house is getting worse and worse because even with light rainfall more and more water is collecting in my garage. The pool is always dirty. To make matters worse, our HOA fees were raised again. I'm pretty sure John's review is fake because he copied the exact same review from the previous page. read more

They have lost 2 of my payments and I even sent them proof one was delivered. yet, they sent my account to a law firm after 22 days late. Not a phone call, not an email, nothing stating a payment had not been received. Andrew runs the collections department and not once did I ever hear from them. I read with great amusement the association's response which stated that neither the board nor the association was negligent in this matter as they relied on their experts. In fact, I actually asked Andrew Wynsen, our community's representative at the association, for the contact information of the landscape company who placed the mulch, so that I might also pursue a claim with them. He refused to provide that information, as you can see in the email exchange. So, it is very interesting that they are only now trying to shift the blame to the landscaping company. By the way, the judge obviously found that the landscaping company was acting at the direction of the association, or he would have denied my claim of negligence against these two parties. Legally, they were found negligent, and their continued denial of this fact only serves to illustrate their lack of professionalism and competence. I have been living in my community for two and half years now, things seemed to be okay until I had a leak in my home. Lorna is our property manager. She does not answer calls, she only answers to emails. She does not care for the homeowners because it is not written in the CC&Rs. If a problem does arise from an issue that was brought to her attention, but was not resolved, she will point her finger at the board members. She put out a work order to address a pipe leak in my unit. The plumber did not call or provide a business card. They found me at fault and they said their attorney reviewed it, but would not provide the techinician's report which took me a month to get and the plumber wrote the incorrect part, but the owner of the plumbing company said it does not matter. The restoration company (911 Restoration) that she put a work order for, did not even follow SQ 1403 (South Coast Air Quality Regulation). My unit was built in 1971. They did not test or assume there was asbestos. Lorna said it was the homeowner's responsibility for obtaining the test. The testing for asbestos is required by the insurance company from the restoration company before any water damage restoration or mold remediation can begin. I also had mold in my unit that the restoration company missed and he told me, Lorna did not put it in the work order. When I asked her about it, she said the board knows about every leak in the community whatever that means. Every leak? I also had mold growing from a leak in the ceiling of my garage that took the roofers 3x to correct and is still unfinished, it has been over a month and going on two months now. She sent out the same restoration company to remediate the issue except this time, she left out the clearance report. If I never had asked for it, I doubt it would have been provided to me. Who knows how it would been handled later on, probably to the effect of "it is the homeowner's responsibility". I also asked if there was any warranty on the remediation, she responded by saying, "I am not a mold expert, but why would you think anyone can guarantee that". Warranty not guarantee. With the history of the vendors she had sent to my home, I preferred to use my own and that was denied. Another issue I realized is that Lorna only works with one plumbing company, one restoration company, and one roofing company. I tried reaching out to Lorna's manager, Sharon, to no avail. No response to my phone calls, and no response to emails. I guess this is a company wide practice. Doing what is right for the homeowner is not on Lorna's agenda, or if it was, she would know the work process of her vendors, set the expectation, and would follow up, but she does not care so her vendors do not care, hence they all point their finger at the board when something goes wrong and tell the homeowners they do not know what they are talking about. I have come to realize, people who do not like questions, are the people who do not do the right things. read more
