He took care of two issues in our home efficiently and explained what he was doing and also gave some helpful tips for my washer. He takes pride in his work and is extremely professional. My experience with Santa Rosa Apartment Homes has been a series of failures. I am listing my grievances below: 1. Medical Hardship & Zero Compassion: I have provided official medical documentation proving that I am unable to work due to serious health issues. Despite this, and despite their own clerical errors, they show zero compassion and continue to demand unfair payments. 2. Language Discrimination: Because my English is limited, the staff made me feel excluded and ignored. Instead of helping, they treated me as if I didn't exist, which is completely unacceptable and discriminatory. 3. Gross Negligence & Hidden Fees: On my move-in day, staff member Ariel Tulk lost my cashier's check. Because of this incompetence, my family was denied keys and our furniture was left out on the street for an entire day. Furthermore, when I moved out under the "30-Day Love Your Home Guarantee," I was told--both verbally and in writing--that there would be no additional charges. Now, they are trying to charge me $2,515 using forms where the fee sections were left blank. If you want a management team that loses your money, leaves your belongings on the street, and hides fees behind blank forms, this is the place for you. If you choose this residence, you will have problems every week and nobody will actually help you. Your AC is broken: you wait for months and the resident services do not return your calls. Their package lockers are broken and your package gets lost, the resident services tells you to call THEIR vendor instead of trying to resolve the problem with THEIR vendor. There are many more examples. If you need help there, you do not receive it. read more

I recently completed my 12 month lease with Santa Rosa and would not recommend anyone moving here, especially not apartment building 6. This complex has a lot of unresolved mold and water damage-related issues. My household had to relocate for 3 weeks due the fact that our bathroom ceiling partially caved in and was completely moldy. When we returned from the relocation, our apartment was in a worse condition than it was before the construction took place. Please note that the Irvine Company will NOT cover any additional costs incurred for housing during a relocation, you will only receive a reimbursement equivalent to the rent that you would have paid during the time you were unable to access your home. They will also encourage you to lie to your renter's insurance company to cover any additional money as mold is NOT covered by any renter's insurance company in this state due to Californian State law. Unfortunately, we are not the only victims to Santa Rosa's negligence as we had neighbors below us who experienced flooding and other water damage issues caused by Santa Rosa's failing water pipes. The construction was truly unbearable by the time we moved out in September. To make matters worse, Santa Rosa management is extremely stingy when it comes to move out costs. They will keep your deposit and take any nickel or dime they can get from you. I would recommend you move to Park West over this place as at least they are honest about the quality of their apartments and you have a chance at getting your deposit back. read more

Terrible office staff! They currently claim to manage 13 other Irvine Company complexes, leaving little time for "us", despite the "luxury service" fees we still have to pay. It's absurd that I have to specify that I live in "Santa Rosa Apartments" when calling for assistance in the same complex the leasing office is located in. The office staff is terribly rude. Two days ago I heard a staff member tell my friend to "shut up and sit down" until it was her turn to be seen. I couldn't believe it! They all pretend to be kind and caring until you sign your lease. Depak is the worst. Wolf in sheep's clothing for sure. Only kind staff members are the maintenance guys. I can't wait to get out of here. Don't let the pretty landscaping fool you. Pools/spa always dirty and never heated. Roach infested inside and outside. (the biggest roaches I've ever seen!) Did I mention the rat problem? Don't let the office trick you like they did me. Go anywhere but here. P.s: Santa Rosa (owner) who responds to these reviews with "we are so sorry blah blah" please don't insult me with that nonsense. Last night I had to call the fire department, because the HVAC outside our bedroom was shooting huge sparks. The fire dept was awesome!! They arrived and took care of it so quickly! But they said this is the second recent visit to this complex for the same thing! Our 8 month tenure here has been miserable! We've made loud late night noise complaints and smoking complaints since we moved in. Management does nothing. They told us to take a picture of our neighbor smoking on his balcony. Is that really safe advice? Kids are constantly destroying the property, climbing on other residents' cars, and leaving bikes and scooters all over the sidewalks. Oh my god! Worst community ever. Their apartments are very very old, now also leaky and moldy. The management is very rude, racist and keeps on getting your car towed without any notice and when you vacate the apartment after 9-10 years of living, tries to dishonestly overcharge you! Trust me. Talk to current residents about the problems they are facing on every day basis before you even think of moving in this community. You will regret your decision very soon so save yourself from the stress and look elsewhere. I want to give it negative star which is not possible so have to give 1 star. The two star is for exceptional customer service. Let me tell you I am not very easy to please. My husband and had schedule to pick up the keys to our new townhome, when we did the walk through we were not satisfied with the quality of the townhome. I addressed my concerns, Mary the property manager and the service manager Odir. They were more than understanding. They took note of all my concerns and instead of giving excuses, they took initiative. Today, Once again I walked through the townhome, I was completely impressed. I found Odir working on the garage door and he gave us one last walk around the townhome. Wow. I am beyond impressed. Yes, this should have been done from the beginning, however they made it happen. I commend the staff for such wonderful customer service. I'm excited to join the Santa Rosa family. Thank you once again Odir and Mary! You guys are awesome. UPDATE- today marks the 3 weeks of our move in. Apparently, they do not check for termites. My bedroom is infested with termites. I called and this will be taken care of right away through a 3rd party company. The negative three star is for Irvine Company being careless with cleanliness. Termites don't appear in the hundreds over night- clearly they were cleaned up and painted over when I was given a tour. I am beyond disappointed I hope I don't keep running into these types of issues. Because cleanliness, and termites are a major issue. This is mind baffling. read more

This place is a joke! They are currently, and unnecessarily, giving the exterior a facelift. However, I moved in to some terrible patchwork for holes in the ceiling and walls. The paint has so much splatter all over the place, the flooring in the kitchen was spongy and soft (MOLDING), the skins on all the cabinet doors was peeling off, the appliances are from 2005 or earlier, the carpet is cheap, there has been no effort applied in updating the technology in the walls, they don't test appliances for problems. All of these things and the whole apartment smells musty and moldy. I started having trouble breathing and fell ill with daily nose bleeds. I moved in for 1 month and had to leave right away. I tried to be kind about things, but the maintenance team whom is spread very thin because Irvine Company has decided to consolidate several properties to 1 Residence Services Office, therefore overworking the staff at the property. The RSO office can't even keep up with the incoming workload and those poor people don't even have the time to deal with so many concerns that I'm bringing to them. The dishwasher was leaking and had some duct tape on it, very likely the reason why the kitchen floor is rotting out. One resident explained that my apartment suffered a water pipe burst on two separate occasions, very likely the reason for the mold in the apartment. When I started voicing my concerns to the office, the maintenance manager came out and treated me as if I was a "Karen". No! I want what is promised, luxury and best-in-class living experiences. I shook his hand and gave my notice the following day. They still took another week and a half to fix the dish washer and didn't bother with any of my other concerns, except for sending the cabinets guy over to take measurements. A couple weeks later someone used a key and unlocked my door. Here comes the cabinets guy while I was naked in my room after a shower. I quickly covered and came to say "wtf" and he replied "oh, they said in the office this apartment is empty and gave me the key". What kind of mistake is that??? Now this community wants to try to adhere to a contract that was null and void the second they handed me the keys. It is their duty as a landlord to ensure the apartment is ready and safe prior to my move-in date. They sent me terms and I quickly disputed, then crickets. They will not respond to you in a timely manner and they will not provide you with what they promise, then they will treat you as if you're an entitled individual for wanting what is promised and getting frustrated with the state of things. Irvine Company is evil, go elsewhere. I recommend Greystar over Irvine Co any day. At least you won't find paint sludge on the walls at Calypso. FYI - the maintenance manager said to me that day "yeah, well you didn't see the condition the apartment was in before you moved in and your move-in date didn't leave us very much time to finalize everything." Yeah? Well I don't work for you and I sure as hell don't work for free. Had you told me the apartment wasn't going to be ready I would have made plans otherwise until it was appropriately made ready for me. STOP INCONVENIENCING YOUR TENANTS WITH FREQUENT VISITS INTO THEIR HOME!!! And stop taking advantage of people's need for a roof over their head. Make is seamless and make the pricing make sense, make sure it's ready, and above all make sure it's safe without mold. read more

We have a leak inside the unit. It's spreading and we tried calling the emergency line 90 mins ago. No reply. We need help! How do we get a hold of the office? It's coming through the carpet. The water is grey and brown. The paint along the wall is swollen. We moved our furniture, but can't move our bed out of the way. Instead of calling an emergency plumber, staff told us to wait until next day. In the meantime, the water keeps spreading and now our bathroom is also flooded. We called again at 3 am. Told us to wait until morning. We had to move furniture out of the way, we tried to soak up as much water as possible to keep from damaging our wood furniture. Now we wait anxiously until morning. No accommodations as our bedroom and bathroom flood. No running water. No place to sleep. Over 12 hours later, still no plumber. read more

Gym has old outdated equipment that is falling apart and missing standard equipment. When I brought this to management attention they told me go get a membership across the street at LA Fitness. My husband and I lived at Santa Rosa Apartments for over 2 years, but recently moved out (due to a new job opportunity out of the area). Our experience has been nothing but positive. We were impressed the first time we viewed the property, amenities and location. The grounds are beautiful. The maintenance team was always there when needed and took care of any issues, which for us were few and far between. Our neighbors were very kind and respectful. The Residents Services Staff was exceptional even during the move out (and post-move out) process. Deepak was particularly helpful with answering questions and responding quickly with the information we needed to complete the move out process. He went above and beyond when we ran into a bit of a complicated situation which he resolved with professionalism and understanding. This is one place where you have to think twice before you go live there. The apartment manager lives on premises and is on a constant watch over the place if you do one thing wrong unconsciously you will be written off for 1st notice. Neighbors are not always nice especially if you have to park for few minutes in front of the garage then you'll get a notice also because your cranky neighbor complained to the office (they complain about everything) . The office staff has an attitude when talking to people and I have experienced racisms and harassment over the years to correct a situation involved with my lease. I have complained to Irvine company about that person and that person now has a personal agenda for me because I spoke about it and complained in the past. Over time I have developed anxiety and depression stress from living here I do not recommend this place to anyone your life will be on a constant watch here. read more

Loudest apartment I have ever lived in. Construction almost every month, usually requiring multiple day access to our apartment. Right now they are doing full blown construction (of some kind) in the apartment directly above us and I was not notified that this would be happening. I am a night shift nurse and have had the worst time trying to sleep here. Neighbors have MANY kids that are excessively loud, slamming doors, screaming in the hallways from 5am to 9pm. We are so disappointed in this place. Issues with washer/dryer, fireplace, carpets should have been replaced before we moved in. Our apartment gets ZERO sunlight and is always cold (we weren't allowed to see the inside before we signed the lease). I don't recommend this place for the price. I just recently moved from one Irvine Company apartment to Santa Rosa. My last experience with moving into an Irvine Company Apartment was absolutely AWFUL - no communication, stupidly high deposit (it was $5,200!!!!), and just a really horrible leasing agent. Santa Rosa changed my opinion on Irvine Company completely. Our leasing agent, Sean, was absolutely amazing. We were debating between two different Irvine Company properties - Brittany and Santa Rosa - and Sean gave us objective, non biased advice about which community would fit better. Our apartment is lovely and was clean on our move in date, and the leasing process in general was just so much easier than the last complex we lived at. We also had a much, much cheaper deposit, at under $1,000. Huge thanks to the Santa Rosa team for making our move so stress-free and easy, and an even huger thanks to Sean Nilsson for being easily accessible for communication, open and honest about every part of the move in process, and truly making us feel at home. read more

Not worth the rent I pay.... I have been living here for more than 15 months. I love this community for its location. It has everything in the vicinity - good school, parks, bike trails, marketplace, stores and lot more. However, lately I have been seeing a lot of people complaining about it's increasing price. The rent has gone very high here comparatively and we are losing our long time friends in the community. I expect way more in the community for what I pay. Swimming pools are dirty and under construction more than required. Santa Rosa management should do something to keep long timers here. Last week my husband and I inquired about the 3 bedroom townhouses at Santa Rosa and within hours Carla had us approved and ready to make the leap into our new home. She made the process so quick and easy from beginning to end. It's nice to know that with so much bad happening around all of us this year, that people like Carla are lights in dark times. With so many options available these days, it truly means so much to make a connection and feel like you are getting the best service. After moving in this week we called Carla back to thank her for all of her help and willingness to go above and beyond, and were happy to share that we just received news on a new addition to our growing family. Hearing her excitement and commitment to making sure her residents felt like individuals just confirmed we made the right choice. We are located near a pool and close enough to a playground that we can ensure the kids are entertained and happy with the switch as well. We were having a major clog problem in our tub upstairs and unfortunately had to call at the end of the day during the pandemic of all times! Art came out to help us even though it was the end of his shift to see the problem and attempted to fix it. He then returned first thing the next morning when he said he would, wearing a mask and gloves. He fixed our problem with the clog and did it quickly and cleanly. Tahnee was an awesome person to work with and went above and beyond for us. My Director of Operations needed to move to Orange County after commuting forever. She was so so excited to move in to her new place, and then got the news about 2 weeks before her move date that the apartment she was supposed to move into was no longer available! The tenants had decided not to move out and there were no other penthouse level apartments that would be available. :-( She was sooo bummed! We spoke to Tahnee and asked if there was anything she could do. She helped find the next best option, but Anita was still really disappointed. Then, after working some magic, she was able to find a great unit on the penthouse, an even better floorplan, and honored the original pricing. It was a very classy thing to do and impressed us both. Since then, Anita has moved in and has no complaints. They have been a pleasure to work with through her move-in and first month in her new home. They bait and switch you. My rent for a small 1bed started at $1650 and to almost $1900 in just a year. You cant use the recreational center because its never open and now their office are there because they are remodeling their main office so no one can use the recreational center. They show you the movie theater they have but you can't use it. There is dog feces (poop) because the people are lazy and don't clean up after their dogs and the landscaping staff doesn't clean it either and the office doesn't care or do anything about it. The so called security gates are always broken so anyone can walk right in. The icing on the cake they towed my car last night because there was no parking permit even though my license plate was registered with the office they still towed my car and my neighbors car in the middle of the night. I woke up to go to work and i thought my car was stolen!!!! $220 to get my car back plus $150 per a replacement parking sticker. There are a ton of little kids who run around, ride scooters and bikes everywhere in the street within the complex with no helmets and the office can't do or won't do anything about it even though there are two parks on either side of Santa Rosa. I guess the office is waiting for one of these little kids to get rin over and killed before they do something. Irvine Company is all show and no go. I'm just waiting for my lease to expire so i can get out of here asap!!! There are sooooo many other choices and great places to live. There is one particular office employee who told me they can't issue a permit because the car is not registered in my name...its a company car so its impossible to register it in my name???? Thats the reason why they towed me while i was asleep at 1am in the morning like a bunch of thieves...no warning...nothing. Trust me save the money and don't rent here. I'm not a competitor. Pros: Good facilities, good maintenance people and response. Ample parking available for guests or extra cars. One swimming pool is available during winter also. Though if not many users, they should close it in peak winter! Cons: Community recreation center is not open, even during leasing office hours. It must be rented for private events. They charge too much cleaning fees for not so dirty apartment. Bathrooms are inside bedroom in 1Bed units, which could be concern if you have guests often. read more
