I have repeatedly reported a roof leak affecting my unit and have sent multiple emails requesting assistance and updates. To date, I have received no response regarding the status of repairs. The ongoing leak has caused significant concern and frustration. Residents deserve timely communication and prompt action when issues affecting their homes are reported. Could there be a worse HOA management company? As an HOA board member working with TMT has been an exceptionally terrible experience. They have several departments which one would think would lead to more efficient service. But, the departments never communicate with each other. We raised our insurance deductible and alerted them to this change, 2.5 years later when we finally left, they managed to change it in the Reserve Study, but never in the budget. They cost us over $30k in excess insurance costs b/c they never bothered to see what we had been paying for our Master Policy and didn't bother to look for an alternative until it was too late, claiming that they didn't have access to our policy and budget. We ended our contract with them April 30, after a 60 day notice per their policy. Our new mgt. company just received the funds two weeks ago, 1.5 months after our contract ended. And today we find out that they never had an end of year audit done for 2025 nor were our taxes paid. Not to mention that they embezzled a check for $500 that was a rebate to our HOA and even though it was cashed, no one could ever account for it. They will nickel and dime you to death with their Exhibit A fees, usually an additional $300-500/month on top of their monthly fee. Our Board had to constantly be on top of them and remind them about everything. Projects that should have been completed in 2-3 months, took 2 years. I've experienced very bad service with The Management Trust property manager for my HOA. We've had issues with parking enforcement, and switched Parking Enforcement Companies. The issues of people still violating our Parking Rules were sent to TMT property Manager, with pictures of the vehicles, Aerial Googlemap pic of specific location, and CC'd the new Parking Enforcement Company. It's been six months with the new Parking Enforcement Company, and my repeated emails with pictures of the repeat offenders were answered by Linda Norton of TMT as "being handled". Yet the same vehicles were not being cited or towed, as our approved Parking Rules Specified. Most recently, one repeat offender had her car parked in our Guest Parking for over 5 days straight. Linda Norton told me that the owner could be moving the vehicle into the parking space after 6:00 a.m. I chalked the tire, sent pics to Linda and our Parking Enforcement, of the 5+ Days of illegally parking, the vehicle only received 2 violations. I asked Linda Norton if there had been any Exceptions to our Associations Parking Rules (A Yes or No Question) her answer was "any action the Association Board takes is confidential". This response, in addition to what other neighbors have told me of other residents repeatedly park overnight, not utilizing their 2-car garages in other areas of the community without being cited, led me to believe that either: A. There were Parking Exceptions being made B. Our Parking Enforcement Company was not performing their duties Yesterday, I received a Violation Letter stating that I was harassing community residents, referencing the chalking of the tires. The chalking of the tires was done because Linda Morton mentioned the vehicles could be moved into spaces after 6:00 a.m. Instead of being proactive and ensuring that our Parking Enforcement Company was providing the service we pay for, it appears that I'm being made into the violator for pointing out the non-enforcement of our Parking Rules. Parking Exceptions are mostly illegal in an HOA, and are perfect examples of Rules not being fairly and consistently enforced. Certain exceptions that deal with Handicapped (FHA rules) are an exception. The Handicapped issue wouldn't be applicable to this situation, as each unit has their own double-garage, which would already be the closes parking option for the resident. Instead of ensuring that our HOA is getting the Parking Enforcement we were promised & paying for, they instead chose to write me a Violation Letter for proving we were wasting money and Parking Rules were not being followed, and violators not consistently Cited/Towed. And before I get a canned response from Business Owner, I also mailed a Snail Mail Letter to TMT Regional Manager, Paula Arciga, so instead of directing me to send another email to a Customer Service email account, please check with the Regional Manager - Paula Arciga, or Property Manager for Sherwood Village Anaheim - Linda Norton. I am asking for my violation letter be rescinded, and also ensure that there really are NO PARKING EXCEPTIONS, as responses from Linda Norton were not very transparent. read more

I live in the Greystone Keys in Huntington Beach. Recently, our community has started using the management trust company as our community manager. I have been calling and emailing them over the past month regarding my gate clicker not working and I have not received a single response back. It is totally unacceptable I do not think anyone actually works there. Our supposed community representatives are Paula Arciga, Sofia Reyes and Alex Bellarue. Not one of these people will answer their phones, give a call back, or respond to an email. This seems to be a fraudulent company that only exists to collect fees. I wish I can give this management a BIG ZERO for the HOA staffing (Irvine Northwood Timberline) as well as the management team. I have been trying to resolve the billing since the 3rd week of Nov. I have written and called them numerous time to no avail. There were no response to my emails. I also wrote to Alexandra Volman for help but there were no response. And when I called, these are some of the excuses I got, "Check with your bank. We just received your email even though I have been writing to them for the past 2.5 weeks. And lastly, we forward your emails to the wrong person among other excuses". All the past managements this community had will response within 24 hours. Worst property management company in the country! They do not respond to emails or phone calls. When you ask for assistance with any property-related issues it takes weeks for them to respond (if they do at all). On the other hand, if you fail to abide by the HOA CC&R's they will immediately send you a letter from one of their attorneys demanding that you comply. I made the mistake of asking a vendor to please not paint my front door as I saw dozens of front doors of different colors and textures in our community so I thought I had a choice in the matter. Instead of simply calling me to tell me that I need to comply with the door painting project I received a letter from a law firm telling me to comply or face fines and penalties. I complied immediately and guess what? Today I received a letter from The Management Trust telling me I owed them $421.50 in legal fees (the letter), $275 for the vendor to come back out and paint my door, and $125 in administrative costs. The total comes to $821.50 for a simple misunderstanding which could have been easily cleared up with a phone call. I regret that I am forced to deal with them. Perhaps I will run for the HOA Board so we can replace them with a more responsive and customer focused company. read more

Community changed property Managment. It's been over 2 months since and they have my information saved on Autodraft and still take out 300.00 a month. I contacted them 2x already and apparently "they can't get into the system" or blaming that "they changed the payment system". If it was changed then why are you still accessing to charging me and further access to refund me? And I have to wait for a check in the mail and still pay the new Managment team before the late fees occur. It is a real inconvenience I have to contact them each beginning of the month to ask for a refund and tell them again to cancel my autodraft information. They failed supply basic Banking records that most condo owners are allowed by law. 1. failure to supply bank statements and copies of cashed checks in accordance with NAC 116A.055. Management Trust, it is your responsibility to ensure that you are in compliance with all relevant laws and regulations. Additionally, I believe your actions may be in violation of Elm Terrace HOA By-Laws Section 9.17. 2. Section 9.17 of the Elm Terrace HOA By-Laws states that the Board of Directors is responsible for maintaining complete and accurate records, including financial records, and making them available for inspection by unit owners. Your failure to provide bank statements and copies of cashed checks may be considered a violation of this by-law, and I am concerned that this could potentially harm the interests of the unit owners. I think this HOA manager would prefer to manage a bunch of empty condo buildings as they certainly treat residents as if we are the only problem with their job. But empty buildings don't pay for their exorbitant salaries, it's us residents that do. If you are unfortunate to have Management Trust as your HOA manager, I send you my sincere condolences and will give you some rules about how to survive them. First, Forget your name as you will be given a number which means everything to Management Trust. Do not lose your number! Second, don't call or email them as they won't respond as you must communicate with them through their clunky, vintage 2000 website. Third, pay your dues by the 1st or they will send an email addressed to your number telling you that your dues are past due along with a late fee. Fourth, all HOA meetings are virtual, so they can keep their distance and not have to engage with real people (see Rule #1) Fifth, don't even try to contact them about any issues at your property. He basically owns the community, and gets to decide when he wants to change the rules. He has his hand on his gun because he always says he feels threatened. Our HOA in Anaheim has used The Management Trust as our property manager. I'm a person that likes to put things in writing, so I rarely call the property manager, however I do send emails with pictures clearly explaining issues & concerns. I usually do receive a response, albeit sometimes very late, but I've come to find out that the information I've been sending them was not being passed on to our Board Members. My patio brick wall has been in very poor shape with holes large enough for a small dog or cat to enter my patio. After 2 years of emailing pictures and asking when it would be fixed, they finally sent someone who put a "band-aid" fix by placing a gray brick on my side to block the hole, and paint it to match on the exterior. The grout was still worn all they through in many places, and the wall appears to be unstable. 3 years now of emails, I finally let them know counsel wanted the status of my brick wall repair, and then, and only then, did I receive an answer that they were having a construction company contact me. A Board member said he thought the work was completed already. Which leads me to believe my emails where never forwarded, printed or otherwise shared with our Board. Currently our HOA is having a complete paving project done, the project is divided into 6 parts to stagger the work. So far, Quickel Paving has hit our Assocations's water line causing complex-wide water outages 3 different times, and there are still zones that haven't even been started. I've asked our Property Manager more than once if they (The Management Trust) or our HOA Board has ever looked into Quickel Paving's Yelp or Google Reviews prior to entering into the agreement. That question has gone unanswered each time. Those emails also included other questions, which were answered so I know the Property Manager is getting my questions, just not answering them. It appears either The Management Trust doesn't check the business reviews of bidding companies, or they are withholding that information from our Board. IMO it falls on both, as our Board should also be bright enough to check Yelp & Google Reviews of anyone submitting a proposal/bid to do business with us. Now onto the communication timing issues. On 05/18/23, Quickel Paving again hit our Water Main, causing a water outage. By evening time they could not find the leak, so they turned the water on so us residents would have water. The HOA will be paying a higher water bill due to these 3 (and hopefully this is the last of the Quickel Paving hitting our waterlines) occurrences. I was lucky enough to have a Board member text me that because they couldn't find the leak, they would be turning the water off on 05/19/23 from 8:00 a.m. - 2:00 p.m. today to find the leak. Today, 05/19/23 at 9:23 a.m. an email was sent to all of Sherwood Village from The Management Trust, notifying us of the planned outage that occurred at 8:00 am. This notice should have been sent to everyone yesterday evening so people could plan around it. Sending it almost 90 minutes AFTER the planned outage time really does demonstrate the level of service you can expect from The Management Trust. read more

As a vendor who supplied services for one of their 55 plus communities in El Dorado Hills for 2 years I was asked to continue to teach fitness virtually for the residents in April once the pandemic hit. From April to July I supplied services but once only paid once because the manager lied saying I never responded to the request to continue virtually. I am owed $900 in services. The manager ,Mary Anne Glines, then had their attorney write a letter to me, based on the lies, saying they owed me nothing. In my 3 years there I witnessed 3 good assistant managers quit under this toxic work environment. I wrote and called every single manager at HQ in Tustin, even the CEO seeking unpaid invoices , not one individual ever responded. I will be seeking legal action. read more
