What started as a seemingly reasonable quote quickly turned into one of the most frustrating vendor experiences I've had in this industry. From start to finish, this company checked every box for how NOT to run a professional appraisal service. First, the delays. Getting the initial report took far longer than quoted with no proactive updates, no heads up, just radio silence until we had to chase them down ourselves. In a business where timelines directly impact transactions, that kind of lag is unacceptable. Then came the real surprise. When we requested an ARV addendum, a standard ask in investment real estate, suddenly the "reasonably priced" company we thought we hired disappeared. What followed was nothing short of price gouging. For what should be a straightforward addition to an already-completed report, we were hit with a fee that was completely out of line with industry norms. No justification, no transparency, just a number that felt more like a penalty than a service charge. And through all of it? Communication was terrible. Responses were slow, vague, and at times non-existent. We were left guessing at every stage of the process. In the end, we didn't receive any due courtesy. A good appraisal company understands that their clients operate under deadlines with real financial consequences. This one clearly does not. Between the delays, the poor communication, and the opportunistic fees, I cannot recommend them under any circumstances. I would suggest anybody to stay away with this company. their charge was the highest amount my other three, and Robert was very unprofessional, he came inside my house with NO FACE MASK on during COVID19, not respect home owner and others, left his dirty shoes on and foot print on my carpet everywhere. the most important was he under estimate my house by $250,00 comparing with others. Robert is a standup appraiser. Its pretty clear to see as soon as you visit his website that he is as legitimate as they come. You order the type of appraisal you need and get charged his predetermined price for the type of appraisal you need. This leaves a digital record of the transaction. You pay the fee up front and there is no doubt you will get your report by the deadline you need. Other appraisers have given me one price over the phone but gave me a different price once the address was given. Due to the acreage of the property and the neighborhood, others often raised their prices. Robert was professional and punctual. He had all the tools needed to get the request completed with full report. He is Appraiser residential licensed so he is not a trainee or merely a entry level appraiser.
