This building is by far the worst building I lived in. After 8 years of being a tenant, they refused any type of bi-weekly payment plan. After raising my rent $210 dollars, the building management didn't care to paying them half of the rent twice a month. Elevator is always malfunctioning, carpet is old and smells bad. Location is great. View is great. Rent is a little cheaper and you get what you pay for. They have or have had "waterbugs" aka roaches with wings. The units are in my opinion not fit for an adult person who is not down on their luck. Except for the few $1300/month updated unit that about 100 sq ft bigger. According to their layout plan the regular units are approx 240 sq ft. if you do the math (length x width) They don't advertise their square footage for a reason. No Parking. It's dowtown Chicago so you'll pay for a garage upwards of $400/month. There really no alternative other than selling your car. They will tell you about the two people who have made this place their home for 7 and 10 years. But ask those people what part of chicago they came from and how they were living. If you're from a gang infested, low rent area, then yes, this may seem like an upgrade. Like living in hotel room. But if you're a person who grew up in a decent place, in my opinion, you'll regret it. People 'escape" from here. I have seen it. The look when they get that last bag downstairs. Like they've escaped from a scene out of black mirror. It's an alternative to a dorm or living in an extended stay. Or if your a young persom who wants to party and live near everything. I moved into my beautiful studio apartment in early September, I was moving from Philadelphia for work and I was nervous about the daunting task of finding an affordable place close enough to my job downtown in River North. I feel so blessed and lucky to have found Dearborn Plaza apartments. I worked in real estate/helping people get apartments for over a year and I can tell you that this is a great find! The office employees are extremely kind and friendly, my tour was very easy to schedule and I was approved in a day or two. My apartment has an extremely competitive and fair rent price (especially for the view), the unit had brand new floors/a very clean and updated bathroom/a great little kitchen with very clean and fully functional appliances when I moved in. My apartment also had two large closets so I have never felt short on storage. Management made moving in easy by scheduling you time with a freight elevator big enough to move anything I could imagine in, and the only utility you pay for is electricity! The building has a very unique and cute build, constructed in the 20s as a luxury hotel for women, the studios are about the size of a large extended stay hotel room. If you are looking for w quaint and updated space you have found it! Dearborn Plaza's maintenance team is second to none, they helped me hang all of my pictures and shelves/lamps within days of me moving in. Between my move-in and December they have replaced every window screen and cleaned the windows of every unit, as well as fully repainted the hallway trims. I hear them vacuuming the hallways on my floor and cleaning a few times every week which is great, they really care about the upkeep of the building and it shows. I haven't seen a single bug in my apartment or otherwise in the building which is great. I recently got a cat and they don't even charge a fee for having one, which is very kind-hearted compared to a lot of other units I've seen. I have lived at Dearborn Plaza Apartments for two years. At first, I was not going to resign my lease at Dearborn Plaza after two years but ended up deciding to stay. I have had an amazing experience living here and couldn't let go! The apartments are not fancy by any means, some are nicer than others with slightly larger layouts as well as updated features such as granite countertops or stainless steel appliances. Being studios they're obviously small - so don't go into it thinking you're going to have a ton of space for lots of furniture, but I had no problem fitting a bed, small couch, coffee table, and TV stand comfortably. You also have a really nice laundry room with some fitness equipment, a huge freight lift for moving large items in/out, and a rooftop patio with an AMAZING view. One of the biggest things that drew me to this apartment building the building's location. You won't find a better location in the city - especially for someone who is new to Chicago. You're a block away from the Clark/Division red line stop, a block away from grocery stores like Jewel Osco and near a plethora of convenience stores, restaurants, bars, and nightlife. You're also two blocks from Oak St. Beach. You get the downtown feel but are also just far enough away from the Magnificent Mile, River North, and the Loop that there aren't crazy amounts of people and tourists walking around your apartment building. If you work in River North/The Loop, it's perfect because you're able to walk to and from work. And if you take the red line you're only 3 stops from the loop. The staff at Dearborn Plaza is AMAZING. Having on-site management and maintenance is a huge perk that a lot of apartment buildings don't have. Any issues I've had, the staff have taken care of it on the same day. I once needed my refrigerator replaced and they sent someone up with a new one within the hour on a Sunday morning. The management staff genuinely cares about their residents and are super helpful with anything you may need. They also throw resident functions such as BBQs and a Christmas party. Another huge perk is the staff keeps packages secured behind the front desk instead of them just sitting somewhere where they could get stolen. The staff is one of the main reasons I'm choosing to stay. The only con to living at Dearborn Plaza is doing laundry is a little pricey compared to other buildings. It'll cost you $1.89 per wash/dry, which in my opinion is a little expensive. Other than that I've had no issues living here and have really enjoyed my time here. Contrary to what a previous yelper has reviewed about this building, I have absolutely loved every second of my time living here at Dearborn Plaza Apartments. Yes, the building manager Viorica, is strict but that is necessary when you manage a building with this many units. This is by far the most professional management team I have ever had the luxury of leasing with. I mean, every minute detail of my move-in was smooth, they troubleshot every potential problem I could have had during my stay, they always greet you, they are never ill-tempered, not to mention the maintenance crew here pretty much act like concierge attendants; one of them personally hung all of my artwork in my unit, they deliver my packages right to my unit, one of them helped me move in. The building was built in the pre-war era, so the features are immaculate and luxurious (parquet flooring, all brick /stone exterior, chandelier in the lobby, beautiful crown molding in the lobby, gilded doors on the elevators) For the price point and the location, Dearborn Plaza is a MUST. however it is very difficult to get in here. When I lived in the big city this is where I had my studio apartment and I liked it a lot. I had moved in here in 1996 and they had just rehabbed the building. Secured front entrance. Chandeliers all around. Antique passenger elevators in front with a service elevator in back for move-ins. Laundry room (pay) in basement. Trash chutes. Wood parquet floors and kitchenettes. Excellent location! Close to the #22 Clark bus (at Clark/Maple) and Clark/Division Red Line. Nearby stores and the State St. bars and Rush St. Close to Michigan Ave and located in the heart of the Gold Coast - I never needed a car when I lived here. Cool sundeck on the top of the building. When I lived here I lived on the 9th floor and faced a parking garage overlooking Clark St. A/C's are available for rental in the summer months. Package reception at the front management office. I stayed here until 1998 and I only left at that time due to a family death or I'd probably still be there. Excellent, friendly staff. A place I could highly recommend. PS - I don't work for H A Langer I am just a loyal past tenant. They never did me wrong and helped me out when I was at a time of need (and they probably needed to fill the building with tenants after the remodel). read more

I lived here for several years while I went to school. For a single person living in a high rise in one of the most desirable neighborhoods in town, this apartment complex couldn't be beat. It was safe, with a key-fob entrance into the building. The apartments are updated and clean. The front desk staff was always friendly and willing to help out in any way possible. The staff also hosted tenant BBQ's on the deck. The studio apt is very small, and I am sure I could have made it even more liveable if I had any sense of decorating. When I was there in 2003, the maintenance staff always went above and beyond for me. They hung my curtains, helped me assemble furniture, etc. Maybe because I was a single woman, lol? This place used to be right next to a White Hen Pantry, which was very convenient for coffee and snacks. I don't know what is there now. You can easily walk to Rush/Division nightlife, the shops on Oak st, and the Oak st beach. There is the #22, #36, and #151 right outside. Not to mention the Red Line. Taxis everywhere. I honestly don't know what people did with their cars while living here, because I didn't have a car. There is no garage parking, and barely any street parking. The views from the rooftop are unbelievable. The rent is just right. Man, that was simple living right there. Now I live in California, where there is no simple living to be found. I would highly recommend living here! I have lived here for one year, in a studio apartment and it exceeded expectations. Not only is the staff so INCREDIBLY helpful and so friendly, but it is in a great location. So close to the red line, so close to the lake, and a couple of blocks away from Jewel. It is really an ideal situation. I also want to mention that the maintenance is incredible. Any issue you have, they respond immediately and solve it even faster. The gym is open 24 hours. They recently got a Pelaton bike and are constantly working to stay up to date with good equipment. Lastly, they have fun community events. A party around Christmastime. I have lived here for nearly 6 years and I have zero complaints. This was the second building I checked out once I arrived in Chicago, and once I saw the place I immediately made up my mind. The management & staff: Exceptionally cordial and helpful. Whenever I had a problem (e.g. my microwave died, my sink was clogging, my blinds broke), the maintenance staff was there to fix it within 24 hours. They even helped me hang things on my wall. The apartment: The studios are small, but this wasn't. problem for me: less room to fill up. Plus, the size is large enough to fit the essentials (e.g. sleeper sofa, desk, dining table, bookcases) and move around (e.g. dance on my area rug); yet small enough to feel cozy. Heat is included and you have some control over the degree with a knob on the radiator. Each studio has a ceiling fan, and you can rent an air conditioner for $100 during the summer (which they will install for you--even if you buy your own). They treat for bugs about once a year, and the only bugs I've seen in 6 years is one dead cockroach under my sink and one zapped silverfish. The kitchenette has a gas stove and range top as well as a microwave. Space for clothing is in short supply (only a closet for hanging clothes and a sliding, mirror with some built-in shelves), but that, too, hasn't been a problem for me (but then again I'm a guy). "Amenities": The building has a roof deck with an incredible view. The laundry room is clean and has a running machine as well as a sofa and TV. The front desk is manned every day of the week, and they receive your packages there to be picked up. You can have a cat. You can smoke in your room. You can paint your walls (or have the staff paint them for you). And you can hang whatever you want on your walls (e.g. shelves, cork board). Misc.: Water pressure is great. Heat is great. However, the studio doesn't get much air circulation so it can get stuffy (in any season) if you keep your windows closed. If you do have your windows open, you can hear a lot of street noise, but you get used to it. With your windows closed, the street noise is minimal, practically unnoticeable. The management hosts two parties during the year: one in the summer on the roof deck, and one in the winter at Dave & Busters. Both parties are free to attend and include food and (non-alcoholic) drinks. I've met many people living in this building and they've all been really nice; but if you're not interested in meeting people, that is very easy, too. Location: Blocks from... two supermarkets, #22 bus, #36 bus, #70 bus, Division Red Line, Lakefront trail, Oak Street Beach, Rush Triangle, Old Town, River North, fine dining, average dining, several bars -- and much more. This is a great place in gold coast to rent a studio apartment. I found that the leasing office staff was so nice. They were more than accommodating with everything from utility maintenance issues to giving far advanced notice for electricity bill total and rent statements. The roof on the building is awesome. 1030 N. Dearborn... Also known as a little slice of heaven! I had a phenomenal time living in this building. The manager, Viorica, was a pleasure to work with, always asking me about my life - I truly felt that she cared about my time in Chicago! Finding an apartment in Chicago was like trying to find a needle in a haystack. How do you even begin?! But, the moment I stepped foot into the building, I knew it was perfect. I NEVER heard any neighbor noise at ALL. It was quiet and peaceful and allowed a relaxing place for me to do my schoolwork, listen to music or take a nice nap. Every once in a while, I would leave my door open and my neighbors would stop by to chat - I always felt like there was a sense of camaraderie amongst residents. I read negative reviews toward this building and my heart breaks for the harsh words spoken against the maintenance and building staff. Whenever I needed a lightbulb changed or something else fixed, maintenance was there within ONE hour (even on the weekends) ready to help me resolve my issue. As stated before, I had a positive rapport with the building manager and gave her no reason to have an issue with my tenancy. If you do your job as a responsible tenant, there will be no disagreement between the two of you. I'll say it until the day I die, this building, staff and location is absolutely perfect! I had a good experience living in this apartment complex. The management is great and friendly. The only thing is that the units are very small, and separate laundry underground...if you're fine with that than you should have no troubles. I lived here for one year and I have to say it was an incredible place to live! The neighborhood is absolutely unbeatable for the price and along with being affordable, the place is also well maintained and quiet. I never had a roach, bedbug, or rodent problem and rarely needed repairs in the apartment. The management is very nice and helpful with anything you need. I honestly have no negatives except in the winter sometimes it can get kinda cold in the units since it is controlled by one thermostat in the building.
