Worst apartment I lived, got my truck broken into 3 times security came once at night. Saw cops coming and closing the entrance twice in one day. Imagine the neighbors you have. They took 6k of my tools. The only car that got targeted was mine. Seems like the neighbors are the one doing it. Other than a good locating there's nothing special about them. After 3 years they usually don't let you renew your lease. It's a terrible place to leave. I moved in December 22', I received my keys and the apartment was completely filthy. you would've thought the previous tenants just packed up their things, then passed the keys right along. when I was doing my "walk through" the lady even knew the apartment was dirty she advised "take a lot of pictures of everything. I'm going to head back to the office" I was so disappointed. I spoke with 2 employees and the manager then finally was credited my pro rated rent. (My lawyer advised that was a slap to the face) anyways, so I technically moved in January 23' and I have already put in over 25+ maintenance requests. Everyday it's something new. I've been very understanding and patient in the beginning but, I pay a pretty decent amount in rent so I'd like a working apartment. I can go on and on about what I've encountered here but save yourself the headache and money and DO NOT MOVE HERE! read more

At first I thought the Boulevard would be a great place to live- right next door to a Price Chopper, Lowes, Cici's Pizza, gas station, etc. But, when my boyfriend lived there this summer (and I was basically there almost every night), I had a pretty negative experience. Him and his roommate had a 2-bedroom duplex, which was actually really nice. They had just put new carpeting in and aside from the leak from the bathroom upstairs that came into the kitchen, there was never any problems. What wasn't so nice was the staff (when I looked at an apt and when I dropped his keys off when he moved) -- they were rude and always made me feel like they were too busy to help me. Like I was just 'another appointment' instead of a potential client. I think this really makes a difference, especially when you are looking for a place to live! The pool and gym were pretty nice, there were always a lot of kids there, so it could get loud and annoying at times. The pool and office are also wayyyy at the back of the apartment property, it's really hard to find, just make sure you follow the signs. The majority of the residents were Mexican families, and there were always kids riding their bikes around and an ice cream truck came some afternoons. The Boulevard offered a pretty nice playground that seemed to be popular as well. While he was there, they also re-surfaced the parking lots, and are promising a multi-million dollar renovation- so let's see how that goes. I think this place has a lot of potential- they just need to work on upkeep and choosing their staff. read more

My family and I have lived here for four years, in two different apartments in the complex. Both apartments have been excellent. The management and staff are really great and helpful, any issue I have had (and there haven't been many at all) has been taken care of same day or within days. Great location, great events, and even during Covid with updated precautions they have fun contests and safe events for residents. read more

Honestly one of the worst apartments I have ever lived in. When my roommate and I moved in, it was absolutely disgusting and not even livable. We had to go to IKEA for 6 hours just for them to clean the spiderwebs and actually clean the apartment. I have severe asthma and the vents were coated in dust and mold. It looked like it hadn't been cleaned since they opened the apartment complex. No joke, we had a single spaced list of everything wrong front and back. Including in that list was complete water damage that they pretty much left so it molded everything and they had to replace our entire cabinets. Promised new appliances that never happened. Management is crap. The only thing that made the apartment bearable is that their maintenance staff is top notch. Nicest people I have ever met and they run that apartment complex. If you are thinking of moving here, DONT. They had the nerve after to pretty much take our entire security deposit. My advice is to take your money and use it somewhere else. read more

I have signed a year lease the these apartments and so far it's got a 3 star rating. One star for the great location. There are gas stations, groceries, bars, etc in a 5 minute drive. Also 35 highway is right around the corner so that's very convenient. I will say thought that most of the staff here doesn't give a shit about your apartment and your problems. There were a lot of things that were supposed to be fixed BEFORE I moved into my apartment and, here we are, a month later, still needed a couple things done. The only person I've ever gotten any actual help from is someone who works part time and goes to school. The other time I got help right away it took calling on four separate occasions before I had to go up to the leasing office and complain while a potential tenant was there. HIDDEN COSTS: The way they do their water, usage and garbage here is on a rate the calculate and just bill you every month. I get it, right. Until two bills for the month I had lived there AND the next month showed up at the same time. I just wish people would tell you all of the details within move in. When I moved in in October, the rec center was supposed to be open. Then got pushed to Thanksgiving. Now is pushed till December. We will see how things improve. I get about a survey a week via email but we'll see what that does. Keeping my tabs here over the year. I'll update later. UPDATE: Still haven't been able to use my main closet for 3 months of living here. The repaid timing here is a joke. Really disappointed. read more

Updating! This is from Apartment Ratings dot com. Its an honest review from me. I had some better experiences after my last post. I moved out last month. Okay I have been vocal in comments both positive and negatively on this site. Like most things in life Boulevard has its high points and its bruises. Lets go through the most common issues I see on Apartment Ratings: SAFETY: Someone who did not live here shot someone who did not live here. In nearly 2 years that is the ONLY violent crime that I have heard about in the complex. There have been some domestic issues but those happen everywhere. The Boulevard is as safe as any apartment complex my friends live in. BUGS: For the first 18 months, I didnt have bug troubles but my apt is starting to wear and they are coming out of the walls from time to time. Mostly aints. I do need my floor in my bathroom and Kitchen redone because they are still the old design and starting to pull away from the finishing. I did tell the management about this and it was never changed. NOISE: I live in a lower level apartment and don't hardly ever hear my neighbors. Never have in the 2 years I have lived here. SECTION 8: I continue to search to find where people are seeing this is Section 8. I have yet to find this. Someone link me proof? PARKING: I have nearly no problem with parking. I have an active night life and come home after 1am or later many times and find close enough parking. Remember people you can actually rent a reserved spot or rent a house. THIS IS A COMMON APARTMENT ISSUE. I used to go visit a friend in OP and had to park across the street from her complex due to lack of parking. Its never that bad at the Boulevard. OFFICE STAFF: From my dealings with Heather She gets a low A. We got off to a slow start but got to an agreeable resolution on a major issue I had. Honestly the office has turned over so many people but most are nice, except Erica but she's been there the whole time and was never very nice. Maintenance: Under one of the old regimes, the apt complex didnt have a maintenance team, they all quit or were fired. It seems they are back and it seems things are getting done. There used to be a place on the website to place Maintenance orders but they did away with that. Maintenance does try to cut corners but just stay on them. Grounds: They need work. Lots of work. People don't clean up after their animals. People leave trash all over. There has been a landscaping mess on one of the sidewalks that has been solid mud for over a year. This does make the complex look run down. WHEN I MOVED OUT, Heather took GOOD care of us and we were not charged any fees. I appreciate the easy move out and will tenatively recommend people to this place, telling them what I put here. Last I heard the rent was closer to 770 and you can do much better than that up on I35/Lamar at any of those complexes. People who post anonymously are cowards and trolls. I have lived here for three years now. I wish I would have had the money to move out after my first year. This place is horrible. When I first moved in...it wasn't bad. The second year was a little worse and the third year has been complete crap. I have many issues in my apartment...huge cracks in the walls/ceilings from the foundation settling, A/C not working but half the time, flooring issues, broken light in the apartment corridor, shower is broken, and many more and most of these haven't been dealt with in over a year. I went down and talked to the GM (Justin) personally and he assured me that he was going to "make everything right" and give me a really good deal on my renewal to keep me here. After fighting and waiting for an answer for two months...I finally get the good deal on my renewal...but that was it. I still have all of these maintenance issues that need to be dealt with!!! Next problem is parking...it is true that in some of the areas on this property, parking is no issue at all. However, in both of the apartment buildings that I have lived in here...parking has been a huge issue. Snow removal is yet another problem. It takes them almost a week to even get started removing the snow from the parking lots and main drive. Their office staff is a joke! They never return phone calls or emails. You have to hound them to get anything done. They ignore you when you are in the office. They treat you like you are stupid. But the worst of all...they suck at filing/keeping paperwork and issuing bills for the proper amounts. They have screwed up my bill for the last four months in a row. They have lost many items that I have filled out and signed for them and then ask me for them again and threaten to fine me if I don't get it turned in by a certain date. Oh and as for the Section 8 crap...yes they do offer Section 8 housing... you have to fill out and sign documents about your income, 401k, stocks, bank accounts, saving accounts, etc. every 6 months to a year for their "verification" to see if you qualify for it or not and if you don't fill it out on time...you get fined $30 for noncompliance. So if you want to deal with all of this...go ahead and move in. As from me...I'm out as soon as my lease is up read more

Hated living here. Apartment was not move in ready at all. Cobwebs, mold, water leaking from upstairs bathroom into kitchen, DUSTY, broken fans, and more. Staff kept stealing money from us multiple times. Most recently when we moved out they kept $130 from our deposit due to "unclean" carpet and stovetop. I thoroughly cleaned and vacuumed all year, and right before moving out with photos to prove. Tried to dispute but they refused and I gave up and cut my loses... again. read more

I would rate these apartments 0 stars! Do not live here! Why? 1. PARKING: The parking is horrible and they stuck us right where there is hardly parking. Everyone fights for close parking every single day. You have to walk sooooo far out. I have to carry my infant in her carseat all the way out to the street. We have called a million people to request for a parking spot which is $20 extra a month for. No one calls us back! They tell us to call so many people just to try and get a parking and at the end THERE IS NONE LEFT. They also thought there was a parking that is available and gave us one. We parked there and at night the neighbor came knocking on our door and said that is her parking and she has lived and paid for it for 5 YEARS. RIDICULOUS! How do they not know this and gave it to us?? 2. Maintenance: The maintenance is horrible! I HAd so many issues with them. My heater did not work ever since I moved in! Its been 5 months and it's still not fixed. I called many times and put in online requests. They emailed me twice that it is complete but has not been at all. Do not trust those people. They came into my apartment now I have something missing. They are not taking action or even investigating. They do not care. I was pregnant and we had a snow storm for 3 days. WE DID NOT HAVE HEATER WORKING AT ALL. This place is ridiculous! I pay so much for rent and I did not have heater working! Cockroaches. Sometimes, I got notices that said an exterminator was coming but i'm 95% sure no one ever came. Mold. Maintenance doesn't respond to problems in a reasonable time. Pool is NEVER open. You might get locked inside your apartment because a door knob broke. Your car will be broken into. Someone will poke a hole in your gas tank and drain gas from your car. But, hey. At least, it's close to Price Chopper. read more

I lived here for a year and did not enjoy it. The walls are thin, I could hear my neighbor pee in the morning. The grounds are constantly dirty with trash littering the ground. The mailboxes are an identity theif's dream because you really don't need a key and some don't even have doors. Their regulations are poorly enforced. My neighbor had a dog that they put out on the balcony rather than walking it so it was covered in poo and disgusting. And for one last kick in the butt on my way out the ever changing parade of staff is poorly trained and no one really knows what they are talking about. read more

I rented a three bedroom unit back in 2010. This was the second time I have rented from Nolan Real Estate (the first being The Falls) and I didn't have the best of experience with them the first time, but gave them another shot anyways with The Boulevard. I don't plan on renting with this company ever again. I am not a nagging tenant that complains about everything, however I feel that if I pay rent every month on time and something breaks, I have the right to ask The Boulevard and their Maintenance crew to hold up there end of the bargain. PROS: *No deposit. *The leasing girls in the office were always very nice. At the time Tessa Brant was who I signed my lease with and she was the kindest, most helpful person I met there. She is no longer with the company though. *The location was great!!! Right next to the highway and I could walk to Price Chopper. *The pool was the BEST!!! I was there constantly. There was plenty of seating and I could always find a spot. *The fenced-in dog park was something that I have NEVER seen from an apartment!!! Being a dog-owner, I know how difficult it is to find a place that will allow pets (especially dogs) let alone have an area where they are free to run without a leash. Next to the pool, this was my favorite thing about the place. CONS: *No deposit. Make sure to do a FULL walk-through upon moving in AND out. I know that moving in to a new place is exciting but don't be afraid to look at everything. It's easy to not notice little things that might be broken or missing and unfortunately you might get blamed in the long run. I paid every month's rent and moved out upon the lease being up after a year. I made the mistake of turning in my keys without doing a walk through. They are trying to charge me $1400 for apparent damages and 3 years later I am still trying to get a list of these damages and charges. With all the "damages" that I listed below that were either not my fault or that were there when I moved in AND that were never addressed or fixed properly, I would like to make sure that they aren't trying to make me pay for these things. I have tried twice to get ahold of the property manager and have not received a return call. *Having looked at the unit during the day we didn't notice until once we moved in that we didn't have light bulbs in ANY of our bedroom's ceiling fans for at least a month. We had to ask about those when they came to take away the broken bathroom door (see below). *Our bathroom door broke at the hinges. I don't know if it just wasn't aligned correctly or never put on properly or what. We called multiple times about it and after a month someone finally came out, took the old door and said they would bring a new door the next day. We lived without a BATHROOM DOOR for 3 weeks. 3 weeks of ourselves and guests having to do their business with absolutely no privacy. The only reason we got a bathroom door during that 3rd week is because of the woman I mentioned above (Desiree I believe). We mentioned it to her and 30 minutes later we had a door. Although it wasn't painted and it was more like cardboard than wood, it was a door. *The tenants above our unit incorrectly installed their washing machine resulting in a leak into our unit's ceiling. We had to call maintenance 2 times just to get someone out here to see the waterfall and they finally got it to stop by opening up the unit upstairs and shutting off their water to the washer. However the tenant's grandmother arrived a little later and ran the washer AGAIN to drain the water that was already in it...and once again, the water poured in for another hour. This time we made 3 phone calls about the standing water on our floor and the damage it had made to our ceiling. The ceiling began to bow severely and mold started to gather on the inside of the ceiling drywall. Eventually we did get them out to cut away part of the ceiling and patch it. * We also called because our kitchen disposal randomly stopped working. The maintenance man came out and said that the motor had died and that he would be back the following day with a new disposal. He never came back, and when the maintenance men came to attend to the leak mentioned above...I asked them about it. They went immediately and got a disposal and replaced it in less than five minutes. * Again, upon moving in we didn't notice all of the little things. We wanted to be able to conserve air conditioning by opening windows and doors but all of our screens were either torn or not correctly put on. We called about that and it was never addressed. * The ceiling fan in our third bedroom wobbled back and forth pretty violently and looked as though it might fall out of the ceiling. My lease will be up soon and it's a bittersweet feeling. I absolutely love the layout of my apartment and the fact that I have hardwood floor. The pool, dog park & gym are also nice, and location is super convenient as well. My main complaints are things that still makes the place livable, just annoying at times. Roaches seem to be a common factor around here and I have no idea why because we get charged a mandatory monthly fee for our apartment to be sprayed down. But yet they're still around. I consider myself a clean person and have tried everything to not leave anything out that could attract the little critters, but they just won't go away. I also have a broken mirror, 2 broken ceiling fans, on & off overflowing dishwasher, a leaking tub, doors that don't shut properly. These things were all meant to be fixed, but never were. Which don't get me wrong, these are very minimal things compared to other people's needs, but don't make it seem like they'll be at the top of the list. Getting through to the office is a pain in the butt & unfortunately the only time I had them get back in contact with me right away was when we were late on rent (although we had notified them), or when they thought we didn't have renter's insurance for some reason. So overall, apartments are nice with the proper maintenance, office organization could use a bit of work on the organization side, but customer service-wise they're actually very friendly people. Talked to a woman at the front who emailed the management because she had no abilities to give me pricing to terminate my lease and told me I'd be contacted tomorrow via phone promptly so I had to go into the office 2 days later since I was never contacted. The staff is obviously not prompt and when I sat with the manager she agreed fully that they knew of the problems when their staff took them over and that they have far from the best reviews of any apartments in the area but they have a great relationship with the Roeland Park police department and they patrol the area consistently and thoroughly. Which I replied that's not exactly a selling point that police have to patrol apartments that are known for crime since I've been alive. A nice gym isn't a selling point, but they did offer to relocate me to a different building although it's all the same apartments with the same community so that made a lot of since of them to offer a tenant who has had a terrible first month and first impression well besides I know people that have came to these same apartments to purchase their drugs in the past so I guess that was my first impression and in all reality should've been my initial red flag. But I knew management changed and the amenities but that obviously didn't change the community or criteria. Future residents be aware and do your research on previous tenants and crime rates, because management can't in all reality control their tenants weather that be who lives there, how many are in a unit, or who besides the one who signed the lease are living in the unit. This place had great potential when I moved in. I was going through a break-up and was looking for something that would be more than just a roof over my head. The rent was a little steep but the amenities seemed to justify the price tag. I was going to be able to heal myself and get right all while never having to leave my complex. Then reality set in and my stay here has been one giant disappointment after another. On moving day I noticed the place had not really been cleaned. It looked like someone wiped down surfaces and vacuumed. The whole place reeked of wet dog and cigarettes. I went and rented a carpet cleaner immediately and did it myself. No biggie. A couple weeks into living here my A/C went out. They replaced it with a brand new unit within a few days. No biggie. Upstairs neighbors have a toddler and 3 huge dogs. Constant noise from them but mostly the units are pretty well insulated so the stampede above me was muted and tolerable for the most part. The neighbor thing only became an issue once their toddler would throw food, leaves, toys and other junk over the balcony along with pouring his kiddie pool over the side onto my property. (Once nearly missing my laptop.) When I brought this issue to management I was ignored. So I put up with it. No biggie. Then the beginning of summer hits this year and we are all informed of the "amazing upgrades" happening at the clubhouse. Translate: every reason you have put up with this shit hole is now no longer available to you. We were given permission to drive a few miles to another apartment complex to use their gym. Uh, no thanks. This was particularly frustrating for me since I was at the gym 3-4X a week. I had lost almost 35lbs since moving in and starting my new journey. It justified the higher rent in my mind. Now what? After working a 10hr shift on my feet I'm supposed to go home, change clothes and drive to a different apartment complex at 2am? If I wanted to do that I would have chosen a different place to live altogether and joined a gym. The draw to this place was the location and amenities. So now I'm pissed. All these little things that were "no biggie" before are rapidly becoming much bigger issues. The snowball effect was and is in full-swing! I went and spoke with the wretched trolls in the office about it and they were defensive and rude. They tried to comfort me by telling me that the new clubhouse will be so amazing and to just be patient. Problem is, I only had 3 months left on my lease and would be moving as soon as it expired. So where's the justice for me or other people in a similar situation? I'm supposed to suck it up and be happy for the next round of tenants that will be enjoying these upgrades? I don't think so. I inquired about a rent break and was practically laughed at. I was given the # to Nolan Property(the main management company) and was told I would be able to speak with someone about my issues. They only have an answering service that you can leave a message. There is no direct way to contact anyone. Has anyone returned my numerous messages? No. I may seem hostile now but 99.9% of the time I'm perfectly pleasant and sincere. I am kind and understanding until you give me a reason not to. I work in customer service and in real estate, these jerks have a lot to learn. When you add up the slow response to maintenance issues, the absolute filthy grounds and poorly maintained landscaping(dead trees everywhere that have nearly fallen on my head), the rude and unaccommodating staff, and now the lack of promised amenities, I am at a total loss. I have paid my rent on time every single month and the 1 time I needed a few more days due to the death of a close family member, they tacked on an additional $150 to my already high rent of $719 for a 1 BR. This place is awful. The people are cold and rude. The premises are cluttered with trash and dead foliage and the few amenities we do have access to are completely ignored. The pool may be large but no one removes trash or maintains the bathroom. It's just lazy, greedy, and down right despicable. Save yourself the headache and move ANYWHERE ELSE!!!! read more
