The month to month after your lease is also not an extra cost from your normal rent. Management is easy to work with and doesn't make living there complicated. Loved the huge field backing up to the bayou and pool and hot tub! All the residents are also fairly quiet. Not a party place. Only negatives is the parking spaces are tight and the exterior of the apartments is definitely outdated. But the interior is updated which arguably is more important.

I am currently of very limited mobility due to an acute injury but was able to submit a maintenance request through the app. The maintenance guys showed up within 30 minutes and had the lock fixed in 10 minutes following their arrival without me ever having to leave my bed. Efficient, professional, friendly service. Kudos to them.

My car was stolen from the same row the cop had his car parked. Made absolutely no difference. Let's also not forget the homeless still sleep around the building and use the side of the building to shower.... If safety is important to you, this is not the building for you.

I was a big advocate for this apartment complex when I first moved here, since it was very new and…read morefriendly. But that was only a front. I strongly want to share the negative experience I have had with this complex and management so others can be warned. There is poop and trash EVERYWHERE. Nobody follows the rules to pick up after themselves and their pet, and the management is sure not going to do anything about it. There is dog poop squished into the carpets in the hallways, and poop is permanently in the stairwell cement. There is also poop falling from the balconies in apartment two specially. The mailrooms always have overflowing trash, which makes half the building smell bad. Management is a nightmare and rude. They speak poorly of residents to other residents, and are very unprofessional. They are very slow to get something fixed, and I feel bad for the maintenance workers who have to work with that management/leasing team. The maintenance team is actually pretty good if they had the right management support. The smart lock doors with Bluetooth keys seem nice at first, but they run out of battery very quickly, and it is very hard to get someone to come unlock your door after hours. My husband and I were locked out for a few hours because the "emergency help line" was called after working hours. The management team also does not like giving fobs, and they will put you on a "waitlist" which means you'll never get one. Everything is very cheaply made and installed. We lived in the apartment for 2.5 years, and we could really see how cheap the apartments are 6 months in. We stayed since we could not move to another city until a certain time. Another reason we stayed is because they had a promotion that if you resigned your lease, you would get a $200 gift card, which was a complete lie/deceptive advertising/ and an unfulfilled promotion. We are still reaching out for our gift card, 2 YEARS LATER. The office is now ghosting me and my husband after Ashlee and Nury said they would get back to us shortly on the status of the giftcard. The first and last time Ashlee responded to me was in January 2026, and we have not heard anything since, even after numerous email follow ups.

Last summer, after moving back to Houston, we decided to rent here again because of how incredible our previous experience had been. That turned out to be the biggest mistake we could have made. This place has completely gone downhill. The current management is, in our experience, completely ineffective. Emails get polite replies, and staff members are friendly when you speak to them in person, but nothing ever gets done. Problems are acknowledged, then ignored. It feels like residents are being brushed off instead of helped. Maintenance is the worst we've experienced. The property is dirty, common areas are neglected, and the overall condition of the building is unacceptable for a community that advertises itself as luxury. Package notifications are gone. The pool is frequently dirty, furniture is poorly maintained, and the seat cushions were removed from the outdoor seating area over a month ago and have still not been replaced. The BBQ grills might as well be decorative because they're not working, only half one is. What shocked us even more was talking to other residents at the gym. We met several people who shared the same frustrations. More than one person told us not to waste our time sending emails or writing reviews because, in their opinion, nothing changes. Whether or not everyone feels that way, hearing the same message from multiple residents says a lot about how little confidence people seem to have that management will address ongoing issues. The difference between the old Waterwall and today's Waterwall is unbelievable. The staff used to be professional in every sense, they looked professional, acted professionally, and most importantly, they got things done. Today, there seems to be no accountability. Whether this is the fault of the on-site management or the company that oversees the property, it certainly feels like they no longer care about maintaining the community to the standards it once had. It's incredibly disappointing to watch what was once an outstanding community deteriorate so badly. We came back because of the excellent experience we had before, and instead we've had the worst apartment experience we've ever had. We're counting the days until we can move out. If you're looking for a luxury apartment, look somewhere else. Based on our experience, I would not recommend renting at Waterwall.

Requests are being handled on time and the work itself has been thorough. Increased security overnight is where the change really stands out. It's the safest this place has felt in a while. Beyond that, the overall feel of the community has shifted in a good direction. Common areas are well-kept, communication from the office is consistent, and it's clear residents' well-being is a top priority these days. Credit goes to the new community director, Kayla, and the entire staff, who have set a different tone since stepping into the role. The improvements speak for themselves.
