    I wish there was a bit more storage. And if you don't pay for a parking spot I'll see ya on the 4th floor. Otherwise I like it a lot!

Cons: Only one building has an elevator and if it goes down for any reason it takes minimum of 4-5 weeks for it to get fixed, in 1.5 year it must have failed 4 times. If you are moving out of AMli, no matter how clean your apartment is, they have a tendency to say the entryway had heavy traffic and they charge over 400$ to replace carpet which is extortion. So horrible you guys for making renters pay for the wear and tear. What does high rent cover then ? I deducted 3 stars for how unjustified their move out charges are. So if you move in, make sure to take pictures for later comparisons. They say they paint walls regardless but still will charge you if you even have a small sticker on the wall. Another major CON, thier 3rd floor where we were didnt have pest issues but as soon as we moved to 4th floor, we must have called pest control services 20-30 times and still the pest issues were unresolved. if you are reading this review don't rent 4th floor apartment in building 350 as it is full of pests. The management was rude and at one time told us we have to change our lifestyle . Seriously , 3rd floor we didnt have issue and 4th we did and did we change our lifestyle to get the pests ? BUGGGY Apartment complex! This one star is forthe maintenance people or would not even have given this !

We requested mold testing multiple times to verify what type of mold it was and never received the results. Rent hiking: When we got the renewal for our apartment they had increased our rent by over $300/per month. Loss of damage deposit for normal wear and tear. We lost all of our $450 damage deposit on top of owing additional money to replace the carpet in the bed rooms due to discoloration left by normal foot traffic. We tried to dispute the claim, but they rejected saying the carpet cleaners were unable to remove the discoloration. From other reviews, it looks like this is a common occurrence. I have included a picture so you may use your own judgement.

Management…read morewas uncommunicative during the time leading up to my move-out date and never showed up to do the scheduled walk-though of the apartment. After returning the keys, AMLI charged my roommate and I to replace the carpet in our apartment due to stains. My roommate and I thought this was weird, since we did not remember any carpet stains that we had caused in either of our rooms prior to moving out. On top of that, we had documented that there was a small stain in one of the bedrooms from the previous resident on our move-in checklist. We had asked for photos/proof of the stain and management wasn't able to provide those. When we referenced the move-in check list, management basically said "we just go by what our contractor recommends, you can reach out to our carpet vendor yourself if you want more info" (I'll attach the email to this review). I personally don't think it's my responsibility to reach out to AMLI's contractor, but fine I did it anyway. So I'd reached out to the carpet vendor and they told me that under their contract with AMLI, they could not provide that information to residents. Imagine the frustration- things were feeling sketchy at this point. So I go back to AMLI and I ask for an itemized invoice of the carpet charges, and all they could provide me with was an estimate document that had poor grammar (I'll attach it to this review). At the end of the day AMLI would not budge on the carpet charges and my roommate and I did not want to waste anymore time disputing this. I don't know why the move-out process turned out to feel like a scam, but I would NOT recommend living here after going through that. The maintenance crew was top notch though. I'd give them 5 stars if I could.

This week, I had a situation where I needed to find an apartment for my mom within a three day time frame and Via was the first place I thought of for her. Donovan was so extremely helpful, professional and answered all emails/calls in such a timely manner that not only was she sent all necessary documents via email and the resident portal, she was able to get her lease signed and keys within two days! Even with the office having current restrictions, it was such a smooth process which really helped during a stressful time. A virtual tour and apartment map was also provided, which was also much appreciated and helpful so that she didn't blindly lease an apartment and was able to see that it was the perfect fit for her. I have been a resident at Via Las Colinas for three years, and this just experience solidified my confidence that this is such a great place to live! Thank you again for everything you did to make this such a smooth and positive experience! She loves her apartment and it has left a lasting impression for both my mom and myself.

That said, things took a very frustrating turn not too long after I moved out when we were emailed and charged $411 to replace the stovetop. That caught us completely off guard. The both of us were actually were extra careful throughout, especially since we saw reviews mentioning similar charges prior to us moving in. Yet, we believed the two of us would be extremely diligent and be able to avoid the bill. However, we still ended up with the bill, which was disappointing. We enjoyed our time here and really wanted to give them 5 stars, but the move-out experience definitely left a bit of a sour note. The leasing team is extremely disorganized and consistently provides incorrect or incomplete information. I was frequently sent communications meant for other tenants, emails with wrong names or unit numbers, and conflicting details. It makes you seriously question how much sensitive resident information has been mishandled or shared improperly. I was also incorrectly charged additional days of rent after moving out due to the property's failure to provide any formal move-out instructions. They do not send official move-out procedures, yet still enforce undocumented requirements and apply charges based on them. Many long-term residents, myself included, have chosen to leave due to poor management and ongoing safety concerns. Not all incidents on the property are communicated to residents, which is deeply troubling. I recommend staying away from this property. If you currently live here, get everything in writing and document every interaction.

I contacted Cortland Water Edge team via portal see attached email screenshot and they assured me that if one of the transaction is not canceled there will be no NSF charged into my account. they said they can't reverse the transaction and told me to contact my bank to do it. I did as instructed and now they charged me with NSF fees! Update: Attached an image of the response of the leasing office at 4:55pm today, after they commented on my review. Personally, I haven't really had any problems with it. The license plate reader can be a little picky, and sometimes you have to get fairly close for it to recognize your plate, but there's also an app as a backup. I'd rather have a gate that's secure and occasionally needs a second try than one that's always open. The community is well kept, the amenities are nice, resident events are enjoyable, and the office staff has always been welcoming. Actually, one of the biggest reasons I've enjoyed living here is the staff, especially Zoe. She has always been super friendly, helpful, and easy to reach whenever I have questions or need anything. You can tell she genuinely cares about your understanding, and if she doesn't have an answer right then and there, she follows up as soon as she can. Overall, my experience has been pretty good! I'm excited to see how things go.

The management team communicated the gate transition for over a month before it went live, so residents had plenty of time to get set up. It's important to educate your guest to make sure they are registered and understand the entry process. One of my favorite things about this community is the location. I often go for morning runs around the small lake across the street, and it's such a peaceful way to start the day. The resident events are always fun and have helped me meet some amazing people in the community.Another huge bonus is that a new H-E-B recently opened 10minutes away. The foundation is not level and all of our walls…read morehave cracks in them that they have painted over upon move in (pic attached - you can tell). There's so many issues we deal with just from the foundation issues, least of all being our doors cannot close because of the crookedness of the frames. Our windows cannot close because of the foundation being unlevel, so there is mold growing and ants/other bugs crawling in whenever they want (pic attached). You'll be smelling other people's burnt cooking 24/7, they will never take your trash on time (a service you are forced to pay for), the exit only gate on Love Dr is broken for months. They've also towed my car and I had to pay $400 for having my registration expired, which if you're like every other Texan, you know that your car registration is the least of your worries when it comes to ticketing. There's so, so many other issues we have had with the wifi, doors not locking, nosy neighbors, and speeding inside the complex, but that is just the half of it. It's been pretty bad and I think myself to be a tough woman. PLEASE heed my warning y'all, it's so not worth the $$. Taylor in the office is nice, but y'all know - they're only nice until you've signed the lease. The office is nice at face value but will ignore your issues and pleads no matter how much grace and Southern kindness you show them. Will edit if my issue gets solved, but not expecting it to. A friend of mine parked in the designated public parking area, and within an hour, their car was towed. Residents are apparently expected to have guests register their vehicles -- but the registration website they provide is a joke: confusing, poorly designed, and anything but user-friendly. This is clearly a failure of management, showing complete disregard for both residents and their guests. To make matters worse, the towing company they use is an outright scam. We were charged $325 for less than two hours, for a tow just a couple of miles away -- and still had to wait three hours to retrieve the car. This is daylight robbery, plain and simple. As if that wasn't enough, the apartments themselves are infested with roaches, and now residents are forced to deal with ridiculous parking scams on top of poor living conditions. Trust me, I'm counting the days until my lease is up. I would not recommend Grand Venetian to anyone.
