Pros: Location is good, shops downstairs and montessori school downstairs. Maintenance staff is great. Very prompt service. Cons: Only one building has an elevator and if it goes down for any reason it takes minimum of 4-5 weeks for it to get fixed, in 1.5 year it must have failed 4 times. If you are moving out of AMli, no matter how clean your apartment is, they have a tendency to say the entryway had heavy traffic and they charge over 400$ to replace carpet which is extortion. So horrible you guys for making renters pay for the wear and tear. What does high rent cover then ? I deducted 3 stars for how unjustified their move out charges are. So if you move in, make sure to take pictures for later comparisons. They say they paint walls regardless but still will charge you if you even have a small sticker on the wall. Another major CON, thier 3rd floor where we were didnt have pest issues but as soon as we moved to 4th floor, we must have called pest control services 20-30 times and still the pest issues were unresolved. if you are reading this review don't rent 4th floor apartment in building 350 as it is full of pests. The management was rude and at one time told us we have to change our lifestyle . Seriously , 3rd floor we didnt have issue and 4th we did and did we change our lifestyle to get the pests ? Mold problems: We had a mold outbreak due to a leaking hot water heater that was not properly repaired (picture included). We requested mold testing multiple times to verify what type of mold it was and never received the results. Rent hiking: When we got the renewal for our apartment they had increased our rent by over $300/per month. Loss of damage deposit for normal wear and tear. We lost all of our $450 damage deposit on top of owing additional money to replace the carpet in the bed rooms due to discoloration left by normal foot traffic. We tried to dispute the claim, but they rejected saying the carpet cleaners were unable to remove the discoloration. From other reviews, it looks like this is a common occurrence. I absolutely love it here! I love living at the Amli Riverside. The apartment itself and location is amazing. The grounds are always kept very nice and clean. The complex is very peaceful and all of my neighbors are really nice! The office staff is amazing! Mckenzie made my move super easy and stress free. The initial move-in experience was great and the leasing and maintenance staff were always pretty friendly. The units themselves are attractive with nice finishes. Reasonable amount of parking for residents and guests but no parking enforcement for double-parkers or cars sitting in the same spot for several months with expired tags and all. As for the bad, Amli announced exterior facade work that needed to be done on every single building due to some sort of poor construction from the original build. They started at building 4 which took over one year to complete since the crew would end up doubling back and stripping a completed section and having to re-do it. Construction started around 7AM and continued til at least 5PM daily. Constant pounding on the walls to break up the stucco, limestone tile, drilling, etc. all day long. As many people that were WFH due to COVID, and others prior to COVID it made working with constant noise distraction difficult. Initially I was offered a temp unit to stay in and then they went back on that offer and instead tried to offer a unit to office out of daily and said the unit would possibly even be shared with someone else. That's a nuisance in itself with having to commute with my work equipment to and from another unit every day along with taking my dog with me because I was not about to leave him alone in an apartment with constant construction noise. During COVID restrictions, all of the amenities for the complex were shut down and no concessions were offered as they said they don't charge for amenities yet the amenities are the big selling point on the property and the overall rent cost. Several tenants tried to break their leases early to leave because the construction and pounding on their unit walls all day was enough to make people miserable in their units and again were offered no concessions and some were told that a lease addendum was added into their lease renewals and even claimed I signed one. I went through all my documents and that was untrue. It was not in my DocuSign likely because I re-signed prior to the construction and announcement that went out after the fact. By the time they eventually made it to my unit, the construction went on for about 8 weeks outside my unit. The crew hit a wall so hard that they punched through the drywall into my apartment. When I brought it up to the leasing office, I was told they wouldn't fix it until the construction crew was done and closed my ticket. I had to push the drywall piece back into the wall and tape it off because the last thing I wanted was for any bugs, rodents, etc. making their way into my apartment. Additionally, all the dust particles from all the materials they were tearing apart inside were getting into my unit so I couldn't leave it exposed. They send regular surveys asking about ways to improve the property but then don't do anything with them. The patio area in one of the building had filthy furniture and the TV in that lounge area did not work for several months. Add to that that the buildings have several entrances yet each building is only equipped with 1-2 call boxes and the placement doesn't even make the most sense. Especially when the boxes aren't even placed at a main entrance of a building. The overall property has 7 buildings, 5 if you exclude the townhome buildings. Out of all of these buildings, one has an elevator, and it's not even a freight elevator. Also the package locker room is way too small for the amount of residents on site. They need package lockers for each building. 7 buildings sharing one former laundry room with an insufficient amount of lockers has drivers just leaving stuff in the middle of the package room where anyone could easily take. Add to that trying to charge me for carpet replacement claiming they found pet stains underneath the carpet. Not only was the carpet not new when I moved in but the supposed stains they claim to have found, were in areas where there was furniture over those areas. They are quick to pull up carpets with residents that have/had pets and try and charge you considering they not only charge a non-refundable pet fee and still charge a deposit, AND still charge pet rent yet still trying to con you into carpet that needed replacing either way because of the age of the carpet and it absolutely never had any stains. read more

I can definitely see why this complex has 3 stars. Let's start with that I was approved with no conditions but then got a phone call that I needed to prove that I make $60,000 at the end of each month. I didn't know I was moving into calabassas or Beverly Hills . Keep in mind I submitted 4 bank statements that proved not only do I make 3x the rent BUT actually 6x the rent and all my deposits were over 10,000. Let's just call a spade a spade they didn't believe a black woman made this much money a month/year and asked me to have my accountant write a letter and have it notarized. When I spoke with my CPA even she was like this is a tad bit much for a 3 star apt complex ... are you sure you're not moving into a luxury highrise ? she wonder. Again I want to be very clear they asked me for my bank statements when I applied to prove I made 3X the rent , I provided that .. & proved that I made that much. Then all of of sudden you need me to provide a written statement from my CPA. Creating unnecessary obstacles, Does that not sound discriminatory it does to me. Both ladies I spoke to were rude and yes I did ended up moving into a luxury highrise somewhere else with people in my tax bracket when I was only trying to live a humble life moving into this complex. #lessonlearned read more

I have lived at this apartment complex for just over a year. Overall, I enjoy living here. However, there are a few things that have disappointed me. Here is my pros and cons list. PROS -Great location close to grocery stores, restaurants, and shopping. -Helpful office staff. -Maintenance requests for any issues inside my unit have been handled promptly (within 24 hours) and professionally. Overall, the units have been extremely well maintained. -The business center has a separate conference room that can be reserved free of charge for meetings. -On site gym (small but perfect for my needs) with a nice view of the pool. -Neighbors are extremely friendly and I have had zero noise issues. -There are many community events and opportunities for free food or a small gift. -Nice views for residents on the third floor. -No huge, multi-story parking garage. Most residents are able to find free parking outside their unit. However, covered spots are available to rent in the garage if needed. -Open breezeways so I'm breathing fresh air as soon as I step out of my apartment. This means smelly trash is not an issue when put in the hallway for valet pick up. -Controlled access (residents have key fobs) to the buildings. -Lots of diversity including Black American, African, Hispanic, and Indian professionals. CONS -My rent went up $250 per month this year. -Maintenance to the property (outside individual units) is often delayed. I have submitted several requests for roof leaks in the hallways after heavy rainfall. This results in holes cut into the ceiling that aren't repaired for 3-6 months. -Some road and plane noise due to proximity to freeways and the airport. -The printer in the business center often malfunctions, so I ended up purchasing my own. -Some car break-ins at surrounding properties and attempted break-in to our Amazon locker hub. -There is no elevator in my 3-story building. Overall, I recommend this apartment community as long as excessive rent increases do not continue. 4 stars. read more

Not someplace I would recommend to a friend or family member. Poor construction, horrible vendors, and they still expect tenants to pay inordinate amounts of rent. The maintenance crew is the only positive thing about living here, but still not enough to make up for all the garbage that tenants have to endure. High renewal increase, half ass jobs done by vendors, and they still expect you to pay rent and you get nothing in return. Corporate and the owners just want to keep pocketing the money and tenants have nothing to show for it. This company takes no accountability and offers up a ton of excuses. Poor quality construction causing water to seep into the walls. They keep blaming the weather but in reality this is a structural design problem. The water makes it's way into the apartment through the hallway and backyard. To top it the management disregards the inconvenience caused to the resident with two industrial strength blowers running continuously in a 700 sqft apartment, stating they'll be responsible for the damage if the walls don't dry up in 48 hours. Did not put me in a hotel when asked for, had the message passed on over by maintenance, no courtesy call even. Nelson, the maintenance guy is very prompt but not courteous, suggested me to move out if I wasn't happy with the situation. read more

I have been living here for a month now and I could see that it is really a well-managed community. The leasing staff - Karl, Krystal and Lance - all are really awesome and helpful in understanding the needs and resolving any concerns. The entire lease signing process was easy, and Karl helped me get through it in a breeze. The maintenance team is also amazing and completes most of the service requests under 24hrs which is really great for any apartment. I had a few minor things like A/C filters, Bulb replacement, Dishwashers etc. and all were fixed on the same day. I was really surprised and really appreciate their efforts. Regarding the amenities - the Swimming pool, gym, laundry services are all cool and well maintained. They also have a Luxor one centralized package room (for all our package deliveries from UPS, Fedex) that opens the door when we key in the code sent as a text message. That is really convenient and is much more secure with the Security cameras and stuff. There aren't any major cons except the below two and that is the only reason I did not give a 5 star. 1) The valet trash guys do not do their jobs cleanly most of the time, the stairway and the concrete corridor near it are mostly dirty which is the result of them spilling the trash over the area. When people walk over it, it makes it even worse and creates a big a hygiene concern. When reported, community maintenance team do a quick clean up, but most of the times the stains and the odor remains. Within a month I had to raise 2 service requests for a cleanup due to a left-over mess from Valet trash. I believe either the Valet trash team needs to be monitored closely or there should be more frequent scheduled power washes and degreasing of the Stairway and concreted area nearby to keep the community clean. 2) The 2nd reason is my annoying neighbor who is right above my apartment. Every day - including weekends they wake up almost at 5.30 a.m. and start stomping the floor as if they enjoy the sound of heels on the floor. They sometimes even start running which make it worse. All apartment bedrooms are supposed to be carpeted, not sure if they do not have a carpet or it is something else, but the sound of the steps is so loud that it wakes me up in middle of my sleep. Since this is reasonably a new apartment construction, I thought they would have done proper insulation between the floors so as to muffle the foot step sounds but seems like it is not true. So, if you are stuck with such inconsiderate folks like this above your floor, then it's a real problem. Hope this helps! read more

This community is pretty, but I would not recommend anyone to live here. We were living near the pool, it's noisy, people have party, music and drinking. Rats running around the pool at night, people yelled and stay after midnight. We stayed in AMLI apartment 7 months. We bought a house, so we want to early termination. Regarding to the leasing agreement, it requires 60 days notice, but it did not mention how many day of penalty for early termination. At the end we paid over $9,000 (3 months+ 60 days notice) to get out of the lease. IF I would have known 3 months penalty in advance or it shows in agreement, I could have different plan or find another complex. read more

Unfortunately I can't up the number of stars but I'm updating this review. When I first moved in I was told about the construction going on at the shopping center in front of the complex. It lasted a few weeks and was done. A couple of weeks ago I was told that they are going to do repairs to the facade of my building that could last 6 to 12 WEEKS!!!! Add the neighbor noise from above, which hopefully will be over soon, and the constantly screaming toddler next door, I'm just tired of this place and I've only been here since July. The apartment staff have been friendly and offered a guest apartment for two weeks during the construction but it doesn't make up for the lack of peace when I'm home. I'm literally crying as I type this because I don't know what to do. As nasty as my old apartment was at least it was quiet. I'm just so frustrated. There's literally nothing else that can be done but to just grin and bear it. read more

We just moved in a few weeks ago and it's been awesome. Non-smoking property which is huge for me. We lived in another property that claimed to be non-smoking but it was not enforced. The leasing agents are great and the people we have met that live here are all very nice. Great place so far!!! read more

Overall, our apartment and community is beautiful. The management at this location sold us when we were apartment hunting, but it is clear that the staff has since changed for the worse. We moved into a unit with a yard for our dog, and it has been consistently unusable (even though we pay $150/mo extra to have a yard unit). We have reached out COUNTLESS times and have been ignored for multiple weeks or sent vague/unhelpful responses. When we finally got a response, it was unsympathetic and frankly pretty rude. We were basically told to "deal with it" and made to feel like we are being dramatic. They did agree to eventually re-landscape the yard but I can not stress how poorly the management communicated with us. They did some work, but it was poorly done and an ineffective solution. They are now telling us that the issue has been resolved, but it is like they are looking at a different yard because it is clear the yard is still unusable. I am now realizing this problem will never be fixed. We understand TX weather can be unpredictable and we know that when it rains we will have a muddy yard, but the issue is that the landscaping is not done properly so the rain consistently pools in our yard and it almost never actually dries enough to use. We have spoke to many of our neighbors and we are all having the same issues with the management and it is forcing many people to leave this community. People have been continuously disrespected specifically by one representative in the office that responds to resident concerns. (When a neighbor reached out about her issues with her yard, she was told that she will not be getting any rent credit or otherwise because "we still have access to all the other green space to take our dogs out". That is not the point!!! We are paying for something that we cannot use! When we moved here, we intended to stay for about 3 years before buying a house, but the way we have been treated is making us question resigning. I can't say enough great things about the maintenance staff. I am just unsure where the disconnect is with the office staff. read more

The best staff and best community ever

Rents are a bit high. New construction but a bit cheaply built. Pool is nice. Gym is real nice. But this place is not handicap accessible.

My husband and I just recently moved out only because we relocated to another state! But, when we were here, we loved it, airy, sunny, BIG bathroom and a HUGE walk-in closet!!! :). The only glitch, you have to go through the bathroom to get to the closet. Minor inconvenience that can be managed with good time management. Sleek kitchen appliances. clean passageways. And, the lake opposite the community was a favorite for my husband and me and we would look forward to going there every evening. The staff, as much as we've corresponded, have always been courteous and professional. especially, Krystal, the Property Manager. Even though a few times we felt like our requests were being ignored, they did get resolved eventually. All work orders were attended to promptly! Our moving out had some challenges, but nothing that you wouldn't encounter elsewhere. There's a small strip mall right outside the community at walking distance that can take care of any immediate needs. 7-Eleven, Donuts, Yummy Thai, Cleaners, Nail Spa, Salon, Fitness center, Indian restaurant, steak bar, optometrist, pizza hut .... I've lived here for a few years now and the primary reasoning behind my higher rating is because of the maintenance crew. They are all wonderful and do their best to fix any problem as quick as they can. Paul was also a great manager. I had a few security concerns regarding my backyard and he addressed them quickly and professionally. All in all, great complex to live at. Only reason for not giving 5 stars is due to the noise level. You can hardly hear your neighbors next to you, but can clearly hear every little thing the people above you are doing. read more

This is the best apartment I have ever lived in. The apartment interior is phenomenal, and our backyard is a lifesaver. The pool area, dog wash, and other amenities are perfect. Don't be fooled by this place. I've lived at AMLI on Riverside for 3 years. They were fairly new when I moved in, I was the first tenant in my apartment. The idea of being the first tenant in a brand new apartment was pretty cool. However, lots has happened since I moved in. First, the walls are paper thin. I quickly realized that when my new neighbor moved in because he liked to play music day and night. I told the office multiple times about my concern and nothing has ever been done. One laughable answer I've gotten once was that he had been living there for a while. In other words, they weren't going to do anything about it because all they cared about was getting that monthly overpriced rent. I paid around $1600 for a one bedroom with a detached garage the first year I lived there. The following year, more people moved in, so I had to get another detached garage because it was impossible to find parking in the open area after 7pm. They of course increased the monthly cost of the garage to $200 each. Mind you the 2 garages I currently have are not even the same size but I am paying the same ridiculous amount for both. I have told the office about the size difference in the hopes that they would adjust the price of the garages but nothing was ever done about that either. So, I currently pay over $1800 monthly. My renewal is coming up in a couple months needless to say I will not renew my lease as they want to increase my rent which would have me pay well over $2000 with my utilities for the same tiny one bedroom, one bath 784 sq ft apartment on the 4th floor without elevator and with 2 detached garages. I can't even believe I have entertained the idea of staying for convenience, I mean no one likes to move right and it's fairly close to my job but I can't justify paying that much for what it is. Not only that, you would think they would care about their tenants since I've been here for 3 years or you would think they would work with you like most apartments complexes do on your renewal rate, well you're wrong all they care about is money. Other things to consider about this place, they have people coming to pick-up your trash outside your door only Su-Th, and they sometimes don't even pick up your trash. Also, the stairs and hallways get nasty and smelly from liquids dripping from trash bags, especially during the summer. The grounds are pretty well kept to keep their facade for potential new tenants. It also feels like every Thursdays you can hear the sounds of weed-whackers outside your windows. The maintenance people improved since I've been here. Once, I had a maintenance guy snooping through the mail I had left on the counter! I've actually never lived in a complex that needs to access your apartment as much as they do, every 3-4 months, they will perform an inspection of your unit and change the air filter. I would just prefer changing the filter myself if you asked me. But since that happens, I make sure I'm always home when they need to come in my apartment. They are also very proud of their energy saving initiative, but at what cost really, the washer and dryer barely gets filled with water, sometimes I need to wash my towels twice to make sure they're clean. So save yourself a trip and money if you're a young professional like me, they are so many new built apartments around Irving/Valley Ranch/Farmers Branch areas. I'm actually using an apartment locator to help me find my next place I can call home and they will even pay for your moving fees! read more

I moved in 4/9 and have been loving it ever since. The leasing office is super nice and made the leasing process easy and efficient. They patiently worked with me on exactly what I needed. Now that I've moved in, they've continued to be consistent in their helpfulness, responsiveness, and cheerful demeanor. I get quick responses to email, and the online resident portal works very well. The grounds are maintained very well, and I've seen a cleaning crew actually cleaning the outer stairwell/hallway areas. Maintenance requests are responded to quickly. I love that we have options for recycling. Some of the site is still under construction, but none of it has been bothersome. You get what you pay for here...the best quality in apartment living. Hope it continues and will update as I experience more of the amenities (pool, dog wash, etc). read more

That apartment itself is good but the management has changed a few months ago and has since been lesser responsive and lesser accommodating. I have been told by the older management that they can help with changing light bulbs in the house but the new management refused it even though I had email communication where the older management was going to help. The luxer system is new for packages and I did not receive an email when this was starting, which led to me not getting the packages on time. For the price residents pay here, i don't think they deserve rude service. read more

I have had the good fortune of living in various countries before moving to the US. Having lived in some big cities like Dubai, Singapore and Frankfurt, I was more than pleasantly surprised to see the quality of the apartments that AMLI provides, which is comparable to Top of the Class apartments world wide. The details they have focused on both in the exteriors and interiors of the apartments is remarkable. All this coupled with excellent customer service throughout makes AMLI the perfect choice for renting a home. My wife and I really feel 'at home' over here. The staff, irrespective of their function are courteous, helpful, friendly and most importantly hospitable! We are enjoying every bit of our stay here so far and am sure will continue to do so. This community is awesome. Maintenance requests are handled timely and with a smile. I submitted a request to have my a/c filter changed. I received a call that it had been changed two weeks ago and was told that I did not need to submit a request in the future - that they were automatically changed every 3 months. At that time, the unit is checked for leaks and other potential problems. It is a smoke-free community and very clean. We are a green-certified community as well. I had questions about hanging items on my patio because I didn't want to mess up the stucco and was told that maintenance would do it for me. If you're in the market for a community, check this one out for sure! Although my location says Winnie, Texas, I reside at AMLI Riverside - having trouble changing location on my profile. read more
