This place is pathetic they will attack your wallet at all cost. As far as living my building was roach infested. I told them right away and my response was "sorry". After reading reviews they've known about the issue for a while. Be prepared to pay every fee and avoid the property manger at all cost she treats her employees horribly, she is extremely rude. Verbally telling me as a nurse I should be able to email her during the business day even if I'm working (guess I thought my job was More important than it was) when I responded 1 business day late to her. FYI if your 60 day notice is late (from my experience) prepare for at least a 90% rent increase for ever day it's late. Read your contract too, if you were unaware your 60days was up then they did not properly inform you and you do not owe them that money. This is my honest review. I loved all the workers except for Diedra and the company as a whole is coming after your wallet and will take every cent they can in anyway they can.

We viewed their 2 bedroom townhomes, but finally decided on leasing the 3 bed townhome to afford us more space. While we didn't get a chance to view the unit we would ultimately be leasing, we were assured it was almost identical to the 2 bed we toured. Because we lived 2 1/2 hours north at the time of reservation, we postponed signing the lease until we could do an in-person walk-through. Thank God we did. Lori was our leasing agent and the individual who gave us the tour of the units. She was also the one who took us to the unit we reserved to do our pre-move in inspection. She should've just told us to start looking elsewhere. Black mold in the bathroom, unknown mold in the kitchen cabinet, hornet's nests everywhere on the exterior walls and eaves, cobwebs throughout, broken blinds, cabinet shelves and doors? I was shocked that Lori would even bother to bring us to such a place! It explained why she kept rushing us to get back to the leasing office to sign the contract. The fact that she thought we would after seeing all of that was insane. I asked to speak with Sarah (the apartment manager) when I became infuriated at the realization that her employee expected our family to be okay with this s#!tshow of a townhome. That, coupled with the fact that all of our worldly goods were to be delivered to this location within 48 hours, enraged me. Sarah brought over the maintenance supervisor and attempted to mitigate all this drama, but it was spiraling out of her control as I peeled back the layers. We had nowhere to sleep that night, so I tried to find a hotel asap. Thankfully we did, but we were still left with not having a place to receive our home goods. Sarah offered us another unit, same situation: pests, cobwebs, dirty cabinets, hornet's nests, etc; in addition to the unit's being way too small. We agreed to let them clean up a unit for us to move into the following day. I left feeling dirty and pissed off. As I lay in our hotel bed that night I came to the conclusion that there was no way I was going to rent a place that was too small for our family for close to 2K a month, just because P@WA didn't have enough respect for potential (or current) residents to take pride in their property. The plan was to temporarily rent the smaller unit until one of the 3 bed units could be "brought up to standard", then have us move into that one. So, to recap: 4 moves in less than a year? We're a lifetime military family and we have never done that with the Army, let alone because a "luxury" property is too lazy or inept to maintain a unit. We called the property manager and told her we would not be returning and asked her to refund our complete deposit. She did so. It's been a week and a few days- we just received the refund check today. I wouldn't recommend P@WA to anyone, let alone military families. I think the property is a pig painted up with make-up. That's actually an insult to pigs. We were left scrambling to find a place to live with our two children and I'd be utterly disgusted if anyone involved in this debacle still has their jobs.

Really, It's been happening alot here not just me. When I saw the other truck was on bricks with no tires on, I thought they were replacing them. But it was actually some one stole their tires and left truck on bricks. I got all of my stuff from the truck stolen. The office told us to make a police report, and they can't do anything. Well ok. This can happen anywhere too I guess. They have a patrol for the club house to make sure to kick everyone out at 10pm, but not for security of tenants. Fine. Second, the trash valet is trash as it is. I don't know who the contractor are, but they simply throw your trash bin away after they pick it up. I put out trash bag and recycle bag separately and they don't even pick up the recycle bag. Instead, they just kick the regular trash bin (or throw it back to floor) your are lucky to find your trash bin out of your door after you put them out. I found mine front of the next door because there was 2 of them and one is like on picture. I really don"t see the point of paying $35 a month when I actually have to go dump out my recycles every day. Overall, this apartment looks great when you see it while you do a tour. But what you see is just sugar coated. It is not worth it to pay this much money for this place. I truly regret my contract here. Do more your homework before you move in here. Oh. I had to add up some more after I read the other reviews. Yes. There is a lots of dogs. I do love pets but there is alot of people don't clean up after their beloved one do their job. I stepped on the poop few times already. There are so many other things to mention too such as fixing dish washer like 5 times and still not working, gate clicker issue that happened many times and other stuff that other ppl mentioned. High employee turnover, in particular, reflects unsupportive management practices, inadequate resources, or a lack of clear direction, all of which directly impact residents' quality of life. I have mice in my apt because they choose not to clear out the brush behind the apt, dishwasher broken for over a month and walking out the front door looks like a ghetto because the concrete is so filthy. When I call the office the answer is always the same, staff shortage. It appears, in addition to not being responsive to the residents, they don't pay enough to the staff making this not a great place to live. The photos also show the trees haven't been pruned over the years. Vines came down from the trees. The limbs are touching the ground. There's a lot of dead branches in the trees. It is a fire hazard and yet they do nothing.

The complex was well-kept and the features were definitely nice and upgraded. I always felt safe because of all the security measures that were put into this complex. The only reason I'm giving 4 stars instead of 5, is because they did away with the remote control ceiling fans and installed some basic ones instead. I was told that it was affecting other apts because of the close prexemity. Which makes sense, but still, that was a really cool thing about the apts too. Honestly never had any problems. Rent is very reasonable. The inside is completely updated and the patio is seriously massive. Security is top notch as well, as you can't get in OR out of the gate without key and each apartment has a code specific to the tenant. Dog friendly, with a pretty decent sized dog park smack dab in the middle of the complex. It is a super quiet place with a nice mix of people Erin, the property manager, is so personable, inviting and friendly that she really makes this place feel like home. I am super glad I found this place after a month of looking to rent a house. It is perfect for what I need right now.
