We got into a dispute with the on site manager about our $250 security deposit refund. She charged us a autopayment fee of $50 even though she was notified in plenty of time that we were terminating that method of payment for the partial last month (one week) that we resided in the unit. We paid by a physical check instead. Eventually, after much back and forth she refunded our money. The apartments are also way overpriced compared to the neighborhood. So avoid renting at the Jefferson at Fair Oaks until they hire someone who knows how to do the job.

I moved into this apartment complex two weeks ago. It has been a nightmare. I began to have…read morereservations immediately, due to the comments and actions of residents who are predominately white and elderly, i.e., 75+ years old on average. I started moving small items by myself two days before the movers were scheduled to come with the heavy things. I felt immediately racially profiled by a parade of white tenants. They would invariably ask me if I lived there or whether I was delivering packages to someone else who lived there. The assumption, and hope, was that I was a delivery person and didn't live there. After numerous incidents of this, it dawned on me that most of these tenants lived through America's, and specifically Virginia's, Jim Crow Apartheid (Segregation) era. Thus, many of them may still harbor the attitudes of that time, which have been emboldened by the first and now second coming of Trump and his MAGA anti-Black/Muslim/LGBTQIA+/Immigrants of color movement which dreams of returning America to a Jim Crow-like era again. When my movers arrived two days later, they happened to be three Black men, neither known nor related to me. The tenants who were profiling me now turned on the three movers. They began questioning them and slowing them down costing me money. One particularly aggressive woman followed the movers to my apartment and was about to enter when she noticed me and my angry expression. I would not recommend this property to any African Americans/Blacks thinking of moving here. Moreover, I don't feel comfortable at Overture Fair Ridge due to an ongoing harassment campaign by the tenants in the apartment above me. In my opinion, the manager's response was to resort to a typical white fragility excuse that she has never seen any racial issues here and dismiss my complaints and request for an early termination of my lease. I'm too anxious to try the amenities. I even dred collecting my mail or packages from the Amazon Locker room. Be warned.

Battery Heights pays for W/S/T (Water/Sewer/Trash), which while might not sound like a lot, is big savings down the road. Since there's no gas running appliances, the only thing you're required to pay other than rent is your electric bill. -Lovely apartments. I stayed in a 1 bedroom that was 745 square feet. That's perfect. They also have carpeting in every room except the kitchen and bathroom. Also, all apartments come equipped with central heating and air. There's also ample closet space. -All apartments have a washer and dryer and all modern appliances (except for a microwave) with them. For the former, that's big savings so you'll never have to pay to do laundry. They also have plenty of electrical outlets. -Super convenient to the Old Town Manassas Amtrak/VRE train station. It's only a 5-6 minute drive, or a 15-25 minute walk. -It's literally behind a Shopper, so you can pick up anything at virtually anytime. Walmart is across the street from the Shopper. There's also a dry cleaner, hair salon, UPS store, a FedEx, and other essential businesses that you could walk to. -There's plenty of options nearby to get something to eat as well without getting in your car. Panera Bread, Chipotle, Qdoba, Firehouse Subs, Noodles and Co., Subway, Jimmy Johns, Red Robin, Chick Fil-A, Ruby Tuesday, Bar Louie... okay you get the idea. You won't starve. -Free parking for all tenants and their guests. And they don't really tow either. -Free snow removal for the community. They have somebody who will clear the streets and sidewalks for you. You're just responsible for cleaning your car. -If you're a railfan, you'll like this place. If you're a planespotter, you'll really like this place. Because you're near the train station (which is on the Washington District) and not far from the Norfolk Southern "B" Line, you'll see and hear several trains throughout the day. And you're in line with the final approach into Dulles International Airport (IAD), so you'll get to see a lot of aircraft flying overhead at really low altitudes (including the Emirates A380 and the Lufhansa 747). -Kaneesha and her staff do their best to respond to your needs and maintenance requests are completed in a timely manner. -Speedbumps are strategically placed around the community to prevent people from driving too fast down the streets. -Rent did not go up exponentially after the lease expired, allowing me flexibility to stay here on a month-to-month basis. Cons -The community I found to be very iffy. I found it to be very transient (people here don't stick around very long), and my neighbors were not the greatest. Because of a few odd and somewhat potentially dangerous run-ins (wherein one instance I had to call the police), I called management to get my locks changed. -Apartment walls are quite thin. I get that, that's apartment living for you (especially if you're living in a newer apartment). If you can't handle neighbors walking over you, either live on a top floor or don't live in an apartment. -There isn't a lot of lighting in these apartments. -If you're not into noise, unfortunately, there is a good deal of noise. Between 2-8 pm on the weekdays you will hear the VRE train horns, and definitely hear the planes overhead. You will hear train horns period, except between 10 pm and 7 am. Those are quiet times. -If you happen to get home past 6 pm, especially on the weekdays, you will find parking somewhat difficult to find. -No online rent payment feature. I'm one who likes to write checks, but if you're into paying your rent online, Battery Heights doesn't give you that option. -Rundown gym and swimming pool, which you have to pay a fee to use. -Limited office hours. -People I feel don't pay attention to the memos management gives out. There's lots of warnings concerning how to behave and deal with things, yet people continue to do it (i.e. playing soccer alongside the building). -Apartments do get a bit of small critters inside. Not sure where they came from. -Not many options to get to Washington, D.C., as while you're roughly 35 miles outside the city, the transportation options are limited. There's only the VRE (select amount of trains and only runs on weekdays) and 4-6 Amtrak trains daily. ------- I would encourage people to put this apartment community under consideration if looking to live in Manassas. The rent is very respectable for the area, and would do well for those who are trying to be penny conscious. I am leaving because as a single person it wasn't the best fit for me long term (and the run-ins with neighbors are also prompting this change), but if you're a family or a couple this is great fit.
