We love The Franklin! Charming, comfortable rooms and delightful staff. Within easy walking distance of Rittenhouse Square and several fabulous restaurants. Longer but doable walk to the Philly and Barnes museums. The hotel breakfast, while not made to order, is still a step up from your typical Continental breakfast. 1715 Rittenhouse Boutique Hotel The devil is in the details. I just loved the wallpaper in the room and lobby. This hidden gem is amazing from the staff, decor, towels, fresh fruit served for breakfast. The rooms were much more spacious than expected, and all of the amenities were obviously chosen with thoughtful care. The staff was the star of the show - always helpful and kind, which made the trip that much more comfortable. Without us even asking, they placed a bottle of wine with a beautiful handwritten card for our anniversary. Everyone from the manager to the front desk was always attentive and friendly. I found this hotel to be my favorite in Philadelphia partially because of its excellent location. It is located right in Rittenhouse Literally 10 steps to Rittenhouse square and has a feeling of natural peacefulness not present in the hotels deeper in the center city. It was a great feeling to spend the day in the hustle and bustle of the center city, then come back to our peaceful hotel. Additionally, the hotel is a short walk away from excellent restaurants such as Parc and Steak 48, as well as a huge variety of shops surrounding the area. If you're coming to Philadelphia, do yourself a favor and stay at the Rittenhouse. The wonderful staff, ideal location, and upscale furnishings are more than perfect for any trip's needs. This is a cute hotel! Forgot to take pictures but the room was great i stayed in the dandy suite , the room Had such character and i felt like i was stepping back in time the staff was helpful and courteous and the lobby was warm and inviting . They also offer fresh popped popcorn as a welcome gift as well as dyi coffee water or tea via the lobbys neseprssso cart / machine! Also take your room key to the bar franklin mortgage and co loated in the hotels basement for a free glass of beer or wine! read more

Smaller hotel in a central location!! The price is good for what you get! We had the Rococo Room which has a couch and sitting area. The bed was super comfy, Keurig in room, water bottles available, friendly desk staff greeting you every time you walk by with a smile! It's hard to complain when the breakfast is free (well.. included) but coffee situation was make your own in a coffee press. I like it but the breakfast attendant was hardly helpful. I enjoyed the yogurt and berries. They also offered bagels, sweet pastries and lox.. just limited amounts of everything and again, the attendant not very helpful/or just gone. We got very little sleep during our 3-night stay. This hotel is now called "The Franklin," not "1715." The historic charm and nice staff were great at first, but the thin walls and floors made it difficult to get a good night's sleep. Ironic, since the street was very quiet and the location is excellent. The hotel breakfast music comes on at 8am and reverberates through the floors, which is no good if you're trying to sleep in after arriving from a different time zone. The speakeasy bar in the lobby keeps going until midnight or later, and the hotel staff "have no control over them," a recipe for disaster for people who want to sleep. We complained several times and even got out of bed and went to the lobby to plead our case on the final night of noise. Again, the staff are pleasant, but this hotel is too noisy unless you plan to stay out past closing time and get up before 8am. The floors are creaky enough that when you try to take a nap after a bad night's sleep, you are awakened by the cleaning staff in adjacent rooms. Also, the continental breakfast is meager at best. They should not advertise it as a meal. read more

Since the city was playing host to the Cable-Tec Expo, finding a room in Philadelphia was near impossible for Tuesday night. My go-to for bargain basement deals on hotels, Priceline, had nothing for me. Same with the recommendations given me by yelpers in the know; every hotel was booked. Alas, I took a risk and booked two rooms, for myself and a colleague, at Rittenhouse 1715. On the morning of my one night stay, past the cancellation period, my colleague fell ill and could not make it to Philly. I rang up Rittenhouse 1715 and explained the situation to Audrey, who took my number and promised to call back once she spoke with the General Manager. When she did she let me know they'd been able to rent the room and I'd only be responsible for payment on the room I was staying in. Though they were well within their rights to charge me for it, they didn't. This endeared me to Rittenhouse 1715 right away and this was before I ever arrived. When I did make it to this 23 room boutique hotel, I was delighted. And not just because I saw a cake stand filled with appetizing looking sweet treats like mini brownies waiting for me in the lobby! The staff members welcomed me as though they were expressly waiting for me to arrive. They thought nothing of it when my credit card asked for a call in authorization and simply asked, "Have you been in many states, recently?" In fact, I had. Virginia, Florida, New York, Pennsylvania. . . I was given a tour of the grounds and my luggage was carried to my room where a full explanation of the climate management system and the operation of the television and cable was given - talk about attention to detail! I had a Yelp Elite event to attend so I missed the evening wine reception that took place at 5:30 but if it was anything like the continental breakfast this morning, I am sure it was well-appointed. The location couldn't be better; the hotel is right on Rittenhouse Square, but lies on a small, quaint side street. On the night I was there the hotel was fully booked and yet, I never heard a peep out of any of the other guests. I was grateful for this, and the quiet helped me bang out a few hours of work that needed doing. My room was spacious, with enough room to move around and a writing desk to work from. When I arrived back from the event, I noticed that my room had been turned down: chocolate on the pillow, a small bottle of water next to the bed, and the coverlet removed but all of my things placed back on the bed in exactly the way I'd left them. Case in point, the magazine I left open was still on the same page! Impressive! I have a suggestion for improvement: hotter water. The temperature in my shower was more than warm, but not hot. And this morning was one where I needed a little more steam. To that end, the shower also didn't drain as quickly as one might expect. My guess is this is easily remedied. The dedication to detail shown by the staff, combined with the sumptuous surroundings made my stay at Rittenhouse 1715 a truly five star experience. Highly recommended. read more

I'm a fan of B&B's, so when I saw Rittenhouse and read the reviews, I was immediately intrigued. The location is excellent as its walking distance to some of Philly's best restaurants, as well as other attractions the city had to offer. It's also one of the nicest neighborhoods in all of Philly. From this standpoint, it was great. The hotel itself, I must say. was just ok. Having stayed in many boutique/B&B type hotels, this one just wasn't up to par from my standpoint. The room was on the older side and so was the furniture. Wires from the television were hanging and stretching across the wall, giving the room a bit of a "thrown together" feel. The bed was just ok and the bathroom was fine as well. They have a wine and cheese happy hour that is nice and relaxing. It's in a back room in the lobby with cozy chairs and a nice setup. Frankly, this room was a more accurate reflection of what I was expecting from the actual hotel room. From a location standpoint, this is probably the best in the city. Philadelphia has a dearth of hotels compared to many cities. So often when there are graduations and conferences going on it becomes hard to find a hotel. I rent my houses on airbnb and often I find myself overbooked. I generally stay at the hotel palomar, sofitel or le meridian. They are my three top favorite hotels in philadelphia. They are all 4 star hotels. I understand that 1715 is a boutique, but boutique to me means that the service should be top notch. When I checked in I was showed to my room, which by the way if you have MS or any problem with stairs do call in advance. I had to walk an extra flight of stairs after the elevator. Which was fine, but I was not aware of this when I checked-in. I was showed to my room and very briskly showed how to use the mechanical door. I was not told until after that I was given a card with the combo on it. I was immediately apprehensive about the door and losing that card for the rest of my stay. Then there was a card on the desk with the wifi password/instructions, but it didn't work. Upon further investigation it was in the binder, but I called down anyway. I told the gal downstairs maybe they want to take those old cards off the desks? That didn't jive well with her. Cookies on demand? I've stayed in bnb's before with fresh hot cookies upon my arrival in the afternoon. Warm gooey chocolate getting all over freshly baked cookies. These were cookies from costco. Can't fool a fat kid okay. Then what really irked me was they left my sister calling from japan on hold for ten minutes during a shift change, when I purposefully called down ahead of time to let them know she would be calling. It took another call down to tell them to connect her to me. That was infuriating. Then in the morning the cleaning lady practically cornered me and asked if she could do anything to help. That she had heard about my problem with the call. I mean what did she want me to say...a lifetime supply of toilet paper and nail files please? That was weird. Le Meridien would have slipped a note under my door, Palomar would have called and Sofitel in problems like that has just bent over backwards. I mean is she going to go back to management and say teach everyone how to use the phones? I simply said I just want to go to breakfast. The breakfast room is small and luckily I was at the tail end of it, so it wasn't too packed. The teas are harder then hell to open. If you have arthritis bring your own. I was getting kinda grumbly at this point. So, I went up to the room, which by the way was small compared to philadelphia standards. The bathroom was great and I do like molton brown toiletries! I packed up and headed out. I then realized I did not have my favorite shirt, that I had left it....dread filled my veins. I was over at the palomar and they did drop it off for me so they won props for that. However, I cannot recommend this hotel. As someone who stays in hotels at least once a month if not more they seriously need an overhaul or more training. Or more of everything. read more

What a cute little hotel this is! Way more personal and cozy than a big box hotel, but with a little more privacy than a B&B, it just strikes a nice balance. The parking is across the street and is expensive and a pain to deal with, so try public transport if you can. All the staff we met were so friendly and attentive. Even the front desk attendant, when we'd stumble in drunk late at night had a smile. The breakfast nook/eating area downstairs is adorable and the layout of food offerings is pretty to look at, but not much in the way of substance. Just mini-muffins, mini-danishes, a fruit platter and that was it. Plus coffee and tea. The mattress was on the firmer side which I guess some people would like but was uncomfortable to me. So much is within walking distance, so this location can't be beat. Literally around the corner from plenty of restaurants, stores, and bars. Definitely enjoyed my stay here read more

Stayed here for a business trip. My colleague found a deal and we both got excellent upgrades for a rate that was a steal. The hotel staff and ambience were great. Free internet, complimentary happy hour and the best shower I've seen in a long time. The location is perfect as it was in the city center and there was shopping and dining in walking distance. My wife and I spent a night in Philly with our daughter staying home with the Grandparents. We wanted to stay in the Rittenhouse Square area because of nice area to walk, shop and eat. My wife found Rittenhouse1715 on the net and was so excited by the pictures and the price so we booked it. We thought the idea of it not having many rooms would be great. Little did we know how great it would turn out. Upon arrival the lady at the front desk gave us a printout with directions for two parking garages that were very close. When we were returned to check-in she had everything all ready for us and explained that they upgraded our room for free. She was very polite, friendly and welcoming. After the tour of where the nightly wine hour is, the breakfast area, and explanation of the free coffee and tea, she showed us to our room. She kindly explained the keypad entry to us, the tv, the thermostat and the robes, pillows, extra covers and umbrella in the closet. She asked if there was anything else she could do and then left. The room was very quaint and cozy. It was wonderful for a couples get-away night. The bed was great, and my wife loved the large fluffy pillows. The shower was amazing! It had the rain shower head located in the ceiling and also a hand shower wand to use. There was plenty of room and water pressure was fine. We would have liked the towels to be a little softer, but that's okay. All of the details of the hotel, and rooms were wonderful and kept in good order. It didn't seem like they cut corners anywhere to "make it look nice" but upon further inspection it wasn't. Every time we would leave or arrive everyone was very nice and friendly. The wine hour in the Drawing room was cute. They had wine and pretzels and we sat and looked at books of Philly. It was also nice having the free WiFi The next morning...the breakfast was downstairs was very nice. Everything was fresh and very tasty. The coffee was good. The selections of tea was marvelous and the settings were pretty. Overall presentation was beautiful of everything. Upon checking-out, they kept our bags in a locked room for us while we walked around the city and said to come back whenever....no rush. Our room was a standard room with a king bed, beautifully decorated and quite comfortable. The bride and groom had a large suite and was just as pleased if not more than we were. Customer Service: Michael was great, helpful, accommodating and friendly, as well as the concierge who served the following morning. We were there celebrating my son's 14th birthday and, although he would have preferred a hotel with a pool and exercise room, he was pleased with this hotel. Room: It was relaxing and had a 'home away from home' feel. The room was sooo clean, the bed extremely comfortable; even the rollaway bed was comfy! The bathroom was just right and I really like the way it was decorated. The magnification mirror was an extra-added bonus! Hotel: Nice, homey feel but beautifully and simply decorated. We didn't make it back in time for the wine fellowship. I don't drink wine but it would have been nice to meet and greet our 'neighbors'. Off from the lounge is a quaint patio, perfect for taking quiet time to read a book and enjoy a cup of coffee. Continental Breakfast: Also, I must say HATS OFF to the breakfast chef. We got to breakfast about 15 minutes before closing so most of the food had been eaten. But, he brought out more, as if we had gotten there right on time...fresh fruit, delicious waffles with the freshest blueberries, etc.!!! He made us feel so special and I am grateful. Surroundings: We couldn't have selected a more perfect location. Oh, by the way, Michael told us the best and least expensive, safe, place to park. It was less than 10 minutes walking distance. My kids wanted to go to King of Prussia Mall which was 45 minutes away, but Michael suggested that we enjoy the shops in the area, and enjoy we did! We walked and walked, and shopped and had so much fun being outdoors. The shops were the most of the same ones that were in the mall so the kids were satisfied! I really wasn't up to such a drive after the long drive there. We were free to enjoy fine dining, or the famed Philly Cheesesteak...we chose the latter! Only thing: Minor--I couldn't figure out how to get in the room (combination lock), but Michael was right on it :)! Also, activating the shower was different, but again we were kindly instructed what to do...a simple thing, which is why I still give this hotel 5 Stars! I plan to return! read more

My fiancé and I recently stayed here as a birthday weekend getaway. Coming from Brooklyn it was a nice experience to leave our city and experience a new one. The location is great! Just blocks from some the best restaurants, coffee spots, shopping and even a lovely weekend farmers market. The hotel was lovely. Rooms were spacious with nice bathrooms. Both checking in and out were pleasant experiences. We were told there was a complimentary happy hour, which sounded lovely, although we did not have a chance to check it out. Our only complaint is that the sheets & towels are not the most comfortable. They could benefit from a few upgrades in that area. Definitely recommend a stay. read more

Booked a weekend stay with American Express travel services, as this was one of their featured properties. Not to be confused with the larger luxury hotel of similar name, this cozy bed and breakfast is housed in three adjoining historical buildings, near Rittenhouse Square. Beautiful rooms, traditional American Decour, and a cozy café in the basement where guests receive complimentary continental breakfast, served up by Miss Lydia, and Eddie the chef. This is not an inexpensive place to stay, with most of the rooms priced in the mid-$300s, but if you are looking for a memorable, comfortable, and relaxing get away in Philadelphia, I cannot imagine a better place to enjoy your stay. read more

Never stayed here, but I did visit a friend. He had a suite, which was very nice, spread over two floors and had a door on both floors. Great view, very light and airy. It's off a side street so small that you may think it's an alley. There's a parking lot across the street, but it's pay parking and not affiliated with the hotel. The stair/room numbering system is SUPER CONFUSING. Do not tie one on and think you're going to make it back to your room easily. There are different sets of stairs and different elevators for different rooms and it's not obvious or easy. I got lost and must have looked it because a maid snagged me and took me down a flight of stairs and through an elevator to show me where I was supposed to be. I felt like I went through the looking glass. The maid was really nice and the desk clerk was super attentive. I had to laugh at how eager he was to assist me, even though he didn't explain the floor thing well at all. read more

This is a beautiful hotel and was the piece de resistance of our 30th anniversary celebration. They complimentarily upgraded us to the Presidential Suite, an expansive 2-story room whose only downside was not having a view. It was beautifully appointed, spotlessly clean, spacious rooms, including the bathroom with a wonderful rain forest shower head, and an extremely comfortable, roomy bed. On the downside - the woman who showed us to our room sped through her checklist of items to show us as if she could not wait to get back downstairs - had sort of a WalMart feel - but others were much more welcoming; you may or may not have a view as it is not a very tall building in the midst of downtown Philly so if that matters to you, ask; there is not an elevator to every floor so be prepared to walk some stairs. Oh, and know, it is very pricey, but overall I thought we got reasonable value. read more

Lack of parking is a major inconvenience, especially if you are planning to stay several nights. There is a public parking lot across the street but we were discouraged from parking there by the staff. Instead we were recommended driving a few blocks. It's not a very long walk but certainly is an inconvenience in very cold weather. On the bright side, while the hotel is in City Center, it is located away from the noise and is rather quiet (except for the people above your room). We were upgraded to a King Delux but there was nothing delux about the room except for maybe a nice shower. The room was very small. I also did not expect to see sheets with holes in them for $200 per night. The sink was not very clean either, you could see brown stains on the side of it. You get much more for your money if you stay in a larger hotel. read more

I stay in allot of b&bs this one is very average. We asked to be moved to a nicer room which they did for an additional $50 a night. The breakfast was subpar to most b&bs I've stayed in. Coffee, tea, cold cereal whole fruit, muffins and toast. Not even good pastries or muffins. The young desk staff was very nice, the Hispanic housekeepers and breakfast ladies friendly though hard to understand. Location was great. Taxi driver could not find it. read more

Just dealt with Daniel the manager who didn't seem interested in dealing with my situation. Tried to schedule a night to redeem an older gift card that had no expiration date. This card was purchased when it was a bed and breakfast. There was no mention of the card being invalid if the ownership changed. Well, you guess it! Daniel's final negative response was that I should call "The Better Business Bureau." He had no regrets and no options for us. I think he has a long way to go when dealing with customers. read more

This boutique hotel is great. My SO and I attended midweek for one night and had a fabulous time. There are only a few minor cons and I'll speak to them first then the pros. Cons: 1. We were first placed in a Queen when I had reserved a King. I was told the King is not guaranteed although I paid a premium for this arrangement. Without much hassle, I was moved to a King room but it was rather dark, low to the ground, with no view and had a soundtrack of the trash being picked up in the morning (only audible from the bathroom) 2. I was told the hotel was completely sold out. I have my doubts about this considering how easily i was moved to another room and it was a Tuesday night but I have no way to prove this otherwise without massive and unnecessary effort. 3. The free breakfast had no protein source. You had to pay extra if you wanted eggs. There were yogurts, fruits and grains. 4. No free internet. I managed to tap into someone else's and just tether my phone. 5. No free parking. They'll recommend garages for you to park in and the rates aren't bad. Now that the cons are out of the way the pros are below. 1. Very nice staff. They're well trained and very kind, prompt and respectable. No attitude and very accommodating. I think there was only one time I called and no one answered the phone. They'll even offer you tea while you're waiting around and will give you tips on what to see around the city. 2. Excellent bathroom. Although there is no privacy fan, it's very spacy, has a wonderful mounted wall makeup mirror and the shower is huge and incredible. 3. Comfortable clean rooms. I stayed in a Superior King and it was more than enough space for me and my SO. 4. No gym on site but you can get a free 1-week pass to LA Fitness in walking distance. 5. Free cookies anytime and free wine during certain hours. 6. Turn down service - chocolates and the covers are turned down. Extra towels are left. 7. 10% off for returning guests 8. Good location if you don't mind walking a little bit. 9. Great deal for the money (but I used a discount luxury travel site to secure a special) So yes, in summary I'd stay again if I were to be in Philadelphia. read more

Such a cute little hotel! Just off Rittenhouse Square. Totally nice and well done. The staff are super super friendly and helpful. The have a free wine hour in the evenings, so come and have a sip or two or three to get the night rolling! Easy breakfast included. The room was great, just the right size to not feel too cramped. My family and I stayed at this hotel last weekend, and I was truly blown away. It is a beautifully decorated, clean hotel in a remarkable location close to restaurants, shopping, etc. The owner and staff are very accomodating with regard to any and all requests. For example, we needed a room with a different setup once we arrived and they were very patient and nice in helping us to find a different room. They also helped with everything from recommending places to eat to printing out Googlemap directions for us. In addition, the hotel offers continental breakfast everyday in a very charming breakfast room that looks like a French cafe. They also had a wine reception the first evening we were there. The staff has been very helpful, getting us tickets to the Barnes on late notice. The location is in a vibrant part of the City. A very attractive small boutique hotel in the middle of the famous rittenhouse square. Centrally and conveniently located to all - shops, restaurants, park, transport etc. I was greeted immediately by a very friendly staff the minute I stepped out from the Taxi. she quickly helped me with my luggage and greeted me by name (obviously not too many chinese visitors there). I was immediately attracted by the warm and cozy lobby. The room resembled a library/study type of studio. Bathroom is nicely remodeled (except there's no hot water for the 1st night - something to do with the Gas company). The breakfast cafe at the basement and I was very impressed by the Victorian fine China they have - very friendly server (continental breakfast is included). The overall experience is very pleasant - will definitely stay there again. read more

I just returned from a stay at Rittenhouse 1715 and it was the second worst hospitality experience I've had in my life. From the time we arrived and had to wrestle for parking (nobody came out to assist us and nobody informed us prior to arrival what the parking situation was), our stay was uncomfortable AT BEST. We arrived at the tail end of the wine hour and wanted a glass sent to our room and we were denied.. We were shown to our room, which was a "Deluxe Room with Queen Bed" for $339.00 per night!! The room was small and DARK. We had no sunlight come through the windows. In fact, the only thing coming through the windows were the owner's eyes as I discovered one night while I was in the bathroom. I was approached PUBLICLY about a personal issue by the manager of the hotel and was embarrassed in front of employees and guests. We were made to feel completely unwelcome during our two nights there. The manager actually publicly SCOFFED at me. We were celebrating a special occasion and I saved up for months to afford two nights at $800.00 plus and I left feeling like I had just spent all that time walking on egg shells. We arrived and were greeted by a small crowd of "admirers". OK, it was a couple of the staff at the front table, but wholly crap are these people friendly, professional, and customer service oriented! We got a very good overview of the place (wine reception, breakfast, etc), dropped out stuff off, then headed out. When we got back the staff (at turn down service, I assume) had noticed the room was a little warm and the AC was not working well (or at all, I think), so we were met at the front desk as soon as we got back, and offered a new room. The whole small "issue" was handled so easily and proactively...nice. The continental breakfast was very good - good selection of breads, pastries, orange juice, milk and I believe and waffle/egg/omelet station available for an extra fee. Oh, a woman at another table asked for grapefruit juice, which was not a standard offering. Off went the staff and several minutes later...poof...a glass of fresh squeezed grapefruit juiced appeared....nice, again. Rooms , and the hotel, are well appointed, right down to the china used in the breakfast area - the perfect fit to the place. All in all a great combination feel between the anonymity of a hotel and the friendliness/coziness of a B&B. read more

This is the second review I am posting to help others not choose this hotel. This hotel is overpriced and has maids that don't leave toilet trees and enter your room without giving you a chance to open the door. The towels are small and scratchy. The popcorn and cupcakes (which they lied to my wife about being complementary) were stale and nasty. The best part is the snooty hotel manager who didn't care. He even wrote back on another review that I seemed satisfied with half off NEXT time we came. Why would we go there again. I basically told him they ruined my birthday and he couldn't care less. Please stay away, there are so many other places to stay that are more professional and cost much less. read more

I was in town for Business and made last minute reservations. The rooms were expensive (presidential suite and Junior suite) but we needed a hotel. The room was okay but the bed was not comfortable in the presidential suite it seemed uneven. I had periodic pain throughout the night. I would say the hotel was nice and the staff was very nice and accommodating especially Nate . read more

Hotel was so charming (just 20 or so rooms). Room and bathroom were spacious and meticulously clean. The breakfast and wine every evening were awesome. Staff were super sweet. Highly recommend this hotel. One of our best stays ever. Wi-fi didn't work while we were there. read more
