Horrible! I had to pay 250.00 to apply for an apartment that I NEVER went onsite to see. I did not rent from there and have yet to receive my 250$ mandatory deposit before getting approved. I've been a resident of the Grand for about five years. I find the current owner/manager, Brookfield Properties, poor and non-caring in managing the property. The are permitting the basic building to decay by postponing necessary repairs and maintenance. Their attentiveness to respond positively to tenant repair requests is poor. I'm told by people who lived here a long time that this building WAS a class A building. Under Brookfield management, it's a B- building, at best. read more

I have never once posted negatively about any business, because I firmly believe in the philosophy of "Praise in Public, Criticize in Private." That said, my family and I moved to The Grand Apartments in April of 2025, and my level of frustration, discontent, and disappointment is far too great not to inform others about this despicable place of residence. Please allow me to first start with the pros: - Location. - Square footage for price in 20852. - Apartments seem well noise-contained (we never hear the residents upstairs, if in fact, there's anyone living there). - Fellow residents are polite and friendly, for the most part (of course, there are exceptions). But be warned. These pros come with a hefty price. Cons: - Failing systems (Our apartment has regularly topped 85 degrees this summer and it's barely July, and the poor front desk staff were dealing with lack of AC in the lobby for over a month). - As a result of the failing systems and aging insulation, the electric bill is astronomical (sometimes, over $250/ mo. to "cool" 1,500 sq. ft). - Foul-smelling hallways and trash rooms (Honestly, I pity those residents who are within 3 apartments in either direction of the trash rooms on each floor). - Rotting trash smell/ rodent infestation in the underground parking garage (there was a dead rat in a pool of water next to the elevator on G1 earlier this week, and many live ones running about at all hours of the day and night). - Accounting upon move-in (It took us in upwards of one month and many hours/ calls/ emails to get an erroneous $3,500.00 fee removed from our account). In fairness, accounting after move-in has been accurate and relatively stress-free. - Regular smell of smoke (cigarettes, not marijuana thankfully) in this "smoke-free" building. Believe it or not, all of the above, we could deal with. But I can assure you - All of this pales in comparison to the on-site management. Prior to moving in, we read the same reviews you have read regarding the mismanagement of the property, and we downplayed the importance of a well-run community and moved in anyway. Believe me, we will never, ever make that mistake again. All of the above-mentioned issues have been brought to management's attention, repeatedly (that is, when you can actually get someone on the phone or respond to an email, which I can assure you, is extremely rare). One anecdote of many that I could share, and I'm only choosing to share it because it's the most recent: Shelving in our master bedroom closet collapsed, injuring my wife and leaving her clothes in a heap on the floor, on 6.25.25. It is now 7.3.25, and after multiple calls and emails, it still has not been fixed. Not once has management reached out to check on my wife, nor have they reached out to talk about a repair. All of our queries have fallen on deaf ears and eyes, and still do, to this day. The only way that I can characterize the management is that they simply don't care. It would be an entirely different situation if they were to show care and compassion or engagement, with an apologetic attitude, assuring us that they are understaffed and will get to the concerns as soon as they can. But, that's not it. They simply do not care about the building, the condition, or its residents. Perhaps it's just us, because we voice our discontent in a respectful way, whereas others might simply suffer in silence, while dealing with their 80+ degree apartments and seeing rats every time they park their car. But in my opinion, paying almost $4,000/ mo. for an apartment should come with it a certain level, even a baseline level, of effective management. In my opinion, there is none here at The Grand. It's unfortunate that despite paying almost $4,000/ mo., my wife, our two small children, and myself are literally counting the days until our lease expires. It's no way for us to live, and, in my opinion, no way for anyone else to live either. I am not a tenant of the Grand; this rating is for my experience just trying to view an apartment. I applied online and received a text shortly after and started a chat with them. After a lot of back-and-forth, we set an appointment for Friday at 3 pm - they sent me the directions and said their colleague would be available to meet me in the lobby. When I arrived at the appointed time I was really impressed with the lovely entrance and Art Deco interior - reminded me of a luxury Manhattan hotel, which I guess was the look they are aiming for. When I told the people at the concierge desk that I had an appointment to tour, they told a man standing there "you have a tour!" He said he had nothing for the day and asked me how I booked it - what platform I used. I told him it was probably Redfin and showed him the text I received. He said he doesn't have any leasing agent available and that they shouldn't have booked me - then said, "Can you wait 15 minutes? I have to have lunch" and disappeared! While I was hanging around waiting, I tried to get in touch with the agents who booked me. I called the number, but it would just say they would text me. Then the text was, "Thanks for calling The Grand. My name is Brook. How can I help you?" I explained the situation, but they obviously had no record of our previous interactions even though it was all documented right in the text string. After several exchanges and them telling me that they would have to ask their colleague and would get back to me, I gave up, realizing that I was not talking to a human being. And the only actual human I talked to was the man in the lobby, who denied that I could have had an appointment. I've been to a number of apartment tours and the agents have all been very polite and helpful - like they would actually welcome my business. This was the rudest interaction I've received. I still have not heard back from the Grand with an explanation of the mistake or apology for wasting my time. If this is the way you treat prospective tenants, I doubt your actual tenants would get better treatment. read more

Everyone living here hates it. Compare the stock photos against my photos of what this place is really like. Management is sleezy and rude and will say anything to get you to sign a lease. Amenities are being discontinued and after I moved in I started noticing how dilapidated the building is. Most of the residents are elderly, and management is rude to them and does not treat them with any respect. The building is falling apart, and they started removing amenities to pay for repairs. We had free breakfast every morning when I originally signed my lease! FREE BREAKFAST every morning - until they sent out a memo and said they were discontinuing free breakfast to pay for repairs. They also cancelled free valet parking for guests, which used to be a huge perk. Every week we get a letter from management that whines about the residents and talks about something else that has broken in the building that we need to avoid. They are so freaking annoying with their letters where the apartment manager lets her heart out whining about every detail. The elevators and parking garage are extremely hot, and you'll be dripping with sweat by the time you get to the lobby. The parking garage elevator takes you to the lobby, then you have to take a second hot and muggy elevator up to your room. They tack on an extra service charge every month to pay your utility bills, they replaced free breakfast and coffee with a gross coffee machine that shuts off at 10am (yup - that's how cheap they are getting. Management is a mess; they are extremely rude and never follow through with anything. read more

We were looking for an apartment with flexible early termination terms. It wasn't easy to get a hold of someone at the grand but once we did, we have met with Shay who was absolutely everything anyone would want to have in the leasing consultant. She was patient, informative, knowegable and detailed oriented. We appreciated the whole entire move in process that Shay and Charity have created for us. We loved our new place( 2bed room apt), rich amenity and awesome high response maintenance team. read more

I lived at The Grand from 2010 until the spring of 2011 and it was quite a good experience. The lobby, offices, pool areas, gym, and lounge are over 10 years old but look spotless. Forest City is the owner and they have surprised me at how well they maintain their properties. Security is visible, courteous, and top notch. Your visitors will enjoy the complimentary valet parking and the hotel like entry. The location is nice, but not too pedestrian friendly. Crossing 355 isn't always comfortable because of the high speed of traffic. If you're driving, then great, there are many businesses and shops in the area. The units are lovely, my only complaint it the outdated kitchens and washer/dryer. I lived in a Beethoven on the 17th floor. The closet was built out and didn't waste any space and the bathroom was hotel style. There's no mystery HVAC bill at The Grand like at 425 Mass (my current home in DC as I write this) and the parking fees are reasonable. The residents are a mixture, and are mostly pleasant. There's about 22% of the residents that have lived in The Grand since 1998 (opening!) This I learned from the management office when I was paying my late rent one day after an unexpected business trip. The office is very flexible while being professional at the same time. I was not charged a late fee as a courtesy. I don't think there's any management team that would extend such a courtesy. I was impressed. The Grand will be missed, but since my job sent me to DC, I had to move to spare my commuting time. Thank you, The Grand. read more

I visited this place as another apartment consideration a few years ago. It certainly has all these free amenities including continental breakfast and workout classes. If amenities are your thing you can't beat the Grand. It's also right across from White Flint metro so no worries about getting down to DC. But there are a few things that turned me away from it. * Expensive parking, especially for multiple cars * The room layouts were awkward or designed oddly with "unique" paint jobs * The elevators are SLOW and not accommodating of as many residents as this place holds However, I do know a few people who live here and absolutely love it. This is the best place I have ever lived and I miss it every day. I lived here from 2013 to 2015. The community it's great, they have events all the time. Breakfast every morning. The facilities are always clean. Maintenance always comes right way. We had a water pipe that froze and burst what would make anyone upset but they deal with everything the best way possible. I loved everyone one from Mohamed that used to help us with the car to the concierge people that were always so kind. Unfortunately we live in Arlington now and it's too far to commute to work. We made an appointment a week ago and then called back two days later because we had to push the appointment up by one hour. We called about a dozen times and left about half a dozen voice mails and never got a call back. In the end we decided to show up anyway in the hopes that they had updated our appointment from one of the six voice mails and just failed to call us back, but they could not accommodate us, so we left. We flew in from out of state to look at apartments and had everything planned out, but this place wasted our time. They apparently only have two leasing agents and only one was working at any one time this past week. If they can't accommodate potential new residents, how can they accommodate their current paying residents? My recommendation is that you do not allow this place to waste your time. read more

She called 10/13 made an appointment to tour the apartment 10/14 at 10 am. From the stereotyping & racist treatment I received when I moved in to the constant rudeness of the staff, there is nothing to celebrate at this place. I have been living at The Grand since 2015 and I absolutely love living here! The staff is exceptional from the valet, concierge, maintenance and management. The amenities have evolved since I've been here and continue to make my living experience so great. From the community events that take place here to bring the residents together to the landscape and quiet common areas to enjoy and hosts guests, I couldn't ask for anything more. Planning to relocate to area soon, we flew from Chicago to view this apartment and set up our appointment weeks ago. We arrived at 955 am (5 minutes prior to scheduled appointment) and were not even acknowledged by office staff representative Shay until 10:45 am. She made it seem as if it was our fault that they are poorly managed and double booked/have computer issues. As she was trying to blame us for their errors we were receiving emails from the building asking how our viewing had been at 10 am. Being very unapologetic and unprofessional she asked that we waste more time to come back later. Staff was extremely rude and unprofessional. First of all the color "purple" is my fave and guess what the leasing consultant LaToya showed me a place which has hallway covered with purple carpet. Boom! In addition, this place was 2000$, renovated and free garage space. More over there were no amentity fee attached! I fell inlove! Gave Latoya all my HSBC bank information, and a letter from my emloyer . latoya told me that those were not the required materials. She asked me to get a letter from my employer who is living 10,000 miles away, a letter with my income on it. But it was friday. Saturday and Sunday were holiday, and monday was labora day. So we set Tusday as our meeting day. On Tueaday when I called in the office Latoya was not there on her desk. The answering person took my name and number and assured me that she will call back... She never! Today, when I went there, they told me that the unit was gone! Latoya gave me some other options to look at. She did not even ask me to come in to talk or did offer me some other apartment! Just sent me away! I asked for the manager of the building but she said you wee away. After my insist she called the assistant manage Jerome in. Jerome told me that he will call you and ask for your permission to make adjestments( which I believe and seems like my right ) After seeing two different places, I liked the last one she showed me and I was gonna settle since I qualify all the requirements(!) but this time Jerome was like "unfortunately this, unfortunately that" I was thinking that The Grand apartments were managed with "fair housing" rules. So, why is this discrimination towards me? Is it because I am a single mom? Please tell me that this is just a misunderstanding. All happening was not intended to stop me renting there! And.. Please investigate who rented the apartment which I applied to? Is it a friend of Latoya? Jerome? So trouble renting was intentional to get their friends cheap apartment? I appreciate you reading this far. ;...... After this letter manager contacted me and so interestingly apartment of my choice became available! As a resulck and applied to the apartment. Even though I have all the proving material and documentations guess what? They denied my application! Here I checked the denial report... And the report seemed very interesting. It was saying that I was rejected due to 3 reasons. (not one.. they are smart? or thnk they are smart) 1- Rent-income ratio? It is very interesting because when you multiply my mothly income with 3 and adding the money in the bank rt of this ration is 20K more. SO how come? 2-C.History not sufficient? Well, the last time (like a week ago) when I checked my history , mine was 711 but today they are saying 645... How come? 3-Cri. history??? As I am remembering I only have some stpid mistake of mine 7 years ago. So, is this the hstory they are talking about? Something from 7 years ago? In the end, these EXCUSES doesnt seem to me so real. Be aware of NWP hidden fees when renting at the grand!!!!!! The grand uses a service provider (NWP) to manage the commonly used water and gas. This NWP service corporation is a scheme. They will charge you $100 a month for water gas that is not shown in your lease. Besides that, they charge you $5 in service fees per month that you can not get rid off. If you call NWP, their customer service is horrible, they treat you really badly and they are not able to explain any of the service fees or extra fees. One month they charged double and after half the building complained they came back and said it was a mistake but they wouldn't give the money back. You had to wait for the next bill to have it deducted from it. It is a scheme. read more

I have lived at the Grand for 2 years. It is in a great location with extremely close proximity to the metro. It is also just a few minutes walk to Pike and Rose which has shops and restaurants, and North Bethesda Market which has CVS, Whole Foods, and restaurants. The front desk staff, maintenance, and fitness staff go over and beyond to give the residents a positive experience. There are many newly renovated apartments to choose from and there are great amenities included. They have group fitness classes, indoor and outdoor pools, and bagels and coffee in the morning. Also, the management office throws different events, gatherings, and activities for the residents. The only negative thing has been two major maintenance issues in our apartment. That being said, maintenance and the management office quickly resolved these. read more

I had a poor experience from the get-go. When you usually step into a leasing office you are generally invited to sit down, at least. The man who works the leasing office either isn't a people person or does not like his job. He's officious and rude. I came in for a tour of the building, and was informed that he had absolutely no time for me that whole day, even though he had half an hour before his next appt. And his job is taking people around the building. I get it, he was the only one in the office and he had a full day of appointments; I would have settled for a tour of the lobby, a brochure (with some sample floor plans and a price list) and a polite demeanor. Its a pretty great looking building from the outside, but it could do without the snotty attitude. read more

I've sent emails and made phone calls over the last couple of weeks, with no response. The two times I actually got someone to answer the phone, it was someone at the front desk and the person who answered sounded annoyed to have to talk to me. I'm pretty bummed because it seems like a nice place, but not sure I want to give my money to a place that treats potential residents like this. read more

My initial impressions of the Grand were quite favorable. But after living there for 2.5 years, my opinion changed. The upkeep of the facility left much to be desired; broken amenities (e.g. steam room and hot tub) were repeatedly out of service. Even worse, upon my moving out of the Grand, they presented me with an unfounded bill for utilities that I had paid directly and refused to refund my security deposit. I am now receiving calls from a debt collector and will likely have to take the Grand management company to court. Also, security at the Grand is lacking. My bicycle was stolen from the indoor, secure garage. In sum, find somewhere else to live. read more

Have been living at The Grand for a little over two years and am very pleased with my experience thus far. The service from the staff is fantastic as the entire team is very accommodative and attentive. Common areas are always clean and well-kept, and management is very responsive to any questions/concerns. The outdoor pool is great in the summer time, and there are many other amenities and luxuries take to advantage of throughout the year (i.e. gym, coffee/donuts, indoor pool/jacuzzi, holiday and seasonal parties, etc.). The location is very convenient to the White Flint metro as well. Overall, I have enjoyed my time living at The Grand and would definitely recommend it to anyone looking at apartments in the North Bethesda area. read more

I have lived in the Grand for about 4 months now. What I love most about the Grand is its Metro accessible. The White Flint metro station is right across the street. Also the amenities are great - pool, fitness center, valet parking, gated community and front desk service. Another perk is bagels, donuts and coffee in the morning (there is a bit of a line so the earlier the better). The valet staff and front desk staff are helpful and have good customer service skills. The building common areas are always clean and well-kept. I would definitely recommend living here. Only negative is the gate and the handicap front door to the Grans seems to always be broken. For a gated community, it seems odd the gate is always broken and open. read more

I have lived at The Grand for 3yrs and have been quite satisfied with my home thus far. The staff are wonderfully helpful and professional, particularly the front desk staff and the valet staff. Always a smile and friendly word. The close proximity to White Flint metro is an added bonus. It's also great to have such a large gym downstairs, complete with classes, a cardio room, and a weight room. Whenever I have overnight guests, they love the morning coffee, donuts, and bagels too. The only downside is that you must get there early because residents will come out of the woodwork with tupperware, ziploc bags, etc. It's too bad staff have not found a way to regulate the greedy. The reviewer is correct about the elevators being slow, particularly the ones to the parking garage. Overall, very happy with my decision to move to The Grand! read more

The amenities are nice; indoor/outdoor pool, spa, exercise rooms, reading lounges, bbq areas, etc. The leasing conditions are pretty strict, which may be a contributing factor as to why the building has many older tenants. In closing, the close proximity to a metro station and other necessities coupled with the luxurious amenities makes it a pretty decent place to live. read more

Steve, the property manager, has been responsive to maintenance requests and nice to deal with. All the staff are friendly and greet you in the morning. My favorite so far has been the valet parking! The Grand is a wonderful place to live, starting from the quality of the apartment rooms down to the excellent amenities. I'm quite surprised by the negative reviews; I have experienced none of them. Yes, we no longer have the whole array of breakfast menu items (bagels, donuts, tea and coffee), but it has been replaced with 2 new hot beverage machines that provide us with not only tea and coffee, but also cappuccino, latte, espresso, hot chocolate, and more that we did not have before. I am not aware of any apartment facility in the Bethesda area (anywhere else for that matter) that provides such a perk. So we should be grateful for this privilege. The staff, especially the valet parking team, concierges, maintenance, leasing, and house keeping staff are hard-working people and always pleasant and courteous. Management team seems to be short-staffed for an apartment complex of this size, but my personal experience is that they have always done their best to address all my requests and have always been professional in their communications. The apartment complex itself is beautiful (made of high quality material including the sound-proofing) and nothing like what one of the reviewers indicated; I wonder if they were perhaps referring to another complex? read more
