I've lived at The Hamptons for more than one year and I was generally content but there are a couple of things that one should be aware of before moving here: Pros: 1. Very good location close to restaurants, entertainment 2. The apartment complex is very walk-able with large grass areas, big swimming pool and nice build in hot tube.. It has been the only place that I rented where it was feasible to get evening walks without ever leaving the apartment complex 3. Maintenance staff was friendly and fast. Most problems got resolved the same day they were reported. Cons: 1. Parking. It was really really bad. First of all each apartment has assigned only one parking lot (that can be quite far away from the apartment itself) and there is no way to get another one unless you rent a garage for about $500 a month (and you need to wait until one is available). Parking your car on unassigned spots can be really challenging if you come home after 5pm. Also you have to often park at the very opposite corner of the complex (which is quite big so be prepared for some walking). 2. It can be noisy in apartments close to Wolfe Rd and 280. I would suggest choosing some interior buildings if possible. read more

The rent has increased, but the amenities are the same. The yard are clean, but I don' think it is functional. I guess it is in a good school disctrict, so there are A LOT of kids everywhere. I appliances are cheap. The air vent in the bathroom barely works, so if you are scare of molds. be cautious. The microwave hood vent combo is also a joke. It hood range does not work. So if you do light cooking, it is okay, but if you want a 3 course meal every day, I don't think it is realistic. The parking, once again, is super super hard to find. You only get one parking space even if you have 2 or 3 bedroom apartment. Also, the parking space are tight, and I had someone backed up their car and scratched my bumper. Sucks, since it is a new car. The trash bins are far away from your apartment, so throwing the trash away to me is a pain. There are a lot of stairs, so for me with a little baby, it usually take me 2-3 trips each time. Don't even mention about groceries shopping. (Like most apartment complexes, you will not get your security deposit back, so if you are thinking, " well, if I keep it clean and nice, I will get my money back." Think again. they will find a reason to keep the security deposit.... just a fyi) LAST AND FINAL COMPLAINT. IT IS THE WALLS!!! There are no insulation at all. I can hear almost everything around me. Since I live on the second floor, there always noise. IT sucks because it doesn't feel like you are at home with privacy. I think all in all....I really think it is a decent apartment, but compare to the area in Cupertino. IT is way over priced. So I would recommend someone to start looking 2 months before they want to move in Cupertino, since it is hard to find a place in Cupertino. But places like the Hamptons are always available, and I now I know why. read more

My apartment at the Hamptons was great for a first home for my now husband and me. After about a year we grew out of our tiny one bedroom one bath. Cons- parking is a nightmare. The spots are all different sizes and if you aren't a good driver that could pose a problem (I saw many accidents). Rent went up nearly $500 in our 2 year stay there. Frankly, it was cheaper for us to buy a house than stay here. This place is good if you can lock in a good price for a long lease. read more

Over all: Nice interior/exterior, good location and in a good school district, but it all ends there... Forget about getting any kind of deposit back ! They will find ways to make sure they get to keep it. Parking in the front is a joke, in the front there's never space after 4pm! The car parked at guest parking got broken in to too. The staff in the reception is questionable, at most you will get a sorry for the inconvenience when something goes wrong. Construction started 9 months ago and is still going on. You barely no compensation for this and they will also lock you in your apartment some days so make sure you are aware of the dates as they will not let you out for the entire day !!! For the amount you pay at The Hamptons I would def expect more !! It is not worth the money ! read more

Well, something tells me the pilot light wasn't out, or if it was it wasn't the main source of the initial problem, because pilot lights don't re-light themselves and my water was cutting in and out. Re-lighting the pilot light was a solution guaranteed to fail. I thought there was actually some computer reset that could be done because that's what the tech said and I didn't spend the time to look it up myself. Anyway, I haven't had issues for a few days, hopefully I won't have issues again now that the Hamptons has actually put some level of thought and effort into my problem. There were multiple failures along the chain that led to the problem not being fixed and me missing works to come and talk to a tech that still just 'reset' the system which from what the Hamptons staff that replied to my review said, it sounds like he turned off my pilot light and turned it back on... It was a really hard few weeks without reliable water. Hopefully the Hamptons has patched the holes in their system and this doesn't happen to anyone else. This situation made it extremely difficult to appreciate anything about the Hamptons as it left me uncomfortable much of the time. However, this place is beautiful, and just about everything else about it is more than I could hope for just about anywhere else. read more

The Hamptons is a very nice community. The apartments are sunny, spacious, and quiet, the swimming pool is awesome, and they welcome pets. It's also very convenient to 280. However, they need to improve security in the garages. Our bikes have been stolen and our car broken in (3 different events). So if you decide to move there, make sure to keep your bikes in your apartment and not to keep anything in your car. read more

I'll miss it here. I've lived here for 1 year and overall it's been great! This apt was built in 1995, but looks like it's just a few years old. I paid $2100 for a 2BR, 2BA 950 Sq Ft appt. The maintenance was prompt and standard. Noise level: It was quiet but if you're sensitive, you might hear light footsteps faintly from upstairs. The complex is full of families, so little kids will run around and shriek when it's a sunny day. Amenities: Used the simple outdoor BBQ grills a few times over the year. Pool/hot tub is well kept- but beware of kids everywhere on hot days. Parking: our apt came with 1 underground spot. The above-ground free-for-all parking can get right after 8pm, and especially on weekends. There's always parking though- you might just have to park further away during weekends/late evening. Apartment interior: beautiful! clean marble counters, double sink, contrast color painted walls, plush beige carpet to keep it cozy. There's no AC, but the heater and fan work fine. The apt never got that warm anyway in the summer on the 2nd floor. Price: It's hard to now justify paying for this place- it's not over $2500 for a 2BR/2BR which I feel is steep for the quality and facilities here. Location: SUPER! this was one of the best parts. It's right next to the I-280, cupertino village. There's a Trader Joe's/Safeway/Sprouts ~1 mile away. tons of asian restaurants! read more

I have lived here for almost 2 years and really do love it here. The grounds are always maintained so well and it is one of the only places I have found that is so welcoming to dogs. I've lived here since 2011, and it's been a great community to stay in. The leasing office and maintenance team are professional, kind, and responsive. A couple weeks ago, I had a moderate leak in my apartment. These things happen, and it was no one's fault; the living units have always been kept in good condition. Anyways, I called the main office, and within a few minutes, maintenance was there working on the problem. I want to give a shout out to Santino in particular. He responded quickly, got the leak under control, and followed up with me regularly as the maintenance team repaired the damage to the walls and floorboards. He worked around my schedule so the repairs were made when I was not home so I wouldn't be disturbed. He even made sure my apartment was given a full cleaning at the end of the of the repairs. Very nice and professional. Elva, one of the community managers has also been great to work with. She was very helpful when I moved units within the complex and she knows the names and unit numbers of most of the residents in the complex. Pretty impressive, and it makes me feel like more than just another tenant! Thank you for providing such great a great place to live in! read more

I've been living here at The Hamptons since March and have really enjoyed my stay. The grounds are beautiful, well kept, and overall, the property is a quiet and relaxing place to come home to. The office staff is extremely helpful and courteous - this extends to maintenance as well (I like how you see familiar smiling faces working at the community). My dog and I love the neighborhood green. People are friendly and don't seem to mind mingling with each other/sharing the common areas ie pool, bbqs, bball court, which doesn't really seem crowded ever. Note: there has been restricted access to the property due to the Apple campus construction, which can be seen as a con. Personally, I feel that it comes with the territory of being in a prime location. The construction guys seem good about directing traffic, etc. I recently discovered that the property has a carwash on site, so that helps!! Also, I'm not sure why folks are saying there's a lack of parking. Seriously?!? I have consistently parked a second vehicle in one of two spaces next to our unit. I know this isn't SF, but even compared to luxury community standards, 2 parking spaces per dwelling is generous. Definitely would recommend this place if you are looking to be in Cupertino or close to the 280. read more

Have been living here for years, the apartments great and they help you with anything you need. Alva, Arturo have helped us on many occasions and are always positive and warm with their service. The only negatives of living here is that it's across from apple campus. During the construction years it was always dusty and crazy. Now that construction is done there is still noise made across the street at 3 am often. Obviously not in the hands of the apartment complex but the city of Cupertino is way too easy on Apple. read more

During our apartment search, we considered The Hamptons. We did not have an appointment, and it was near closing time on Sunday. Theo, from the leasing office, offered to help us tour the apartments, amidst the time. He is very efficient and explained us every detail that we were interested in. He tailored the search to fit our needs and is very impressive. Unfortunately, due to personal reasons, we were not able to move to the Hamptons. Beginning 3rd year of lease - increased from 1 year to now is 145.00, however, I agree with others - amenities in apartment are OLD. I am rarely home, but, when I am - kids up on 3rd flr jumping on "My" ceiling - knocked off picture from wall and glass broke. Too many little crying kids and BARKING DOGS. ALSO, PEOPLE DO NOT pick up after their pets on lawn - it smells horrible when they cut the grass. The garbage areas are disgusting and parking is a JOKE for get-together w/friends or family visits. Security gates not working, etc. I will not be renewing my lease next year. However, I will say Carol and the maintenance guys are amazing. I just don't understand why they are so sticky about patio items, flags, lights, etc. when the garbage areas and animal droppings are left unaddressed!! read more

We lived there for two years. The experience was almost good until we moved out. When we moved in, they charged us $100 for deposit of keys, but when we move out, the refuse to admit it was deposit, they said their system shows the money was for key replacement. Even I have the receipt of the deposit check which have comment clearly says it was deposit and they have their signature on the receipt, the manager still says they never take deposit for keys and refuse to give back the deposit !!! If you are thinking about living there, think about it twice. We are still fighting with them for our money! read more

They will only give you one parking spot even you rent 2+ bedrooms. They said there will be no problem finding an another parking spot, and there will be a waiting list for the paid parking garage. We waited for 1-2 years, we'd never got it. We had to park very far from out unit most of the time. Only way to get the easy parking is to rent a unit by Hwy 85. We had to leave that apartment, because they increase our rent for over $400. read more

Initially, the Hampton's at Cupertino on the outside looks awesome. I thought it was a decent neighborhood, a decent complex with great amenities. Unfortunately it wore off in a matter of hours. We moved into a one bedroom and found that many things were broken, needed some WD40 on the windows, and a leaky toilet. The parking is horrible if you don't have assigned spots and are coming back home after 3pm. The available parking is on the other side of the complex. However, if you are to come home after 8pm, good luck, you'll be circling the complex many times. My worst complaint.... the temporary but very annoying construction noise. Do not move in unless the construction is complete and if you're willing to move in even with my above listed complaints. Thank God the living situation is temporary. I can't wait to move into my next apartment in a few days. read more

I've been at the HAMPTONS for almost 3 years now and I personally love it here! Despite the place being built I the 70's and the fact that you can hear every footstep above and below you the management is more personal than anyplace I have ever lived before including all the hotels that I live in during my travels. The staff here is above mention! The moment I moved in here as an Apple employee, Elva Fabian has taken care of me. She's my Sofia Vergara and my friend as she's been over the past 3 years. Like I said the staff here is great! The maintenance crew is top notch, very responsive, and always takes care of the smallest details. Don't overlook this little gem next door to Apple Spaceship Campus! and make sure you ask for Elva!!! read more

I've been living at this place about 1 year. Positive things - a large swimming pool (heated in winter) - home school is laurelwood elementary and 2nd is sutter elementary. Thery both are wonderful schools. - good people - pet friendly - good location Negative things - many people are suffering from walking noise comming from upper story. No alarm clock is needed. They will wake you up. - lack of parking lot. Your second car may be supposed to be parked at guest parking areas which are always full . - management staffs usually don't come to fix things if you make a request through online unless you visit the office. read more

Ok, I do not know how the heck these people are giving 5 stars. They HAVE to be getting paid for this bull. We have lived here for a year now, and have been here since the construction started. Some actual facts, and I will post pictures later. #1. The gate that you pay for to help increase security in a gated community? Has been down for months. All sorts of excuses about why. We are moving out soon, and only right before we move out will it finally be fixed (3.5 months of security outage). #2. The security patrol company that is supposed to come through on an hourly basis at night? You're lucky if they swing by once a week. We have sat and watched for hours on end and not even seen them 1x, we did this to see if the community was actually taking this seriously. They aren't. As an addendum to 1 and 2 above, the complex has seen break-ins on numerous occasions. My own vehicle suffered 4K damage. This isn't including the bikes that have been stolen, including from the underground garages. #3. Parking: Sure, there is parking on the right hand side of the complex. Over by building 10, good luck. #4. Construction nightmare. Wendy's is right straight down the street by about 5 minutes of driving *IF THERE WERE NO CONSTRUCTION!* Since they have been doing construction, even running to Wendy's now consumes 45-1Hr. "Not that impacting" -- BULL. Access: You are extremely fortunate if you can get in in a timely manner during the hours of 8-6. For the past 3 weeks alone, the cutout lane for turning right from Wolfe onto pruneridge has been blocked by the construction, and they have taken it down to a single lane. During this time, traffic backs up, and you are waiting 15-20 minutes just to get onto your own street from the very corner you are trying to turn on. Want to leave? Well, hope that idiots aren't blocking the intersection when you are trying to turn left to get to 280, because they do, on a regular basis. #5. Air condition: There are *mountains* of dirt less than 1/4 of a mile away. You wash your car today, by 5 days time, your car is completely covered in dirt and dust. It has caused problems for many residents already. #6. Price -- Ridiculous, and getting more so. They are raising rent by 10% per unit as a means of pushing out current tenants because they plan on having Apple subsidize. This is *not* a first time for Irvine, they do it at all of their "next to corporate" properties. Look around, you can find much better, unless you are paid by Apple. Then you might be able to get them to subsidize. read more

So I have been in this complex since June 2015, last night someone stole the second bike from the complex. Nothing happened on the first bike, since I did not lock it to the wall/floor locks in the locked closet - too bad for me. Now last night they cut the lock off the bike and stole that one. UGH!!!!!!! not the most secure place, and apparently they don't care either. read more

Pros: The environment is really nice and it's pleasant to live there. On our side of the building we always have parking available, so it's possible that we are on a side with less renters. Cons: Very pricy and rents will raise systematically every year and I don't see how you can stay there without reaching a ridiculous price that doesn't make sense. So after an average of 2/3 years people are compelled to leave or they will end up paying a one bedroom 3000 dollars!!! These kind of companies will make profit out of everything and Deposits are included in profit calculation so forget about getting it back and don't kill yourself cleaning like crazy when leaving. They don't really care about renters and don't care if you want to leave, they make most of their profit by charging full price corporate companies that pay for their employees' rent. Apartment complex of that style are very depersonalized. The worst really is this non ending rent increase. You really feel like a cow that's being milked. The maintenance staff is nice, the management staff can be limit rude if challenged. read more

Thumbs up! We will be considering this place. Great full size washer and dryers inside and the bedroom sizes are really spacious . The staff in the office are very professional and always willing to go that extra mile!!. They gave me all the info I needed including school district . Great place!! the prices are a little out of our budget but you really get what you pay for . All of their amenities are excellent pool, basketball court , fitness center , etc... And the big plus is there is a hospital next door and mall !! Super plus we are going to really consider this place . It can get a little dusty when Comming in the complex but we know this is just temporary and shouldn't be any problem at all ! Simply beautiful community !!! read more
