I have not had a problem with mold or other tenants. I stay to myself unless I need to step out of my zone for a reason. I have not had a problem with the Managers either. Both Managers are the friendly and Kevin is the best. If they seem strict it is because they are Managers and need to ensure people are abiding by the rental agreement. People need to read the fine print and stop blaming them for doing their job. If you do not like the apartment complex, then move or get your own house.

The offending office manager was female and has a pattern of ridiculing tenants, building straw-man defenses when something is brought to her attention. Trashing people, basically, as seen in one of the responses to a person who suffered neurological and heart and lung consequences of the hidden mold in this unit. One must wonder who is living in the unit now and whether proper remediation was performed before they sought more money moving someone unknowingly in, as was done to all 3 of us and our dog. They were brazenly about money with no regard for safety, even as they hid the issue as was evident by moisture-detection disks that they had hidden in the unit, out of sight (discovered upon move-out). I was the one who meticulously documented and sampled of all of the areas of mold, which were MANY. See photo for evidence. I have at least a dozen more images. We were advised to contact the Attorney General's office for the horrifically angry disrespectful character-assignation style of by one of the office staff members, whenever a tenant approaches her with a problem within the rental or property. Tenants were throwing trash off of their balconies, losing car parts to thefts, mail boxes broken into and mail stolen (two pre-paid SIM cards were taken from mine, but I never bothered to notify because by that time, it was so common and management's angry reply was always: "call the police" .. even as they put out notices routinely to the tune of call us if you see anything. Utterly contradictory. In my case, I simply cancelled the plan on the sims and started over with the provider). Distressingly, the office manager who takes great pleasure in mocking disability, whether medical or otherwise added to a very difficult time in this experience. This was unprofessional behavior that should be taken very seriously. The pattern of hot and cold was unstable behavior, irrationally out of nowhere, could be simple or major matters. Also the exaggerations of tenants' questions to her, misinterpreting the simplest of inquiries as something that it's not. Shifting attitudes and policies. One moments it's ok that residents are tossing trash on the grass, attracting wildlife to come too close (coyotes, rodents, and bugs), and then it's not. I observed conversations with others that went off the rails by the manager freaking out without provocation. It was not a place I'd want to lease ever again, and I hope that those who live in mold check out how dangerous that can be. Check online pages about indoor mold toxicity. Hope that they will not ridicule future renters who may find the mold sooner than we did. We left because we knew something in there was toxic, but didn't see the mold until moving things around during move-out. They aggressively fought and we paid the money they wanted, just to get out of the drama of them, but never again. Renters beware. Several have said that the management team spends a lot of time 'faking reviews.' This is just hearsay, but I wouldn't be surprised, given the reality of the experience and conversations with other tenants.

They have 2 parking lots and the larger lot has 2 access points which is helpful. There is a shopping center with a Target within walking distance and a Shop Rite and CVS within a 5 min drive. I've stayed with them many times and it's been comfortable. The only drawback is that they covered up the pool and replaced it with an activity area that is less desirable in my opinion.

Don't live here if you are a single woman…read more When I first moved here, I thought this was the perfect starter apt for me. We had 24hr security, and the building/neighborhood was safe. Over the last two years, it's proven to be extremely unsafe. First, someone continues to leave roses at my apt door without a note. This has happened 3 times. When I bring this up to management, they say there's no cameras on the actual building floors and maybe it's someone that I know. I am 100% positive it is not. To get above the 1st floor you need a key fob. I believe it's someone who lives here and is watching me. I fear that this anonymous person can harm me and get away with it. Because management is not taking this matter seriously, I had to buy a ring camera to deter this person from leaving any more roses at my front door. Second my car was stolen from the premesis in May 2025. Management was not helpful at all. They will not release the footage to me to help me better protect myself in the future if I were to buy another car. The cameras outside and far and few between. I was told "they only record when crime occurs".... Whatever that means. I'd say a car being stolen off the premises is an actual crime. There has been 3 other individuals that I know of that have gotten their car stolen overnight from the premises. The latest one in June 2025. There are also multiple car break ins on the premises that I learned about from other residents after my car was stolen. Look. it up on the citizens app. When these car thefts and break ins occur, management does not notify the residents. They sweep it under the rug in hopes that no one finds out. There is a parking garage, and had I known about these break ins, I easily would have paid the additionally fee to have my car safe. There was a murder in our building in June 2025. Management sent an email out to residents saying there was an "incident" and did not address the real occurrence. I had to find out on the news, instagram and family sending me texts about the building I live in. Look it up online on 10 NBC Philadelphia news There has been multiple unsafe lobby incidents where someone trashed the lobby throwing all of the furniture and glass around. That was in 2024. Additionally in 2024 someone broke the front glass door to get in the building. Security went from 24 hours to concierge for 12 hours each day. There is no one maintaining the safety of the property. I have reached out to management given the circumstances and they do not have a solution moving forward. They are "trying" to figure things out. My guess is it is going to take someone being raped, a few more deaths and car thefts before they actually do something about it. I have reached out to management multiple times. Most recently Kristen from corporate 2 weeks ago via phone and email to discuss a plan moving forward. She still has not called me back. These are serious issues that need to be addressed and until they are, I do not recommended anyone move here. Especially a woman. It's just not worth your safety. I'm sharing this review so others can make an informed decision before signing a lease. This is not…read morewritten out of anger or exaggeration -- it reflects my real experience living in this building. There are positives. The apartments are well designed, the common spaces are attractive, and the on-site residential staff is generally friendly and professional. Unfortunately, those positives were overshadowed by serious safety issues and a complete lack of accountability. During my time living here, a homeless man was able to live on my residential floor for several weeks without being noticed or removed. This only came to light after residents reported stolen personal property. As a resident, this was extremely unsettling and raised serious concerns about building security and access control. On a separate occasion, a man who appeared to be under the influence of drugs entered the building lobby and passed out in a common seating area. Again, this raised concerns about who is able to freely access the building and how these situations are handled. There were also ongoing maintenance issues. Hot water in the bathroom was limited, with showers turning cold after about ten minutes. Although heating is individually controlled, it did not function reliably, and my apartment often failed to reach the temperature set on the thermostat. The most disturbing part of my experience involved one of the building's owners, Dean Adler, following a car accident in the building's garage for which he was at fault. During this interaction, his behavior was aggressive and intimidating. He used derogatory language toward me, including racial slurs, and made statements that were threatening and demeaning. He also attempted to evict me on the spot, despite having no legal basis to do so and outside of any formal process. Being spoken to in that way by an owner of the building was shocking, inappropriate, and deeply upsetting. No resident should ever be treated like that. What made this worse was the complete lack of accountability afterward. I reported both the accident and Mr. Adler's behavior to building management. To date, no meaningful action has been taken. There was no follow-up, no acknowledgment of the seriousness of what occurred, and no effort to address resident safety or hold ownership accountable. Despite raising concerns through the proper channels, I ultimately felt unheard, unsupported, and unsafe. For these reasons, I would not recommend this building to anyone who values safety, accountability, and being treated with basic respect. I'm sharing this for transparency and awareness so others can decide for themselves. RESPONSE TO BELOW: 1. The team has NOT been in constant contact with me. They respond if I reach out. But nothing was proactively/reactively done that I was made aware of. 2. The "transient" was sleeping in a vacant room right next to my apartment. Management was made aware of this. Since the incident, the room has been locked and safety reassurance emails were sent only to residents who directly reported the issue. 3. I reported an issue with hot water. With heat, I'm moving, so no need to even go through the hassle.

I never ran into any major issues with it. It was modern and spacious. The pool was great, though it could have used some TLC. The front desk staff changes frequently however I've never had issues with anyone. Brandon is the absolute best!! My dog and I definitely miss him. Ms. Veronica was always such a gem and super helpful too. My biggest issues were parking and the dog parks being disgusting. Parking was always an issue after normal work hours. Coming home late and parking in the lot was rarely an option. The parking surface was there but as a paying resident, I should not have to park up there. People also parked like they were the only ones that mattered - adding spaces to ends of rows, blocking doors, making it impossible to pass or turn safely. Nothing was ever done to those people because "the police have to come" before towing anyone which is absolutely absurd when it is a safety issue. If there was a fire, a fire truck likely wouldn't be able to make it through at times due to the sheer ignorance of people. No one was held accountable for cleaning up their dogs poop. It's not a hard task and is a part of being a dog owner. It was disgusting 99% of the time. The dog parks got "resurfaced" last year, which just was more rocks being added. It closed the parks for a few days and turned out to be useless.

You would expect a paid parking area to provide at least some level of security, but that wasn't my experience. The condition of the building is also disappointing. The hallways are frequently dirty and have an unpleasant smell, making the property feel poorly maintained despite the high rent. Speaking of rent, be aware that the amount you actually pay ends up being higher than the advertised price. Between the additional fees and other charges, the monthly cost is significantly more than what you're initially led to believe. The move-out process was equally frustrating. Management told us it was okay to hang pictures and other items on the walls, but when we moved out, they kept most of our security deposit without providing a clear or reasonable explanation. It felt unfair and inconsistent with what we had been told during our tenancy. Overall, between the lack of security, poor maintenance, hidden costs, and disappointing handling of the security deposit, my experience was far from satisfactory. I would encourage anyone considering this property to read reviews carefully and ask detailed questions before signing a lease. Take your money elsewhere, you can find a better deal and don't be deceived by their "move-in" specials.
