The Ivy at Draper is a 55+ community. On the whole, they're average. However, elevators and automatic doors have a tendency to malfunction, with long delays until the repairs are made, the norm. Because this is a 55+ community, there are a number of mobility challenged people. People with wheelchairs and/or scooters. Most of the building entrances do not have adjacent curb cutouts, or ramps. The only automatic doors, at the main entrance, have never been reliable, with the current malfunctions lasting over a week, with no end in sight. Sometimes, seniors need a little assistance. You'll get no assistance from the office staff, their consistent response being, "this is not a assisted care facility." I have lived here 6 years, and in that time, my lease renewal went up 30% for three of those years. This is especially aggravating, because the parent company, Greystar recently settled a price fixing lawsuit by the US Department of Justice, paying a large fine, none of which went to the residents/victims. The residents are nice people, but we're all trapped in a place that doesn't recognize the problems experienced by seniors in fixed incomes. We pay $150/month for a media package, but when we complain about service problems, the office response is, "contact the provider." Let's see, I pay $150/month for substandard performance, I'm not allowed to change providers, and "it's my problem?" Caveat Emptor! read more

Apartments are nice but management and staff are not nice and will do anything to incontinence you. Parking is very short. You might get lucky to get one and be charged for it. There's visitor parking but they charge for them also. They will tell you to park off site or they will tow you. You pay an amount for rent. On top of that you will get charged for everything under the sun here even if you don't use it. Cable TV, internet, electricty in the building. Cleaning etc. BEWARE!!!! read more

Sharp increases in rent is ridiculous. There are a lot of additional monthly fees that get tacked onto your quoted rent . Check the water pressure in your apartment before you move in. The Ivy needs to buy some more parking spots ! You get one spot married with two cars or not . On the bright side these are nice little apartments . Good place to make friends . What an awful place. We signed our lease in February. They made promises such as fast internet, great cable. They said they were putting in a cafe, a hair salon and a library. The gym was so talked up to what is actually is. There is literally a treadmill and a couple bikes. Rosegate was bought out by the so called Ivy in July. As soon as this company moved in the atmosphere changed. The receptionist body language is always so irritated. She is always on her phone and is rude. They had window washers come and did an awful job cleaning. My windows were not clean along with many others. There is no where to park which is why we have been paying $40 a month to have two covered parking. The Draper city said we are not allowed to park in the street after someone broke into six vehicles (including one of mine) One thing that has recently tipped us over the edge is them saying that new parking will be assigned. Which was no big deal until we got our new parking stall. We were charged for two COVERED stalls but only received one UNCOVERED. When we brought it to their attention they never offered to refund the money. I asked if we could have a second stall because we paid for it and we have two vehicles and their response was "sorry you only get one uncovered, two bedrooms get two covered spots because they are more luxurious." I then asked where do my guest park and they told me to have them park in YOUR stall. We told them it would be hard to resign our lease and they laughed and said okay. I've been residing at the Ivy for a month now. It was difficult to find an apartment this nice and well maintained for older adults. I moved from a home to an apartment and was worried about noise, neighbors, etc. So far, it has been quiet and it is absolutely beautiful and well maintained. Dave, the manager, is so amenable, knowledgeable and on-the-ball. He gets things taken care of and is fun to talk to in the process. The only issues I have are not enough guest parking spots; being required to use Direct TV which goes out frequently; and the internet service can be slow. All the residents have been friendly and courteous and I'm really enjoying living here. read more

I lived here between Jan 2020 to July 2021. The overall body of the work of Ivy at Draper, I would grade at 4.6 (out of five stars). Please have patience with me as this will be one of the longer reviews, but also one of those that will tell you everything from start to finish. We moved here upon recommendation of our grandson and his girlfriend at the time, who was working at an assisted care center next to the Ivy. It was one of the better decisions we made. The staff understood the unique circumstances of which we came from and took us in. Check in and move in was painless. When it came time to renew, we renewed for the maximum term possible which was 14 months. Unfortunately, my wife died from a cancer we did not know about until her skin was so yellow that we went to the emergency room. She died within 30 days after the diagnosis. I have been working (and still do) in Provo, which was going to take a toll on my car if not for the Frontrunner trains. Given the circumstances, management worked out a lease arrangement of six months to allow me a chance to find housing in Provo which I did. I did not break the rearranged lease, and successfully completed it. There is only one negative, and that has to do with public transportation accessibility in that area. During my time there, Utah Transit Authority had Via, which was an on demand service that existed Monday thru Friday from 6 am to 9 pm. I was able to get services when coming home from the frontrunner to drop me off. However because I must be in Provo at a certain time, I walked the dangerous Bangerter Parkway at 430 AM in order to get the Frontrunner on time. Dangerous because you had to get on the freeway bridge and watch carefully like the frogs trying to cross the highway in the Frogger game. I am not sure if Via is going to exist anymore as it was a pilot program scheduled to expire in August 2021 and the Via web page has been taken down. You may want to call UTA for more information. Other than that, there is paratransit available but you have to apply and contact UTA. Fortunately, traffic was miminal in the early mornings. Going back to the apartments, you will find almost everything you need near it. There are about five restaurants, a Harmons store (slightly overpriced than Smiths but a story for another day), haircut saloon and a manicure place. I would make sure I have a reliable car or a network of friends to take me places before signing a lease here. If you are still energic and can walk two or three miles each way, then I would still consider signing here at Draper The positives do outweighs by a mile the sole issue of transportation. Annette was a joy to work with as a community manager. She plans plenty of activities. My only suggestion here is she makes sure the activities calendar is posted timely, about five days before the start of each month, so you can take advantage of all Ivy has to offer. Regardless, there is a 24 hour gym, and lounge rooms to enjoy. Chris is a reasonable man as a manager. If he makes a mistake, he will get it corrected right away. Most landlords will not let you out of a lease even if your spouse died, but in this case as mentioned, he worked out a reasonable solution by tossing out the long lease and shortened it to six months so that Ivy gets money from me while being reasonable. There was also a clause for a two month buy out if I got a new job and promotion somewhere else, a fair compromise. What about check out? I had to pay $162.67, but again, the checkout was reasonable. Jeff took about ten minutes to check me out but the inspection was more like "lets just do the basic stuff, charge you the full cleaning fee and get you out of here", than the normal 30 to 45 minute process in which landlords are though in looking for damages. I am excusing that part because: 1. Jeff's overall body of record running maintaince and his crew is second to none, and most issues are taken care of by the second business day. 2. I cleaned out the apartment the best I could as I am widowed and currently (at this writing) work two jobs. There were at least ten pinholes on the walls and maybe some patching required that Jeff did not mention, but I remembered after doing a quick inspection for myself. . I may have forgotten to take one or two things out (including a wifi router I do not need as my new apt has minimum speeds faster than what my router can cover and its dated). 3. The final bill was well itemized and reasonable accurate. Since I left on July 9, they did pro rate the rent. They to my surprise, even pro rated the carpet (generally the most expensive item if one damages something) for wear and tear, which holds down the bill for damage to the carpet my cats did. Overall, I am paying that bill immediately). For new tenants, I do suggest starting a small slush fund of about 25 a month to cover any damages at move out and do at least read more

I originally didn't want to even look at this place because the reviews. I'm so glad i did because this has been the BEST by FARRRR apartment i have ever been to let alone lived in. It doesn't feel like an apartment it's luxurious. Everyone is so kind and welcoming it feels like family. When you take an elevator and all the rooms are indoors (saving you money on your electric bill) it feels like you are in a hotel. They take your garbage for you two days each week or there is a garbage shoot. We also have tide come each week to do laundry if you don't want to use the Washer Dryer that is included in each apartment in its own separate room. Love everything about this place. Do not rent from any RoseGate apartment communities. They are all linked to Millwood Management. They have nice asst. managers, great customer service by them. However, the maintenance team and what will be fixed is controlled by Millwood. Also, Bad internet and cable options. They charge more than $100.00 for cheap basic service that died on me twice while I was here for 26 days. HVAC, not repaired for the excessive noise, but I was told they were going to come on 4 different occasions. Yes, that's right, it was so bad I had to do a $4,670 lease termination. The will blame everything on the previous Manager who quit. But trust me, go to the management website at Millwood, they are to blame for what is "incompetency." The problems were noted, and all they replied to was that I needed to pay the full $4,670 to leave. I still have not received any apology for the problems. Oh, and don't bother contacting their "attorney." Big waste of time. They are just as incompetent. I just wanted to inform the owner of the problems with the staff. They do a good job of deferring the blame. The tenants here are the most wonderful people but they are treated poorly. That is the sad part about all of this. my 1st 3 months: 1. Took over a month to get an assigned parking space. I had to park two blocks away from apartment to ensure I wouldn't be towed. 2. Snow removal of parking lot and sidewalks takes multiple days to resolve creating extreme safety issues for elderly residents. 3. Rental Billing has been incorrect all three months. I have sent 16 e-mails to property management and corporate office with no response. 4. Maintenance requests are marked complete without resolving. 5. You can not have a guest. There are only 11 total guest parking spots on property but management has instructed residents with two vehicles to park registered vehicle in guest parking and unregistered vehicle in assigned parking spot creating an issue of all guests must park two blocks away to prevent towing. 6. Property management requires you to make an appointment to speak to anyone in the office but does not answer requests for an appointment. 7. General feeling that property management does not care about the safety of residents. read more

The Ivy at Draper is my new home and I couldn't be happier with my decision to live here. I am glad i took the time to visit the site because there is a new management team and new staff in place. Some of the residents that i met shared their comments on some situations with parking but its apartment living and people need to understand that. This management team did not build this place so they are only using what is in place. I also heard they are working on adding additional parking to the area which shows they obviously care about what the residents concerns are. The are also adding a cafe, salon, and a library to the community also which apparently had been promised since this place was built and should be up and running prior the the summer. If that doesn't speak for change i don't know what does! Do yourself a favor and head over the the Ivy for yourself! I am very pleased with my decision. I'd give it 0 stars if I could. Two front desk people and maintenance guy are great. Other than that this place sucks. Not enough parking you will probably be towed once or twice, cafe isn't a real cafe, don't dare miss payment by even a minute they will charge a late fee and will have no mercy, false promises in advertisements and the lists go on and on. This apartment is a complete scam and a lie. When I moved in 4 months ago, I moved here from across the country so I had to go off the website and pictures. The amenities listed were that there was a deli, a nail salon, 24/7 security. However, none of that is still in place. The only security you have is a key card to get into the building, there are cameras outside that face the ground so they are no help of anything happening in the parking lot. Since I've lived here in 4 months the complex has already been sold once, they are currently offering 2 months of free rent if you sign a 12 months lease because that's how badly they need people to live here. The gym literally has 4 machines in it. An elliptical, a treadmill, and 2 bikes. There is also suppose to be a "personal trainer" that comes every morning at 8:30. Again another lie, I've been in the gym at that time and have never seen this "personal trainer." Yes, this apartment is an 80/20 community, with 80% of those who live here 55 and older, however yours going to pay over $1,000 for a 690 square foot apartment. And for what amenities? There isn't even a pool. You are literally paying to live in a shoebox with no perks on the side. From viewing other apartment complexes since I've moved here I am amazed at what they have to offer. Even the other 55+ communities are more affordable with amazing amenities for less then $1,000 a month. There have been a number of break ins in the parking lot the last two months, a letter wasn't even sent out to the residents letting them know. I don't get home from work until after midnight, how safe does that make a person feel to know there are thieves lurking in their parking lot? But they don't mind sending letters out to residents reminding them of the quiet hours, to pay rent, etc. the only positive thing I have to say about Rosegate Draper is that they are clean and the have updated appliances. The lobby is beautiful, however another waste of money because who uses it? No one. Could have put that money towards actually offering your residents some amenities. The game room has a pool table that isn't even level. All it is is a business that is trying to save themselves and not lose the apartment from underneath of them. They don't care about their residents, they only care about money. I highly suggest you look elsewhere before thinking about moving to Rosegate Draper. read more

Rosegate has absolutely no interest in taking care of it's residents. They just want your money. Prices are ridiculously high for almost nothing, with no option to opt out of any worthless services that you don't use. We had a shingle get blown off the roof and broke our window, and it took them WEEKS to fix it while it snowed half the days outside. Since we lived on the first floor it was also a safety risk, so we stayed elsewhere for that time. We were originally told it would be fixed in a couple of days, but they didn't even contact us for over half a month. I called in and asked what was going on, and all the sudden it got fixed the next day. They seemed to just forget about it because it wasn't them without an apartment. When I asked if they would discount the time we couldn't live there, they had no sympathy and even made us pay the higher utilities fee since our apartment got so cold. We didn't even want to sell our contract because nobody should have to deal with the treatment we got. read more
