Do yourself a favor and don't live here. The management will brush off your concerns and dismiss you by citing the lease. The building has a club on the ground floor "the LASH" I live on the 5th floor on the other side of the building, I can hear the music and bass perfectly. It wasn't such a problem pre covid but they recently updated their sound system and Thursday-Sunday nights it's hard to sleep. Currently there is a restaurant being renovated that will also be a club at night so if you value sleep you won't be getting much here. I know it's DTLA and you have to deal with noise but if it's not music from the club then you'll have to deal with all the noise from outside during the day since the windows are very thin. If you decide to take a tour don't go into the basement where the laundry machines are, there is an awful smell that hasn't been taken care of for over a year, I attached pictures to show the cause of the problem (meat juice that's overflown the containers from the restaurant space above). I'm sure it will be brushed off as a one time thing and being taken care of-that's a lie. But if you decide to move in pick a unit on the 2nd or 3rd floor because the elevator likes to break down a lot and will have to take the stairs. There is so much trash that piles up on Winston st, one time a homeless man started a fire. If you like that kind of excitement this is the right building for you. The price you pay in rent you could find a cleaner better building with amenities for the same price or a few hundred bucks more. Bottom line, management doesn't care about your concerns or complaints and nothing gets done on time. Previous bad reviews have been taken down so hopefully this isn't flagged or at least encourages management to fix some of the problems read more

I was one of the first people to move into The Jeffries. I love this place! And guess what? I live right above THE LASH on the second floor. The minimal sounds from The Lash in my loft are easy to overlook. If I wanted complete silence I would move to the country. I've lived in Los Angeles since 1999 and living downtown at The Jeffries has been my best experience. Great community of people. I've made a lot of great friends from lawyers to artists. What I like about living at this location is that I can walk to all the great restaurants, bars, theaters. It's just a great location. Management is right on top of things. They respond right away to anything I need. We are going to have an awesome restaurant in front of the building. I can put up with construction to have a great restaurant in my building that I can call my own. It's not that big of a deal. I also get up early in the morning to go to work. I experience little noise from outside because the windows are double glass. The bar is right outside of my window and I can only hear the occasional laugh. In a few months the restaurant will be up and running and this place is going to KICK BUTT! I'm so glad I picked The Jeffries to live. read more

The Jeffries is by far the best building I've ever occupied. Having lived in downtown for almost 4 years now and having done my time at the ubiquitous SB buildings, I can honestly say that the building, the management team and the area are all exceptional. I'm living in a unit with a east facing view and the skyline never ceases to amaze me. There is so much character in the high ceilings, exposed brick and concrete floors with just enough modern finishes and details. No problems with neighbors, excessive noise, or messy common areas. Management is always on top of repair requests and general questions. Two bars on the ground floor make this building a nightlife and brunch hot spot which is always a plus when you don't have to worry about cabbing or driving back home. Its proximity to delicious restaurants, trendy bars, (walking distance to) Little Tokyo and the Artist District is amazing. The Jeffries is definitely a highlight of my downtown living experience. read more

*DO NOT RENT A UNIT AT THE JEFFRIES LA!* UNETHICAL HORROR STORY. Upon moving in 2/1/17, I quickly noticed I was having a serious health/allergic reaction to something in the building materials or a chemical being used, as they douse the entire building daily in highly toxic, non-green chemicals that permeate into the units 24/7. Expect your unit to smell like a Chevron bathroom with cheap artificial lemon fragrance at all hours. I have never had a reaction or situation like this before. Furthermore, an entire bedroom wall smelled of mildew/mold, the unit was given to me in disgusting condition, tampons left in the drawers, the shower absolutely filthy, and the entire fan vents covered in mold. Additionally, a strange white fine construction dust or spores would pour out from under the walls in the unit and hallways on a regular basis as well. I have photo documentation of everything mentioned above. Toxic central. I reached out to Rebecca and Assi at Legend Management and explained the situation and even offered to pay for the buildings entire supply of cleaning chemicals by switching to a green, non-toxic product line to which they denied and offered to change it to another toxic chemical even more carcinogenic. I was desperate, feeling absolutely terrible every day, and after 2.5 months of residing in the building I let management know I had to leave, I couldn't take it, something was greatly affecting my health- they said OK. I even offered to help try and find someone to take over my lease, made listings in Craigslist and had multiple showings. They stated they would help with the sub-lease to which they did nothing. They currently have 5+ other vacated units as well, not surprising. Upon moving in I paid 2 full months security deposit, and on my set & agreed upon last month in the building I informed management I was going to use my extra security deposit ($2795) to cover May, my last month there- they acknowledged I paid this. May 12th management reached out and confirmed with me that I was vacating. All looked sensible. On 5/30 I sent management images of the cleaned, vacated unit and asked where I could return my keys. They entered the unit on June first, and I repeatedly asked them where I could return the keys and get the remaining $2795 owed to me. The place was in better condition than when it was rented to me. After no returned phone calls and extremely dodgy, 'typical bad landlord' behavior they now began persisting that I was not going to be returned my $2795 in escrow because I 'broke the lease'. First, they knew I was having a serious health issue in the building and allowed me to move. Now they were attempting to steal from me. It is highly unethical to be penalized nearly $3000 because I was having a health reaction in their building/unit. I am currently reaching out to LA Dept of Public Health and 3rd party testers along with taking the appropriate legal measures to deal with this accordingly. Tonight I received an email stating they are keeping my $2795 that they still had on credit. Which I was just informed from my attorney is illegal from a separate angle, as in the state of California- if they were to rent it in say 2 days, on the 10th, they would owe me 20 days of rent, as they have no loss for those days. This is clearly stipulated in CA Tenant Rights. I will be making dedicated Jeffries LA website documenting to this unjust situation, with a plethora of images, and updates. You'll be able to find it on the first page of a Jeffries Google search in the weeks to come. It's clear The Jeffries are having financial losses at the moment as Rebecca stated via text they had a handful of vacated units currently- therefore attempting to steal my $2795. Beware. Absolutely unprofessional, dodgy management. They need to do the right thing and pay me what I'm owed, the $2795 in full, along with my $50 key deposit. read more

I've lived all over LA my whole life, but only in Downtown LA the past year. I am not writing this review to outline the amenities or describe the architecture--the photos are an actual depiction of what you will find when you live here. But given that I am an interior designer, I would like to say the polished concrete and the exposed brick really get me hot and bothered...in a good way. I come here in defense of the Jeffries and the nature of the noise pollution that has been previously mentioned by my fellow yelpers. I have not had a problem at all. Occasionally I'll hear the random expletive of a drunk passerby but it is in no relation to this hallowed ground at 117 Winston. If you're going to live downtown, you should probably have developed a tolerance for urban noises. There are great places to live in the Valley if you are easily awakened by the noise of construction or general frivolity. Am I saying they are lying? I don't think I am allowed to, but I will say they are sensitive. The great thing about construction is that it does end. And the great thing about our ears is that they create this cute little shape for us to fit earplugs in. Also you can buy noise-canceling headphones and look like f*cking cool ass DJ. So really, the Jeffries is only guilty of one thing....and that's making you look like a cool ass DJ. read more

I had a great 3 years living in this building and was one of the original people to move in here. My last building looks like a dark storm compared to the sunshine here. I have lived in downtown for a total of 5 years and know to expect all the good things and the bad. One of the best perks about the building are the balconies which you can use to relax or have some fun with. The amenities a great, I used the gym all week and routinely brought friends over to play pool, which is in the basement so noise is not a factor. I put some heavy use on the conference room as well. This is beautiful downtown la, not the valley, so if you have an issue with noise or bars you shouldn't be here. People have complained about the noise from the bar and restaurant here, it's not the buildings fault it's their's and they should move back to the suburbs. The building manager Kevin has been great in the process and has been able to work with anything I had come up. Move here and be happy with the people who do live here as they're cool and respectful. read more

This is hands down the best place I've ever lived. Clean apartment with a nice view, incredible location and fun amenities. Management was easy to deal with during move in and move out, and during my time in the loft. Gym, conference room, viewing TV room (w/cable), ping pong, billiards, and laundry in the basement was a nice touch. I would highly recommend this place if you're looking to live the Downtown life. Walking distance to so many great bars and restaurants it's ridiculous. Only moved out because I got a new job in a new city, but if I come back to LA, I'm definitely going to check for vacancy. Positives: Moving in was pretty painless especially with the freight elevator. The property manager lives in the building and is always reachable whenever I have issues or questions. The staff and neighbors are always friendly. The apartment itself is beautiful and easy to keep clean. The walls are thick so I never have sound issues with neighbors. Theres a cool market/liquor store across the street, as well as some of the best restaurants, coffee shops and stores just in the 2 block vicinity. Negatives: My apartment unit is 2 floors up from The Lash. Most nights, the patrons are fairly respectful of the neighbors but once the weekend comes around it gets pretty loud, especially the music. Since I've moved in, they've built a cover that blocks a good portion of the noise and cigarette smoke that seeps up but it'll still be something you have to get used to. Although, I can't imagine it being a problem on the opposite of the building. When I first moved in, I parked in the Joe's Parking lot ($120) on Winston St. which was regrettable. My car was hit by some white car, the people working there are rude, witnessed car break-ins (the cops never showed up after calling), and fights lingering from the Lash. I ended up paying extra to park in the Jeffries parking lot ($150) and haven't had any problems since. All in all, I've lived here here for the past year and am happy to say that the overall experience living here was great. As a young adult starting my career, I would recommend moving here. Maybe not the best place for someone older looking for peace and quiet. read more

Bottom line: DO NOT LIVE HERE IF YOU SLEEP. It's fairly well documented below and it is no exaggeration. Between the construction and the nightclub you will never be able to sleep. I have a high tolerance to noise having lived in the Historic Core for a couple years now, and this is definitely the loudest building I have been in...which includes SB Tower. So at night you have the first floor nightclub (The Lash) keeping you up until 2 am with their DJs blaring music and a congregation of loud drunks smoking cigarettes right outside your window. And then a mere five hours after the music stops, you have the jackhammering starting at 7 am. It's LOUD, it's MISERABLE and NOTHING has been done in the last 6 months to make the living situation any more bearable. Nice appliances and finishes though. read more

I moved from NYC to L.A. a year ago and needed to find an apartment in 2 days. I had to live downtown because my job was nearby and I didn't know how to drive yet. I looked at several lofts and The Jeffries was the last one. As soon as I walked in I fell in love and handed over a deposit right then! The place is beautiful and spacious. Great windows and floors, and I love the brick and concrete walls. The place had a lot more personality than other lofts I looked at. Living here has been great! Kevin the manager, is awesome. He's laid back, easy going and on top of things. Luis does all the handy work and is always a pleasure to see and very reliable. I'll also miss Bailey in security, super nice and always great to chat with. And Chris in security was very cool and helpful too. Safety wise, I felt pretty safe. Keep in mind, we are on the border of Skid Row. I just kept my wits about me and didn't walk to the left at night. Los Angeles Street can be sketchy. I never had a problem thou. But Main is totally fine. And there's a lot to do. There's several restaurants within walking distance and a great vintage shop across the street. I'll miss living here and am moving due to life changes. After 20 years of urban apartment living I'm ready to move to a house on a residential street. But if you want to live in a DTLA loft this is the place! read more

After a previous issue with construction noise in the building, the management and I were able to come to a reasonable solution that worked well for everyone, thanks in large part to the building manager, Kevin. I've never met the building owners, but Kevin truly goes above and beyond for all of the tenants and is just a cool person in general (I actually lived next door to him for the first year I was here). I have enjoyed that the building is small and more intimate, but still allows you to maintain a lot of privacy. I loved being able to walk to work when I was employed downtown, as well as to so many of my favorite DTLA hangs - Buzz, King Eddy, Pete's, Cole's, Badmaash, Bar Ama, Pitfire, Public School 612, and Perch. Ralph's, Walgreens, 7th & Fig, a great dry cleaner, shoe repair, and all of the other day to day places you need are also easily accessible (including my dentist and general practitioner. And the view from our 7th floor unit is unbeatable. Everyone in the building is extremely friendly and the 24 hour security guards are fantastic. The building is meticulously cleaned on a daily basis, and all of the amenities are a really nice touch - the gym, laundry room, media room, pool and ping pong tables. The units themselves were refurbished with high end appliances, tiling, and cabinets. I've really enjoyed my time at the Jeffries and am only moving to be closer to my new job. I recommend this building to anyone who is tired of searching endlessly downtown - make visiting this property a priority! read more

I lived here for three years and these are really great lofts downtown. I lived in one of the 302-702 floor plans you see on their website. It had one big bedroom with walk in closet and full bathroom. We made a 2nd bedroom for my roommate by splitting off the loft area, which also had a full bathroom. We split it off with a few 9ft tall wardrobes from Ikea since there is no closet out there (except a big one next to the entrance to the unit). These lofts are very nice and spacious. They were just completely renovated 3 years ago and are beautiful. The polished concrete floors, full wall windows, brick, etc all bring a great amount of character. The polished concrete floor was also great for my dog, who I got as a puppy here, as cleaning up was a breeze. It is also one of the few buildings that has balconies for almost all of their units. My unit actually had two, which was great, and I doubt I could have found that anywhere else downtown for a decent price. The location is a pro and a con. It basically straddles Main St. which is pretty trendy with Baco Mercat, Regent Theater, Ludlow, Bar Ama, etc and Los Angeles St. which is basically skid row. There are quite a bit of homeless people walking around, but that is part of living downtown and they were all harmless. We never had any issues besides occasionally being annoyed. Besides that, though, it was walking distance to any part of downtown. The bars and restaurants of Spring St. are only a few minutes away, Little Tokyo and Arts District are about 10-15 minute walk away depending on where you are going, and 7th and Grand/Flower is about a 20 minute walk. The metro is also accessible and I rode it everyday to work. Take advantage of the location and get out and explore downtown! Here are the only gripes I had: 1. The rent went up substantially each year. My rent started at $2000 a year and they tried to increase it every year by the maximum 10% (with 30 day notice) each year. We were able to negotiate a bit, but after our third year, the rent increase was up to $2470. Being a 25% increase from where we started, we could not longer afford to stay. To give them a break, I think our initial $2000 a month was a steal for a brand new unit with a view of downtown, 2 balconies, 2 full bathrooms, full wall windows, exposed brick, and ample living space. They were just trying to get the unit to the market price for downtown which has been skyrocketing. Simple supply and demand, cannot fault them for it. Just know that this apartment building is not under rent control and I know other tenants have had their rent increases be pretty substantial as well. 2. No free parking. Their limited parking lot on site was $150/month last I heard. The cheapest monthly lot we found was at the corner or 3rd and Main St and it was $95/month. That basically added on another $200/month for me and my roommate on top of the rent. Just keep that in mind when determining what you can afford. 3. Small gripe: New management. Kevin used to be the full time manager, and he is GREAT! Really responsive and helpful. However, he has taken a step back and is now just the onsite manager and handles emergencies and other things here and there. Bridgette from Legend Real Estate has taken over most management responsibilities. and she is really bad at responding to emails. She is nice and management won't gyp you, but you may have to send multiple emails to get a single response from her. It took about 3-4 months to get our microwave fixed that just wouldn't close all the way because she wouldn't respond. Everytime I would email her she would respond to the first email fine, and then everyone after that would take at least one or two more follow up emails and she'd respond days or weeks later, sometimes not respond at all. I want to be clear though, I don't think the have bad management. You can do much much worse. (Oh, FYI, some units have issues with the sound coming from the bar, LASH, as they have DJs playing. My unit was fine and sound in general is great. You can never hear your neighbors or dogs barking, EVER. Just know that if you are on a lower floor on the right side of the building when looking at the building from the front, you might get some bar bumping) In short, the place is definitely worth it and we loved living here. We would have kept living here longer if we could have afforded it. You'll love all the new restaurants, bars, coffee shops that downtown has to offer only a short walk away. The units are beautiful, spacious, and have character. The prices are still reasonable for what you get, especially with balconies. read more

I think I might have been one of the first people to move into The Jefferies. I lived there for about 1 -2 months where it felt like I was the only person in the building. I went through a lot of growing pains with this building. A lot of these reviews are based on the current state of the building, but what they don't understand is that at some point, someone had to put up with all the construction of The Lash. Then once that was complete, the construction of the Must. In the 2 years living there, I don't think there wasn't a morning that wasn't riddled with construction. Granted, I did live on the second floor. When the construction stopped, the noised moved to the night. With these two places open, every hipster, foodie, downtown scenester, fashionista and townie wanted to visit. 2am was always the worst. The bars let out and everyone felt the need to hang out around outside. The Must actually proved to be louder than the Lash, I think its because of their outdoor patio. Also ever since they moved in, there was this weird sulfuric smell around the building and especially in the basement ( They keep what I believe are the oil vats inside the basement which is only divided from the laundry room by a makeshift wall.) Speaking of the basement. There is a pool table, a tv room, a dining area, a ping pong table, a "gym" and a laundry room. Pool table and ping pong table are new and fun. tv room is cool. leather couches and cable. The gym? well its small. 1 "all-in-one" machine. a spin bike. a treadmill and an elliptical. and also a few dumbbells. Basically if there was 1 other person in there besides you, it was unusable. OH and it's extremely hot in there. As of April 2014 there is no air conditioning in the basement. So heat just collects down there. Add this with the sulfuric smell and you got a combination that keeps you from evening wanting to be in the basement. Laundry room is ok except for the fact it only takes quarters and there is no change machine. seriously? Such a hassle to do even a single load. 1 block from skid row so basically you'll see human poo more than you'll see dog poo. The lofts themselves though? some of the best. I've been inside the apex and all the sb lofts and nothing matches these. I think there are just a few things that I've mentioned above that could make this place overcome even being in such a sketchy location. Parking sucks but its downtown. Best bet is monthly parking at joes next door. But besides all that, Kevin, the manager, did his best to make it a great 2 years while I was there. He always addressed the issues that I bought to him and was always reachable. read more

I've lived in Downtown for 3 years now and I haven't found an apartment that is anything close to The Jeffries. A friend of mine had been living there for a while and only had great things to say about it. I was not happy at all with my apartment at the time (not clean, very loud, not safe) so I figured I would give this place a shot. The second I walked in I felt comforted and secure. There is a security guard at the door who checks anyone who walks in, asking them who they are going to see and what apartment number they are visiting. Security was the most important for me since I'm a girl living alone... Downtown isn't always the safest so having a security guard who works during the day and at night calls for brownie points. The apartments are perfect. New, clean, spacious, and reasonable. Simple as that. When I walked in I felt like I had walked into a New York style loft but twice as big and half the price. I was sold. I've been living at The Jeffries ever since. I haven't had any issues that has made me want to rip my hair out and scream out of my window. If there is ever a problem, which is never, the landlord is on it, making sure everything is fixed. I also can't stress enough how clean the place is. The Jeffries is everything an apartment should be. read more

I've lived at the Jeffries for over a year now and I feel very lucky to have found this gem in DTLA. I have a beautiful apartment and get a great rate compared to the buildings nearby. In my opinion, 4th and Main is the coolest intersection in downtown and you get that benefit while being on a quiet street with a lot of pride. Shepard Fairey just painted a mural directly across the street! Winston St has a long history and its cool to be a part of that. The building is operated efficiently and maintenance requests are taken care of within a couple hours. I know most of my neighbors and feel like I am part of a community. The Jeffries has a just enough amenities to keep it affordable for me; a gym, pool table, movie theater, business center, room service, a wine club and more. Its no wonder there is a waiting list for this place. When I moved to downtown I had my doubts; The Jeffries has made me a believer. read more

The Jeffries lofts are so nice and clean, plus the leasing agent, Justin, is so helpful and easy going. My boyfriend and I decided not to move in simply because my bf needs crazy high ceilings, but had we not needed high ceilings we would have 100% moved into the building. It has awesome amenities and is in a perfect location downtown. read more

Really enjoyed my time at the Jeffries. It's a great location right in the heart of the bustling Historic core. Our unit was perfect. Had a lot more space than other lofts we considered, and the HUGE amount of closet space could not be matched by any other place we viewed. The management was super responsive. Whenever we had any issues with appliances or minor things that needed fixing, Kevin would always respond asap and have someone on it. I highly recommend The Jeffries and we are sad to be moving on! read more

Unbelievable location, one block from so many amazing restaurants. Management seems to really care about your living situation - I lived on the 5th floor right above the Lash nightclub for a year. At first, the situation was unbearable; I could hear music all night and a loud crowd outside kept me up until 2am most nights. However, management was very understanding about the whole situation and tried to make it better. The apartments look great and have great finishes. The only negatives are that there is no in-unit laundry and the stove tops are electric, rather than gas. Both are not huge issues (there is coin-op laundry in the basement). I would recommend getting a parking spot in the building itself, even though it's $30 more per month than Joe's next door. Joe's is a terrible parking lot with awful policies. read more

Left the Jeffries after two years of living there; loved the place from the day I moved in till the day I moved out. In between the financial district and the Art's district, the building management were always there to quickly resolve any issues and I really think they take pride in having this building. The building is from 1908 I think but has been recently renovated and is pretty classy and has great floors. The bar down stairs, The Lash, is cool and the Restaurant, The Must, is great. Definitely had a great couple of years living in there. If you do stop by the Must, ask for the Cholo Fried Rice...I had it once a week the entire time I was there. You're are also on Los Angeles street so the days are filled with shops and wholesale stores so you can buy a lot of stuff for next to nothing. The building is close to skid row so take that into consideration but I never had any major issues and it gets better every month. as downtown is becoming more of a place to live. read more

The Jeffries is OUTSTANDING. Everything about the building - location, amenities, tenants, management - is top level. The rent is super reasonable and the units are FAR superior to any other "lofts" downtown. I was never disturbed by the Must or Lash and it's actually really great to have two such great spots right downstairs. Major props to the building manager - he takes care of any questions in a flash and is a charming guy to boot. The staff here go out of their way to keep the building in top notch condition and ensure that the tenants' experience is flawless. The area is also super safe - I didn't have a single negative interaction with any locals during the year I lived at Jeffries, my car was totally safe and always felt safe even while walking around late at night. If you're looking for top-quality loft living at a great price, then The Jeffries is the place for you. read more

Living at the Jeffries was overall a great experience. The appliances were brand new and stainless steel and we also had exposed concrete in our loft, which was a plus. My only small complaint would be the noise. We lived on the sixth floor so the noise wasn't too much of an issue, but other tenants on lower floors were bothered by it. I'm not saying it was unbearable, but you can definitely hear the noise from the club on the weekends. Its just something for the next tenant to be mindful of. Since you're going to be living in the city, don't expect it to be really quiet. Other than that, we loved our stay at the Jeffries! read more
