Based on the reviews I read on a different website, I decided to cold call Tim McBrayer with The Jim Allen Group to assist in the sale of a townhouse in Cary, NC. Although contacting him through the webform on Yelp did not work, his phone number was easily available, and he was very responsive to my phone call. We purchased our townhouse (Pebble Creek II, Kildaire Farms) in 2000. We moved out in 2002, right as the tech bubble burst. Unable to sell in that market, we rented it. Knowing that we had not seen the house in almost 15 years, we knew that we would have to find someone who was willing to do a lot of legwork for us, as we no longer lived in North Carolina. From October 2016 until the sale in March 2017, Tim worked tirelessly to bring the home to a saleable condition. Given the demand for all types of construction and renovation work, we were completely reliant on Tim's established contacts for everything from a general contractor to locating low-priced granite countertops. By the time he was finished and we visited to hold an open house in February 2017 when we went to market, the townhouse was in significantly better condition than when we had purchased it. We received several offers and were able to close by the end of March. We worked with several members of the Jim Allen Group who specialized in different areas of the closing process. If you are reading reviews in order to select an agent to assist you in the purchase or sale of a home, I urge you to consider Tim. When we first met Tim McBrayer (part of Jim Allen Group), we were only contemplating moving to Raleigh. He was gracious enough to meet with us on a Sunday morning even though we had not yet decided to move to Raleigh (were deciding between Raleigh and Charlotte). He drove us around to see some houses for us to get a feel for what we could afford within our budget as well as get a better understanding of what we might be looking for. While we were still deciding whether Raleigh was the place for us, he gave us many resources to get a better understanding of what the area had to offer. When we finally did move to Raleigh and began house hunting, Tim worked around our schedule (young child to accommodate) and always made time to quickly respond to our many questions. Once under contract, Tim played a big role in helping reach closing as our inspection / due diligence period was extremely challenging. Tim's professionalism, knowledge, and flexibility are unmatched. During the closing process, we also worked with Amanda Smith who is a Closing Manager with the Jim Allen Group. Amanda was tremendous throughout the closing process. She helped get us through numerous difficult situations during the due diligence period and was instrumental in ensuring we closed on time. Tim McBrayer of the Jim Allen Group was great to work with. We first started our journey about a year ago and were debating if we wanted to put our house on the market. We opted not to, but we did work with Tim to purchase a plot of land in the area. The whole process of buying land was extremely smooth because Tim has wonderful connections in the triangle area from everything from loan officers, to lawyers to builders to architects. When it came time to sell our home a year later, we didn't want to work with anyone but Tim. We had a ton of questions about the process, and Tim was extremely professional and prompt in getting back to us. Both my husband and I travel 80% of the time for work and Tim did his best to accommodate our schedules from meeting on the weekends, working through email and text, and taking the lead on certain tasks when our schedules wouldn't allow for it. Tim helped us to develop the strategy to sell our home. We worked with many of his connections and were able to get it on the market in 2 weeks. It sold within 21 days on the market very close to our full asking price. Tim McBrayer and Jim Allen helped us for the second time in purchasing a home and with selling a house at the same time. Choosing to work with them again was a no-brainer for us because they were so helpful, communicative, and knowledgeable the first time around. We decided to move forward with building a house this time, which was a first for us, and having their experienced guidance and assistance all along the way was really helpful (and calming for our nerves!). Everything from the first email we sent them, looking at listings, listing our old home for sale, working with their closing department, to even the ongoing communication after closing has been excellent. Based off of our initial conversations, Jim immediately suggested we look at a particular lot to build on - something we hadn't initially considered - and it turned out to be perfect for us! Very articulate and professional in their handling of the entire process. I was extremely happy to have found Tim and then able to work with a few other members of the JAG group during the closing. Amanda and Liz were the closing agents for this transactions and the entire closing process was looked so easy and effortless. They both worked tirelessly in my interest to make sure there were no delays in the closing and coordinating the loan process, attorney, inspections and negotiating with the sellers on various items. I am glad they both were on my side and i always felt that i was kept abreast to each and every part of the process towards closing. Laurie and Neil at the Jim Allen Group are a terrific sales team! They are friendly and very professional. They came to my house prepared with a list of comparable houses that were very accurate. They repairs that they recommended, they organized so that I did not have to do any work to get my home ready for market. They had a great sales strategy and I had many showings in the first weekend/week. I had an excellent offer on my house within a week of going on the market and I closed within 6 weeks of that. Everything went so smoothly. They handled everything from the inspections, repairs and the closing! Do NOT use this company. My son was buying his first home with an agent at this company and he received terrible advice. The agent recommended he offer $9000 over the list price on a home and did NOT include appropriate appraisal and inspection contingencies in the offer to purchase. Then the appraisal came in at $14,000 UNDER the offer and the inspection showed significant water issues, as well as many other smaller issues. But without the appraisal and inspection contingencies in the offer to purchase, there was no way my son could get out of the transaction without losing his due diligence money. What absolutely terrible service and advice!! My son was able to negotiate the purchase price down to $2500 over the appraised value but he is still stuck with about $25,000 in repairs. read more

I feel that the whole Jim Allen Group is very well organized and has some of the best resources available. We were trying to that perfect place sitting 500 miles away - but that did not create any issues at all as Tim went to each and every place we felt we wanted to see to video shoot it and sent across the videos with his comments - and that was super critical in our pursuit. I have experienced nothing but poor service with this organization. I bought one home through them and I would rate the service a 4 out of 10. I am in the process of selling my previous home through them and I would give that a 2. Phone calls are not being returned. I left a voicemail for Jim Allen himself on July 8 asking him to call me because I was not happy with the service I was receiving. Today is July 18 and no one has called me back. Look elsewhere for professional real estate service. Update: received a returned call today, July 23, but only after emailing them and asking them to remove their sign from my yard.
