Worst experience of my homeowner life! They have unlimited, unchecked power which doesn't seem very democratic since they have absolutely no interest in the communities they supposedly serve. They justify their robbery of dues by throwing around violations like confetti. I've received violations for yards that are not mine, random trucks parked on my street. After fighting them (her) she admitted it was a "mistake" no apology & no attempt to correct the errors. Had a very long battle regarding my fence & although Im protected under a new state law, they refuse to accept the law & threaten penalties (long story). Terrible Terrible company! The management company administers our HOA, of which I am a homeowner. On two occasions, they have charged me late-payment penalties. The first time, they failed to send me a bill for the outstanding balance. The second time, I set up what their website described as "autopay" to prevent any future issues. However, I was still fined because their system labeled the feature as autopay when it was actually a recurring payment that required manual action. In effect, I am being penalized for the company's incorrect use of the term "autopay." These penalties are paid to the management company rather than the HOA, and they have refused to accept any responsibility for the confusion caused by their own system. As a result, they have been extremely difficult to work with. read more

They been with us for not even a month and I'm on the HOA Board and they called me by saying they would not merge my multi-property accounts because their title deed pull said there were different owners. !!! RUN !!! Beware before hiring TMT (or any HOA management company without doing thorough research). Our HOA hired TMT despite my concerns, and the experience has been extremely disappointing. I was the only board member to vote against hiring them because: The cost wasn't in our budget. It wasn't an emergency. We had capable volunteers willing to help. TMT made several promises that didn't hold up. They told our treasurer their services would "cost only a few cups of coffee a month" and that extra income from late fees and violations would more than cover their fee -- not true. They presented a budget that failed to include a large unpaid balance to our landscaper of over $20,000, which made our finances look healthier than they were. They didn't pay him this year either and that $27,000 of "extra money" ended up going to pay TMT instead. Their communication is poor -- they'll acknowledge receipt of an email but rarely follow up. They even paid a $980 bill for a neighboring property's water leak after being told it wasn't our responsibility, and then refused to seek reimbursement. Their typical response is, "It's the board's decision." They also altered our election schedule for their convenience, leaving the new board to start without a completed budget. Add-on fees keep appearing, and important information isn't being posted to our website. We're now in a difficult financial position and, frankly, I fear we're heading toward receivership. If your HOA is considering TMT, read every line of the contract, verify every budget item, and make sure your board understands the true costs. I wish our association had. read more

Hundreds of thousands disappeared from the HOA account while under Management Trust. What happened to that money? We don't know. Important documentation also magically disappeared under Management Trust incompetence. Ed either lied or was entirely incompetent when he told me the clubhouse was fine and there was no need for repairs and maintenance. Three years after firing them we now know that fixing the clubhouse will be extremely expensive, probably close to about 350,000. There are cracks in the wall, holes in the wall, and the pool has been decommissioned because of mold. Something is up with the foundation. Yet Ed assured me it was all perfectly fine. read more

Terrible experiences w Andy and Kianna. Getting our information corrected on the call box took months with prodding causing many delivery issues. Getting my bathtub fixed is an ongoing saga with many incorrect work orders, absent supervision, and no results. It has taken well over 6mo w virtually no progress and countless nudging. At this point, I've cancelled my work multiple times only to have the work order botched (not by the Plumber company, but directly by the Management Trust). Our building garage and elevator also seem in permanent disrepair. Really upset with these people. They seemed organized and responsive at first but it increasingly feels like a ruse. read more

Its not them its us. We all signed a document that we will abide by HOA rules without knowing the consequences that comes with it. Now this company takes unfair advantage of that contract and makes their own rules and target individuals. Find me a successful business with these many 1 star reviews (They don't exist). We can't go against them in court as HOA/Management Company has unlimited power and moreover they are probably going to fight us using our own funds. However, this shouldn't discourage us to state the true facts about this company. May be ...just may be one day it can help someone who is willing to fight these guys through legal means. In my case they have been harassing me with fines, courtesy notices, compliance notices. It all started when I started asking questions about mismanagement of funds/ongoing projects. When their threats didn't work, they started making false allegations, e.g. accused me for parking multiple vehicles on property. When I asked for proof they refused to provide any. When I asked why are other residents allowed to park multiple vehicles, they stopped replying to my emails. It didn't end here they falsely accused me of improperly disposing the paint and charged me several hundred dollars for clean up. (It was just the chalk dust that neighbor's kids used to draw pictures on outside patio) When I asked if they can provide me contact information of the company who did the clean up they refused. I found the cleaning company on my own and confirmed with them that there was no paint clean up done. This company's /HOA response was that we have a picture of something white on your patio and we want to call it paint. Don't be a sucker... The Management Trust has awful ratings for a reason. I own a property in Tigard, OR that I purchased as a primary residence in 2017. Life circumstances led me to move a year later, but I held on to the property as a rental. Now I have had rental property before, and I'm not one who enjoys the hassles that come with. I hired PropM to manage everything from tenant placement and relations to maintenance--really, everything outside of paying the mortgage payment, taxes, insurance, and HOA dues. The Management Trust has harassed me ever since I moved out. They were instructed to go through the management company for any issues of concern. For a couple years, they did just that and all was well. But somewhere along the lines they refused to work with the management company and the saga of violations, fines, letters, and harassment began. Until recently their web portal looked like something from the early internet days. Payments were difficult to make. Communication was next to impossible--they would not respond to emails or phone calls. But the kicker...they have charged me over $2800 in fines and fees. (More than that actually because in the beginning I did pay some of them.) You know they charge me $70 to send a certified letter? That's right...if they have some issue, they send me a letter and charge me for it. I repeatedly instructed them to go to the property management for any maintenance or compliance concerns but they refuse! They don't even acknowledge...they just keep sending me letters and increasing the fines. (It's never been about the renters or problems with the tenants.) When we had a winter storm a couple years ago, it led to the removal of a tree. (In the strip of grass between the sidewalk and the curb...NOT even on my property.) The HOA needed the tree replaced. Fine. And they said the roots of the tree skewed the sidewalk seem...I was to replace that as well. Fine. I had workers go out and the president of the HOA demanded they stop work and sent them away. Did I get a call? No...I got another fine. Because they said the property management company was to submit plans of the work to be completed...and it was supposed to come from me! The Management Trust's latest budget is packed full of crap that does not benefit the homeowner's or community. Sure they arrange for basic maintenance. But over 60% is fluff--only benefitting The Management Trust of Oregon which is part of The Management Trust, a company in Nevada. This HOA does not serve the community, it lessens the value of our homes. They charge $360, twice a year. No pool, no common areas. These aren't condos or attached units. The Management Trust is a disgusting organization hoovering money from homeowner's and The State of Oregon should start regulating and cracking down on HOA's that are counter-productive to the homeowner's they are supposed to serve. read more

Great house perfect location, sale was imminet but then we started getting HOA documents and found several red flags. HORRIFIED at having to deal with these circus clowns. Please note that these 5 star reviews are not real. The depths of their stupidity, lack of caring for homeowners, and dissociation from trying to be anything resembling helpful or supportive of the homeowners is so appalling at this point that its comical. My favorite was when they accidentally charged me TWICE for my HOA and assessment fees when I set up my ACH. If you have the absolute devastation of having these looney tunes manage your home, you should know that they have TWO different systems of ACH payment: one is directly through them, one is a third party payment company. After they set up my ACH through BOTH payment forms for no apparent reason other than to try and steal money, the second payment was returned (because it had already been paid by the FIRST ACH,) and I was charged a "returned check" fee! This then continued for 3 months despite multiple email attempts (to which I got no responses,) and phone calls every week to their mothership in California and the local office in Oregon, and no-one could be bothered to care. After 3 months of late fees and no responses, I FINALLY got the issue resolved by speaking to someone that tried to help... and they REFUSED to refund the returned check fees, saying "its a board decision!" Keep in mind they were the ones that mistakenly signed me up to make 2 ACH payments and directly cause the return check fees since IT WAS ALREADY PAID. Not a single soul at this organization had any idea why. They will fraudulently take your money and not take responsibility for anything, so be warned. This is just icing on the cake of ridiculousness. They do not have any kind of experience to guide the HOA. This development now has assessments that are almost as much as the HOA fees in large part because of their lack of oversight for a long time. The HOA board is just as clueless, making this a truly disheartening group of idiots. I thought I was on an episode on "punk'd" with the chain of events of them screwing my family at every turn, but then found out that all of my neighbors have had similar issues, particularly when it comes to the way in which they fraudulently charge fees, and provide zero recourse when held accountability. We are currently trying to get rid of them, so if you have any choice at all in property management companies, run as far away from this evil think tank of absurdity as fast as you can. read more

We pay over $300 a year for what?! They are quick to send threatening notices out if anyone is slightly out of compliance, but the ONLY maintenance promised when we bought the property hasn't been done by them. We've had 6' weeds all year, and blowing seeds into our yards--so they threaten fines if people don't maintain their yards? We like a nice lawn so keep ours up with lots of work, because of those weeds! We call and they just say "sorry we can't find a landscaping company". Hmmm. Management Trust is a dishonest and incompetent company. Their management of On the Greens condominiums has been a complete failure. With dues approaching $500 a month many fixed income seniors are moving. The only amenities are a seasonal pool and a dusty seldom used clubhouse. Parking areas are covered in moss and mud. Sidewalks are also covered in moss. Broken curbs and no EV plug ins. Car break ins are common because of poorly maintained street lighting. Now they just raised RV parking to $300. This is a greedy company with no accountability. I will be selling soon. read more

If I could give a zero star rating, I would. They have bad reviews consistently, They do absolutely nothing for you. There is a Compliance committee yet they allow eyesores in my condo's windows, which negatively affect property values. Currently, homeowners are putting up sheets for curtains in their windows, and have done so for years. You can tell because they don't have blinds, and these sheets are pushed in window sill level to shorten them. The property manager, couldn't care less about us and has never returned a call to me in the 25 years I have been here. This man has all sorts of letters after his name, to make him seen as professional, and I have never experienced a worse HOA manager than he in my life. This is the worst management company I have ever had. There is no follow through with any maintenance concerns. My husband and I have complained about broken water lines on our property for two years now and no response and they still are not fixed as well as landscaping. No landscaping has come onto the property to remove weed but to spray round-up to kill, leave them there, and not clean up the yard for two years now. I'm sad to see such a brand new beautiful house look horrible. The only response we have gotten is to only respond to email as well as "I will send your message to the board". Insane!! read more

6 neighbors have :moss on their roof, and only our home was cited. I spoke to the other neighbors and they feel the person doing the citations is "crazy". Verbatim. I feel your Home Owners Association Representative who is photographing our home, he/she/gender of preference be educated to be objective work. I took down our Snowman--it could be a "holiday decor" or it could be a neat, attractive winter yard decor, --per the citation guidelines. Would you be willing to ask if this is not in concordance with the notice statement "Ensuring your community is a pleasant place to live" I feel that our home issues should not be the issue of "attention" but your representative who is differing opinion throughout the community on their practice, their notices, should be "the object of your attention". we left this company for poor execution and a lack of urgency for supporting our community we are now finding that old vendors haven't been paid because when they sent the invoices to management trust (that's who they had on file)...this company chose to trash the invoices vs be professional and communicate with the vendor and the new management company to make sure vendors were paid very petty and unprofessional...but just supports some of the reasons we left them... also - make sure you do your due diligence for bids and vendor selection...management trust forwards any work orders directly to HOA Maintenance Co and you will pay excessive rates for basic work ...get several bids on your own because the community manager we had dosnt do that unless specifically asked ...a little effort will save you thousands ov the course of the year read more

After reading all of these comments, I had to laugh a little bit. I am not sure why anyone would use this company. Everyone should have an equal share about how the associations money is spent! After researching and buying and selling some condos, this is what I have noticed. They are always the MOST EXPENSIVE HOA! I am shocked that people are letting them get away with this. Also, when I look at RMLS listings, I scan to see what the fees include and who the management company is. MOST of the time if it is managed by these clowns, there is "pending litigation" which means they are going to "assess" the property for some kind of repair. This is passed on to the home owners and nothing you can do but pay it! I dealt with them on a condo and the only assumption I came to is there must be a massive profit in it for them! Add that it is 100% "employee owned" I am betting the team has meetings weekly to make sure they are looking for every avenue to jack some kind of fee onto a property. And the fact that they formed their LLC in Nevada but the offices are in Tigard just looks even more fishy. And if you looked at the cars these slime balls drive I think you might know where the fees are going. read more

I have a next door neighbor who displays bottles and a mop handle in his front window. I have reported him to Nicole Eaton several times last month. The bottles disappeared last week, but today, Monday, they are back. I have asked Nicole to call me and she usually says she was out of the office on the day and time I called, so I always get her answering machine, then she leaves a message on mine. I am home every morning from 9am - 12 noon. This is a simple task for this company - the guy needs to be fined, as he has gotten letters. I can't tell you how frustrated this makes me!! Recently moved into a place that uses The Management Trust for HOA. The community I live in is very quiet, and well kept which is regulated by the HOA - so definitely no complaints there. Primarily writing a review for the interactions I've had over email and in person w reception & and admin asst. Both of the lady's I encountered in person were professional. The interactions were simple and sweet, Perfect for people who have a busy lifestyle. The emails back and fourth with Madison have been great as well, she's been helpful with speedy responses. I've lived in this area for 6 years now. And have nothing really good to say about this HOA company. There is a reason why they are 1/5 stars on google and all 31 reviews is negative comments about them. They truthfully should be shut down or sued. They literally do nothing. When even a ex board member talks bad about them. That's no good. "I have worked with this company As board member and homeowner. I am disappointed in customer service. They promised to do something they didn't do, and didn't tell the truth about it. Just said they did it to placate me. It took numerous requests for information to find this out. The only time I receive an answer to my voice mails or emails is when I copy the HOA board. And Then the manager responded within a short time but with short answers, requiring multiple emails to the board as well as to management company. As a board member, we pay them to take care of those questions and emails so we don't have to. When a homeowner calls it's because they need an answer to a question or service done within a reasonable Amount of time. They should not have to wait days, even weeks, sending email after email along with voice mails and get no answers. At least respond that the email was received. It's an employee owned company. So that means they care more about their customers and do a better job because they have an investment in the company? The worst HOA ever! $125/month for nothing. Fees are to cover outside maintenance of the home. We live in the NW where it is rainy and windy much of the fall, they refused to clean the gutters because "it wasn't time and they only do it 1x/year." Had to pay $270 demand which ch most HOAs don't charge for just to be able to sell my home. They refused to fix the mold that they caused by knocking off the drier vent. Don't have the sprinklers turned on until the grass is dead and trimming the bushes is beyond their grass cutting company's schedule. Haven't got a clue who the manager of the account is because it's changed at least 10x in 8 years. The first one ran off with funds even. read more

They have charges for selling your house! They use a company that delivers the demand letter for their last HOA bill which is required to close your home sale. Its over $300 for this "letter". In the demand was a charge of $60 for a key fob they "give to new owners. They don't give it to you, they charge you later! Also I had a problem where the gardeners they hire kept mowing off one of my sprinklers. Took many calls before it finally got fixed correctly. I actually fixed one of them myself, since it was easier then getting them to fix it. Best thing is to get involved in an email thread with the landscaper, etc. yourself to micromanage your problems. Service is the worst. Only been with them for a few years and they have do not follow up on anything you bring to their attention. Recently, we got a warning letter from them. So we went forward with getting clarification on the specifics. But could even get a replay but then a few months later, they sendout another email regarding the same thing. So we went and asked the neighbors around us and we were able to figure who was constantly complaining. And we find to discover this particular neighbors like to harrass and complain about our other neighbors. Additionally, they are not part of our HOA. So, basically what's happening is that this HOA does nothing for the members that are paying them but like to dish out complains without any grounds or proof. I'm baffled by all the reviews (not only on yelp) on how bad this company composes itself. Make me wonder why they are still around and not ran into the ground. read more
