    I was so excited to move into my new apartment at the modern, but it has been a headache since day one. I was not sent my lease or my documents until the day of my move in AFTER I inquired with the leasing office. Had I not inquired, I'm not sure it would've happened! Once we moved in, we immediately had to file several work requests including for the laundry not working, the stove not working and the AC not working. They were swiftly fixed but I shouldn't be moving into an already dysfunctional apartment! In the time after our move in, our leasing agent kept calling while I was at work to ask me and my roommate to fill out miscellaneous paperwork that she forgot to have us complete on day 1. She also miscalculated our first month's rent which led to a later payment of $100 extra dollars. At this point, I am 12 months into my 13 month lease and just trying to avoid the leasing office at all costs. The concierge staff are not friendly and are often not even there! Recently, residents have been receiving aggressive emails from management because some residents have been abusing the rooftop and pool privileges. I've attached a copy of the emails. As of now, we as residents who pay high rent costs are no longer allowed to bring any guests to the roof and must randomly submit to ID checks by security. This is insane and not fair given that management and the concierge should be reevaluating their security policies and not punishing the residents for their inadequacy. I hope that all of this management leaves and new Bozzuto management is brought in. I have never seen a Bozzuto property as terribly managed and I am disappointed that Bozzuto managers have not yet taken action to rectify this disaster. My advice? Unless management changes- DO NOT MOVE HERE.

    RAT INFESTATION

    DON NOT MOVE IN RODENT INFESTATION !! It has been 5 weeks since contacting management about a rodent infestation and I have been neglected. I have put in 7 maintenance requests in 5 weeks in regards to an infestation of rodents in my unit to no avail. Management does not care about its residents. They simply care about filling vacant apartments. Once you become a resident they do not care about your concerns. I have found multiple rodents on multiple occasions. I recently found a dead rodent in my washer and dryer ruining all of my clothes and garments. My apartment has rodent feces and urine at every corner of my home. I have emailed the General Manager Sarah Curcio-Rudy. More and more rodents are appearing. Last night I literally had a rodent crawling on me while I was in bed. I am currently living in a hotel because my apartment is unlivable. I am paying $150/night out of my own pocket. Sarah nor Bozzuto has offered any help. DCRA and the Health Department are on the way to inspect the property See photos below!

    Update: A rep from Modern at Art Place contacted me today after reading my review. She said Modern at Art Place had already issued the $450 refund back to my credit card in late August, so I shouldn't expect a second refund. I'm not actually expecting a second refund (that would be insane). My credit card company has issued a CONDITIONAL CREDIT pending a response from Modern at Art Place to my dispute of the $450 transaction. It is possible for the credit card company to RESCIND that CONDITIONAL credit at the end of the dispute investigation. Either way, the matter hasn't been fully resolved until Modern at Art Place responds to the credit card company (by 10/13) or they actually issue a refund. (See attached screenshot taken today) -- I called the phone number listed on the website several times, and it took many calls for someone to even pick up. No one ended up returning the multiple voicemails I left. I just had to keep calling. The representative who eventually answered was rude. I asked her a few questions about fees and the property. She impatiently told me that my questions should be directed to an actual leasing agent while talking to someone in the background repeatedly. I thought I called the leasing office...but you're not a leasing agent? I had to call again several times to get in touch with an actual leasing agent. I went through the application process, paid the application fee ($50) and the "earnest fee" ($450), but I decided to go with another property altogether based on the poor customer service. I notified them on August 3 that I was rescinding my application. The terms of application state that in the event that the application is rescinded, the earnest fee would be refunded. I had to follow up on August 12 and then again on August 14 to get a response regarding the refund. It is now October 7, and I have yet to receive the refund. I've had to resort to submitting a disputed charge with my credit card company to get the $450 back.

    As you can see most of the reviews aren't about living here and only refer to touring with the sales team. Of course they're nice when you tour. I'll inform you about my experiences living here. The first few months of living at the Modern were great until more people moved in and the staff started paying less attention to real issues. Since I lived here there's been major changes to staff almost everyone perviously names in reviews such as Johnny, Quay, etc do not work here anymore. The new staff I will be referring to is Attiya, Isabelle and etc. 3 main reasons why you might want to rethink living at the Modern with the current staff: 1.) They do not fine neighbors for noise complaints. You can simply do whatever you want. I've had my neighbors continuously stomp, and roll above me but when I finally had an employee verify the noise I was told they don't fine anyone for noise. The staff simply gives them a nice chat about them being loud. How sweet. Attiya was extremely rude to me when I finally asked her to take action on the situation So good luck if you get horrible neighbors. 2) Security. They bumped up the security staff now after someone was assaulted on the north end entrance of the building. So that's great that they increased security. Now all I see is security at the desk. Not sure what they're securing at the desk but hey at least we have it right? 3) The cleanliness of your neighbors. It takes a village. That's the saying and it cannot be more true. In the past (almost 2 years) I've seen a decline in the common spaces. Dog poo and pee in the hallways. People throw up in the elevators. Stolen computers in the computer room and art book/pens are just missing from the game room. It's sad but when there's a lack of respect for the common areas it kinda sucks. Here's a few things I like about the Modern: The cleaning staff is friendly and does a great job keeping my floor clean when they can. The concierge staff is always willing to help. The mailman is very nice and I've seen him walk upstairs to deliver mail to older people. The older residents have a common room for themselves. The gym is great! I wish it wasn't 70% treadmills though. The train is really close! In conclusion, that's what it's been like for me living at The Modern since it opened. Hope this helps!

We are told that we get a 3 day grace period to pick up our packages and after that they are sent back with no refund, yet when we go pick them up the concierge tells us "you have to come back later i'm busy." We are expected to pick up OUR PACKAGES on THEIR timing even when our items are less than 2 feet away from them. It's so disappointing and frustrating. They are extremely unprofessional and inconsiderate. It is not looking too good for Fort Totten Square please do better.

That…read moresentiment is nowhere near the experience of the Ft Totten Square staff!  And instead of doing their jobs, they hide their 'concern' for the new tenant's move-in experience behind an email from a 3rd-party company asking for feedback that's not anonymous and will be "shared with the community management office in order to resolve any immediate concerns and improve service delivery."  The leasing staff (Oge & Ingrid) in the rental process seemed scatterbrained and unorganized.  Thankfully, I don't deal with them on a daily basis.  Tamika, property manager, either doesn't know her job or just does a piss poor 'I really don't care' job.  She quotes the most absurd thoughts and says "it's policy."  (It could be policy but it's still absurd!). My apt is a nice size, and the bathroom has an insane amount of space (which should have been designed to maximize space elsewhere in the unit).  Animals are permitted to live in the building ~ you'll pay rent for them, they've gotta be added to your lease, and clean-up bags are provided.  It's truly sad that management needs to send emails to ALL tenants that SOME tenants are allowing their pets to 'defecate in public areas' which causes an unsanitary and unpleasant environment, in case the nasty-ass lazy tenants didn't already know that.   It's not discussed but it's in your lease:  Tenant pays an upfront $500 amenity fee (gym, courtyard grill, pool, etc.) whether you use the amenities or not.  I've been told by several people that "it's not safe in the gym."  Tenant pays all utilities.  You're not informed, but their accounting system may be vastly different from what you are used to.  There are no separate line-item amounts; any money you add to your resident portal is used to pay all monthly expenses.   This apartment was built on top of Walmart on Riggs Road in NE.  The best attractions in living here are (1)the Concierge staff collects packages (Amazon, UPS, FedEx, food deliveries) and (2)that usually everything is quiet by 11 pm no matter how much noise is made during the day.  And there is quite a bit of noise during the day from some neighbors:  music (or what some consider music), people in close quarters loudly talking to and laughing/cursing at each other, and loud television.  Oh, and lest I forget.  If you just love off-key nightly singalongs, this is the place for you!  I don't understand the need for some people who feel that others want to hear their music, conversation, or selection of shows.  And don't you dare think of making a complaint!  That's met with false empathy with the staff leaving you thinking that there's a favorable outcome.  This is supposed to be a smoke-free building, yet there's a STRONG weed smell in some corridors.  I must keep my windows closed because my neighbor (and/or their visitors) smoke.  No, I don't complain about it because I don't want a pot head coming after me!  They would know who complained.  Tamika does not correct the situation with the neighbor; she wants both neighbors to meet to "discuss the issue." Most annoying about living here are (1)the insane amount of times the fire alarm goes off and how jarringly LOUD it is and (2)the slow response from the leasing office to inform the tenants if it's a testing of the alarms.  If you park your vehicle in their lot, you'll pay a fee; however, you might have to pay more to repair your vehicle after the many break-ins that regularly occur in a locked lot. I was told that there's security roaming the building.  I've never seen anyone who looks like security, so I can't confirm it's true.  However, there was an incident in a stairwell that began hours before I was made aware of it:  a male & female were arguing LOUDLY!  He was yelling, she was screaming, and the BABY was crying!!!  I was told that he had been "beating on her since 2 am" (it was around 11 am when I heard them).  Her screams sounded terrifying; it triggered a reaction from my past no one should have to relive.  When I arrived in the lobby, no security was present, the concierge was just then calling the police, and leasing staff (Tamika & Ingrid) had slowly come out of their office ~ not looking very concerned, primping their hair & adjusting their clothing; by the way, their office is located near the stairwell where the noise was.  I don't know what the outcome was but for a supposedly secure building, this incident and the lack of security / prompt action left me feeling very uncomfortable and less than secure. Overall, not the worst living experience, but most certainly could be a LOT better! Honest review from an actual current tenant who tries to be fair and nonjudgmental of all people no matter who they are. If things don't change, I won't be a tenant much longer. I pay too much ~ in a 'secure building' ~ to put up with behavior and incidents that are not seriously or promptly addressed.

Communication has been extremely poor, and it feels like tenant concerns are ignored. I expect management to review the documentation and resolve this issue promptly. This level of service is unacceptable and really shows how money hungry big corporations are. I sent them another email of proof since they want to lie and say they never received it like seriously how hard is it to check for emails, but not surprised they want to be scammers and liars and I'd also like to add maintenance was horrible and they never had working Air conditioning during the summer it's not worth to pay rent here and they treat you like trash!

The property manager along with the support staff and maintenance staff are amazing. I never have to worry about tasks being left unfinished. They answer all questions and concerns. During the Pandemic, they have been a huge help with giving access to rental assistance programs. I couldn't have asked for a better place to live. If you're looking for a quiet, respectful, and metro accessible home, Aventine is the place for you.

More detail: Neighbors: This is a friendly building, with community get-togethers a few times a year either in the lobby or someone's apartment. Mix of ages--young families, middle-aged and older people. Residents maintain a listserv, so people communicate well and help each other. Posting when they need to borrow a phone charger, have spare vegetables, etc. I posted one evening when I was locked out of my apartment, and in a short time I had half a dozen offers to couchsurf. Management: Staff were always friendly and welcoming. The building manager and the company's director of property management have an office on the ground floor. The maintenance man keeps the building clean--for example, you walk down the hall running your fingers along the trim and on the windowsills--and no dust! On the minus side, it sometimes took longer than I wished for problems to be resolved, such as contractor delays when fixing dryers, repairing window screens, etc. Apartment: Comfy. Bamboo floors, geosourced heat and cooling, large windows. There was little noise from neighbors. My fourth-floor apartment across from a park had a lot of privacy, esp. for being within the District. My unit had a deck. The building: Well maintained. Indoor bike parking. A freecycle space on the ground floor where residents exchange household goods, books, etc. Laundry rooms on each floor, not in-unit. Auto parking at additional cost in secure garage or on unlocked surface lot. I parked my car on the lot for two years and never had theft or vandal problems. The location: Decently walkable. A few blocks from downtown Takoma Park, MD (hardware store, year-round farmers' market, chain pharmacy, both upscale and normal restaurants, fun shops). Right above a great soup café. Right across the street from the Takoma stop on the Metro. On the minus side, the proximity to the Metro requires safety vigilance. We had problems with package theft from the 314 lobby when I lived there. Several security cameras on the lobby captured this. 314 was a great place to live. If I moved back to DC, this would be my first choice.
