I currently live at 1Hundred and have experienced persistent issues with the building, my unit,…read moreamenities, security, management, and front desk staff. The property is poorly run and lacks basic accountability across the board.
The gym has three treadmills and one bike, and 3 out of 4 machines are almost always broken. Despite repeated requests, they're rarely repaired. On two occasions, I saw a leasing agent remove "out of order" signs right before giving tours. When we signed our lease, we were told we could use the gym at Illume (a neighboring building under the same management). After about two months, they revoked access, claiming "issues" with no proof. This was advertised as an amenity and is included in the amenities fee--revoking it is misleading and possibly a lease violation. Residents at 70 Capitol reported similar problems--when their pool was out of service for months, they were told they'd be granted access to 1Hundred's pool, which never happened.
The building constantly advertises resident events and happy hours that never actually take place. I've asked front desk staff--who are all day contractors--and they're always unaware or uninformed. Because these rotating contractors lack accountability or long-term roles, management gets away with unprofessionalism.
Elevators frequently break, and at times it takes 5 minutes just to get out of the building. The garage doors have been broken for months at a time--each one being out for around two months, totaling about six months without proper access. No advance notice is given, and when they do communicate, they deflect blame to contractors they themselves hired. Worse, the front door has been broken for about six months as well. Their "fixes" never last, and the building is often left unsecured. A few months ago, a stranger entered the building and caused a scene that resulted in a major police arrest in the lobby--highlighting serious safety concerns that management continues to ignore.
The Butterfly callbox system also doesn't work properly. Visitors can't reach residents directly--it contacts the front desk instead. A friend recently used it and was yelled at by the contractor at the desk because the call went to them and not me.
Recently, the building switched to a cheaper trash contractor and, without warning, removed recycling bins from every floor. Two weeks passed before they sent an email saying only flattened cardboard would be accepted going forward. Meanwhile, no bins were replaced. Residents placed recyclables near their parking spots, only to get scolded via email. The building offered no interim solution and has made recycling functionally impossible.
My own unit had a serious leak from the ceiling. We moved furniture to avoid damage and reported it immediately. The only question we were asked was whether we could still sleep in the apartment and if the leak was over the bed. When we said it wasn't, they acted like the issue was resolved. After pressuring them, they finally sent contractors the next day, but didn't tell us how long it would take or how disruptive it would be. It became a multi-day project with our ceiling fully torn down. Turns out the dryer exhaust was never connected properly and had been leaking into the ceiling for who knows how long. We weren't offered any accommodations while our unit was essentially uninhabitable.
Package management is another mess. Emails falsely say "your parcel has been picked up" when it hasn't been, and they often fail to send any notice when packages do arrive. If you ask for help, they're frequently rude or dismissive. One night, I locked myself out around 2 a.m. and politely asked for help--the front desk contractor refused and sat watching TikToks out loud in front of me.
Front desk staffing is inconsistent. Some contractors are nice, others are impatient. Many work there for only a week at a time, another cost-cutting strategy that undermines service and security.
Lastly, when our lease was up for renewal, management tried to raise our rent the legal maximum (10%) despite all the issues. We had to negotiate just to bring it down to a somewhat reasonable rate.
This building is overpriced and mismanaged. Between false advertising, broken amenities, safety issues, and an unresponsive management team, it's been an exhausting experience. Be warned--living here means dealing with constant dysfunction and no real accountability.
