Overall, the lack of communication and accountability is why I wouldn't recommend living here. When I moved in I was told that I was able to take advantage a free bulk hauling removal; I was just responsible for tipping haulers generously. And, I used the service several times without issue -- this all changed about one month ahead of my move out. Before I moved, I reached out about few items I needed to haul, due to scheduling issues, we decided to wait a few weeks. In that time, I followed up with additional items to move. Weeks later, when I received my security deposit check, I was charged for an excessive hauling fee. When I reached out to Robin in the leasing office about this, I originally misspoke saying I hadn't requested certain items, but when I revisited old emails I saw I actually did request those items and attempted several times to communicate her, including providing screenshots and original emails. However, Robin did not acknowledge the emails/proof I shared and I was told that $200 is the maximum courtesy that they extend to residents and my removal totaled exceeded that cost. I have two issues with this: 1. This isn't about the fee but the principle and the lack of communication. There was zero ownership or acknowledgement when I did share the original communications. 2. I asked twice about where it was communicated that there was a max courtesy for residents and received no clarity or information. I checked my lease and it was not listed there. Based on prior communication, there was "max fee" communicated and had I known there was a max, I'd would have made other accommodations. Overall, the money you save by living here is not worth it.

But when the car thefts started happening, that confirmed for me that management didn't give a damn about their residents or their safety. They did absolutely nothing when our car got stolen from the lowest level of the parking garage--not even a response when we emailed them. I had to call for a manager at the *other* building this management company manages, Eleven55 Ripley (or, rather, text because no one is available to talk on the phone from the leasing office at either place) to get someone to address our email FOUR days after we first contacted them about the stolen car. Since then, other cars have been stolen, broken into, or had other damage to them. In the cases of a few people I've spoken to, they haven't heard anything from management in their cases either. The parking garage never felt safe to begin with and there's never been security here. But with this going on for weeks now and still no response from management while still having to pay for parking in the garage, this could spill up to the safety of residents in their units or more totals in damages that we would be responsible for. It's been one of the most stressful experiences I've ever had to deal with (and am still having to deal with, and I wouldn't recommend anyone live here or at any other building UDR manages.

Management is friendly and attentive and seek to resolve issues as they arise, maintenance repairs are handled on the day of said request, great seasonal landscaping and lovely blooms! Location, location...echoing other reviewers as having a Whole Foods and a Metro stop only an elevator ride away is amazingly convenient. The building is very quiet, especially at night. I highly recommend the units with a western view (i.e., facing the Geico lot) to guarantee plenty of natural light and incredible sunsets. The building was initially slotted as a condo property, hence the superior proportion and quality of the units. I especially love the large soaking bathtubs and spacious closet space! As with everything, there is always a bit of room for improvement. The front desk staff changes pretty often - it's hard to let go of those relationships when they unexpectedly disappear overnight. (Best of luck to Marilyn and Theo who were such assets to WP!) As the community allows for furry friends, expect some daily pees right outside the front entrance and the occasional accident in the hallway. Also, at WP tenants pay for all of their utilities + separately for Pepco; so if your budget is very tight, you may not enjoy the monthly Conservice bill that appears on top of your rent which includes things like hot/cold water consumption, sewer, pest control...utilities that are typically already factored-in the cost of monthly rent in other communities. A two-month notice is required to move-out without any penalty, even when an annual lease is in place. But even in light of the above, we have been very pleased with our experience and recommend Wisconsin Place 100% to anyone looking for a rental apt. in the DMV!

I wanted to like this place and for a long time, I did. The Good: The location is genuinely great. The neighborhood is safe, quiet, and well-connected to Metro and bus lines. If you're not looking for nightlife, the area is convenient and walkable with nice parks nearby. The front desk staff deserve a specific shout-out. They're consistently friendly and helpful, which is honestly rare for large managed buildings in this area. As a managed building, it's what you'd expect: expensive, but relatively maintenance-free living. The Bad: Over the last year or two, there's been a noticeable decline. When I transferred to a new unit within the building, it was poorly cleaned, the dishwasher and dryer didn't work, outlet covers were missing, and drywall patches hadn't been painted over. Getting these basic issues resolved took repeated follow-ups, escalation to the property manager, and more pushback than any resident should need for move-in-ready basics. Management is pleasant enough face to face but tends to deflect and divert rather than actually address concerns. The most recent issue is packages. The building replaced its prior system with a single open room where packages for what must be hundreds of units sit on unsecured shelves. There's no logging, no delivery notification, and every resident has access. The room is fob-accessed, but it's unattended -- if someone gets through that door late at night, there's nothing stopping them from walking out with whatever they want. It doesn't feel secure. My Recommendation: I used to genuinely enjoy living here and would have recommended it. At this point, I doubt I'll renew my lease. The customer service and attention to resident safety have slipped enough that the premium rent doesn't feel justified. If you're considering Wisconsin Place, the location is excellent, just go in with realistic expectations about management responsiveness and building security. Maybe shop around to the other managed buildings on Willard Avenue or North Park.

Utilities including parking are not included in that $2k. We have had issues with this unit since the first week we moved in. The place was not clean, one of the sliding glass doors has a broken screen, the vinyl floors are stained, the dryer was not cleaned out in years and almost started a fire. There is noise here 24/7. We don't sleep. There is constant slamming from the garages that has not been fixed. We have lost opportunities due to being in this unit. We have never been offered a lease break or money back. Management is ineffective and the main maintenance person here came into our unit last week and screamed at us at top volume. Every Wednesday for a half hour the generator goes off. It's horribly loud. The Naval Observatory also has a loud gate and a generator that went off constantly for the first 2 weeks we were here. There's landscaping done twice a week, also very loud. There are very bright lights that shine into the unit at night. The slamming from the garages wakes us up multiple times a night without fail. Management claims they have addressed this issue but no real remedy has happened. We are constantly on edge here but also can't focus during the day and are suffering in work/school performance.

There are laundry rooms with a couple of washers and dryers apiece on each floor except the ground floor - laundry machines were rarely cleaned out and often covered in pet hair and debris (pets allowed in this building). Garage parking and parking lot are accessed from the ground floor. No other amenities whatsoever on the premises, though you could access the gym at Livingston House around the corner. Mail area in lobby. Elevator slow as molasses. Maintenance requests were fulfilled promptly by competent maintenance staff, for the most part. My two spring seasons there reliably brought cockroaches out in droves. The worst aspect of the living experience, however, was engaging with management (not on-site) in connection with noisy neighbors. New residents moved in upstairs from my unit and must have had a side business going assembling Ikea furniture in their living room. I have lived in several different apartment buildings and never heard such persistent, loud banging on the floor ever before. Requested that management visit the unit to inspect for required floor coverings and ask that they be more considerate. This resulted in no relief. The last straw was when the upstairs residents flushed what I was told was a hair piece down their toilet, causing flooding and human waste to leak down into my own bathroom. Needless to say, I required Bernstein to settle the matter to my satisfaction, and I moved out shortly thereafter after buying my own home.
