Lived here for many years. When kind, and hardworking people work here it's the best. Leslie has always been amazing and we appreciate her so much. She knows us, says hi, remembers our family and overall makes it easier when this place switches management at the drop of a hat. They don't care about spending money on fixing apartments or any apartment amenities. They just give their maintenance workers new golf carts and they speed around the neighborhood. Don't even get me started on the terrible parking. If you're here anytime after the office closes no parking that's why they love doing showings during the day. Dog poop everywhere smells like dog pee everywhere. All the dogs are aggressive. None of the dogs get along. Everyone here has animals and babies so you can only imagine the parties here are so ghetto. Cops are always called. Fights are always happening, drunk people all around people treat this place like they're on a short term vacation. Not to mention the evictions this is the most evictions I've seen of any place I've ever lived and my neighbor died here saw them take their body and then guess what someone moved in a couple weeks later I don't know. Seems weird and gross whoever owns this does not care about people only profits. Lastly every kid from every surrounding apartment will be at the pool. That's why the pool is always so loud and so busy. I've been seeing parents with car filled with kids, dropping them off at the pool and then going back up the street to the promenade where they live, and then coming back in their car, picking up all the kids and going back to the promenade read more

He had it figured out in less than 60 seconds and was able to fix the issue within 10 minutes, while also explaining to me what caused the outage. While we initially enjoyed living at The Monterey, about a week and a half after moving out is when it became a nightmare. On the day of our move-out, our walk-through went great and no issues were brought up by Leslie during it. As you can see from my attached pictures, management attempted to charge us over $3,000 (!!!!) for pre-existing flooring damage (see my move-in checklist- circled areas- from June of 2025). We moved in on 6/26/25 and moved out on 1/26/26- only lived there for 7 months! Check the dates in my pictures to verify what I'm telling you. They admitted in writing that the damage was pre-existing and still attempted to get money out of us. They also missed the legal 21-day deadline to return our deposit AND provided a ledger that backdated their entries to hide their non-compliance. All of this is violating California Civil Code 1950.5. It took me physically going to the Corona Courthouse to file a Small Claims case before they suddenly "waived" the wrongful charges and returned my deposit (making it seem like they were doing me a favor- I have email proof of this also). My pictures are not lying and I have other factual proof if anything wants to reach out to me for a discussion. It is so upsetting that a truly positive experience ended in a nightmare! My advice to future tenants if you decide to risk living here: Document everything, take pictures at move-in, keep every email, and don't be afraid to exercise your legal rights. Do not let them bully you into paying for damages that you are not responsible for. I had to fight for 3 long weeks to get what was legally mine. Having that documentation from our move-in is what saved us. Proceed with extreme caution. Makes you wonder how many residents they do this to upon move-out. read more

**ALERT** DO NOT rent at this place. I spent almost 5 years at this apartment complex, nothing but problems with fake promises. I moved 2 times due to noise, my car got broken into 3 times. And when I decided to move out, I requested an in person move out inspection because I know what's coming. And guess what? They never showed up, I move, the apartment is in pristine condition with normal wear and tear. I get hit with almost 1590$ bill, no deposit back. I reviewed the bill, changed carpet , deep cleaned, changed the blinds due to smoking which I never did. I call them and dispute, they say the "tech" that came in for an inspection again, post move out lol decided that there's a heavy smoke smell in the house. I call again, and tell them this is absurd, like it's kinda of a joke because it feels like this is what they do to renovate their place. Anyway, I got a message from collections today, I will sue you. Not because of the amount, no. I pay gas with this amount. But for the principle, you guys are a SCAM and I will not rest until you guys get what you deserve read more

AVOID AVOID AVOID! My family went to "tour" this complex. We were dressed in comfy sweats and sweaters, and by far did not expect to be treated like we were LESS THAN. Just because we were dressed a certain way. Leslie made the experience horrible making us feel like we were wasting her time. We would ask questions and she would answer with another question, making us very uncomfortable. I asked if we could hear the neighbors walking upstairs and she answered with " What, you've never lived in a apartment before"? She didn't even show us the amenities, she just walked from one apartment to the other and asked how much we wanted to spend on a place. Wow!! Had a great experience living here! Amenities are great here, the building I lived in was quiet. I didn't have no issue with parking because I paid for an additional parking space. The maintenance here is quick to get to your request if there's anything wrong! Only issues I had is that parking for guest is bad, you have cars parked in the guest parking for days or even weeks which isn't fair for everyone else. I did have an ant issue as well in my apartment that was an on going issue for almost a month. But pest control took care of it after they had to come a 2nd time. I will miss the Mountain View coming home :( But overall besides the ants and people being inconsiderate with parking this place is great! Wanted to renew my lease but decided to move back to Orange County! The 91 freeway is a nightmare! read more

I just want to start off by saying that this is the first semi bad review I have ever left. Staying here in the beginning was a dream, I loved it. My partner had some trouble with parking but it wasn't a deal breaker. Then, towards the end of our lease we started having issues. First our car was broken into, there is no security here, if they say otherwise it's a lie. Their idea of security is a guy who comes like once a month and drives around and then leaves. Then we started receiving emails from management informing their residents that our cars could start getting towed if parked in a spot for too long etc. The reason? To make room for non-residents, aka "possible" future residents. You have residents who pay 2,700+ to live here and you are prioritizing people who have not even decided to live here yet over them. I honestly could not believe it, and to make matters worse you have the wrong towing company name listed on your email! Hook & Book towing isn't even in service anymore it's Hook & Book towing recovery. We drove all the way to Hook & Book and was told it was a completely different one and that they weren't even in service. Luckily, the car that was towed was going to be junked anyway, and Hook & Book towing recovery helped us with that process, but we had that car parked in what management considers to be a "safe" spot and it was still towed. We also tried to rent a parking space and were told there was a waitlist, LOL. So you want us to not park in the open spaces, but when we try to pay to park there's a waitlist and there's no other solution to having an extra car. It was so crazy it was laughable. It honestly ruined my whole outlook on these apartments. It was better when Paul was here BY FAR. Anyways, moral of the story, if you have more than two cars and might need additional parking space don't choose this property. I wrote this review after we moved out in fear of retaliation from management, because as some of the reviews were stating, they do that. Again, in the beginning it was perfect, (parking eh) but management was great, after getting new staff, things started going downhill, good luck keeping residents with the way you run the parking situation. read more

The Monterey Corona Apartments has Homeless people living in the utility closets. Attached is a ring camera video. Twice I found homeless sleeping on the stairwell. Homeless will pee and poop in your building hallways. Many times I've tried to contact them and work on resolutions, but sadly gotten no response back. Rent is outrageous at 2800. read more

This place is complete trash! Lived here for only a week or so and put in a request for 2bathroom because the water won't go down. They claim somebody would be here the next day no one has come to see about this issue. And that's just 1! The washing machine does not work properly the cycle says done and go to take them out the clothes are still soaking wet! It takes at least 4-5 dry cycles to dry the clothes. Then they're are the little things that I don't think I have the space to write, and I hate to be the one to complain but this place does not care about the tenants at all! DO NOT MOVE HERE if you value your peace, your rights as a tenant, or any sense of professionalism. For $2,600 a month, you get a small 1-bedroom, 1-bath unit with a garage and a parking spot--but that's where the positives end. Here's what you can actually expect:     *    Constant noise: Neighbors who never shut up and openly abuse their dog while management does absolutely nothing about it.     *    Negligent management: I repeatedly emailed about the excessive noise, only to find out seven months later that Leslie never even notified the tenants upstairs. I have receipts proving it.     *    Retaliation, discrimination, and wrongful eviction attempts: Because management didn't like me--and because of clear discrimination over my race--Samantha tried to evict me in retaliation. When she realized the law was on my side (civil code protecting tenants from retaliation and wrongful termination), the eviction attempt fell apart. Britt, the West Coast Regional Manager, also tried to evict me with no evidence whatsoever, refused to hear my side of the story even when I showed proof I had called the police, and ignored the fact this was retaliation and discriminatory treatment.     *    Unprofessional behavior: Samantha is on a power trip--it's her way or no way. She literally kicked my mother and me out of the office when we tried to calmly explain what was happening and refused to allow us to speak. Samantha has no filter, and it's beyond me how she still has a job.     *    Encouraging bad tenant behavior: Management admitted to letting anyone move in here with no real standards for quality tenants. In fact, Samantha actually told my upstairs neighbors to be as loud as possible.     *    Maintenance issues: My washer was broken for three weeks, and because I work weekdays and couldn't be home for a technician, they refused to prorate my rent.     *    Lack of accountability: Britt herself admitted that Leslie "wasn't all there," acknowledged the eviction was wrongful, and still somehow blamed me for smoking in my unit--which I never did.     *    No remaining reliable staff: The only person who ever showed any professionalism or ability to de-escalate anything was Paul--and he is no longer going to be working there. The lack of basic decency, common sense, and professionalism here is shocking. If you are considering moving here, please save yourself the stress, the wasted time, and the money. This place is a nightmare. You deserve better read more

You must read this before considering living here! My sincere and honest feedback for living at the Monterey is that they could do much better to provide a better quality of life for tenants. Let me start with the community is dirty, filthy, and downright disgusting. The grounds are poorly kept. The halls are NEVER cleaned. Second, the community is not safe. We have had so many break-ins from cars to garages and still, we have no real security. If you value your property please look somewhere else. The staff in the leasing office are not friendly and tend to think that resolving tenant complaints are not part of their job roles. You have to call multiple times just to get things resolved. Also, the new head manager is not a customer's always right kind of guy. Lastly, parking is abused and manipulated and nothing is done about it. You will not have anywhere for your guests to park period! Also, keep a lookout for the coyotes that roam the fences at night. I almost lost my Yorkie if I was not paying attention. With all that said look somewhere else and get treated like you deserve. read more
