I resided at Artisan for just over a year in building 5, and it was incredibly peaceful. The neighbors were friendly and never bothered each other. Throughout my stay, I only had to call maintenance twice for minor issues, and they promptly arrived to fix them. Regrettably, I had to move out due to personal reasons, but will be looking forward to coming back in the near future. People don't realize that a part of choosing an apartment is how the staff treats you. When you call and the person answering your questions is rude and unprofessional you're not going to want to live there and have to deal with them when you have an issue. Maybe management should retrain their staff. read more

DO NOT DO IT! This place is an absolute scam and shit show. - ROACHES EVERYWHERE - Animal feces all over there property since there's no designated relief area - car break-ins - they bill/charge for everything. Good luck if you have more than one vehicle you'll be paying an additional $100 a month just to par - homeless people in the trash at all times - they will tow your car even if it's registered - "non-smoking property" but the entire place smells like weed and dog piss After a couple weeks, there were so many issues and concerns that are not being addressed: The smell of dog urine on the property is overwhelming. As someone else stated, there's not a designated relief space for pets so there's pee/poop all over the place and tenants do not pickup after their animals whatsoever. Trash vestibules on the weekends are disgusting. Residents throw their bags by the door, and don't bother putting them into the bins. There's always homeless people going through the bins, they've changed the passcode to access the trash area but it doesn't matter because the locks are broken. There's roaches EVERYWHERE. Inside and outside our unit. Upon move in, there were dead roaches in our stove and when we complained, the response we got was "at least they're dead!" As if that made it any better. A month into our lease the washer in our unit went out and our apartment flooded. Luckily maintenance is great and they came immediately to repair and clean up. Parking is a nightmare. People are always parked in front of the garages for deliveries and you have to wait for them to move to access your space. We have two vehicles and our car has been towed by parking patrol even though both vehicles are registered to the property but there's been instances we need to park one car offsite and the other in our assigned space because of lack of parking and have been towed. People speed through the parking lots, cars are being broken into constantly. The last month we lived here our elderly neighbors home was broken into. When reaching out to neighbors through the community bulletin for information on her behalf, my post was denied. Assuming they didn't want residents knowing about the break-in. Honestly, nothing about this place is "luxury" especially for the cost. read more

The pool area is closed with Master lock on a Sunday at 10:40am. My kids were dressed with their bathing suits and life jackets and were ready to swim only to find it was locked for no appearant reason. There were no signs detailing that it is closed on Sundays.. My kids were very disappointed and so were we. However, they did reach out shortly after reassuring that they will leave to pool open during normal hours. read more

We've lived in these apartments since 2017. In that time, we've only had to replace our fob a few times, probably less than four and usually just to switch out the battery. A few weeks ago, our fob completely stopped working. At first, we assumed it was the Sheridan and Rincon gate, which is frequently broken. But then it also stopped working at the main River Road gate, which is the gate we use most often. The leasing office has very limited hours: Monday through Friday, 10am to 6pm, closed from 12pm to 1pm for lunch. These hours are not practical for most working residents. My husband usually handles these types of things, but now that I'm on maternity leave, I tried to take care of it myself. I went to the office around 9:20 a.m on Monday, July 28th, but saw their sign posted stating that they don't open the office until 10 a.m., so I had to leave and return later. That alone was frustrating, especially since we haven't been able to use our fob to get into the property gates. I came back around 3:50 p.m., expecting a quick and simple exchange like it's been in the past for my husband. What should have been a simple exchange turned into a highly uncomfortable and accusatory interaction. Ana repeatedly questioned me about the condition of the fob and accused me of damaging it with water. She stated that the battery was corroded and that the fob had water damage. When I asked her to show me the difference between the old fob and the new one she was putting in, she told me I would not be able to see it because she had already cleaned it. This made it impossible for me to verify or even understand the issue she was describing. Because she kept grilling me on details about our past fob replacements, I had to call my husband at work while standing in her office to explain what happened during the last exchange. It was extremely frustrating that I was being expected to provide such specific information when the leasing office does not keep proper records of fob issues or who helped us previously, especially given their frequent turnover in staff. To make matters worse, I was there with my tired and hungry preschooler, while also eight months pregnant and exhausted myself. Rather than receiving help or understanding, I was made to feel like I was being accused of wrongdoing over a routine maintenance issue. Ana's tone and questioning came across as overly aggressive, and I felt targeted and disrespected. At one point, Ana even asked me if I had written them an email when we exchanged the fob last time, as if that's the only acceptable form of proof. That was incredibly frustrating, since residents shouldn't be expected to document every maintenance interaction, especially when the office keeps no record themselves. She later told me they should have changed the entire fob, not just the battery, something we were never informed of before. With their staff turnover and lack of internal tracking, how would any resident know that? Instead of receiving help, I felt like I was being accused, dismissed, and even discriminated. I left feeling even more frustrated, disrespected, and completely unsupported as a long-time resident. A review of fob tracking procedures, improved communication, and staff professionalism would go a long way toward preventing situations like this in the future. We've been reliable tenants for years and simply expected to be treated with respect when needing assistance with a basic access issue, not accusations of "cheating their fob system". read more

We have been living in this apartment complex for about 8 years now, and our experience has gone downhill. Recently, a leak in our unit caused mold to develop, which was a serious health concern. On the day of a scheduled trip, we had to deal with the aftermath of the leak, causing us to lose money and arrive at our destination late that night. While the complex agreed to replace the carpet in our daughter's bedroom due to the damage, they have refused to replace the carpet in our bedroom, despite repeated requests. The carpet is falling apart and has worsened due to foot traffic from us being forced to wear shoes inside and sometimes maintenance workers coming in for repairs in the master bathroom. We even offered to pay for the carpet replacement ourselves, but our requests have been ignored. This has now become a safety hazard for our family. Our toddler was injured by a nail sticking out of the deteriorating carpet, which is completely unacceptable. The complex's lack of response has left us living in unsafe conditions. It's clear that this apartment complex does not care about its tenants or their concerns. Their disregard for safety and quality of life, even for long-term residents, is incredibly disappointing. If you're considering moving here, I strongly urge you to reconsider. Btw we have been long termed tenants that pay our rent on time, even during the pandemic! As I mentioned before, unfortunately we are stuck here for a few more years b/c of work. read more

This is an update to my previous review. Long but worth it. I thought my experience with Dulce was my own until reading these comments. She's rude, she just stares down the residents & she's unpleasant. It seems to been happening over a year now so instead of saying you'll do something actually do it? Ana is great on the other hand and the whole maintenance team is a dream. The dog feces has gotten 10x worse. there is an equal amount of feces to rocks. The trash / spills in elevators are insufferable not to mention I've seen more roaches. I have never lived in a " luxury " community like this. There is no accountability as far as the cleaning up and making changes just " we're trying our best " I used to see actual people cleaning up the feces haven't seen them in months. There needs to be a dog relief area aside from the front lawn. Every community I lived in with one never had these issues. I have never seen a cleaning crew like the other communities I lived in either. read more

Enjoyed living here, but complete RIPOFFS on the move out. Even if you pay someone to clean the place, they'll still inflate the move out charges in order to keep your security deposit to the point where you owe them. You'll reap what you sow however for sure.. There are definitely roaches if you don't use your own pesticides. Also, dog doo is always visible around the property. Staff are very nice, but that gets watered down because they try to beat you out of every dollar they can. This review doesn't take anything away from Hector & Dulce because they were very nice & helpful during my stay. read more

I would love to give a huge thanks to there maintenance team, my water heater went out and I had no hot water. I called it in as an emergency, maintenance came out and informed me that the water heater needed to be replaced. It was unfortunate but they had me use an available unit a few doors down to shower for the mean time. The following day they had a new water heater ready to go for me by the time I got home from work. Update: I met with office to reconcile our move out charges. Ana relayed that regardless of how the apartments are left, tenants will be charged a fee for sanitation because they have a certain standard. If they have to paint regardless of size (ie:paint patch over holes), they will charge you for a full paint. We had an issue with our move out cost. Our lease stated full paint charges is 75% of $400 -so our cost was $300 (since our lease was 1 year). When meeting with Ana. We noticed they charged us 75% of $480, when we pressed the issue Ana stated that price for everything has gone up, and they charge according to the outsourced work invoice. We were given a $150 customer service discount for this. Something I noted, Ana could not recall 1 single tenant in a year span that received a full refund of deposit. read more

Living here has been an absolute nightmare. I've been living here for a little over 4 years now and each year it gets worse and worse. I'm so happy to finally be leaving this horrific place. The staff here is terrible and completely unprofessional. I really don't understand how the girl Dulce is still even working for this company with all the complaints she has received. Everything that people have said about how dirty this place is, is completely true. The halls, the elevator, dog poop everywhere, homeless digging in the trashcans every night. It is ALL TRUE! Last but not least these people are scam artists. I have been going month to month for the last few months because I don't want to resign my lease. I've been paying an additional amount to go month to month but now all of sudden they are trying to force me into resigning my lease or threatening to raise the month to month a additional $400 on top of the additional amount I'm already paying. I find it ironic that the lease agreement that they want me to sign is way more than the current lease amount for my unit online. Is this even legal to charge me way more than what the current lease amount is for my floor plan? You would think they would try to value me as a tenant being that I've been here for so long with no problems at all. In addition there was a hit and run incident that occurred in the complex today. The car that was hit is still out in the parking lot on top of the sidewalk. It has literally been out there all day. These apartments tow your car for every little thing so I don't understand why they won't do a courtesy and tow this car to a local body shop or just move it out the way so other people can park. I just feel like it's a safety hazard for this vehicle to be on the curb like this. They once put a note on my door to tell me that leaving my valet trashcan out past 9am was a "eye sore" but I guess this car being in a bush on top of the curb isn't a "eye sore". What a joke. Let me just say if you care about your mental health I wouldn't move here. read more

I toured here, these apartments were on top of my list since I loved their layouts and location. Amenities here are awesome too. Apartment layouts are amazing, community outside is clean. But hallways that lead to apartments and elevators are disgusting. Full of stains, trash, and dog urine. For the price of these apartments, they should have better maintenance. I currently reside in apartments with same hallways that lead to your apartment and they are always cleaned, they use pressure washer and alternate cleaning different hallways. These looked like they have never been cleaned. Stairs are trashed too. Manager here should consider having maintenance 7 days a week and not 5. They should also add more crew to maintain them. If hallways, stairs, and elevators weren't so dirty, these would be 5/5 stars apartments. I decided to apply elsewhere. read more

I stand by everything I said before in my previous review. Staff in leasing office and maintenance team do a good job. My only complaints come due to shitty tenants that I have to share the complex with but that isn't the staff's fault or the complex. I really enjoy the area and the complex though. People don't pick up their dog crap and let their dogs pee anywhere. There's also dog pee in the staircases, right near the elevator doors and now I'm seeing that my floor mat outside my door keeps getting peed on. The other thing that is kinda stupid is that they decided to remodel the pool right as the weather is getting perfect. March-May. Dulce is amazing!!! She's so responsive and is on top of everything!!! She's making this so easy on us. Everyone is so kind.

Move in went very smooth. We are very happy with the apartment and the amenities. We were sent a lease agreement, however on the agreement it had a pet deposit listed even though our animals are ESA'd. We called and emailed to let Dulce know that the lease agreement was wrong. However, she called us back and said the lease agreement was correct. It still had the pet deposit listed. Alayna was super sweet and helped us remedy the situation by sending over an updated lease agreement with the deposit removed. It was done very quick within 30 minutes. We were upset that we expressed our concern to Dulce and all she had to do was verify the lease did not have a pet deposit listed. She then emailed back and left a voicemail about her confusion about our request. It seems like she did not even open up our agreement to see what we were talking about. The last thing we wanted to do was sign a lease agreeing to pay for something we shouldn't be paying for! Will update after lease ends, but so far so good! read more

While I understand that they may need mandatory inspections for a variety of reasons I think it's absolutely crazy that they give you less then 24 hours notice. It's 3 pm the day before the inspection when this email goes out. That's completely unprofessional and inconsiderate of the staff here to send these notifications out at the last minute. In the past I've gotten as much as month to two weeks notice. The staff must be getting lazier and lazier. If you lived in a house everything would be scheduled with prior notice, we do not get the same courtesy as home owners and there for are treated with less respect. I've been a resident for 4 years now, very rarely do I need to reach out to the leasing office or maintenance but wanted to share a recent service order I had for my garage door. I opened a service order because the door started to get stuck half way through, turned out the motor was going out. Hector called me after I opened the order and asked what time I was free to come take a look, quickly let me know the issue was likely the motor but asked for a few minutes to take a look. I went back up to my apartment after seeing him down at the garage, told my wife we would probably have to get by for at least a few more days since they would need to order a new motor which is what I was assuming. Hector called me back about 30 minutes later and actually let me know we were all set. I was very pleased to know they not only had a spare motor but that he was able to replace it so quickly. Displays not only great property management keeping necessary replacements but also dedication from the staff. I was out shopping when he called so this was towards the end of the day and he still took the time to fix this for us even though it was probably at the end of his shift. Thanks Hector! read more

I am going to be pretty honest and go ahead and say that when I first met Dulce Rodriguez, the leasing agent, I was a train wreck-- going through a divorce with two kiddos next to me. She is/was extremely professional, even when she probably could have said a few choice words to me. Dulce was beyooooond patient, and still continues to be patient with me! When I signed the leasing agreement, all of the little details regarding the keys, amenities, etc.-- all the things-- were all such a blur at the time, but Dulce has been my go-to and she reciprocates with a smile and positive energy. She has even kept an eye out for my 13 year old son who runs a-muck at times (in a good way), and is always so sweet to my little girl when she asks for hot chocolate from the lobby bar!!! They stay professional and give the best customer service experience. Maintenance is very fast with their responses to work orders. I have read past reviews and I can just say that people like to blame the leasing office for other peoples, dirtiness and carelessness. I have seen Maintenance continuously, power washing, picking up dog poop and trash. Residents need to help out their community as this is their home. Overall I enjoy living in this building, it's safe. Lived here for 6 months and lease will be over soon. There was a few issues and it was resolved by maintenance the next day (5 stars for them, they're all amazing). I have to say the worst issue that I cannot look past are the roaches that I saw a month after moving in. A "luxury" overpriced building should not have any roaches no matter what season we are in. Now, I cannot wait until my lease ends next month, only because of my upstairs neighbor that has been stomping on my head for over a month. It is so bad that my whole apartment shakes and this person does not rest nor sits in their place. It's consistent stomping that doesn't stop. I end my day with throbbing headaches. I did complain about this because it's unbearable but obviously has not stopped. It's how this individual walks and apparently they can't fix the way they walk. So now I just look forward to moving out. Sometimes I think a horse lives there not human. So for the next tenant that moves in, good luck! I read a few reviews about deposits not being refunded. My apartment is in perfect condition, exactly the way I moved in. So I'm curious, if that statement is true what excuse they'll give me. I guess I'll find out soon. read more

If I can give zero stars I would. Only reason we left this place was because of Dulce from the Leasing office. She is a nightmare and will belittle you! Ana however is really helpful. I agreed with other people's negatively about this place being so expensive but yet filthy. Dulce will stare you down, she does not greet anyone if you see her walking around the community, she won't smile. I had recommended a couple to try this place but they witnessed Dulce going off on a resident, it made my friends really uncomfortable and was embarrassed for the guy getting scolded by Dulce. When I would call the office I'd praying that Dulce doesn't answer because again she's really rude and unprofessional. Artisan please do better with your staff. A few months ago, my partner and I moved into this apartment complex and honestly, since we've been living here, we have been extremely impressed with the professionalism and kindness of the staff, and we love our new home. We wanted to give a special shout-out to Triston and Sophia for taking us on tours and answering all of our questions. They were both wonderful and super knowledgeable about everything we asked. Triston got us approved and sent over the paperwork super fast and Sophia was very friendly and patient with us as we did our walkthrough. In addition, we also really wanted to praise Hector. He recently provided a maintenance service for us and was extremely efficient, kind, and quick to respond. He did a great job with the service we requested, and we're very grateful that he was able to stop by on such short notice (while it was raining too!).
