    I hired The Mor Group a couple of years ago to manage my rental house. I was quite clear about my requirement for regular inspections. I have a number of rental properties and I have learned that inspections can prevent major repairs. For example, a small water leak in a bathroom or kitchen can easily do 10K worth of damage if not taken care of. I was told by the Mor Group that they could do inspections every 6 months for an additional fee of $75. I was fine with this and happy to pay extra money for it. So now fast forward to December 2022. Tenant had been there for 6 months and I had seen no evidence of an inspection done or planned. I emailed Jhared about an inspection. He told me they did not do inspections until the tenant had been there for 9 months, period! I felt my request was dismissed rather abruptly.. I wasn't happy about it since this is not what I had agreed to, but let it go. After 9 1/2 months I hadn't heard a peep about an inspection, so I asked Jhared again about an inspection. He told me that they did not do inspections until 2 months before the lease ends, period! So now it's 10 months not 9 months as he said before, and my B.S. sensor is going off. I let him know clearly that if my property manager can't do inspections then I need to find another property manager. But still no inspection done or planned! Then Jhared tells me now another story... Since the tenant is leaving at the end of the lease they won't do an inspection at 10 months or any inspection until the tenant moves out. So now, NO inspection will be done. What arrogance! I don't know how I could have made it any clearer that an inspection should be done! I also don't like it when I feel a property manager is not being straight with me. I email Adi next and I tell him I'm angry about this, and I want to have an inspection on the property. He tells me to find another property manager (which is obviously now my intent)! He writes that he doesn't like my energy! No kidding, he actually wrote that! It makes no sense to me to adamantly refuse to do these inspections, when a vital part of their responsibilities is to insure proper maintenance of the property. I tell him to just make the house rent ready when the tenant leaves and I will take over. A few days later I locate the email of my correspondence with The Mor Group before hiring them, explaining my need for regular inspections, and their response that my request can be accommodated. I forward this to Adi so he can see the history of why I'm upset. Adi immediately responded that the correspondence " was pre covid, and that's all changed now". Well, Someone needs to let him know it's 2023 and Covid is over. He wrote "unreasonable language and behaviour for you to write such an email". Unreasonable language and behavior to ask them to not B.S. me and do an inspection??? It makes no sense. Then he immediately sent me a 30 day notice of cancellation of the property management agreement. Coincidence that the 30 days ended 3 days before the tenant moved out? This was quite vindictive! I haven't seen such a vindictive property manager before. He wrote "We could have resolved your request, but you jumped the conclusion and spoke out of line ". Pardon me for speaking "out of line" and requesting they do the job that they were hired to do. My B.S. sensor, you guessed it, went off again. They left me to fly from out of state, rent a car, get a hotel, and get the property rent ready again myself by finding a handyman, house cleaner, carpet cleaner, painter, etc. So, it's all over now. They never did an inspection on the property, of course, or made the house rent ready, of course. He bailed and cancelled the management agreement 3 days before the tenant leaving. As I said, quite vindictive. But the good news is that Adi is no longer managing any of my properties, and for that I am very grateful. I am sure their response will be that I was rude. If asking them to do their job was rude, well so be it. I saved all the emails. Certainly not powered by kindness as they boast. In my opinion, powered by arrogance and vindictiveness.

I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

I live in California and I needed to find a good, reliable PM to manage my pending rental property in LV. My goal was to close 4 properties by end of 2026, and ultimately have 10 rentals and needed to find a good PM and wanted to build a good relationship for the long term. Their reviews were solid and I spoke with Tyler at the beginning of researching for PM to manage my pending rental property in Las Vegas. After having a phone conversation, I wanted to meet with Tyler in person to discuss and decide if Graham team was the right PM for me. At this point I liked the reviews and the phone intro from Tyler. i sent a text to Tyler to arrange in person meeting , and confirmed that i was visiting. Everything sounded good... Until i traveled to Las Vegas on the day of the meeting in the morning. I drove about 6 hours from Cali to meet Tyler and contacted him 2 hours before our meeting to ask if we can meet earlier since i arrived earlier than expected. The text i received was nothing but utterly unprofessional and upsetting to me. Tyler responded via text that he wasn't sure if i was coming or not for some reason. Im coming from Cali and driving back and forth for 12 hours, so I had to plan my day a week prior and wanted to make sure this meeting was accomplished. The text response was nothing but upsetting and shocking to me because Tyler assumed that i was not coming, rather than following up via phone call or even a text 1-2 days before meeting to confirm the meeting. I will never work with a business that ASSUMES everything. How can you trust and leave your rental property if the PM assumes and doesnt follow up and have a decent communication skills?? It literally ruined my day completely and wasted my time. I would never recommend this type of unprofessional company to anyone. I would be horrified how they deal with tenants issues...! After moving out of Horizon Ridge #11165, I was charged for "janitorial" services and "removing bathroom hooks" that were already installed when I moved in. I had scheduled a checkout walkthrough to avoid any surprises, but no one from the agency ever showed up or returned my calls. I even hired a professional cleaner and provided a video showing the unit was cleaner than when I moved in. Despite this, I was still billed for unnecessary charges totaling $279.97. These charges are misleading and unfair. It's disappointing to see this kind of behavior from a property management company. Renters deserve transparency and honesty -- not surprise deductions from their security deposit.

Responses were short, cold, and lacked any sense of professionalism or respect. I walked away from each interaction feeling talked down to, misunderstood, and brushed off. No one should feel belittled or looked down on for simply asking a question. A management company should treat people with respect, patience, and decency. In my experience, Primack Management and Nicole in particular failed to do that on every level. I wouldn't recommend this company to anyone who expects to be treated with professionalism or basic human courtesy. In addition my whole family felt like a decision was made by Nicole from the first interaction. As if there was a preferred person she wanted to deal with as opposed to people she knew nothing about.

I went to apply for the homestead, only to find out I was sold an unclean title. My house never went through probate, after the owner passed, and there was no will. Zulma Zapata was suppose to do her job, and failed. I understand mistakes happen, but when I tried to address the issue that on my title there was a dead woman's name still attached to my townhouse, Zulma did NOTHING. She ignored the issue, I called, emailed repeatedly and I was met with silence. I had to take matters into my own hands, and eventually went through the state to get cleared. But again, I purchased my place in December of 2024, and this issue didn't get resolved until April of 2026. Shame on this place for selling an unclean title, and doing NOTHING to help or make things right. If you see Zulma Zapata's name ANYWHERE make sure she did her job correctly.

    Let me begin by saying that upon entering this neighborhood it appears to be very well kept up by…read morethe owners, and it is! I have always lived in a gated community with HOA's because I love knowing that my neighbors can't pull out their car engines, leave grease marks all over the place, not cut their grass or paint their house purple! Those are all great rules to have!! However a few of the rules are a little absurd. A few examples: I received a letter addressed to me stating that my children were playing in some rocks that were across the street from my house. My kids have never played in these rocks but my neighbors kid stands in them all the time. The HOA claims that this is private property inside this community. It's not fenced nor is there a sign that states anything of the sort. We were in formed that it is a $100 fine to wash our vehicle in your own driveway. My husband was looking under our vehicle, not doing any work on it and the HOA drove by and said "you people cannot work on your vehicle in this neighborhood". He wasn't working on it, he was looking under it! And what does "you people" mean? Now let me tell you a little bit about the HOA keeping up their end. We have lived in this neighborhood for a little over a year and during that time our gates have been broken at least half of the time if not longer. There was a period of 2 months when we had no gates at all. We had squatters move in a few doors down from us and they were running a drug/prostitution house and the HOA did NOTHING about it. I called the police every chance I got and I worked with the bank and realtor to get them out, daily. I also notified all of my neighbors because the HOA took no action whatsoever. The neighbors are extremely nosy and in everyone's business. These are just my thoughts, views and opinions. I will be moving from here as soon as possible. I have kids that want to play outside and I'm sick of getting letters for every little thing.
