Update: Received an insulting DM telling me to "shut up and just move if you don't like where you live." Photo attached. I am pretty sure Amanda Flores sent this since no one else would have such a strong reaction to my review, it was sent only a few hours after I posted my review, and this is how she acts even in a professional capacity. I appreciate the official Nolo response to discuss the issues in my review further, but I am more concerned about harassment as I run down my lease. If you really want feedback then send an anonymous survey to the residents, I'm sure it will be very fruitful. I will just say that maybe Stadium Place needs to provide supplemental training and education to employees regarding landlord-tenant law and hospitality or just being a decent person. ________________ Amanda Flores became property manager while I was at Nolo and the quality of the buildings and the community went down substantially afterwards. I cannot describe how unpleasant, rude, and condescending she is. If an issue arises that is her or Stadium Place's mistake, it requires multiple unanswered emails and days of waiting. Even then, she will harass and threaten you and refuse to fix it. I thought I'd stay for another year or two but I'm just not renewing my lease. It's just been such a bad experience dealing with her. Moreover, while my unit is clean and undamaged, I am genuinely concerned that I will not get my deposit back because she seems like the type of person to make things up to withhold a deposit. Like a scratch on the wall is 1000$ fix or something. It is no surprise that the building is unable to hire anyone and has really gone down. The lobby smells bad and is dirty. There's never anyone at the front desk. Elevators in both Nolo and the Wave have issues. The gym and common areas are dirty and the equipment and furniture are old. It smells like dog piss everywhere. The dog washing station is filthy and clogged, I literally gagged when I went to use it. This wasn't a problem before she started. Other people at the building have commented on this, and their shared unfortunate experience with her. The only upside is maintenance, which is always friendly, timely and follows up for everything. But that's a separate team so it's no surprise. read more

The Nolo at Stadium Place - DM I received a few hours after posting my review. 99% sure it's the Property Manager Amanda. - Apartments Near Me - Seattle, Washington

I've lived here for several years and it has continued to go down the drain at an incredibly fast clip. If I could break my lease and move, I'd do so in a heartbeat. The majority of the property staff are terribly unprofessional and have an attitude problem. The amount of time it takes to receive any type of response even if it's time sensitive can be days to even weeks. If you want to get anything done, you'll have to go to the front desk and hope they have a good attitude that day, are even there since they tend to hide in the locked offices and avoid tenants, and hope they are feeling helpful. And even then, the majority of times I ask the front desk/leasing about something, they have snide remarks or simply point to the business cards and refer me to the info@stadiumplace.com email. It should not take months to resolve billing inaccuracies on the property managements end. On the other hand, they will expect responses they "need" from you within hours and will strong arm and retaliate against you into getting what they want regardless of rental contracts in place. And on several occasions, I've passed by and overheard staff gossiping about other residents. I've taken to going in through side entrances to avoid seeing the staff as it's so unpleasant. I strongly believe this culture is coming from the top. My interactions with Amanda Flores, the property manager, have been completely unpleasant, stressful, and borderline frightening. It's crazy to believe that she's an Accredited Property Manager as that would imply she's knowledgeable about property management and understand lease terms, tenant rights, and tenant intimidation. I feel like I'm unable to begin to address my issues without some kind of backlash. And if you review the majority of 1 star reviews across various review platforms, you'll see this is a problem that began with her becoming property manager of Stadium Place. The interim property manager Chelsy is also a piece of work. Any kind of escalation also falls on deaf ears by upper management regardless of the issue - inaccurate fees, unit issues, safety issues, etc. None of it will get addressed but watch as someone in management will want to address my concerns with this review. What a joke. Additionally, any community centric marketing on pillar properties part is just that - marketing. They are not quietly awesome per their slogan. Their resident round tables are for show and nothing gets done. And any community events/groups get canceled without much if any notice. Their weekly Building Updates send out is a joke and just reminding residents of the same thing - that pillar properties aren't responsible for anything and they're closed. It's not an update, stop spamming me. The amenities are aged and there is a significant lack of upkeep. The elevators frequently stall and break down. They've also dropped between the floors before and I've seen blood splatter in them for multiple days at a time. Management does not see this as an issue. The grills also do not work and the fireplaces are just for decoration. Trying to use them elicits loud screeching making one think it will explode. Pet washing stations are clogged. Storage units behind parked cars will have someone calling you to move your car so your neighbor can get into their storage unit in the middle of the work day. The shared gym is also tiny and dated; nowhere near large enough for 30+ floors of tenants between the Nolo and The Wave. The units themselves are falling apart as well. Expect grease to drop into the microwaves even when you haven't used the stove or the microwave in days. The plumbing is either leaky or backed up. They'll just tape over the issue or gaslight you into thinking it's fine. Do not be surprised if you'll have to put in several maintenance requests for everything wrong with the place when you move in. You'll get to know the maintenance staff very well. read more

We've lived in the Nolo for a year and a half (in a two year lease) and cannot say enough good things about our experience! For starters - the staff is so kind and always eager to help with any questions. Oscar is awesome! They plan fantastic events for residents to get to know each other. The maintenance staff are friendly and very responsive to anything you may need them for. The apartment: we live in a smaller one bedroom, just under 700 sq ft, but the walls are thick -we never hear neighbors. The finishes are updated and the layout is so well thought out. It's a very functional apartment for the size! We always have hot water and good water pressure. The washers and dryers are fantastic. The wood floors are beautiful but we've noticed are very fragile. I'm not sure if they need to be refinished or what but they scratch pretty easily. The building amenities: you can't ask for much more! A very adequate apartment building gym (though it would be nice to have a peloton in there..!). There's plenty of community lounge and hang out spots and the movie theater is a nice perk! Parking: parking is available within the building which is really convenient. Like anywhere in Seattle, it's expensive. We did have one instance where our car was broken into. Oscar was quick to help us look through the security camera footage to identify the person (they did not live in the building!) The residents: everyone we've met is kind and considerate. People treat the building as their home. Great neighbors! Location: if you like sports, you're in the heart of it. There's new restaurants popping up. Plenty of coffee shops nearby. Game days are a b*tch. I'm mentioning this because its a big reason we're moving at end of term. The city blocks all roads leading to our building on game days so if your out running errands in a car or ride share, it's pretty difficult to get back home. If it weren't for the game days and itch to live outside of downtown, we would definitely be staying for another lease! We highly recommend the Nolo for anyone considering! We've, simply put, loved our experience! read more

I feel the need to update my review. I'm still living in my studio, and am happy with some of the changes I've seen. Having lived here since the doors opened in 2013, I've definitely seen a lot of ups and downs. The staff has been shuffled around, and the good ones stuck. Sydney, Nicole, Eli, and Zenani (to name a few) are wonderful. There's a new security company too, who seems responsive and friendly. The construction is still going on outside, but no more pounding machinery. Anyone looking to live in the big city, but also want the small town community experience, this is your place. You'll soon get to know all of the local shop owners by first name (as will they know you), and your neighbors by their pets! "Good morning, Tito's daddy! How are you?" I still reserve a star for a few reasons: in some units, there's no A/C. I've never had A/C in Seattle, nor thought I needed it, but the air circulation is terrible without it. Studios have only one window that opens, and it only opens about 3 inches. There's no way to get the hot air circulated out, and the massive windows cause it to broil in the summer months. And God forbid you burn your popcorn... The smoke has nowhere to go. The elevators in all of the buildings are constantly malfunctioning. (Sometimes with you in them!) The stairwells are locked, so don't expect to use those, or you'll have to go all the way down and outside to get out. This isn't management's fault, but there's no reason for three year old elevators to break down on a weekly basis! I hope they're having some very stern conversations with the manufacturers. If you're sensitive to neighbor noises, don't rent in the Podium section. I hear phone conversations, dishes being washed, and "intimate" interactions on the regular. Everyone I've talked to in the NOLO & Wave towers tell me they never hear their neighbors. I think I've said enough to write a novel at this point. I want to thank Pillar Properties for listening to my initial concerns. It might've been a rocky start, but it's apparent they're trying to address resident feedback. I've only lived here for a couple of months, but I can say that what I've seen so far is indicative of what is to come. The building is always clean and I've never noticed anything that is need of repair. The team is always helpful and responsive and really gets to know their residents on a first name basis. I was a resident in 2019 and liked the office and maintenance staff. Unfortunately, the walls in this place are super thin. You'll hear and smell everything your neighbors are doing so get ready to be close. They also aggressively over-charged while moving out and continued to find new fees and findings to try and charge months after moving out. Super disappointing experience. read more

Pillar, I was just informed by UPS that your office communicated to them last Friday that the Nolo would no longer accept ANY packages (signature required or not) moving forward. While talking to the UPS driver, I saw FEDEX outside struggling to use the call box to reach a tenant. I let them into the lobby to drop off a package, and they also confirmed the new package policy they were told by your office. As a resident, one of the key services your office is to provide once we have moved in is this very service. I am quite confident whether this was one misinformed Leasing Agent or a new corporate policy that was never communicated to us as residents. As there are a dozen or two packages delivered a day, myself and many other residents are waiting to hear your reply. Additionally, I sought these answers from the on duty leasing agent at 9:15am today - however the office was empty and no one around. Thank you for your timely response and addressing this issue. --- And those potential residents reading these reviews, yes... this is the type of issues we have had to deal with for the last 6-8 months as Stadium Place seems to be falling apart. The elevator issues are still true as of two nights ago, with Security having no was to leave doors unlocked from the stairs - so he was running up and down 11 flights just so we could get onto our floor. The leasing office is never staffed, thus why we have to post on here to get any kind of an answer from the property managers. And an interesting pattern of increasing rent 40%+ (mostly with proper notice but not always) then posting it for rent again at the original price, which leaves the apartment sitting unoccupied for weeks has been the theme for more than 3-4 months. If after reading all of this you are still interested, you are a braver soul than I am. read more

Back for another update! Since changing my previous review, the current team -- which is completely new -- at The Wave has reached out regarding our departure. Even though, as a new team, he/they have no real obligation to make things right, he went over my experience and charges, and issued me a gift card in lieu of some of the final costs paid (specifically the cleaning fee for which I also paid for a professional cleaning service). It seems like the new team is dedicated to providing a better overall experience for residents and is more responsive to issues/resolutions. For the new team, from this short interaction, I'd give them 5 stars. I give the overall apartments 4 because, while Pioneer Square is "up and coming," I still didn't feel very safe in the area. I see a response from management but I could tell you that we have discussed the situation with them multiple times and nothing happens besides them providing the excuse that the parking is managed by a different company. read more

I was a resident at The Nolo from Oct 2018 - April 2020. I loved my stay there. I always liked coming home from work. The Nolo is built with the quality of high-end condos, the common areas are sparkling clean, and the property management team is friendly, always helpful, and fun. Oscar, Brittany, and Michael - I am going to miss you! The top-notch amenities are shared with the adjacent apartment high rise (The Wave); however, The Nolo's rooftop is for the exclusive use of its residents and their guests. The bar CowGirls is a block away and super loud on weekends but that is not fault of The Nolo. The Nolo is basically perfect. read more

If you are planning on moving to the Nolo, please read this so that you get no surprises! I wrote a positive review about The Nolo on a prior post. But, I am sorry to say that I have to add the bad one here. This is a great building in a great location, but the noises will make you want to move out. There has been continuous construction for the past 10 months we lived here. Sometimes, the noises are outright unbearable. Residents are given a chance to temporarily use other areas of the building while their apartment is too noisy to stay inside, but that is not a reasonable solution in my opinion. We are constantly being told that it is going to get better "by the summer". Well... It is summer and the high-decibel noises keep invading our apartment. We have spoken to Pillar properties owner, and the solution they gave us was to move out. I am not sure who wants to live in a building where the resident's comfort and well being is so lowly categorized. Also, starting in the upcoming months, there is new construction to be started in the parking lot adjacent to the building, to the east. However, I am not sure that that noise will be as disturbing as pounding and drilling on concrete around your own home. We even try to amicably try to get some compensation (maybe a month's rent) to make this even a little more palatable, but there was not understanding from management or the owner. Do yourselves a favor by not getting blinded by the beauty of the living spaces. This is unbearable! read more

Funny, we were actually in the market to purchase a home in January 2018, but after checking out The Nolo, we decided to downsize the car collection and give the city life a try. Its within walking distance anywhere you'd want to go in the city, and is close to a major transit hub (2 block walk and 1 bus to Microsoft campus in Redmond) Safety wise, there are patrols all the time by the local security team here at the wave and Nolo, but also by SPD and other security teams at other buildings in the area. The place is well secured with multiple keyed entry points, and we have walked all over the place at all times of night in Pioneer Square and beyond and felt completely safe. (Sure, you get the zombies here and there, but they generally keep to themselves for the most part) For the fancier side of things, downstairs restaurants Girin, Quality Athletics, Cone & Steiner, and even 13 coins are stepping up to offer Wave and Nolo residents door delivery (see: roomservice) for their orders which is just such a nice cherry on top of an already great place to live. (great for those mornings after a long night out.) The rooftop is amazing to entertain guests, and the layout of our apartment is just perfectly sized for us. We always get compliments when we have people over of how nice a place we have, and I cant help but gush about what a fantastic deal this place is. NO F*CKING SMOKING! These guys don't mess around, and I am SO glad they take such a strong stance on such a stupid habit. Its 2019, and even Marlboro is getting out of the cigarette business. Get a vape ffs. Nobody likes second hand smoke and cigarette butts. Nobody. The support and leasing staff are just delightful! Chris, Oscar, Brittany and Michael are the best, and Ahmad and his maintenance team are top-notch. They may not have ALL of the answers but they sure as hell don't give up finding them and always do their absolute best. Maintenance requests are promptly taken care of, and the staff is super easy going and professional... Actually, that brings up a great point... I'm perplexed by the lady who gave the 1-star review for Chris Sullivan. (this guy ALWAYS makes me laugh) If you cant take a joke, you really don't belong at The Nolo -- The sense of humor and comedic value are EXACTLY what I, and everyone else I've talked to in this building seem to value. There's a balance between Professional, and friendly and these guys (and lady) have absolutely nailed it. I'm glad that person didn't decide to move in and complain about everything else -- Not the kind of neighbor anybody wants. One year in, and we are so blessed to live in such a wonderful community of residents and property managers. This place runs like a well oiled machine, and its because of the HUMANS (not corporate stooge robots the 1-star lady was looking for) that make it possible. THANK YOU doesn't even begin to describe our elation with our time spent here, and we are looking forward to renewing for another term. I have been in the NOLO for a little over a month now and I can't say enough great things. Apparently there were issues in the past with construction noises (from the building of Quality Athletics downstairs) but I haven't experienced any noise issues. In fact, this place must be lade of solid concrete because I never hear a thing through my walls and ceiling. The location is awesome, with lots to do in the area, both on the Pioneer Square and SoDo sides of the building. The amenities are unrivaled, with breathtaking views from the roof and podium decks. The gym and common areas are always spotless. The building (and sister building The Wave) seem like one community, and just about everyone says hello in the hallways or the elevator. I've even run into neighbors out and about and had them buy me a drink and invite me to hang out. I felt welcome from day one. Most importantly, the staff is top notch. From day one, Sydney has taken a personal interest in getting me settled in my space, and Carolina is always quick to say hello and scratch my dog behind the ears. They are genuinely friendly people. I fully recommend the Nolo as a place to call home. read more

My husband and I have lived at The Nolo since April... and I can honestly say it's been the best living environment we've ever experienced. And I've been renting for over 10 years now. This does not mean it's perfect, of course, but for my lifestyle and what we knew moving into a new building under construction (duh, in April there were empty retail spaces on the entire bottom floor, so we ALL new there was major construction happening) all of my expectations have been met. Let me start with the PROS: - The amenities are some of the best in Seattle. The rooftop area is a place we've spent a lot of time. And while sometimes things have broken (grills - due to residents not knowing how to use a grill properly) and fire pits... they always seemed to be fixed as quickly as possible. The view and the amount of seating is incomparable to anywhere. WE LOVE IT! - The management team are nice and friendly and responsive. I've NEVER had an issue getting a response, and they are always available to chat in person about issues or questions I have. They are GREAT! - The maintenance team is really fast, clean, and nice. Giovanni specifically has been great, but everyone has been fantastic. We had a couple minor things that needed to be fixed... and it all happened within hours of submitting a request. - The people are awesome. I've met so many great, friendly people here and there really is a community feeling that I've never felt anywhere else. It's easy to chat with others, make friends, and MOST people are very respectful of this place and the common areas, and their neighbors. - Despite other reviews... I've never had noise issues. I live above Occidental Avenue and even when the Sounders people are marching to the game, it's not that loud. I work from home and am here pretty much all day and night, and I've never had an issues with sports fans or anything being too loud... EVER. I also have had very little issues with the construction noises, and when it was a little loud - we were warned so we could plan accordingly. This is just part of living in a growing neighborhood (and moving into a building with empty retail space). I've NEVER lived somewhere with NO noises coming from neighbors above or from the sides. I swear it's the quietest place I've ever lived. So I have no idea what others are experiencing, but I certainly am not. - Everything is new and clean and works really well. The appliances are nice, and they've already done external window cleaning (my old apartment in Belltown never once did that in my 13 months there). The hallway carpet is regularly cleaned and so are the common areas. - I like the 3rd party security... and despite the roof having to close after 11pm.. they dont' enforce it if you aren't being loud and rowdy. Which makes sense. Just be considerate and respectful and it won't be an issue. CONS - If I were to have any cons... it would mostly be changes in the "rules" of the building without notice. I think a little better of communication would go a LONG way. I'd personally rather an email letting me know about specific rules, etc. than a note on my door the day of something. But that's just me. - The other con, which isn't THAT big of a deal but the fact that we can't buzz up friends or delivery people is a hassle. It's a big inconvenience and really eliminates the purpose of having a buzzer. I don't know what happened for them to have to add this unexpectedly - and it was something I really liked when I moved in. I do know some buildings that can allow buzzers at the elevator to buzz people up to just that floor... I would recommend that being looked into for the convenience of residents. All in all - we are extremely happy here and would recommend it to anyone. We love the Nolo! :) read more

I am happy to be living here and unless I get priced out by the rent, look forward to stay for a long time The location is a public transport dream with Amtrak, Seattle Street Car, Light Rail, Metro Buses, Sounder trains and Water Taxis and Ferries within no more than 5 to 10 minutes walk. The building is new (2013) and the neighborhood is old (late 1800's and early 1900's). Nolo was built in the old neighborhood motif with hand laid brick while it's partner building the Wave was desighned to fit in with the newer sport venues in the area, think Safeco Field and CenuryLink Field just outside our doors. Stadium Place is well managed by Pillar Properties and the developers have gone over and above with the design and layout. Amenities are too numerous to mention and all appliances are the best I've seen in a rental unit. Common areas are nicely decorated and maintained. read more

My husband and I have really enjoyed living at the Nolo. We had been homeowners for 20 years and are relocating. We sold our home faster than expected and needed a place to stay while we search for a new home. Having not been renters for so long we weren't sure what to expect. When we first started searching for places to rent in the Seattle area we found so many that were poorly maintained, unclean & lacking in amenities. When we visited the Nolo it was a breath of fresh air. The day we toured Sydney and Megan were in the office. They were so friendly and helpful, and continue to be. Sydney was able to show us the actual room we rented and was able to answer our many questions. They were able to get us into a short-term lease, which we had been struggling to find elsewhere. Since moving in we have gotten to know Carolina and Lauren in the office, who are amazing as well! They have recommended fun restaurants, helped us with packages, dry cleaning, you name it. The whole office staff is awesome and one of the big draws to the Nolo! The amenities at the Nolo are pretty great as well. The view from the roof deck is beautiful and expansive. There is always plenty of room to enjoy it, even on game days. The fitness rooms are clean and big enough that there is never an issue finding a machine. We have thoroughly enjoyed our summer months here in the common areas! We have had a maintenance request since renting and it was handled within an hour of submitting it. We were shocked with the speed and efficiency. After taking care of our request they contacted us to make sure it was handled to our satisfaction, which it was. If you want to be in walking distance to dozens of restaurants, the stadiums, King Street Station, Pike Place Market, the waterfront and downtown, you should check out the NOLO! For us it has been a wonderful experience! It has made us feel in no rush to find our new home. read more

This review is solely based on my visit to the leasing office yesterday. I live in Issaquah and plan on moving back to Seattle in about a year. I was looking on the web at apts and saw this community. I was in Seattle and had some free time so I decided to check them out. I was assisted by Christopher Sullivan, the assistant property manager. When I explained my plans to move he said, 'sarcastically', "Well why are you wasting my time.?" I had my sister and little nephew with me so I just smiled it off. He shows us an atypical unit and when my sister asked if all the apts came with modern appliances, he 'sarcastically' replied,"No, they all come with appliances from the 1980's" I asked to see a typical studio unit and was told that was the only available unit to show. Really? Out 500 units between the two complexes, he was lying. As we were leaving, he hands me his card saying, 'sarcastically', "Here's my card, but it'll just disintegrate before the year is up." Mr. Sullivan, you could've acted like a real professional and kept your snide, sarcastic comments to yourself. Is this how you treat all prospective renters? Your customer service stinks! Update: Matt the property manager for The Nolo called me today to apologize for the experience I had with Mr. Sullivan. He was very nice and offered me another tour of the community. Very impressed with the prompt response and action of both Diana and Matt. read more

Loved living here!!! Even got married on the rooftop. My only problem was that the staircase was locked so you always had to take the stairs... which was such a hassle when you only need to go up one flight. Sydney was the best - super friendly and always went out of her way to help us... all the staff at Nolo ROCKED! We are sad we move and happy we bought a house! read more

A fantastic building in an amazing location. if you're a sports fan, this is the place to be. The location is unbeatable if you're into the Seahawks, Sounders, or Mariners, and the building's amenities are great. There's a great rooftop deck with almost 360 degree views of downtown Seattle and Elliot Bay. Management has also set up quite a few functions for the residents... it's been a great way to meet my neighbors. read more

Overall, my fiance's and my experience at The Nolo has been fantastic! From day one, Megan and the team have taken care of anything we needed; and all in a timely manner. It also doesn't hurt that the apartments themselves are well built and designed, but the amenities are also fantastic! Sweeping views of downtown and our majestic Seattle sunsets, ample outdoor rooftop space to entertain, a well stocked gym for all of the fitness one could want to do, and a fabulous central location to access the few things that aren't readily available in the building. We can't wait to spend the rest of the year (and possibly other years) here! read more

Overall a good place to live. Nice apartments, interesting neighborhood, responsive maintenance team. Would be four or five stars except that they charged a lot of fees when we moved out. We spent a solid 4-5 hours cleaning the apartment on the day we moved out, leaving it in the state it was when we moved in. Yet, they charged $97 for "repairs," $45 for carpet cleaning, and $150 for other cleaning. When I questioned them on it, they admitted there were no repairs needed and they waived the carpet cleaning fee as well, but still insisted on charging the $150 cleaning fee. Left a pretty bad taste in my mouth since we left the apartment spotless and the rent is pretty high in the first place. This management company should reconsider whether it is really worth nickel and diming tenants on move out fees for what are basically high-rent luxury apartments. read more

I've moved into the Wave (right next to the Nolo) and thought I would briefly update the review to reflect current feelings towards not only the property but the management company (Pillar Properties) since the two properties are joined. Since moving into the Wave I've had a great experience. I haven't interacted too much with the staff, but when I do it's always pleasant. As for noise, I experience none except once in a while from respectful neighbors. I'm on a high floor, north facing though. Watch out for the construction on the east side, not sure how it is over there. Building amenities are some of the best and widest ranging (yoga, fitness, theatre, game room) I've seen in Seattle, and everything is kept nice and clean. Lastly, there seems to be way less pets and babies in this building...if you care about that sort of thing.. Will update if anything major changes, but all is working out great so far. read more

I enjoyed my first three years living here; however, the policies in the building continue to change and the building management should be communicating those changes in policy to residents better. The location is amazing and the units themselves are beautiful; however, frequently malfunctioning elevators, disorganized package delivery, and a new front desk staff that seems to think working with residents is a chore make this an increasingly unpleasant place to live. Lets start with this: The NOLO is absolutely incredible. We LOVE it here. The quality of the apartment and the appliances are unbeatable. Everything is in perfect working condition. If there is ever an issue, (typical household repairs) a person from the maintenance staff will have the problem solved within a couple hours. The ceilings are vaulted, and the A/C circulation is flippin' phenomenal. Having two giant, shedding dogs, this is a HUGE deal for us. Prime air quality is a must! This is the first community in which I do not have allergies everyday! In the summer, the 11th floor rooftop is unbeatable! The views of the Olympics are incredible. During the winter, the fire-pits on both terraces are super cozy. Also, for those Centurylink concert & Seahawks lovers, you can actually see into the stadium from the 5th floor terrace. Oh, & the gym is as good as a gym you would pay a hefty monthly fee for, at a swanky gym downtown. The local restaurants downstairs keep your dining out satisfied, so you do not have to venture far for date night. Cone & Steiner General store underneath The Nolo, has every single daily essential you need for your home, in case you run out of something. This place is truly like a luxury, "dorm for adults!" From offering to show me the apartment using FaceTime to signing the lease electronically, it has made this part of my relocation a breeze. We lived here for about 18 months. Service. The #1 thing you must know about this place, is the service! Zenani & Sydney are the shining points about living here. From the tour until the day we moved out, best service ever! Sarah is the manager for both properties, and knows residents names, asks how things are going, very friendly, improvement over the last manager. We have had two, what we would call big, trip ups with management while we were there. We voiced our concerns, and apologies and ways to make it up to us were offered both times. Something you just don't see from the big guys. Prices. It has been mentioned right here on Yelp & i have brought it up to both managers, the apartments Sq footage in the Nolo are grossly misrepresented. What I mean by grossly is the sizes advertised are much larger than the actual size of the unit. For example, the 1bed advertised at 908-911sq ft is actually 785sq ft, the 2bed advertised as 957sq ft is actually 825sq ft. What i mean by misrepresented is management (corporate) has dismissed these claims with "thats what the blueprints say". Well if people keep telling you about it, perhaps you should look into it? Measure it and see? So keep that in mind. They have pet rent, regardless if your pet uses the pet areas, its $25/mo. Storage is available, in the garage, and the door opens IN, so you lose that space your (kind of) overpaying for ($60 & up). Parking is $250. The building was built with the idea that folks w/o cars would move in, but not the case. Answer? Remove bike racks to make room for more parking, build secure bike room, start charging rent for it. Utilities are billed separately, and the way its billed its borderline shady. They use YES as a 3rd party biller, who keeps raising prices because their metering equipment keeps "malfunctioning". The bill went up twice by at least 40%. Finally, lease renewal rate was originally 18% increase, but they bumped it "down" to 12%. We moved out because we bought a place, and for that reason right there. We are tired of being gouged in Seattle by landlords (while Pillar is small, and local, they love money just as much as the next company) with high rents, and as we predicted, high renewal rates. The building. The apartments are nice! Wood floors, exposed concrete, big windows. Kitchens are designed for you to hardly ever cook in and are not the best for entertaining. W/D were nice, did the job well, and the AC is nice. (Worth noting not all units have AC, if you see a wall heater, it doesn't have AC). The building is concrete and steel construction, hardly ever heard neighbors, and built to keep outside noise down. 2 elevators and when someone is moving in/out, or one is broken, we get one. The stairwells are locked, theres no transversing between levels, only down to 1. They claim its a fire code, but i wasn't able to find such a thing. I actually feel that this is unsafe, it is possible to exit at 4 and bail thru the parking garage, say if a fire was in the lobby? The gym is shared with the Wave & its 330+ residents. The Rooftop is another big shining point of the Nolo! Is bigger than the Wave & the Wave residents are not supposed to be on it (but somehow some find their way up there). Majority of the time its a great quiet place to enjoy the city and water views. With 4 BBQs and almost a full kitchen, It is reservable at no cost should you have the need for entertaining. Secure building, your apartment key lets you in the building, the elevators, etc. Some folks complain about the elevator, but its nice if someone follows you in, they are still stuck on 1. The Residents. There are quite a few residents that live here that fail to qualify as "Responsible Adults". Dogs being the top thing, management decided to stop DNA testing because residents complained. So with that, you can find dog waste anywhere but the dog parks on a regular basis. Empty beer cans/bottles are common in the lobby, sometimes broken and left for someone else to deal with. Entitlement lives large here, lots of quiet elevator rides with people facing the corner. We really had no issue with other residents, but many were not friendly. Neighborhood. Near the Streetcar, bus, Amtrak, Sounder, Light Rail, Zipcars IN the garage, ferries/water taxi 15m walk, its is truly a car-free friendly place! Stadiums events crowd the neighborhood, and make it tricky to get in/out at times, but it is short lived. The shady character count is pretty low around the building. There is no real grocery store close by, uwajimaya is close, but not great. Before moving out, ask what you can skip on, no need to clean, don't paint, patch holes, they'll charge you anyways. Overall the location and staff were things we enjoyed the most, it sort of feels like a novelty living here, people watching, and being in the middle of events. When I toured, the Asst Property Mgr, Eli, was more than helpful. He stated that their team would do all that they could and work with us to make things seamless and as easy as possible for our potential move-in. He said that they would do what they needed to accommodate a unique travel situation and move-in timeline circumstances, in terms of honoring specific leasing specials that were running. One issue that surprised me was the inability to secure two parking spaces. Eli initially warned me that parking was an issue. We'd be able to get one space, but a second may be pushing it. He said he would discuss with upper management and may be able to secure a second. I later found out that there is plenty of parking and the POLICY is simply ONE SPACE PER UNIT. I also later found out that this policy change caused an uproar with current tenants when it was implemented. My guess is that they're just being greedy and selling inflated parking on game days, rather than catering to actual building tenants. Overall, Eli was very helpful and seemed genuinely interested in working with us to get us into The Wave or The Nolo, as our next home. I thanked him for his time and information and he understood that I would need to confer before committing to a lease or even making a deposit and that he looked forward to hearing from us. Again, we were in a time sensitive situation and timely and effective communication would be key, from this point forward. A follow up email was sent about leasing options and pricing of other units discovered online I had not initially inquired about. I also wanted some clarity on concerns from current residents expressed in reviews we had read. While Eli's response was thoughtful, it was indirect and not very timely. It was apparent from this email, as well as from later dealings with other property personnel, that they are very aware of the negative reputation that Pillar Properties and Wave/Nolo has received on certain aspects of building maintenance and with Pillar policies. In response to what they are doing on-site to correct this perception, no concrete answer was given; only that they're 'working on it' and putting together a resident council. They were unable to provide a timeline for when this council would be in place. We wouldn't necessarily feel comfortable paying a premium for rent at a luxury high rise, without knowing how or when property management would address concerns of non-usable amenities, a noticeable decline in facility cleaning and overall maintenance, and a lack of usable elevators that create extreme wait times or even lock tenants out garage access to get to their vehicles. After more delayed responses and indirect answers, we eventually asked to work with someone directly in management to eliminate the need of an extra middle man to clear terms I thought we had initially discussed during my first tour. Contact from the property manager, Matt, was made; but only to send a pricing sheet listing higher than what was spoken on and to step in to back and verify the content of Eli's emails. We were then handed back to work with Eli. The inability to meet the terms we discussed at our first meeting was later blamed on the fact that I never placed a deposit. Understandable, but Eli was well aware that I was not going to be placing one that day and not without discussing things with my fiancée, who would also be on the lease. At the time of the original tour, Eli was respectful of this and verbalized that it would be no big deal. And, we would be able to move forward with the terms discussed, after I was able to relay some leasing and property info. Stupid me for not getting anything in writing on the spot. I simply trusted his word, as he trusted my genuine interest. In an attempt to salvage negotiations and a fading interest of still wanting to move into the building, I tried again to reach out to Eli, then Matt. Both had the day off, so I was led to Chris, another Asst Prop Mgr. Chris was briefed on our situation and spoke with me about the terms I originally discussed with Eli. With Matt's buy-off, I finally had something in writing that more or less matched the initial terms I was met with on day one. But, here we were, almost 2 weeks later and with a leasing price increase. Among other things, this was a part of the reason timely communication and negotiations were key. It was at this point in time, we chose to walk away. Once we got into more of the nitty-gritty of negotiations, the communication began to break down. The process was more painful than necessary and even antagonistic at times. The tone became increasingly pretentious as we became more aware of concerns that people voiced about Pillar Properties and specific problems at The Wave and The Nolo. If they're aware, but unable to disclose a plan to alleviate these concerns, I'd rather live where management shows a higher level of tenant respect and interest. read more

My girlfriend and I have lived in the Nolo building for the past few months and it's been a dream from day one. Lots of what I love about living here is very specific to my situation and individual unit, so I'll keep my feedback pertaining to shared services, maintenance, and management. Management: Based on my experience, I was pretty surprised to read some of the more negative Yelp reviews on here. The property managers have been incredibly helpful and continue to take care of everything we need. Communication is always prompt and clear, they quickly deal with any issues that pop up, and I'm always greeted with a smile when I get home. From the first tour to the lease review, execution, and move-in everything has been seamless and transparent, which I always appreciate when large financial contracts are involved. Sydney and Carolina have been particular bright spots. Maintenance: I've only had two small problems in my unit since moving in and both have been dealt with extremely professionally. The first, an issue with an automatic light, was knocked out within hours of my maintenance request so there's not much to say. The second was a bit more involved and does merit some explanation. When I moved in we had poor water pressure, which is something I just can't handle (I'd take a fire hose if it was possible), so I put in a request to have someone take a look. They sent up Giovanni who went above and beyond what I expected. Not only did he fix the clog in my shower head, but he tweaked the settings to make it even stronger right away. What really impressed me was that he took the time to measure the fixture and recommend a few new heads that could make my experience even better. After taking his advice I now shower daily in what feels like a tropical rain storm. In my experience with other buildings, it's rare to find a staff that actually listens to your wants and delivers on ways to make them happen rather than just doing the minimum and crossing you off their list. I'm aware my review has been outstandingly positive, but that's because my experience really has been. To date, my only complaint is the inability to access floors other than the first through the stairs, but that minor issue barely deserves a mention. If you're in the market for a new place and you think Pioneer Square could work for you, I don't think you should hesitate to give the Nolo a tour. I'm happy I didn't. read more

Living at the Nolo has been a true joy. The location is perfect and within walking distance of public transportation, the waterfront, restaurants, shops, I5, and the stadiums. Our leasing agent, Brittany, was patient with our endless questions as we were moving from out-of-state and trying to do most of the planning over the phone. We looked at many apartments in the city--and there's plenty to choose from--but immediately felt "at home" when we toured the Nolo. The few minor maintenance issues we've had (smoke alarm battery and running toilet) were taken care of immediately. We also had an extra shelf added to the closet which required Vas from maintenance to patch and paint the sheetrock. It was done with perfection and meticulous attention to detail. Ahmad, who oversees maintenance for the building, was very helpful as we were considering changing out the kitchen light fixture. Our neighbors are great; the building is quiet; the rooftop is splendid; and the management plans a variety of activities throughout the year to celebrate holidays and special events. The addition of an Amazon Hub to receive packages has spoiled us and has probably contributed to us doing more online shopping! If you're looking for an apartment complex that has it all--from high-end appliances, to attentive and caring management, to the perfect location--check out the Nolo! read more

I've been at the NOLO for about 4 months now. Staff is AMAZING! Sydney and Carolina are so helpful and always there for you when you need them with a smile! Could not ask for a better staff! Maintenance crew are quick at helping you solve your problems. The view is BAZINGA! The view sold me on the move in. Not only do you get an amazing view of the city and Elliot Bay, but if you're a fan of the Seahawks, Sounders, and the Mariners, you'll hear and feel the fans inside the stadium! The amenities are WONDERFUL! You could easily entertain your guest! I love having a bbq on the roof top and watching the games from the big screen tvs located all over the apartment! Overall, all of my expectations have been met. The only complaint I have is traffic during game days since you're literally right next to century link stadium and Safeco Field but soooo worth it! read more
