This place is terrible. The concierge is not 24/7, the elevators are always dirty, the hot water went off for like 3 weeks in the winter

Living at The Wave at Stadium Place has been an absolute delight. I have been here since 2022 and I believe this building is the reason why I have stayed in Seattle so long. The location is unbeatable, with the light rail just steps away and bus stops all around I have the whole city to access without a car. I aint a Seahawaks or Mariners fan but to be this close to a lot of the concerts and to see sports near by Is amazing. The amenities at The Wave are top-notch. The personal gym is spacious and well-equipped. The rooftop deck is truly a Showstopper, offering breathtaking views of the city skyline and Sound. It's an ideal spot for relaxing, socializing, or simply taking in the stunning Seattle scenery. I have had nothing but good times since I moved here. read more

Been living at the Wave now for 6 months and I got this place sight unseen, and I regret it. What they show on the website is not what you get when you get here. First the they're not bad hardwood floors except for the bedroom which sucks'cause the carpet is crap. The hallways smell like dog **** sometimes they smell like dog crap and when you tell them about it they're aware that there's some dogs that have accidents, really! The amenities the gym is so small hefty equipment doesn't work The yoga room isn't bad The lounge it's OK they have a printer fax, whatever you want to call it doesn't work. The other thing is there's no 24 hour concierge so when the office is closed there's no on site maintenance you got to go through a call service and good luck with getting your stuff if you get stuff delivered. The homeless outside after dark is really really sketchy here. The only time this place is safe is when there's a football game on or a baseball game going or a concert because then the police are out I would not waste my time here The building looks cool from the outside, but it's crap on the inside. They don't even have cleaning people. Maybe one I take that back and the maintenance people They have no clue It's really really sad for a building that was built in 2019 and also management sucks read more

We moved into the Wave in 2017 and are still here. The view is fantastic no matter whether it is sunny, raining, snowing, daytime, sunset, or nighttime. We love being within 2 blocks of the light rail and the waterfront. We haven't needed much, but I have been extremely pleased at the prompt responses to maintenance requests. We love Dylan and the other concierge staff who have helped us over the years. I like that there is a security person around at night. The package management is tough because I am sure no one anticipated all the deliveries people would be doing when it was designed. I can say that we have not had any lost packages. We don't use the other amenities much but they are great, particularly the rooftop. We mostly enjoy fresh air but LOVE that we have air conditioning if needed. We have two little furry kids. They get lots of love in the elevator from various residents and Dylan, so they think life here is grand. I look forward to the various crowds attracted to different music concerts or games. We loved that we just had to walk a block to get home from a Mariners baseball game. Great access to I-5 and I-90 by being on the southern edge of downtown. Looking forward to being able to access the east side via lightrail someday. We also love that we can pop downstairs for sushi at Matsu or delicious fried chicken at Cookie's. Taylor Shellfish, London Plane, D&E, Salumi, Umbria, and all the restaurants in downtown or the International District are a short walk away. Cone and Steiner has treats and basics when we don't want to go to the regular grocery store. You can walk to the Market easily and we have walked home after enjoying a concert at Benaroya Hall downtown. (Looking forward to those as we return to some semblance of normal) Any negatives? Well, usually it's stuff that comes with living downtown. Occasionally noise from yelling is usually from outside the building. The elevators can cause some frustration if one goes out of service while someone is moving in/out which leaves one for the rest of us. In the grand scheme, it's a temporary inconvenience. read more

Claims to be luxury but the kitchen doesn't have a backsplash and floors aren't real wood. Would be great to have a stand up shower instead of an outdated tub as well. This place runs a DTI as if you were purchasing a house. The credit criteria was something that wasn't told to me during the application process. I was denied on the spot after getting my credit pulled and paying $300 to reserve a studio. My rental history is perfect and my credit is getting rebuilt, would have been very helpful if that credit criteria was explained Before applying. The Wave apartments in downtown Seattle have exceeded all my expectations and easily claim the title of the best place to live in the area! The sports environment here is exceptional! It's amazing to experience all of the Seahawks, Sounders and Mariners less than 50 feet from your doorstep. The concierge and maintenance teams deserve special recognition for their attention to detail, timeliness and professionalism. The concierge staff is always greeting tenants with a warm welcome and ready to assist with in any way that they can, while the maintenance team promptly addresses and resolves any issues that come up. Living at The Wave means you are at the center of everything in downtown Seattle and it doesn't get much better than this. The vibrant community of neighbors, along with the convenience of many great local bars, restaurants, and choices of entertainment. This review is for property management and move out process. The apartment is in a great part of Pioneer Square and the community that lives in the building is great and I very much enjoyed living there. But the property management is inflexible and sees their tenants as numbers and not as humans. After raising my rent 20%+ every year I was fed up and decided to move out. Even despite everything going on with Covid the management was unwilling to negotiate. I moved out and my unit is still on the market and $300 less than I was paying. How does that make any business sense? They were so greedy that they couldn't see past the "numbers" in their spreadsheet. A lot of the tenants while they love living at the Wave/Nolo feel that the management staff and how they treat their tenants is horrible. This does not apply to the concierge staff that is amazing! At move out, I heard horror stories of how they nickel and dime you on every little speck. I have lived in luxury buildings in many cities including NYC and have NEVER been ripped off so horrendously in my security deposit. They took over 50% of my security deposit for normal carpet wear and tear, they charged for painting (normal wear and tear), as well as some "patching". I asked to see photos of what "patching" they had to do and we went back and forth at no avail. What a horrible way to leave an otherwise great experience. read more

I've never had an experience like I did at the Wave. While staying at one of the weekend-long rental rooms while the rest of our friends stayed at the long-term apartment that one of our friends rented here, I fell asleep at the rented apartment (which is not the one I was staying at). When I woke up and tried to enter the room we rented for the weekend, my friend had locked himself inside and was fast asleep. I walked down to the front desk for assistance, where a kind security guard walked me back up to the room to try to knock again; there was nothing else he could do. Then, he informed me that he would have to kick me out of the building. Obviously, I was extremely surprised by this. He asked me if my name was on the room, and I said no, my friend who had a long-term place here rented the room in his name and we all paid him. He told me his boss demanded that anyone in the building after a certain time be promptly thrown out. I basically begged him for help and explained that we had a flight back to Kansas at 7am the next day, and that next week was our dead week before finals for law school. It was also around 40 degrees out in the fall not counting windchill and raining. He told me I would have to leave the property completely, so I would not be able to contact my friends until they left the property at which point I would be too late to grab my stuff and catch the train (considering they probably would have been looking for me inside the place until then). I also told him my phone was almost dead. He was very cool to me, and I even called the police in front of him to see if they wanted to give me any help for being kicked out of an establishment that I was paying to stay at- and a supposedly reputable and safe one at that. However, IN REGARDS TO SAFETY, when I finally reached my arbitrary deadline (given by the property manager), I begged for a chance to knock on the door of the long-term room instead because there were more people staying in that room who could potentially wake up. When I got to the door, I thought it might be open, so I tried the handle the walked right in. The guard said "you should've just done this at the start" and I was like "haha yeah I didn't think about it". THEY LET THIS "RANDOM" MAN WALK INTO A ROOM OF 3 SLEEPING GIRLS AT 5AM BUT THEY WERE NOT EVEN WILLING TO LET ME STAY IN THE LOBBY. If anyone thinks this was about safety, read that again. The security homie got the property manager on the phone (not before warning me how bad of a person the guy was), and the manager was expectedly curt and unempathetic. I begged and cowtailed like I haven't since I was in grade school. He asked me how long I would need and I said "sir like an hour-" and he said "ok an hour". Then I said "the flight leaves in literally 4 hours so if I could actually get 2 hours to be absolutely sure and there's no way I could be here longer than that" and he said "no you already said 1 hour, then you're out". One hour later, I walked into an open door into A ROOM OF 3 SLEEPING GIRLS WITH 0 CONFIRMATION OF MY IDENTIFICATION, WHICH SUPPOSEDLY WAS THE ISSUE IN THE FIRST PLACE. The next week, the friend who actually had an apartment at the place received an email from management detailing a small amount of marijuana -bought from a legal dispensary down the road- that we left in the weekend rental room (my genius friend thought it would be a nice gift for the maid). Obviously, we did not smoke any marijuana in the room, so as far as I can tell this is the equivalent of them finding loose tobacco leaves in the room. However, management sent a long list of fines and restrictions that would be placed upon my friend for the remainder of their stay there. I can only assume this was retaliatory blackmail to prevent anyone from complaining about the company's behavior during our stay (specifically that of the property manager); the fact that they told my friend they would be following up and never did reinforces this. Among other things, my friend was told he would not be able to rent rooms anymore. How convenient. I cannot repeat the names the property manager was referred to by his own employees while they were desperately trying to prevent ruining my whole life potentially, but I am writing as a warning to anyone who is looking to stay here who cares about basic human decency or semi-intelligent management; you will not receive it here. But the view might be worth it. This place is run by an absolutely terrible person, and I challenge anyone that isn't him to dispute that. read more

After hours of frustrating discussion not only any of these matters got resolved. I felt more harassed and scared of all the actions that this cooperation takes to cash out from each ex tenants. I have to mention that they do not recognize any boundaries for basic morality. After the call they send me an email that they deducted the patch and paint job but the other balances stay this by it self shows how the over charge for everything the flooring in the apartments are The Cheapest and most common flooring in the market and there's no reason to replace the entire floor for the portion that has been damaged I actually settle tho pay 600 $ over my deposit of 600 total of 1200 $ and they still harassing me to the point that I asked them to not contact me personally and this matter is only can resolve trough small claims court and I do write this because if you happen to move in here and have the misfortune of having such situation in you will be facing the most horrific experience moving out of this place read more

I have lived at the wave for 2 years now. I have loved my time here! Pros 1. View - It is insane. I have a studio room that faces Centurylink Field. Being a huge Seahawk fan this is my favorite part of living here. I can watch the game from my bed. How freaking cool is that. If there is a Beyonce or U2 concert going on all you need to do is open the window and you can listen to it for free. This is the most unique part of the building because no other apartment in Seattle has this. 2. Staff - So helpful. Especially Dylan Hooper. He is the most kind guy. 3. Amenities - The roof top is fantastic. Beautiful sunsets while grilling burgers on the bbq during the summer. My girlfriend and I have been on the rooftop drinking wine by the fire pits. We love the home movie theater that you can reserve. The gym is small but has a squat rack, weights, and treadmills which is all you really need. The best part is the large private rooms on the roof that you can reserve. I can't tell you enough how many times we have used those. I believe they are going to start charging a small fee for them but they are totally worth it. 4. Rent increase - normally I wouldn't put this as pro but they only raised my rent $50 from the previous year. Granted I did have to sign a longer lease period but I was happy with the place so I didn't mind staying longer. 5. Pioneer Square - It is so nice to be able to walk out of the building and go to the stadium for a game, there are a lot of restaurants nearby as well. Upstream music festival is also happening for the 1st time this year which shows this area is prime real estate. Cons 1. Elevators - seems like one of these is broken every other week 2. Price - Car parking is $300 per month. Very expensive rent as well but it is pretty standard for the beautiful building. 3. Traffic - during game days at the stadium or busy events this place is horrible to try to drive in and out from 4. Homeless - There are a few homeless people around and a couple car windows have been smashed in if you park on the street. This could be due to drunk fans after a Seahawks game. Not a problem if you park your car in the garage. Living here has been fantastic and I would highly recommend it! read more

My honeymoon phase at The Wave ended eventually, which is unfortunate because it really is a beautiful building with good amenities, amazing views, and mostly good tenants. For the price I had to pay to live here, I had very high expectations, and rightfully so. Rent wasn't about to go down either -- expect a raise in rates every time you renew your lease. When I terminated my lease, I was charged an extra two months and couldn't get my deposit back. They might not be the only building that does this, but it's still hard to swallow, given that my overall experience as a tenant wasn't all that great to begin with. Elevators really sucked. We had three elevators for the entire building, and whenever a freight elevator was reserved for someone moving, the wait was horrid! There were also times when elevators would break and not get fixed for days, and that was bad. One time, two out of three went out -- imagine how everyone felt. I had a hard time with a couple of management staff members who constantly provided inaccurate or inconsistent information. I never really understood how something like that could happen so often. After a while, we decided we were going to rely on only one staff member -- Eli -- for questions, as he seemed to really know what he was doing. Thank you, Eli. Another major turnoff for me was the inconsiderate behavior of some of the tenants. In the beginning, it seemed like only good apples moved in to this building, but then something happened because suddenly, dogs were not getting picked up after in the pet area, and maintenance folks were having to worry about repainting walls after someone's visitors Sharpied cuss words on them. Granted, that wasn't the apartment management's fault, but residents like these make it a less desirable place to live. I have a lot of respect for the maintenance crew here, though. They are always personable and professional and get things done right away! Same for the concierge. They're great. I have fond memories of the common areas during Seahawks games, especially from the days when the building was newer. Those were the good days. Other than that, I'm happy I'm out of here. read more

I've been at The Wave for several months now and I've been dealing with all the stresses of moving and trying to get settled in. During that time, two people who have brightened my day and been exceptionally welcoming, have been Amber and Dylan. They've given warm conversation, help when I had questions about the payment center and been huge helps in problem solving in my time here. I can say without a doubt, that out of all the apartment complexes I've stayed in, they have made this the most enjoyable. My husband and I love our new place! Pros: The views are amazing, the building has great appliances, amenities, and this area of Pioneer Square is very nice. There are a lot of restaurants nearby. The staff is very friendly. Its a very fog friendly building and the residents are all super nice and welcoming. The maintenance crew here always get things done in our unit right away! Cons: The common spaces tend to get a bit dirty (residents not cleaning up after themselves) so much so that we wont go into the 5th floor media room - The couch looks like it was in a frat house. The roof top is amazing but again, often times dirty, empty planters, TONS of cigarette butts, which is interesting since its a non smoking building. There is no security to monitor the smoking / pot smoking on the roof. It would be nice if the non smoking rule was strictly enforced. I would also say that the front entrance could use cleaning up - dirt planters with tons of cigarette butts - makes it look trashy. The side as well. Tenants go around the side to smoke and it looks like a giant ash tray over there. Maybe instead of everyone throwing their cigarettes on the ground you can put some permanent ash trays? We do love our new place and new neighborhood and with a little more attention to detail it would be perfect! read more

I've lived here for three years. I love my unit, i love the location, but there is so much traffic from events and games; my dog keeps getting sick due to lack of sanitation in the dog potty areas, and if you have an electric vehicle the parking situation is terrible, and you will not be able to charge your car. I've spoken to Chris, the assistant property manager, about a solution for charging my electric vehicle, and he was unable, or unwilling, to work with me to have a solution for the lack of charging stations. The EV charging stations are NOT monitored here! Regular cars park overnight in the charging stations and Chris has told me there is nothing they can do about this. So if you have an EV, The Wave is not ideal to live in. On top of that, the charging stations are set at a premium. Parking your car in seattle is already expensive enough, and you can see how frustrating it is to come to your home and not be able to charge your car and have fuel for the next day. The elevators are slow, there are only 2 that service 26 floors. The third elevator is for freight. It takes sometimes 12 minutes to get to the first floor, especially when there are lots of people and parties from nearby events. Dylan, the senior concierge is great. He brightens my day when I walk in the door through the lobby. I love that this apartment building is dog-friendly. The units are well-insulated and pretty sound proof compared to other buildings. This community is definitely for adults, lots of partying due to the location, and there's the faint smell of marijuana in the hallways, which I enjoy! Although the building is non-smoking. Overall it has it perks, great location, great units, but some of the management and staff are unhelpful. But there are some great ones too. The parking situation sucks, and if you have an electric vehicle you may not have access to a charging station when you need it. read more

Views are great. Location is great. Amenities are great. And service is great. Prices are as good, if not better than, anywhere else. There are a lot of pet owners, if that is your thing. I do think there should be a true dog run - there seems to be tons of underutilized space on the shared 5th floor outdoor space. The community often hosts gatherings for holidays, game days, events, etc..... The gym is pretty good. It can get a bit crowded - but I don't have an issue going early a.m. Also, as mentioned by others, game days can get crazy but management does try to limit guests on the rooftop. This does seem a bit draconian & paternal, but allowing anyone & everyone as guests just wouldn't be feasible - logistics aside, it could likely even be an issue from a fire code perspective. Do the elevators occasionally slow you down? Sure. But I don't feel it to be a pervasive issue. Nor is it a situation where, when thought about objectively in hindsight, you're actually waiting for an extremely unreasonably long amount of time. Yes, I've been frustrated on a few occasions while waiting for an elevator, but it isn't nearly as bad as it seems despite what we're accustomed to in today's on-demand world. Maybe it's just my singular experience but I have been living here for about 20 months. A particular shoutout to the people who keep The Wave operating. Eric is great at the front desk - always considerate & thoughtful. Eli, even though he doesn't seem to be as visible as in the past (I think management has him doing practicaly everything these days) is 100% reliable and trustworthy. And Sarah, the property manager, has been beyond great at addressing, resolving, and following-up on a particularly troubling complaint. Also, the maintenance crew are all very personable and always seem to be hard at work to keep the premises looking good and largely free from issues. But did I mention the views? read more

I've been living at the Wave for almost three years now and it truly has become home. The prices relative to the rest of the Seattle area are great and you really do get your bang for your buck. If something breaks down, they have maintenance on site most days and you have the option of submitting work orders and paying your rent online. They've done their best in making sure that they're using the most up to date systems to make it easy on residents to get service and help get them taken care of. For anyone else that likes to work from home, the 2nd floor business center is great for getting away from your apartment and changing your environment. The sense of community is incredible as well. I feel like I've had the opportunity to get to know almost half the building. Many of them come from the frequent events The Wave's management puts on. From Valentine's Day Karaoke to Pork Chop's annual breakfast brunch, there is no shortage of creativity. From out of state residents like myself to young and older folks. The diversity never lets down. Bottom line is this: No place is perfect and there's always crazy shit that seems to happen in Pioneer Square. But Pillar's commitment to manage everything that goes on and what our residents needs should be unquestioned. Take a tour sometime! read more

I am on week two of living here at The Wave and I can only say great things so far. The community is very diverse and full of life. Dylan at the front desk is one of the coolest guys and always extreamly helpful. There have been several parties host here at the building since I've been here and I've yet to have a problem with it being crowded or loud. I read multiple reviews about the elevators taking for ever but again, I've stood waiting for an elevator maybe 2 minutes max. Overall I am extreamly happy here and all though I may not have a view of the water I can definitely see it in the reflection of the building next door. read more

PHENOMENAL location, amenities, & quality. Right next to stadiums, Chinatown, and King St Station. Gym, game room, movie theater are great and apartment units are modern and high quality. Personnel is very responsive and considerate. Dylan at the front desk is always very friendly and knows even the residents' pets by name! He's a great face for the Wave. Oscar, our leasing agent, is also very friendly, responsive, and helpful. He's been awesome to work with and was a key reason my wife and I signed a 2 year lease here. Safety is solid and the security company hired this past year is visible in the bldg at all hours. Maintenance team always gets back to me quickly on any requests (thank you Ves). Neighbors are quiet and the community events are opportunities to meet new people. It's true that the elevators can be a little slow and sometimes the gym sometimes gets crowded at peak hours but that is to be expected at a building this size. Homeless are abundant in Pioneer Square (reality of Seattle) but again the building is quite safe and secure. My wife and I HIGHLY recommend the Wave Apartments if you're looking for quality, convenience, location, comfort, and professional, responsive management. read more

This is the best gym of any apartment in Seattle. They have a weight bench, free weights, medicine balls, exercise balls, treadmills, ellipticals, exercise bikes, leg and chest press, trx bands and all purpose machine. After checking out many gyms, this was the best. It's clean, has wipes and a water cooler. Not much else to say other than it gets crowded sometimes. read more

So let's start by saying that when I moved in I was in love with this building and all of the wonderful things it had to offer. Not to mention that because it is more of a "party" building everyone was friendly and I made some friends that I know I will have for a while. The pros: Everything is done well at the wave. The theater room, arcade, roof top, and party rooms. The staff seemed to always be friendly but we'll talk about that later. If your into sporting events,concerts and always want to be around it this is the place to be. Almost as many dogs as people which is nice when their is an unofficial dog park by the stadium and everyone lets their dogs run around. The cons: Constant turn over with the staff, including the property manager is always an issue. People say they will get things done but if you don't keep an email trail and hound them and who ever is hired on next it will never get done. I was at the wave for 18 months and their were 3+ property managers. So don't do what I did and let a water bill issue for 3 months go on and never get resolved/ lose $360. Which again I was told by a property manager that it would have been taken off of my move out costs but then she left a week later so it never got done. The elevators is another huge issue. For a building of this size with as much traffic of people going up and down 3 elevators isn't enough; especially when someone is moving in or out on a game day. You can also tell a lot about a building when you go to move out and this has been echoed in a number of different reviews. Not only was I not willing to pay the drastic increase out of principal but about 10 other units decided that they were leaving as well that same month. You'd think that they would have gotten a hint that maybe they were doing something wrong? After moving out I checked the site randomly to see how much my old unit was going for and it was actually listed cheaper than what I was pay 3 months later. read more

I LOVE MY APT! It faces the stadium and on the right side is the sound and on the left side are the mountains. I can see Mt. Rainer which is absolutely beautiful. I will always be a Dallas Fan and I adore the Bears but now I am lovin' this #12 thing. The STAFF IS AMAZING. The apartment itself is also very beautiful with new appliances, cherry/dark wood, W/D in unit and hardwood floors. They also have cool things like sound-proof windows which (Seahawks/Sounders) fan break the barrier but why live this close if you want total silence. The doors and cabinet that don't slam - it has some kind of technology in it. Plus cool fitness center, roof top views, media and business center and Amazon Hub. Plus the Seahawks resident parties with really good food. I HEART the Wave. read more

It is so painful to write a raving review and then realize that it doesn't stand true months later, but it's important for people considering this property to know some things that could be deal-breakers to them. After 9 months here: The cons: 1. The gym (and other lounge areas) are accessible by the Nolo property neighboring The Wave. Sounds cool until you want to go work out and there are 12 people occupying the space which has a comfortable capacity of 10. Not sure who did the math but ~450 tenants needs a much larger gym space than the existing one. I used to work out regularly, now I work out my mind on how to be less anxious about going into a full gym and what creative workout I can come up with using that one available dumbbell. 2. Security guards are on site (albeit much nicer these days) - but they are here to manage OUR OWN rotten, unruly, and childish tenants. I get that it would be hard (and illegal) for property management companies to discriminate against the immature, but beware that this place seems to attract that type. Go out, drink, come home, fight or throw things in the lobby. It's pretty pathetic when you have to worry more about your own neighbors than the groups that occupy Pioneer Square. 3. Elevators. With about 325 units, and in the heart of Seattle, where we have many visitors "using" Wave residents for the location so they can be a rooftop spectator, somehow the designers thought three elevators would be adequate. So, imagine when you want a day of peace, or maybe you know - to get HOME - and it happens to be a game day, or a game night, or a Tuesday night... pray to the Gods of patience! 3. Parking. As if the parking fees don't suck the joy right out of you already, the tenants paying to live at Stadium Place now have restrictions on which parking levels we may park on. Doesn't sound so bad, but the reality is that options are limited and circling around the structure on the higher levels are a must to find a spot. But if you're coming to eat at a local restaurant, you'll have a convenient spot to park on the first floor. The pros: 1. The staff is still great. They've added concierge to help with the tenant needs for packages which has been really helpful. 2. The building hasn't moved, so it's still in that same convenient location. 3. I lived at the Wave for a year. I decided it wasn't worth the premium price tag (roughly $2600/month, including parking). When I moved in, my apartment had never been lived in. I found out the hard way that the moving bolts hadn't been removed from the laundry machine (the dryer was very nearly tossed into the living room by the violent vibrations), but I guess that was an oversight. The gym is convenient but can get crowded. The building often turns into a frat house (you can't really fault the building for this, but it does happen) and I've saved several drunk people from decapitation-by-bench press in the middle of the night by sliding the safety pins in at the last moment. The gym had a nasty bug infestation for about 2 weeks. The elevators at The Wave are the slowest things on the planet, especially when people go to work, come home from work, and on game days. There's 3 elevators servicing the building, 1 of which is often occupied for moving in/out, leaving 2. Inexplicably, the stairways were locked (you can get out but not back in), so really the elevator is your only option. On game days the place is packed. After game days the place is a mess and smells like cheap beer (which was still better than the smell of dubious pot coming out of the walls on New Year's Eve). If you're into sports (and still into Seattle sports after the 2015 season), The Wave's location is great for easy access to the stadiums. The flip side of that is that it's nearly impossible to reach the building at times due to SPD liberally closing off streets, and it takes some planning to get around game day traffic. I did most of my grocery shopping by car. There's a small store under the building (Cone & Steiner, which serves great coffee), but it has a limited selection at Whole Foods+ prices. The International District (late night food!) and Uwayimaya are within walking distance, though. With one exception the staff was great, but I believe everyone has since moved on (I saw a lot of new faces in my last week, and I know the building manager left/was asked to leave). Now, 2 months after moving out, I find out my utilities haven't been disconnected, so I get to have fun with that. read more

Living at The Wave apartments has been a great experience! The overall value is still rather good, when compared to similar properties, especially given that we have a great view from our apt. If not for our view, I would definitely consider other properties that are newer, since there are now so many options in downtown Seattle being built one after another! The Wave is still a newer property cause it's less than 5 yrs. old or so, but, seeing so many fabulous properties being build close by, does indeed make the eye wonder a bit for consideration! We do love our apt., and the appliances and fixtures are above average! We have been here over a couple years and everything in the apt. has stayed very nice and held up well. The cabinets are nice and the apt. is stylish! The common areas are very nice and add great value to the living experience. The grills are very nice and kept clean as is the fire pits and other areas. The fitness equipment is nice and works well and is serviced in a timely manner, when needed. On the downside, there are some residents who do not clean up after their pets and violate the leash policy, which is not fair to the overall community. While there are apparent efforts to hold violators accountable, there should probably be even more efforts to demonstrate the seriousness of this issue with a no tolerance policy. The same goes for those who misuse and abuse the common areas (i.e., don't clean the grills after their use, leave trash outside of the receptacles, let their friends disrespect the areas by not being good guests, etc. All of these issues should be "no tolerance policy!" The management, concierge agents and maintenance team are very responsive, very friendly, and very professional. The resident events sponsored by management are fun and help encourage a good community environment (ambiance)! The rooftop grounds are kept nice! I would very much like to see the surrounding grounds outside the property taken better care of and also more cleaning of the common areas, trash rooms, stairwells,cleaning of the fitness equipment more often, and as the furniture is getting worn, consider replacing it..., etc. Oh, one thing, I am not a big fan of our apt. washer and dryers though cause the washer doesn't seem to get my clothes as clean as a bigger size washer does and the dryer balls up my clothes and takes a bit longer to dry than a bigger one that I was used to. However, they are better than some that I've seen in apts. and they are brand name. Overall, we really enjoy living here in a great location, nice upcoming community of Pioneer Square, and we enjoy bringing our family/friends to visit The Wave cause it is still a Wow factor! read more

We lived here for over a year. The transit score and dog friendly environment is what made us choose this place. Dylan, Brian, Porkchop is what makes this place feel like home! They are seriously the nicest people. My only complaint is that I would come home and my apartment would smell strongly of cigarettes and weed because the vent system. It is suppose to be a non-smoking building. Even with the windows open, it would take hours to vent. I would take my dog to the dog run on the roof to pee and I would see people smoking near the air intake. read more

This apartment complex is very VERY nice. First of all, the security seems to be top notch here where residents get the feeling that people get screened before entering. This prevents people who aren't residents or guests from just walking in. The lobby area is very clean and you get the sense that it is a nice space to wait for friends or simply hang out. The elevators are pretty spacious and can fit a bunch of people. The amenities here are great where the roof top faces the stadium so you can practically see all the major events going on nearby. Sometimes you even see fireworks/concerts/the game. The rooftop also have bbq grills and a common space where there are refrigerators/sinks for you to store or prepare you food. It is a really nice/romantic spot to enjoy a meal on a Monday night. You don't have to pay the high $$ for the great view. We sat in one of the common areas to play games. They also have a tv and comfortable couches for you to watch a tv show. Another great amenity is their game room. They have some arcade games and shuffle board. I also really like their movie room where they have chairs that recline. Its all very luxurious. Finally, the apartment in itself is really nice. All the fixtures are pretty new and you also get the great view of Seattle, depending on which floor and what direction you're facing. It is probably one of the better apartments that I've been to. Some minor critiques don't really pertain to the apartment in itself. Since it is so centrally located, you run into some traffic. Sometimes its hard to get to. Parking is a major issue for having guests stay. Lastly, the area isn't exactly the best neighborhood to walk around at night. It gets kind of sketchy after dark. read more

Wanted to update everyone on the apartment building. Have to say it's still one of the best apartments I have ever lived at. The front office makes life so much easier, they take their job pretty serious 24/7 and sometimes I think they need to relax, but when it comes down to helping they are willing to go out of their way. The maintenance crew, especially Giovanni is extra helpful when it comes to work orders. I also accidentally threw a piece of jewelry away that was fairly expensive and even though it's not the most sanitary thing to do Giovanni helped me get it out of the shoot. After that help there's was no way I couldn't give this place a five star. Besides the office/staff, the people that also call The wave apartments their home are very courteous and nice. I have yet to come across rude people that live here and hope it stays that way. This is a sports fan dream as long as you're a Seahawks, Mariners, and Sounders fan. Please stay away if you're not (kidding)... Keep in mind no place is perfect, things can always improve but from the bottom of my heart I know that they care, and really when I come home that's exactly what I want to feel! read more

I've been intending to write this review for quite some time. I've lived in the building since June 2016. It's been a great experience thus far. Jade was my leasing agent and she was fantastic. I cannot sing enough praises for Jade. The rest of the Wave staff is incredible as well. The units are fantastic. The finishes are great. Try to live in a higher floor unit; it helps reduce noise. Don't face east; they're doing a lot of construction that direction. The concierge desk is extremely helpful. They'll deliver packages to your room or assist with things around the building. Garbage and recycling shoots exist on each floor. The elevators can be slow during peak times but it isn't horrible. Parking is a little pricey but it's undercover and secure. I've had no issues thus far. There are rumors that renewal terms aren't negotiable and include a high rate increase. Overall, it's a great building and pioneer square seems to improve every month. read more

I recently moved to the Wave and it has been a home away from home. From the moment I walked in there it felt right, Eric was there to welcome me and get someone to show me around. I then met Eli- he gave me a great tour. I told him my budget and what I was looking for and he Nailed IT! He even helped be a mock piece of furniture and showed me how my furniture would fit in my apartment and where. On the spot I decided to sign my lease. Eli has been super helpful the past couple of months and I have noticed all the staff is super welcoming and friendly. Jade has been super nice too! I feel safe, and comfortable in my home away from home and I highly recommend the Wave. Perfect location and amenities and staff is amazing. read more

The worst apartment management I had to ever deal with. They find various ways to rip you off and put additional charges. Also threaten to not give access to your mailbox at times to make you act according to them. I had been charged $400 for 2 weeks in the name of roommate charge even when we were in the process of submitting roommate application. Also, they sent me a move-out invoice of over $1300 with hefty charges such as carpet, stove top and fridge drawer replacement. I don't understand how it makes sense to replace all those items instead of cleaning them. I am writing this to make everyone aware as to what extent the Wave management can go to rip you off. I am regretting leasing an apt at The Wave and wouldn't recommend this place to anybody. They kept my security deposit too. I agree with El's review here on yelp as the same paint charges are on my invoice too. Also, Kimia's invoice pic in her review showed similar hefty charges as mine. It seems that The Wave management has this malicious practice of putting those unreasonable charges on all move out invoices. read more

I've been living at The Wave for about 6 months now and I really love it so far! Location: Great location if you work downtown. I always walk to my previous work located on the 3rd avenue and Madison, takes about 10 min. Also great access to stations and International district where I can get a lot of Asian groceries since I am Asian :D Staff: Jade was the leasing manager who helped me moved in and the experience is really positive and professional. She keeps being super helpful for my entire stay. I would highly recommend anyone to go see her if you are thinking about moving in. Eric and Dylon are the doormen during they day time, who are also super helpful and chill. They would take the extra mile to help you and meet your need if you ask. Just very good staffing in general. Amenity: Great gym, got all things I need for full body workout, just a bit small. Sometimes it can get a bit hard to get a hold of the equipment you need because it's occupied, especially in the late evening around 8. So I decided to hit the gym in the early morning now and it's all mine! Got a small theater on 5th floor in case you are up for a game watching night! Timing is the key because it's the only one in the building. You can reserve if you want. Other amenities like the dog parks, roof top and all, are not of my interest too much so I can't comment on them. Parking: Got 4 floors of parking garage. Adequate space for parking regardless when I come back and I have an un-reserved spot. Very easy to get in and out the garage, although the parking spots are more on the smaller side. I used to drive a Volvo s60 sedan and it can be a bit hard to park in and out. Now I'm driving a mini cooper and it's very easy. If you are driving a huge-ass truck or SUV, they do have reserved parking options where it gives more room for your car. Overall vibe: Most of the people you run into in this building are very friendly and nice to talk to. Yes there are lots of parties on the roof but that doesn't bother me too much. Honestly, I've lived here for 6 months but only been up there less than 10 times, maybe only when a friend is visiting or something. Most of the time, it's just a normal apartment house and everything is normal and slow. In general, I really love living here and my overall rate for this place is a solid 5 star!!! In general The Wave is a good place to live. It's not the best value in the world but if you need things they offer, you could do a lot worse. The maintenance crew however is absolutely first class. In the almost 5 years I've lived here I've only had a couple of maintenance requests. But when I did, they were handled quickly and done right the first time. The whole crew is great but Porkchop (yes that's what we call him) is the best. I accidentally threw my money clip down the trash chute (there was only a little money in it, but it was a gift) and Porkchop and I spent 20 minutes going through the nastiest of sludge and gunk to find it. I've lived in a handful of different apartment communities in the past 5 years and The Wave is probably one of the best. My leasing agent was Kevin Black and he was dependable and solid as a rock. I moved from out of state about a week ago so what could have been a difficult transition was made easy by Kevin. My apartment was clean and ready for move in the day I arrived in Seattle. Good quality furnishings, countertops, bathroom fixtures, etc. Nice wood floors, floor to ceiling windows, etc. The building is brand new but not without it's quirks. There are only 2 main elevators (besides the service elevator) so sometimes you have to wait a bit to get to the bottom floor. The paint on the main lobby wall was not completed when I first moved in (not a huge deal, but did not look too nice). I think the maintenance staff has been working on it over the past week. However all in all the building is top notch and the people living in it so far have been pleasant. I think because the apartment is new, paperwork and procedures is not as tidied up as I would have expected but it looks like the online portal should make it easy to pay rents, etc. It is a little confusing compared to apartments managed by companies such as the Irvine Company in CA, but hopefully it becomes easy to use soon. read more
