Damn, son. The view from the 45th floor "Sky Club" at the Paramount is my most recent, yet most astonishing find in quite some time!

Edit: After moving out, have to lower my rating for the Paramount. They tried to keep my security deposit for "cleaning fees" and because they "had to replace the carpet and paint the walls" which had nothing more than normal wear and tear. When I complained, they agreed to return most of the deposit. But it didn't end there. They didn't send me the check. It took threatening to report them to the city housing authorities to get them to send the check. It took 6 weeks! I still think the front desk staff are great, but the leasing office people are shifty, and it seems to come from the corporate level. Another downside to this building is that it has a mandatory amount of "Affordable" housing in it, which meant we had one neighbor with a 1 bedroom and a half dozen people living in the apartment, blaring the TV and pot smoke coming under their door all day (could only hear/smell in the hall, luckily) and watching drugged up people get arrested in the elevator. Nothing spoils any luxury feel of the building more than that. I also found it shady that the building rents out furnished corporate apartments for more than double the rent price (the 1br next door to us was rented for $7000/mo in 2012.) This takes housing off the market and might be illegal hotelization. read more

I lived here for 2 years and was very happy with the apartment and facilities. All of the staff were extremely helpful and polite. The location is convenient with 2 supermarkets a few blocks away, and an assortment of department stores and eating places. In the building has a variety of nice touches for renters like a commons room/work area, a pool, and a weight/exercise room. I would stay here again if I was in SF and I would highly recommend this building. read more

In terms of options for high rise rentals in the city, I'd say this is one of the best options. It's one of the only high rise all rental buildings in the city... your other option would be to rent from an owner at the infinity, one rincon, the millenium...or for a lot more $, at the Four Seasons or St. Regis... but renting from a management company can be a lot more convienent and easier than dealing with an individual owner. The views are amazing, I lived in a 2 bedroom on the 39th floor... it was about 1400 sq ft. The concierge are generally very friendly and helpful and the maintenace crew is very quick and efficient. The fact that you can charge rent to your credit card is amazing... I've racked up a lot of airline miles living there. I didn't give the building five stars bc I have a few slight misgivings, mainly I don't like the popcorn ceilings, the heating elements in my unit could never counter the cold since there is so much window area...I think some of the finishings could be a bit better... and some of the residents are a little cray cray...I saw a woman once virtually making out with her dog in the elevator.... but hey, it is SF all in all, its a good place to live read more

I have lived here for about 6 months now and thus far, I'm pretty happy with the Paramount. The other reviewers are generally spot-on with their assessments. I live on a high floor (the building has 42) and the views from my apartment are just plain sick: spanning from Union Square, Nob Hill, FiDi (including the Transamerica Pyramid) to the Bay Bridge. I have grown accustomed to the sirens, especially with the windows open - but if you are really sensitive to noise, this might not be the best place for you. I rarely, if ever, hear my neighbors but they have heard me on a couple occasions (with my pals "Home Theater" and "Trent Reznor"). Sorry... The location is great...one of the only real Manhattan-style options in SF. Close to union square...the only real grocery store nearby is Bristol Farms inside the SF Shopping CentRE (they can take their $5 tomatoes and shove them). Personally, I hike down to the 4th & King Safeway for meat/produce or the neighborhood Liquor Sto' for basics like soda, chips, & booze. There is an A.G. Ferrari in the bottom floor of the building but there are only so many $12 Prosciutto sandwiches I can take so I like to branch out. If you have a Trainspotting-worthy need for coffee, there are no fewer than 4 Starbucks and 2 Peet's in a 2-block radius. The unit itself has everything you need including amenities that are difficult to find in many SF dwellings such as dishwasher, disposal, washer/dryer, etc. Down-side is the unit is small and has very little storage space. The parquet hardwood flooring is very cheap looking but the bathroom is awesome and the kitchen well above average with its granite counters. Parking is an absolute rip-off, at $325/mo (thankfully, I have a sweet deal at work, 3 blocks away, so I leave my baby there). Fun to see the Bentley, Porsche Turbo's and lone Ferrari, though - so when I do end up parking here, I definitely trust them. The doormen are great, especially Sam. They take care of all your deliveries, including dry-cleaning (which rocks). You have to see the roof-deck (43rd Floor) to believe it...views all the way down to the Oracle Buildings in Redwood Shores. It is definitely not cheap to live here - but if you compare apples-to-apples (i.e. renting from a condo owner in SoMa-South Beach) it's very competitive. I have seen other units in older neighborhoods within a couple hundred dollars per month that don't even compare to the total package here...and I'm glad I took the extra step up. read more

There is a lot to love about the paramount. The service is outstanding, the amenities are great. Two things really bother us about the building that we didn't know when deciding to live here: 1) Artificially limited internet options. Paramount only offers AT&T for phone/internet or Astound for cable/internet. Speeds top at about 10Mbps. If you go with someone like Sonic instead, the phone lines in the building are pretty poor, so you won't get great speeds. Webpass (100Mbps) was not allowed in the building by management. 2) Cell phone service simply doesn't work here above a certain floor, I believe because of the tinted windows. We're 30+ floors up, and we only get a couple bars near the window, and no bars (dropped calls) in the kitchen. Not ideal. 3) Tenants are mostly friendly, but it's an interesting mix of high-strung 1-month stay consultants and what honestly look like homeless people. It's not a big deal, but we've had the interesting experience of being cussed for not holding the elevator open for someone. 4) The walls are extremely thin. You can hear your neighbors cough. Yeah. The package service is AMAZING, and the door people are really friendly. It's also ridiculously convenient to park in the building, and the parking people are really friendly. Plus, like I said, the amenities and location are easily worth the cost. read more

I stayed at the Paramount on a short-term basis as a corporate apartment (through Oakwood). I had a one bedroom on the 30th floor and while it was pretty nice, and fairly spacious I wouldn't call the apartments luxurious (although the atrium, concierge, mail area all are). HIGH LIFE: -- Location: Close to BART and Muni, and with the A.G. Ferrari deli downstairs, Walgreens down the block, and Whole Foods about 4 blocks away, the location was great. -- Atrium: Nicely decorated with a helpful concierge, and video screen in the mail area showing if you have a package. -- Gym: The on-site gym was good for those of you who are well intentioned but (like me) too lazy to go to the gym if it is outside your own building. It's got modern equipment with TVs screens on the elipticals, but if you are a hard core lifter you'll want to go elsewhere. -- Maintenance: I had a problem with my toilet when I first showed up, and a service guy was up in a jiffy. -- Laundry: Having a stacked washer and dryer in the bathroom was great. No need to run down the hall or downstairs to do your laundry. LOW RENT: -- Tenants: I'm all for low income housing, but when you are spending thousands of dollars a month on rent, it is a major bummer to get crammed into an elevator with a bunch of dirty people. Just saying. -- Ventilation: I was never bothered by the smell of other people's cooking, but trying to ventilate my own kitchen was tough since the fan over the stove did precious little. More importantly, I could smell the very strong scent of weed pouring through the vents on occasion. I don't have a problem with those who smoke herb but I really don't need that when I'm trying to work in my apartment. -- Pets: Steer clear if you don't like pets as seemingly every other person who lives here has a tiny little dog. I never heard any dogs, but did see them on a daily basis. -- Noise: While hallway noise was minimal, being near the recycling room made it so that I heard trash going down the chute all too often. read more

I loved living at the Paramount! The pool was amazing, and the rooftop is one of the best I have seen in SF. My unit was on the 36th floor and had spectacular views of yerba buena gardens and the st.regis residences ( my old home). The floor was hard wood and beautiful, the bathrooms were nice, but the shower could have used updating. I loved the vast windows. Ventilation in the unit wasn't all that great, but was easily fixed if the windows were opened. Nathan at the concierge is so awesome and helpful! read more

The employees at the Paramount are definitely a highlight in my book. It's always a pleasure running in to Lita, Zemi, and Mercedes. All of them are such hard working people and they always find the time to have a small conversation. It's these type of staff members that really make residents want to stay. Luxury living? I think that term is just thrown around a little bit too much. Either I don't know what luxury living is, or I'm just a spoiled brat. I lived in the Paramount for one year in a studio around the 38th floor. The view was amazing, lots of windows. Really nice front desk personnel, convenient location. My experience was ruined by constant smell of animal urine in front of the door. But hey, that's one of the reason I ended up moving to MN- no more trash, schizophrenics and stinky streets. read more

Great staff -- amazingly responsive and helpful. They really earn the 5th star here. They've reduced their rents quite a lot in the last 18 months. You can easily move from one apartment to another within the building. This is very convenient if your living situation changes or you want to take advantage of the lower rents. There is a significant variety in the floorplans. I recommend you see several before deciding what you want. It is worth waiting for the right layout / view. I've been coming to SF for the past 4 years during June for 2 weeks of business. Previously, my client has put me up at another Gateway property. This is the first time that I've stayed at the Paramount. I've been very happy with the apartment that I'm staying in, and the service has been exceptional. An example of the excellent service is that when I arrived on a Sunday evening, my cellphone didn't work. I couldn't get a connection, which meant that I couldn't contact Verizon to get their help to fix the problem. Miklos Brown was on duty that evening, and he couldn't have been more helpful. He lent me his phone, helped me with my bags, and basically did everything he could to help me out. It took a while, but I finally got my phone working again. The amenities of the Paramount, along with the great service that I've received, has made this a memorable experience so far. read more

But, what really sets The Paramount apart is the extraordinary staff. I'd especially like to call out Mike Jr and Carlos for consistently going above and beyond. Within 2 days of moving in, Mike knew me by name and offered me a friendly, warm greeting. And it's stayed that way every single day since I've been here. This building has taught me so much and I've had the privilege of being part of the team as a first time concierge. The office is amazing and are known for always being there for their residents. I worked night shifts and so many times have the residents come up to me just to tell me their best compliments to the office. If you choose to live here, you will have the best porters. They are the reason the Paramount is looking so beautiful on the inside (Lita is the BEST one). Your concierge will always be there for you when you need something and anything. They are the easiest people to talk to! The best part about being a concierge was hearing what my residents had to say. Sometimes silly, other times they just needed an ear...or just their packages! But the BEST part of all is that if you choose to live here you are smack down in the MIDDLE of the shopping areas (Target, Whole Foods, Starbucks, etc). It's less than a 10 min walk so you know you're getting your money's worth. And remember, kindness, a thank you, and communication goes a long way. Your team will be there for you, future residents. I recently visited a resident here in order to buy a bicycle from them and they had built a fake wall in the living room in order to rent that out as another bedroom to an additional roommate. This is not just illegal in San Francisco, but by doing this, they just made the next apartment that becomes available, rent for more than what it's actually worth, in essence raising the market artificially as well as putting themselves and the tenants in liability of endangering someone's life. Fire & building codes are made for a reason...typically life safety! I can't believe the management of this property would allow this. I've lived here for sometime now and would say, most of the publicly observable points shared in reviews within the last year are true - both on the negative side (e.g., elevator wait times, mismanaged valet parking) and the positive (beautiful amenities, respectable gym, central location). In addition, I believe the leasing staff/corporate want to the building to continue getting better (which has meant steady construction/repairs... including replacing the valet team). The ENTIRE concierge team is impeccable- consistently helpful, kind, professional, and willing to go the extra mile to rectify everything I've thrown at them. This is a deal breaker for me- if they weren't as great as they are, I couldn't post this five-star rating. The guys that come to mind that have genuinely gone above and beyond for me personally include Mike, Steve, Carlos, and John. The maintenance/cleaning team are like clockwork- in that they are as consistent and predictable. I'm up early and have a bit of a routine navigating the amenities in the morning, and I regularly see the same folks on their routines keeping this place in great shape for all of us. My evenings are less routine, but I still see the team regularly cleaning as I head back home for the day. I so appreciate Ana's effort, and the rest of the team's effort... Great place for a pool party! When you walk into a place and the doormen know exactly why you are here (to party) and then proceed to lead you in the right direction, you know that this is an A+ establishment. The BBQ was perfect for grilling up hamburgers and hot dogs. It was a high end model from Costco so I know that it came with the rotisserie even though I could not find it .The pool is attached to a game room, which was great for cards or to throw bones. It is also attached to the gym, which had a nice assortment of machines and even a small room to do yoga and sorts. The placement of the pool was pretty ideal, south facing and when you are done they have showers. No issues busting out a little Justin T. on the boom box All in all I am excited to BBQ and party here this next summer if we are invited back. read more

Poorly managed "luxury" building. Failing cabinetry, cheaply grouted tiles, rooftop is falling apart as it is overused and old. Many TVs no remote, terrible WiFi coverage the list goes on and on.... Don't move here, it's not worth it. read more

I've lived at the Paramount for almost 2 years. It's a great location and bang for your buck. The biggest issues recently are related to construction- not just in the area but in the actual building. There are never more than 3 elevators at a time and the noise during the mornings isn't ideal. They do a lot for customer appreciation- free yoga, coffee, bagels, taco nights, etc. Two things to keep in mind- you have to pay to use the gym and pool, and you also need to pay to get your windows cleaned. We love Ana! She is amazing and always so nice and courteous! The staff is great! read more

Definitely the best place I've lived in SF / Bay Area(so far). It's located in the heart of SF downtown, only a block away from Montgomery Bart/muni station. Lived here for almost a year now. Missing pre covid times. I've been using the indoor amenities spaces in the building, which has been nice since I'm stuck at home going a little crazy. Looking forward to getting back in the gym. I love my apartment, the management/ staff has been pretty good. Can't wait for city to reopen , location is prime when everything is open. read more

Rent elsewhere. The cost of the units are comparable to other places in the area but the apartments are really cheap inside. The building management is often very rude or unresponsive. Attention to service is poor because they are a volume rental place. The surrounding area is pretty boring. The parking staff below often make suggestive remarks to women. The roof is very cool. I have lived at the Paramount for 9 years now and it's the best apartment complex I've ever lived in, hence the reason we have stayed so long (we originally said we'd live in the city 2 years). It's got everything you need: washer/dryer in unit, parking in basement, business center, coffee bar, 24 hour gym, pool, target one block away, Whole Foods 0.4 miles away, BART one block away, and almost every muni stops one block away. This is why its so hard to leave. We've seen this place go through a lot of changes but I'm really impressed with the longevity of staff. They treat their renters well and it seems their employees too. John and Steve (the concierges) have been here since I've moved in and greet me by name. Mike is always great to see, he knew my name almost the second time I walked by and is always happy and optimistic, plus he always takes the time to talk to my boys, with one being particularly shy. There are cons but they go along with living in any city and the pros definitely outweigh the cons. I will eventually move (we live in a one bedroom with two small boys) but I will always have great memories of living downtown because of the Paramount. read more

I would give it the one star because the concierge and maintenance team have been nothing but smiley and helpful, also the leasing team was quick with the paper work and there was no delay to my immediate move in. I've only lived here for 6 months and in the course of living here, I was mostly away a lot more than expected. First off, I would say that the side walls under the window pane is easily stained even when you're just sitting on it with your jeans. I had a one bedroom, so I had two sides which I've set on multiple times to enjoy the scenic view. Alright, here comes the least enjoyable part for me. I called multiple times this morning to the leasing office about getting charged the pro rate $660 and it should not have been charged, but no one picked up. So, I decided to send an email and immediately after 10 minutes I got a response. They mentioned they made a mistake and said they would return it in a form of check for $609.50. For a moment, I thought the amount was right, but looking back at the amount, where did the $50.50 went? This wasn't just it, they then started to put up a ledger saying I had to pay cleaning fees $100, carpet cleaning $60, and $400 paint job. First off, I've cleaned the apartment myself and also got professionals to get it cleaned up before I handed over my keys, so why am I paying for cleaning fees again? Second, the paint is just another wear and tear issue which should not be charged at all. It is extremely dubious how they actually make up such large sums of money. I am still fighting this case on my own while I am back in Singapore and living in a different timezone. If it wasn't for the outrageous charges, I would have given this condo a four star. The intra-floor sound proofing is very poor in this building. If heavy people live upstairs, it's as if they walk on your forehead. People with drinking problem happen to live upstairs moving about all the night long, banging and clanging things on the floor. The lease office considers it a living noise and therefore not actionable. Bottom line: this is a cheaply built apartment building inhabited by apartment dwellers, and you are out of luck if you have an inconsiderate neighbor upstairs. Don't mistake it for luxury anything. On positive note: location and concierge are the best. read more

The Paramount is bad. The only good side - it is central to the muni underground; the Bart; and anything else you might need (Target, restaurants, etc.). The apartments are a decent size; kitchens are large enough to actually cook in; and for the most part the building is clean. That's about all for the good stuff. The location is compromised by the druggies and homeless people wandering around that part of town at all hours. If you have kids, greeting the morning by watching a local junkie shoot up in the alley behind your house is not a great way to start your day. Better to be far from the muni, Target, etc. than to see that. The common area, gym, and pool are useful. They are fairly new and mostly in good shape. But for a luxury building, the number of times I have had to personally add more ink or paper to the communal printer doesn't quite match up with the price tag. Free coffee in the lounge is great, but still not enough to overcome the downsides of this place. The staff at the Paramount is hit and miss - mostly miss. There are two front desk concierges that are consistently helpful and committed to doing their jobs well. Every other person is bad. Some really bad. The same applies to the maintenance staff. Some are prompt and helpful. Some seem to promise they are on their way, only to show up 3 hours later. A highlight - we had an issue with a lock on our front door. Maintenance came and "fixed it." However, the "fix" caused the door to no longer open at all. The next maintenance guy had to come over and bust open the lock with a sledge hammer. The other major downside of this building is that it is noisy. Street noise is a factor given the location, but that is not the most bothersome noise. It is noise interior to the building that is most noticeable. The wood flooring in each apartment's living room mean that the tapping of high heels above you is loud. The fact that this is a rental building means constant repairs and turnovers for new tenants, which often involves replacing floor tiles and other loud things. So - truly 1 star. I have lived at The Paramount for a little over a year. It has been the best city living experience I've had since moving to San Francisco almost 8 years ago. Like other's have mentioned - the concierge and the entire staff from maintenance to management go above and beyond. The common areas are kept pristinely clean, the amenities don't compare to many other buildings in the area: the gym is large with modern training equipment and the lap pool, rooftop, "wooftop" (dog run on the rooftop), business center, and three different grilling areas have all been updated recently and kept in great shape. I especially enjoy the fire pit near the main grilling area next to the pool. It is a wonderful place to call home and for entertaining guests as it's so centrally located. A++ :) read more

Dishonest leasing office! Jennifer or Jenna or Jenny in the leasing office told me that, if I moved in, they would be raising my rent mid-way through the lease because of "mandatory upgrades." Then they told me that they "of course" would allow me to sublet if I had to move mid-way through an 18 month least (they wouldn't give me a 1 year contract) but just couldn't write it on paper (which would make their verbal commitment entirely unenforceable).
