Nightmare! Do not move here. When I first moved in I had a two bedroom, two bath, washer and dryer for $725. Now I'm in a one bedroom and my rent is $1000+ water which is about $100. This place is a joke. They are now advertising this place as college housing so that they can jack up the rent. Most of the people who live here are single adults over 35 who lost their houses during the housing crisis. We are single working professionals who go to work, come home. No party animals. This is why it's becoming very unsettling to come home from the hospital after a hard day of work and see 200 young people, (most of whom do not live her at my complex sponsored pool party????? Loud DJ Playing explicit lyrics, girls in bikinis, guys with their pants down to the ground, underage drink. If I did have a college student as a parents I would not want my student to live in what the management seems to want to turn into a college party complex. This is exactly why the police stopped responding to calls in the complex a few years ago. Loud parties, drunken fights, cars being vandalized, nightly. I'm not sure why the management is attempting to turn this place into a college party spot. I guess they don't understand that when you open the pool to a citywide party for young folks, and serve free food, allow them to drink and do whatever else, it's bound to get out of hand. Tomorrow there is a TOGA party. I am 50-years-old, why in the world would I want to pay a $1000/m to come home to random people in their 20s off the streets running around in sheets, drinking alcohol and loud music glaring until 11pm or later? There is no security at the parties, and no check on underaged drinking. Parents of Sac State Students, this is not a good environment for your 18-20-something year old who needs to be studying and not having wild parties thrown by the place you're paying $1000 for them to live and study at. The amenities, which include a pool, and hot tub that someone put bubble bath in, is not worth the rent. The gym is always empty. And the biggest issue most of us have is the $100 water bill. Instead of an individual bill, they supposedly divide it amongst the tenants. I'm one person, how is my water bill $100 when I am here only 3 days out of the week? Maybe if the Olympic size pool hadn't been installed the bill might not be so high. I think residents should have access to the water bill. There's also a big waterfall here. Is that why the water bill has gone from $50 to $100? Parking. I won't even get started. Someone parked in my one parking spot, I parked in the fire lane, no other spot anywhere, with my blinkers on and a note with my number, on my car saying I was running upstairs to get my car charger to call the office. I came down, 10 minutes and my car was being towed away. Two of the residents drive towing trucks, so they lay in wait to tow your car. $275 to get my car out.There is no parking. They took away half of the parking spots to add the amenities, to jack up the rent and now any time a guest comes over they have no where to park. I mean there are absolutely NO additional parking spaces, in the complex anywhere. My suggestion, would have been instead of a fire pit that homeless people better utilize and a hot tub, how about building a parking garage so residents and their guests can have parking? This isn't a dorm. There is no campus parking garage or visitor parking. Dog poop, is everywhere. The shuttle to the college is always broken down and when it works there are like 3 students riding it, because this is NOT a college dorm for Sac. State. Another thumbs down, is there is no rent drop box. So that means if you get off work later than the office closes on the 5th, or have any challenge, you can't drop off your rent in a slot, and will have to pay a $100 late fee. This place is great about not responding to work orders, or returning calls, but let the rent be one minute late and they will actually serve you with an eviction notice the 7th of the month. I'm thinking, you can't return my call, or fix the broken A/C in 102 heat, but you can go to the courthouse and do the paper work to have me evicted because the rent is a day late. I turned it in on the 6th, but the 7th there was still a notice of eviction for failure to pay. Well that's all I can fit in this review word count. I do know that wild parties end in violence. Why have citywide parties for young folks? After this lease, I am out of here. Oh and it's true about the deposits being stolen. I moved in to a dirty apartment with a hole in the carpet. They noted it, but what do you want to bet they will take my deposit, like they did when I had to move from the two bedroom to the one bedroom when my roommate moved out? Even though we paid a professional apartment company to clean it? They need to lower the rent, and stop overcharging for the water bill which is a racket. Don't move here!!!!! read more

I made a HUGE mistake signing a new lease with this place. In three years my rent has gone up $300. The water bill is shared and instead of my rent being $750 as it was when I first moved here, I am now paying upward of $1,000. The reason being the owners decided to spend our rent money on renovations so they could raise OUR rent. They decided to change this family apartment complex with young professionals and middle aged people who were paying their rent and living neighborly into a college dormitory. I kid you not. We must carry photo ID's. Well those of us who pay for the expensive upkeep for the rich college kids moving in whose parents are paying their rent. Us working people and even parents paying the rent for their students should be concerned. Why? Because we are now paying for all of Sacramento to utilize a free pool, hot tub, workout facility, fire pit, and beach area. Stay with me and I will explain. Yes our rent was raised almost $300 and the water bill per tenant can be up to $100 (it fluctuates and all the tenants SHARE THAT BILL???) We are never given the grand total a to see our percentage which they claim is divided per apartment. That feel which they tell us and we just TRUST it to be true it is added to our rent. You will get evicted if you do not pay the water bill along with your rent. It is never lower than $77 a month even if you are away for a month, you still pay for everyone else's water usage. There is no effort to conserve water. We pay to maintain the property's several Olympic sized pools, and two large waterfalls that are lovely but run all day and night. I asked why a tenant or the paying parent should be concerned with rent and open gate policy? Though we have college like IDs supposedly to ensure only tenants move freely about the property....Hell I have no idea why at age 50 I'm carrying an ID to live in an apartment complex, since no one ever checks it, But I would think the ID was to make sure that the pools and workout facilities and upgrades our rent was used to fund would be for those paying for it. People who do not live onsite are having whole family reunions at the pool I am paying $300 more in rent to have built and maintained. I can't even get a seat by the pool, or a BBQ pit to have a BBQ for me and my loved one who LIVES HERE. Who pay to live here. A resident shared with me last evening that she feels like she's paying the Country Club fees for this place and it is a free for all for the entire city. The gate is left open and people who do not live here are using the pool, taking showers, using the water facets along the buildings and I am paying for THEM. I am not sure at all whose brilliant idea it was to add all these amenities and not police them. Now you parents thinking this is a wonderful place for college students. You saw the quiet study area? The local law schools who have no residents are using the study area for large study groups. They take up all the computers, all the chairs and they are extremely loud. The Phoenix is a large community center open to anyone, but the problem is the tenants and parents of the college students are PAYING FOR IT. Maybe you all are okay with paying for the public to have a free pool, hot tub, workout facility, fire pit, computers, pool room, TV room FOR FREE, I am not. It is not fair for my rent to be raised to accommodate the public driving into the complex to bring their kids to swim and have loud parties. It is unfair and unsafe to open the complex to everyone to swim and party. A free community center or park has policing or guards on hand. This place is just one big open beach and pool setting that is bound to get out of control. When people do not live onsite they do not care about the property, or conserving water, or the safety, security or peace of the residence. Lately the trend is for the college students to listen to obscene music and hang around the pool drinking. How long with that last before someone is hurt, drowns, or gets into a fight. There is a growing resentment over the rent being raised for the public to come party and trash the property. I simply can not wait until my lease is up. I am thinking of breaking it and moving. As I understand residents NEVER get their deposits back even if they hire a professional apartment cleaning company to come in and clean the carpet and wipe down the walls. I was headed to the gym, but I see the local high school football team is in the gym working out. Do we really think 15 high school boys all live here? And who is paying for the water when they shower and get dressed? It is The working tenants and the parents of the college students. read more

Holy Crap, this place just keeps taking a toll on me. I've been here at the Phoenix apartments going on 4 years now and to be honest it's gone all down hill since then. It's a guarantee you'll get a Rent increase every single freaking year! I remember starting out at paying a total of $1000 with rent and utilities combined, now I am easily paying $1500 a month for a one bedroom apartment!!!! In the 4 years I've been here there have been a multitude of problems, from the gate not working multiple times, key-cards not allowing you access to amenities the phoenix sell to renters for reasons to stay, security concerns are a huge one as well, I had my apartment broken into and a lot of precious items stolen from me while I was at work. When I brought this to Phoenix staff attention at the main office, they literally said " what do you want us to do about it?" Are you Freaking kidding me? How about showing some damn compassion first and ask some damn questions about why I am contacting you, like the patio door the burglars broke into by breaking the locking mechanism and now my apartment is unsecured to be burglarized again. When they finally did send someone 3 days later to fix my patio door, what awesome news did I receive? The patio door I had was an old one and should of been fixed years past because it was easy to take the lock off, imagine that!!! On top of that, I have not had a working AC unit in my apartment for 3 freaking years, multiple work orders have been made with negative results. When a contractor came out and finally looked at it, the Phoenix advised it would be too expensive to replace the AC unit, their solution? Just move apartment units, like I want to pack up all my belongings and go to another shitty apartment unit with all new problems! Here's another fascinating tid-bit, Police activity has gone up 100% at the phoenix, I see police officers almost on a regular basis at the apartment complexes for domestic violence, drug activity, and you guessed it, more apartments being broken into!!!! They say they have security at the phoenix, but I never see them. The last freaking straw is the FREAKING FINES!!!!!!! This place is money freaking hungry! I keep getting fined for having my trash outside my door on unauthorized times, some background information-they took all the trash cans away 1-2 years ago because of homeless and made all residents switch over to this dumb ass plan. Well if you work Graveyard or a Time where you can't place your trash outside your door between the hours of 0800-1100, you're basically screwed! So on top of the outrageous rent I am paying, I get some few surprised $75 fines, for something this place implemented in the first place. Their justification, " we want to make the place look nice". How about you solve all the other problems before making residents feel like they are in an interment camp. I've been late a few times on Rent by 1-2 days due to banking problems, but there has never been a time that I did not pay rent in full price throughout my time here, instead of rewarding that, what happens, your'e condemned with what? A $100 dollar FINE!!!!. What kind of place freaking fines you almost a hundred dollars during a freaking pandemic, thank god I have had steady work through this last year. The only reason I am giving this place 2 Stars is because the Maintenance team is pretty darn awesome and work their asses off, it's just to bad no one at the office or the owner gives a crap. Alright so I've lived here for 3 years. I've lived in each model this apartment has. ( a one bedroom, a two bedroom, and a three bedroom) We'll go chronologically here for me so starting at the three bedroom. I lived in the three bedroom with four girls, myself, two party girls, and a girl even more quiet than myself. We found each other online. So I didn't really have any problems at this apartment but I did hide in my room the entire time I lived here. The girls were noisy and extremely unclean. The toilets were clogged every other day for some reason and this meant a lot of time at Starbucks for me. But i really don't think the toilets were the apartments problem.. these girls were nasty. So nasty that I moved. I had to continue the lease though so I transferred into a one bedroom by myself. This place was alright. The carpet was stained, and the paint on the walls looked like primer. My shower would only stay hot for about 5 minutes so I quickly learned to be fast. Everything in the kitchen was run down but alright for me. Then I got a huge infestation of fruit flies. They made some sort of nest outside my door and would enter whenever I did. I don't eat fruit due to allergies so I was really confused about why they liked my house so much. Eventually the rent became too expensive and I began hunting with two of my friends for a new place to live. (These two friends are engaged to each other hence a two bedroom) we ended up back at the Phoenix due to price and function. Quickly many things were not up to par. There were many stains in the carpet weird stains on the walls holes in the doors and that's not all. We had everything documented and moved on from there. Things were okay until our first winter when the windows collected condensation and mold began to grow. When we asked the office about the mold they said they would send someone out to clean it. So they did but that didn't fix the problem obviously. Their advice was to, "just wipe down the windows every morning and that shouldn't happen, but if it does we just used a little bleach to clean it." Now it's winter again because we renewed. I now have mold growing on my ceiling. It's much harder to clean from there. I've now purchased a dehumidifier specifically because I continue getting sick.. hmm wonder why..our floorboards are also leaking and left a duffle of important things very wet. The power also went out for two days and almost all of our food went bad. I can't wait to move in June. Good luck here. Not everything is bad, but the bad stuff does really suck. Oh and if you enjoy sleep forget it. I'm a college kid myself but when sorority girls are yelling about their need to take shots at 12 on a Tuesday it gets to be a little much..update- just moved out recently and got our bill. They screwed us and lied to us. Please please do not live here management is terrible. Save yourself. Don't be pulled into all the "luxury" items they have. It's horrible. read more

Where do I start. This place is GARBAGE. Been living here for a year and I am glad to say the nightmare is almost over as my lease is coming to an end. Just trust the reviews on what people are saying. There are way better options than here and they charge for so many crazy things! As I have toured other apartments I have showed them all what the phoenix has charged me and they all laughed at them and looked shocked.Let me break down how ridiculous the charges here are: $154 for water + $27 for trash + $18 for utilities + $36 for credit score monthly + $15 for a carport + $48 for renters insurance policy = $300 EXTRA ON TOP OF THE RENT HERE! THAT IS ROBBERY! STAY AWAY FROM HERE PLEASE. SO many people complain about hidden fees and it is very true. I am not too sure the people in the office know how to use a computer. I will tell them one thing and they do the complete opposite! Cars are constantly broken into and there are legit cars on rocks with missing tires and they do nothing about it. As mentioned earlier I have toured some very nice apartments and here are some way better alternatives rather than this place: Sutter Green, Falls at Arden, Ice House Midtown, Larkspur, and Avondale. Looking for apartments could be stressful but its a gets a lot easier when you have helpful leasing agents who can give great customer service. I came into the phoenix apartments with an appointment set up from the call center. But when I came into the office, my appointment was not scheduled which already put me in a bad mood being in there. Even though this is something small to get mad over, I had plans for after and had a tight schedule for that afternoon. When I got helped, I got paired up with Kiran who instantly made my situation there a lot better. She was kind, attentive to my wants and needs, as well as going above and beyond to turn my experience around. I definitely want to give her a shout out as well as Briana for being an example of what great customer service looks like. Peace and greetings to whoever is reading this. This review is solely about the maintenance staff here at the Phoenix. Since living here, I've had a few things that need to be done and when I've placed in a maintenance order, staff properly comes in assist and fix whatever needs to be fixed. All of the staff maintenance team are polite and do a great job tending to this huge complex. One staff in particular that stood out to me the most is Sir Hendrix. When first moving in he took it upon himself to inform me of all the extra fees that can be acquired and gave health information and not obtaining those extra fees. He is always extra pleasant and polite reach with a smile and wave. when asked of anything, he's always willing to help and assist and if he's unable, he will find someone for you. He seem to take great pride in his work. Sir Hendrix is a great asset to our residential community. read more

I have been living at this complex for 4 years now and I have never had any issues. The staff is very friendly and helpful. I recently renewed and Nina, the property manager, was willing to negotiate with me my renewal rate. Along with working with my financial situation, she and Sylvester, a very friendly maintenence worker, are upgrading my unit to now include a washer and dryer, as well as refinishing my shower. I am more than satisfied with my interactions with staff and living situation here at the Phoenix Apartments. I definitely recommend checking out this complex! read more

I had a disappointing experience at this apartment complex. Despite leaving our rented unit in better condition than when we moved in, we were billed for cleaning and carpet cleaning. They charged us $400 for bathtub painting, even though the peeling was due to improper application or the wrong type of paint. The pool was frequently closed due to sanitary issues over two years, and the gates were always broken. Overall, it's the worst place I've lived, with prices higher than the average market rate. read more
