This place is perfect for college students but not for working adults. With all associated fees and water we pay around $1850/month for a 2br/2ba. Parking is ridiculous. If you are not in a space by 8:30 PM good luck with finding a spot that you won't risk a tow or a parking ticket. Unfortunately fell victim to both. Next issue is amazon packages or any deliveries being stolen from in front of our door. We now have to use lockers. Plumbing is an issue. We have had to call for multiple repairs. We also got a refurbished apartment and our floors are lifting by appliances and edges that were not properly done. We are up to renew and we have decided not to. We should have visited at different times of the day to get the full scope before deciding to move in. Honestly wouldn't recommend to anyone. Amenities are nice but something we do not use on the regular. Pool was excellent but every time we went there was nothing but college shenanigans going on. Probably the worst place I've lived at, still got a couple months on my lease but management and the office have basically lied about everything, don't expect to get the apartment you place a deposit on for them it's whoever pays first and if you don't come fast enough they'll give your deposited unit to somebody else and stick you someplace else. Haven't moved out yet but I'm expecting a terrible experience with that too I've read the reviews on people leaving they're apartment clean as hell and they still get charged so I'm guessing it's goin be the same for me. There is a serious lack of attention to detail when they fix up their apartment units for new tenants. A week after we moved into the filthy apartment unit 260 they moved us into a clean apartment. There were still some minor imperfections like holes in the wall/ceiling, paint chipping, and cabinets not being put together properly but I was happy to be in a clean apartment with new carpets. However, once we were settled, I started noticing more issues. Problems with the new apartment: The front door knob was very wobbly and I did not feel like our apartment was secure. The cabinet in the bathroom does not close, the magnet needs to be glued back.The knob on the washer to change the temperature was broken and the dryer does not dry our clothes. Also the new dishwasher isn't working, I think it just needs to be properly attached to the water output. Maintenance has fixed most of the issues I am just waiting on the dryer and the dishwasher. If you plan on moving here from another apartment do not move close to the end of your previous lease. Give yourself a couple of weeks and be sure you do an extremely thorough inspection and have them fix all of the problems prior to moving in, because they do not do an adequate job of fixing up these units without you hassling them. I personally don't think they have enough staff to upkeep these older units. **Another huge shout out to the girls in the leasing office. The laundry room closest to my unit locked me out and no one's access key could open it except one of the girls in the office. She was kind enough to let me use her card for the afternoon to finish my laundry.** read more

One of the worst housing experiences I have ever been in. Huge waste of money and time. So glad I don't live here anymore -- the management was a nightmare to work with. This is the review I left on google while I still lived at the Phoenix Apartments, and note how they never tried to accommodate me or my partner for the horrendous experience we endured while living there: I don't even know where to begin. Let's start with the fact that we have had issues with the apartment complex from day one of our move-in, August 2020. While the office management seems friendly and outgoing upon the first visits, as time goes on they clearly don't have any regard for their tenants. Before you first move in, you need to document any and all issues with the interior of the apartment unit so that they may be repaired. I documented that the ceiling tiles in the hallway were loose, damaged, and needed to be replaced, as it states in the lease that any damage to ceiling tiles must be reported to the landlord ASAP. Nobody came to fix them. When we brought this up directly to a Mr. Tran, it was stated to us that they could not fix all of the tiles, only two. What sense does that make? Nobody has yet to fix the tiles. I noted in the report that the bathroom vents were filthy, and rattling horribly, the carpets were dirty, and every surface was pretty much dusty, disgusting and looked like it hadn't been cleaned at all before we moved in. I also reported that there was paint all over the floor and it was rubbing off on clothing -- paint can only usually be removed via acetone. They sent over a woman to "clean" but she only mopped the floors. When I asked her if she was also sent to clean the vents, carpets etc, she said she was only there to clean the wood floors (the paint did NOT come off by the way, it's STILL on the floor). Meanwhile, the management marked all of my complaints as fulfilled -- even though nothing was done. The bathtub has had to be refinished twice now, as the paint began to peel away for some reason. It takes management forever to respond to these issues regarding the shower and bathtub. I found out the floor of the shower in the bedroom had been unstable from damage due to a previous tenant, and it took almost a year for them to replace the whole shower unit. But wait, there's more! My partner and I have been subjected to being harassed by our very noisy upstairs neighbors, who seem to stomp at odd hours of the night (so loudly that it wakes me up and my walls are VIBRATING), to which I have brought up to management several times. Their response is to call security when there is a noise issue -- but that doesn't seem to help since they go right back to stomping. Said neighbors then proceed to write "FAG" in large letters in our carport. When I brought this up with management, nothing was done. I would think writing a homophobic slur in someone's carport spot would be a considered harassment, and that something would be done about it -- but nope. It's so sad to me that this kind of hateful behavior is tolerated in this complex. Management doesn't care apparently. Most recently, when I called security on noisy neighbors, the management (Mr Tran) basically told me that there isn't an issue, and that the noise couldn't possibly be coming from the upstairs unit, and the best solution we could take is move to a different unit. Tell me, if you hear loud BANGING and BASHING right above your head, does it not make sense that the noise would be coming from the unit, RIGHT ABOVE YOU???? I wouldn't doubt that these apartments were poorly constructed -- which may explain why it is so noisy from unit to unit. I would expect less gaslighting from the manager, however. I have never felt so disappointed, and let down by apartment management before. This is truly a first. I hope I can buy a house, or find a better complex to live in. I sincerely regret choosing The Phoenix as my home, because it's been nothing but a damn headache since our first night. Considering moving here? Don't. They nickel and dime you for everything, parking passes, charge you for these gate cards that don't even work, and the parking situation is a chaotic mess. read more

This place is the WORST! We paid a $200 holding fee in April to hold a unit to move in to in June. After we got approved, they suddenly stopped responding, they never responded to a single voicemail or email I left (including their property manager, Nina), and eventually my calls would immediately be dropped when I tried to reach out again. I was communicating with Dylan and we were also told misleading and incorrect information about the unit. The rent that we were told was about $200 less than what it actually was, which we found out when we eventually received the lease, after our move in date. They failed to mention all the extra ridiculous fees that they include. Really not a bad place to live. The Parkin does suck. Most apartment complexes have u covered for guest parking, NOT THIS PLACE! You guest have to park outside on the street. But BE AWARE OF THE SIGNS. Can't park there during the week from 8am-6pm, or else YOU WILL GET A TICKET. And no guest can park in the uncover or else THEY WILL GET TOWED. - I actually had this happen to my friends car. I was pissed!!! Like how can u now have guest parking? Some of the staff are rude in the office, but not BRE. She's hella nice- her desk is to the far right. They always make go in to the office to sign move out paper, but spray papers, etc. As far as living, my apartment the water pressure SUCKS in the master, but it's fine everywhere else.. No big complaints other than the parking sucks! Have to get here before 7/8 to get an uncovered parking space if you have more than one car living with you. read more

We had just moved from out of state, which is already stressful but Briana was super helpful throughout the entire process. She was also super sweet which we appreciated so much! We can also say that the maintenance is fast. Our water temperature in the shower wasn't working and within the same day they were able to fix it. The neighbors are friendly too. We lived at the Phoenix for a year, and while it wasn't the worst year ever, it certainly wasn't an enjoyable stay. Our apartment was infested with ants when we moved in, and it took several rounds of pest control to kill them off. When our AC didn't work in the summer, it took weeks and four different maintenance requests to get the issue resolved (turns out it needed coolant, not rocket science y'all!). There is trash everywhere outside on the ground and in the bushes. There's an employee with a leaf blower who walks around every day, but he seems to just focus on blowing the trash around in circles instead of picking it up. Most of the neighbors here keep to themselves (occasional loud arguments outside) but there is one guy who races his dirt bike around the property after midnight, and it is bafflingly loud and ongoing. Most nights the sprinklers around the property spray a completely unnecessary amount of water onto the mulch areas, creating muddy puddles you have to walk through to get to your apartment and draining into the street. There is so much water waste here, and you are forced to pay for it through your enormous monthly Phoenix water bill. As we were moving out, we also discovered a huge rat living our patio closet. Woof! I also feel it's important to note that this is the sort of establishment where they will spray paint your old bathtub/shower instead of simply replacing it. The paint was chipping off in the shower as the year went on, and in general the level of care and attention to detail was simply lacking at the Phoenix. Everything in your apartment will likely be barely functioning and sloppily put together. For example: Did you pay extra for hard wood floors? Whoever painted the paneling probably dripped white paint all over them and couldn't be bothered to clean it up. We have since moved to a new apartment, and have not spent a single day missing the Phoenix! If given a choice, I recommend that you look elsewhere for your housing needs. read more

The complex is nice although management is terrible. They need better communication between each other and their staff. I had called maintenance the night before because we didn't have hot water and they said it wasn't an emergency so they would come in the morning to fix it. The next day comes and surprise surprise no one shows up!! I had to call the office repeatedly until finally someone picked up 40 minutes later! That is ridiculous. Maintenance finally shows up and they can't fix the problem because their manager was already off and they were unable to purchase a piece that they needed. Haven't lived here. But, I was looking for a place to move quickly and the Phoenix offered a fully updated one bedroom/one bathroom ready to move in. We were excited! But unfortunately, the office staff wouldn't let us tour the apartment due to covid-19. I find this strange because we toured several other apartment complexes during the same time period, we just had to self-tour for the safety of the leasing office workers. On top of not letting us tour, they demanded the $200 holding deposit several times before we had even talked to anyone in the leasing office face-to-face or had anyone explain the apartments and amenities, etc. Aren't you supposed to be convincing us? We decided to self tour the complex and take a look at the unit available. We were glad we didn't pay because the bedroom wall was directly against the wall with the laundry room. I get that covid-19 is a problem, but future tenants should be able to see what they're putting a large holding deposit for before they do. Oh and by the way, unless you don't qualify for the apartment, you can't have your deposit back. Even if you hate the apartment! read more

UPDATE: After seeing this review somebody from the office here called me. The guy was friendly and ultimately gave me a $60 credit ($50 refund for the nonsense fine and a $10 credit as a refund for the air filter I had to replace because it wasn't replaced before we moved in and was caked with about a 1/4 inch layer of other peoples crap) I'm still leaving the 2 star review and here's why: Although I'm grateful for the $60 credit, I shouldn't have needed it in the first place. This is the first apartment complex I've ever lived in with such horrendous quality control and ridiculous fines. I spent some time looking at reviews that other people have written and it turns out other people have had similar issues. Yes, they called and gave me a credit but there are hundreds (maybe thousands?) of people that live here and if they only respond to people that stand up and complain then there are likely hundreds of tenants being put through this that haven't had their voices heard. My personal belief is that this complex should be ashamed of the way they treat their tenants and should (at a minimum) begin every interaction with tenants with a heads up or a warning letting them know that they are in violation before charging them money. $50 isn't a huge deal for my wife and I but a big portion of this population are college students and tossing out fines like they do is just wrong. I recently moved out of this apartment complex. Now that I am out and have received my deposit back, I feel comfortable enough to write a review. The front office stuff has some major communication issues, which makes it difficult to enjoy your stay here. You will call and tell them whatever issue you are having, they promise they will solve it, and a week later nothing has been solved and when you call back they have no record of ever talking to you. For example, we were getting mold around the windows cause some of their windows are pretty old and poorly insulated. We were asked if we wanted new windows and we said yes. We scheduled a day for them to come and get it done. The day came and no one showed up. I called and there was a miscommunication on their end. We scheduled a second day, and again no one showed up. It took three attempts for them to finally show up and get it done. Three times I had to take down and up the curtains and everything around the windows. By the way, when they came, the guys doing the windows got paint and some pretty serious scratches on our patio floor and inside the apartment. It was so bad that the floor was ruined and the complex had to compensate us for it. Another miscommunication example is that I emailed to schedule a move-out inspection. No one ever replied, which by the way, if you want to talk to them and solve a problem you have to go in person, they never reply to emails. I called and scheduled the inspection. The time and date came, and again no one showed up. I called, and the lady who was supposed to show up had no record of us ever scheduling anything, but she came shortly after that and got it done. Then the same lady calls me at 4pm asking if I was ready for her to come do the inspection? Wtf? I told her she was there that morning. She had no clue what was going on. I have a million examples like this. One of the main problems is that the quality of the tenants has gone down hill, with less college students moving in, and more ghetto people taking over. We were often woken up to fist fights and brawls happening in the parking lot in the middle of the night. One time I woke up to seeing a guy beat up a girl right outside our patio as the family walked out and an all out brawl happening at like 2am. I've seen drug deals gone down in the parking lot as I'm trying to go to the gym. Ghetto! More often than not I couldn't find parking after 5pm. One of the neighbors told me she saw homeless people sleeping in cars taking over parking spots because the gate is always open and anyone can drive in. After she told me that I noticed it more and more. You pay for a parking spot and can't park? That's because homeless people are taking your spot. Ive called both, security and the tow truck company when I saw two homeless people sleeping and shooting up in the parking lot, but they never ever showed up. I called the leasing office and they said they'd send someone but they never did because they were still there hours later. No parking permit, still sleeping. Their security is a joke. It's a guy that drives by the parking lot a couple times a night and that's it. He has other complexes to watch, so if he is busy in another complex he'll take a while to show up. Cops are often here. Police helicopters are often flying over the complex because its in a bad area. Just a few weeks before moving out the cops set up tent at the front gate, checking all the cars that were leaving the complex. Apparently a guy got into a fist fight with his family inside their apartment, and then pulled out a gun and started running around the complex with a gun looking for an exit. Tenants were posting about it in NextDoor. Did the apartment complex know about this? Who knows if they even noticed the massive cop presence in their complex. The tenants were never informed of this while it was happening. Anyone could have run into the guy, even kids. The quality of tenants has really gone down hill. People that don't pick up after their dogs so you have to dodge feces every time you set foot outside of your apartment. People smoking by the main pool all the time, so the families can't enjoy the facilities with all the weed and cigarette smoke. People who don't live in the complex sneaking in to use the gym, pool and saunas. But the complex staff are completely oblivious to this. They are too busy posting on IG to notice what's actually going on in their complex. As long as they have people paying rent they don't care. A Lyft driver who picked me up at the complex once told me him and his roommate use to live there and had been offered gift cards in exchange for good reviews of the complex, and that their neighbors had been offered there same, so do not trust the reviews. If the staff here spent half the time they spend making themselves try to look cool on Instagram actually taking care of the complex they would have better reviews. read more

I been at these apartments for over 2 years and recently moved out. Looking over peoples reviews what do you expect? Its a apartment complex. But let me tell you, these guys are really awesome. There has been a few small communication things but they reaolve it right away. Sometimes your messages dont get answered right away but uaually if you go in or call in a hour or so they are taken care of. Now their maintenance requests is online and it makes it easy, they are doing your request within 2 days which is reasonable. But the apartment, I was on the 200 side....much quieter and nicer than the other side. Apartment very nice, everything worked. Neighbors were usually quiet at night. Once in a while it gets loud but it's real peacefull. My one complaint would be the a.c. unit. I paid a professional to come out and he said the ac unit was under powered and it didn't help that I was on the top floor. Summer hot days would be at 78 degrees min inside. So be downstairs or near trees. Laundry room was nice but I think they are putting laundry into your apartments now. Fees.....apartments have fee, ita in the contract. Its charged. Can't do nothing about it, its life. When I had a accounting error it was fixed within a few hours. There are things in the contract that you just have to understand. They dont hide anything. Ask them specifically and they will explain it. Its a contract that you signed so you should become familiar with it. Just annoys me when people say they are lied to when its all right there. The people in the office are awsome, worked with all of them, the girls, and including Steve. They were always polite even when they are slammed. Steve, and Sylvester are very reasonable. The price is slightly higher here but look around, its around average. They have nice amenities, and the place is upkept outside . Lots of pets, some people dont pick up after their dogs. Every other day they come and sweep the area of poop. Its a great place, great people, good community, and even free taco tuesdays lol. But we are all human, sometimes things get lost in translation or communication fails briefly. But the team in the front office got it. Dont go in being a pain in the ass. BELIEVE THE REVIEWS!!! Do not move here. Countless fees and charges every month this complex should be reported for fraud! If everyone in the posted reviews has the same experience how is that okay. I moved out 5/2/2021 my move out date was 5/6/2021 I have been charged fees and rent up to 7/27/2021. As well as being charged basically every fee possible after move out to renovate the apartment that was trash to begin with. I had a violent neighbor living above me for multiple months cops came multiple times a week and the Phoenix did nothing about it until I finally threatened legal action. Everyone in the complex had been reporting the same people for months. Just don't move here I haven't seen one person say a good thing about this place sadly I didn't check Yelp until after I signed my lease. Update: I have replied multiple times via email with no response besides on this Yelp review. If my lease is up and I move out at the correct move out time I'm not sure what there is to talk about. If that's the case I wasn't notified that I needed to let you know that I moved out when I was supposed to. read more

Worst place to live ever. We went to upgrade to a 2bed 2bath from a 1bed 1bath and we paid a transfer fee of 600 dollars a month and a half ago. We go to move in on March 1st and get told we can't because they don't feel comfortable renting it to us. They had known a month and a half ago we wanted to move on the first of March to that specific location. So why are we getting told the day before we can't move in on the first? They try to strong arm us into taking a different unit they wanted us to take in a worse part of the apartment complex. After three days we find out they didn't want to let us in the original apartment because of roaches. They waited to the last minute to tour the apartment so they didn't know about the bugs until the day before the 1st so we had to wait to move in until they took care of the bugs. We went to the office multiple times a day everyday trying to get information about when they were treating and when we could enter. We were not told until the day before we wanted to get keys that it would cost an extra 1500 plus the 600 we already paid to get keys. Keep in mind they have not treated the apartment except for once when we were told they around be treating it twice. We go to get keys the following day and then get told it is actually 1900 to get keys because of a computer glitch on their end. They then charged us multiple carport charges when we only have one carport. My husband and I had to leave both our jobs to come to the office because they were too busy to take our phone calls. We have been living here for three years and our car has been towed three times and broken into along with our mailbox broken into and when going to the leasing office to let them know we get told they can't do anything and file a report with the police. We go to enter our new apartment after they had done a cleaning and there are roach trap wrappers still on the ground, two dead roaches in the corner and dirt behind the toilet. We have three days to bomb and exterminate the bugs because they did not adequately exterminate and move all our things in. We have a three year old and I am 17 weeks pregnant and they don't care enough to ensure it is safe for our child and unborn child. The amenities are not worth the price or the headaches. They do not care about anyone or anything and haven't forever based on the reviews. Do not live here and waste your money. Save yourself the headaches and stress. read more

Anyways to sum it up again, id rather buy a $300 tent and park it on mack road then live in these apartments again, and if that dont say alot MORE POWER TO YA. My grandma told me all about it before i even moved in by just READING the reviews. Trust me when I say i shoulda listened to grandma. The rush to get out ur patents house can wait . They known for Cheap, scam, and fucking off on their reliable resident's who pay $1600 before smud for a 1bd/1bth apartment you can do a cartwheel ti get to the other side. You will end up paying more for all ur broken windows, tires, cheap stuff than the rent itself and thats already alot for stuff that hasn't been replaced since 1978 when it was first built. It has been a about 4 months since I moved out and let me tell you a little something about it. Since my move out date was close to December I kept getting reminders to renew which my date to renew was closer to 23rd of December, it was the 1st when I received the emails. After a week of sending email after email with no response, I walked into the office and received the news that my apartment is already leased out to another person but my date to renew was already far away. I was upset since I had to take the time to limit my work hours that day to go into the office. I felt like they did that in order to get more money out of me since that day my rent went up after I signed by $100 dollars more than expected without warning. The first time I moved in there was an ant infestation which was horrible and they didn't send someone to solve the problem right away it was two weeks until I did something about the ants myself. After a month living there, I had rowdy upstairs neighbors that weren't suppose to be there they were squatters and threatened my life after I reported them to security for loud activity after 11pm on a weekday. I didn't see the problem taken care of until after two weeks. The grass areas are always full of dog poop, no one takes initiative to clean up after their pets, apparently clothes are always stolen from public washer and dryer rooms (I saw a sign every day addressing the matter) and the dog park is never cleaned up thoroughly and almost always covered in poop. The maintenance crew was wonderful they were kind and did a job right away which I appreciated, parking is horrible and door locks leading to the streets are almost always broken. I created a Yelp account especially to let people know that this place should only be considered if your only other options are homelessness or a trash can. I would consider a dumpster a slight upgrade. Okay, maybe a mild exaggeration. But I'll get into some specifics of things my roommate and I weren't fond of. 1. The rent is high. Yes, like every place in Sacramento (some would argue in California). It is important to note that the rent they tell you up front leaves out charges like a parking permit ($15 a month per person), $5 guest parking passes for every time you have a guest over (unless they park outside the complex and walk all the way to your unit), garbage pickup (there is only one trash area, so good luck taking out your own trash every day) and several other expenses they don't tell you about on the website. For a pretty shoddy 2 bedroom, we pay about $1800-$1850, utilities included. 2. Very difficult to find parking after 6pm on weekdays. Just not enough parking spots for everyone and their guests. 3. Trash Pickup somewhat unreliable. We had a few times where our trash didn't get picked up and we got hit with a $20 fine when we put out both bags the next day (only happened twice in the matter of a few months). 4.. Poor communication with tenants. For example, there was a gate code change and it took about two days for my roommate and I to learn the new code. There was no email or call and when we called the office in the middle of the day, nobody picked up. 5. Lines to get in and out of the singular entrance/exit to the complex. A place this big needs more than one way in and out. But it doesn't. Enough said. 6. They tow your friends' cars. I mentioned guest permits, but I see hardly any on cars inside the complex. My friend parked his pretty nice car in the complex and they gave zero warning- just towed his car about 10 miles away. My buddy had to pay $300. We've had people parking in here for 7 months and this is the first time anybody has been towed. I'm sure the Phoenix Apartments are skimming some money off the top in exchange for using a specific tow company. I have no proof, but seems shady. Ridiculous that people should need to pay to have friends over. No doubt a way to mitigate the horrendous parking. 7. The apartments are nothing to sneeze at. Lots of dents, broken doors and spots on the floors. Toilet is even wobbly. Not worth calling all of this in, because we aren't planning on staying long. 8. Maintenance parks in your parking spots. Small thing, but irritating and has happened multiple times. Also, the one time we did call maintenance, they took like a month and a half to show up! 9. Something about this part of town attracts people that think taking the muffler off their Dodge Charger or Challenger makes everybody love them. It doesn't. Especially when you're revving your crappy car's engine right outside the windows of people that are trying to sleep. 10. Excessive leaf-blowing? Yeah, I had to have one more because who makes a list with nine points? But to be serious, it seems like the leaf-blowers take 3 hours to cover a single courtyard. It's astonishing. I hope somebody finds something here helpful! To summarize, it's not a good place and if you move here, you will likely regret it in a matter of weeks or months. Visited a friend who lives here and my car got towed. He didn't know about the permit situation and told me to park any where that's not underneath a canopy, like every other apartment complex. It cost me $400 .... so just be aware if you are coming over to this apartment complex. read more

You'll be sorry if you rent here. Plan to be gutted like a fish on the cleaning deposit... and possibly even a subsequent BILL for very questionable cleaning charges. When I saw the additional bill I thought they were charging me for a total renovation of the entire apartment unit! But hey, when they have your social security number, you gotta just pay or they'll damage your credit. And, you can't rent an apartment anywhere else if you leave an apartment on bad terms. I was recently towed here at the Phoenix. It was a $380 charge, it was an extra $100 because it was a weekend. I got in around 8:30 pm there wasn't anyway for me to get a parking pass. No way online, no one in the office. It isn't so bad that you have to pay for parking, but when I get towed because I can't get one? That's rough. ESPECIALLY when I get a notice at 4:30am & get towed at 5:30am. We were able to get in touch with one of the managers, they told us we could park on the street. Then the question was reversed, asking if they'd park on the street and they told us no. Honestly, not worth having a $380 hit to your bank account. Especially when no warning was given. Will no longer be giving any money here. Hope the 'random' tow was worth it! read more
