A lot of things look nice on the surface but it's just a veneer. They nickel and dime you with things that aren't made clear, either. You're supposed to pay five bucks a day per car for guests to park here but they'll never tell you that. Instead they'll just tow their car and cost you over $200 to get it back from the partner towing lot. Sacramento Elite Patrol is the company enforcing the asinine guest pass rules. Then they'll say it's your fault for not going into their office when it's closed to pay for a guest pass. Make sure you review itemized invoices for rent because you will likely find unscrupulous charges that appear out of nowhere such as: their rental insurance ($22/month) even if you have your own, or extra trash fees. We've been living here for over 4 years and since then we have had our cars broken into, our car slot people take advantage and park into our spot. They have changed the gate code multiple times, but that seems to not keep the riff raft out. The apartment complex is supposed to have security, who only do rounds at 10:30 pm. Mail boxes still getting broken into even with the new building they built, for the price of rent we pay I expected a bit more out of this complex, live and you Learn. read more

So I thought I could share a second review since it just keeps getting better and better. -5 stars if I could. I walked in to the office mid Oct to request a lease removal form for my roommate, and information about adding a new one. I mentioned she was taking her pet and Sally said that she was still giving up her pet deposits for breaking the lease. I was told that since I was adding and removing someone at the same time that I would only get charged one $150 fee, so my last roommate paid that fee and reflected on our account on Oct 24th. Come Nov 1st, I still get charged a second $35 pet rent and I hadn't heard anything or seen any changes to my lease so I called many times and was told by the call center that I was going to get a call back, that never happened. I walked in to the office as well and I was told that since the person that takes care of my lease is busy, that I had to wait for her to give me a call back. Went in on Nov 4th to drop off rent and I was told my new roommate had been approved a week before, and that they were just waiting for me to pay the second $150 fee, and that it was never mentioned that my old roommate was taking her pet (B.S.!). Remember I was told I would only get charged one fee. By Nov 7th, my old roommate hadn't been removed from my lease, and there was no request to add the new roommate so they were going to charge me two fees when they hadn't even done shit. I sent Nina and Sally and email and never got a response. I left a pretty pissed off voice mail on Nov 11th and didn't get a call back. Finally on Nov 13th, I got an email with the request to sign my new lease and add the new roommate, but the second pet rent was still in there. During this 4-week process, I have yet to hear form Sally. Important things to make a note of: 1) Before I signed my lease in June, I was getting all kinds of email responses to my questions. After the lease and during this situation, every email I've sent has been ignored. They change what they say all the time as far as fees and other information when you talk to them in person, so they probably don't want to leave end email thread that could contradict their own words later on. 2) Every time you go in, they are more interested in working to sign people into a new lease instead of tending to their current resident's concerns. 3) You will always get the "Well, we have over 600 units to manage, so we cant keep up with everything" excuse. So Phoenix management, if that's really going to be your excuse, then you don't have the proper training and qualifications to be working here. You don't have the right training for your staff to take care of all of your residents. The amount of work you have to do, should never be your excuse as of why you're underperforming. Very unprofessional. Overall, you'll get screwed over, fees right and left, no communication, and very unprofessional and untrained staff. I still have to add my Fiancee to the lease because he has orders to leave in January for Army Training. So here we go again, and you'll probably get a third review from me or one from each roommate. In my last review I mention how messed up it was that they wanted 2 1/5 months of rent to break the lease, and I was told it was inaccurate information. May bad, I was wrong, they ask for 3 months lol. Just read it off my lease agreement. They would've of course tried their best to take my deposits too. read more

The people at the front desk are absolutely clueless, and upon moving out we got hit with tons of hundreds of dollars in extra fees for things that were very ridiculous like missing apartment ID cards that didn't work and were made of cheap plastic and parking stickers. I'm talking 500 extra dollars for little pieces of plastic. The management is extremely unprofessional, and if you ever have a concern or question about something, be ready to hear someone at the front office tell you that "they'll call you back", and then never receive a call back about your question or concern. Living at the Phoenix was pleasant. It was nice and remained a clean environment, the pools were awesome during the summer, and the location has to be the best part of it. Cons: - Calling the office was always a hassle - the main gate is ALWAYS broken - parking is horrible!!!! - the new trash idea was not effective (they would write us up for having more than one trash bag outside with a threat of charging us) - when we were moving out they wanted to charge us for everything!!! Their apartments are already not renovated enough, especially the carpet and they were about to make us pay for one!! Thank goodness we had enough pictures of every bad thing that was already there when we moved in or else we would've been charged way more for move out. So PLEASE take pictures of every single thing before moving in. - when moving out they show you a paper that has a list of all the things they have to replace such us window blinds etc. Then they send you an email with a formal list of the things being replaced and the cost. They wrote in that they had to replace one of showers door which surprised us because they had not mentioned that on the first list. Most of the replacement costs were covered by our deposit but still had to pay 100+ because of the shower door. - the bills that are through them come out so expenisve!!! Everyone from the staff team is wonderful! Briana, Virginia, and Jessica were very kind and helpful during my renewal process. Everyone else here is very friendly; there aren't any issues with neighbors or anything of that sort. Maintenance is prompt and whenever we've had issues, they've done their best to make sure we are cared for. The pool and gym are great places to hang out at, plenty of space for friends and family to hang out and enjoy their time. The clubhouse has space to relax, and even has areas so students can study. Living here is way better than where I lived at first. Coming from the Bay, living at these apartments shows how caring and awesome Sacramento is as a whole! read more

I'd give them zero stars if I could. We have these cards that we can scan to access gates and things. Mine stopped working suddenly so if I park on the street I have to wait for a car to open the main vehicle gate. I called and they said they would have someone reach out. They did, unprofessionally through email, with the only solution to come in EVEN AFTER I told them I work full time and cannot come during those operating hours. I am basically being refused entrance to my own premise that I pay rent for and their only solution was this. Especially the AC during the summer, Two summers in a row my BF had issues with the AC. His stove works part time. Towel rack in the bathroom is glued on the wall. It falls every time you grab the towel from it. People smoke weed all day everyday! Rent went from 1045-1106, and now they are asking for 100 more for him to renew! I moved into The Phoenix back in August 2013 (aka Woodlake Village aka HOODlake village) and moved out July 2015. It is where I chose to live while attending Sac State. These apartments are only receiving 2 stars for location and price (back in 2013) and the Sac State discount they give (only like 5%). I WOULD NOT recommend living here. At first everything was great, I was paying $615/month (with a 14 month lease) and it was within a bike ride trip from school but then things went downhill. Second and third night, heard gun shots. I had a buddy that used to live there that I worked with at the Starbucks down the street who remembers a man trying to break into his apartment because he was fleeing the scene of a murder in one of the neighboring apartments! (Read some of the reviews on the internet about this place and you'll come across a murder that happened there a couple years ago, no lie!) They also make you sign a waiver for this black mold the apartments are inevitable of accumulating. I didn't think much of it but wow! During the winter, our apartment was covered in it. Then, whenever I would put in a request for a work order, half the time they never showed up OR BETTER YET! Would send me an email saying it was complete when in fact it wasn't. Plain and simple..don't live here! I heard the prices have gone up tremendously because of all the remodeling they have done (which is basically new paint and new balcony/patios). I moved here about a year ago now. Honestly no COLLEGE apartment is going to be perfect AND affordable. This is a good apartment complex. I'm just moving out for personal reasons and the rent is going a little higher. PROS -It's close to campus -They offer a shuttle service -Washer and drier in the unit (which is rare) -Maintenance responds in a timely manner -Gated (but people still follow you in) CONS -You will NOT find parking past like 4/5pm on weekdays (good luck) you have to park outside and wake up before 8 to move it or you will get a ticket right at 8:01am... -Some sketchy people walking around, not a lot -People smoke weed in front of their place and you can really smell it -It is a college apartment so there are people walking around weeknights and loud music sometimes Everyone has different experiences, mine just happened to be okay. Ive lived here for a year. Terrible place. The only positive thing is that its quiet. They told me if I didnt resign the lease (3 months before my lease was up) my roomates and I would lose the apartment, for it would be put on the market. Being UNCLEAR they pressured us to resign. If you do not resign they will hassle you with phone calls, emails, and text messages until you do or say you wont. Cons -maintenence repair guys never show up -front office never picks up my calls -little to no parking unless you have a designated spot -people in the front office are unclear and do not explain important aspects of lease. -lease break is 1.5x rent (must give 30 days notice and pay upfront total amount) Quit preying on first time apartment renters for their money. Just received Final Account Statement... WOW! They are billed for "Regular cleaning" $ 110 .. seriously? Before I returned my keys, I hire a professional cleaning service to clean the apartment ... After I checked and made photos. What else can be cleaned ??? $ 304 for the painting? what??? Yes, they are redesigning a swimming pool and gym, but all the dust flying in the window. After washing the car, it becomes dusty again literally overnight because all the flies from the construction site. Why is no one I do not compensate almost daily washing cars. Open the windows during the day or night it is something from the category of fiction. They have little protection against noise, screams from the street and loud music. When I entered the mine and the bathtub was painted is not very good, after 2 years of living, the paint began peeling off even more, changed color. I went to the office to find out about the possibility to do anything with it ... According to the calculations of the manager $ 350 + will solve this problem ... They simply change bathtub. WTF? I have to pay? I'm used to everything because payment was not high and demand something more did not make sense, but after increasing the rent by almost 2 times, I decided to find something better. check Woodlake Village the same complex, but with a different name. the same problems. I would give negative stars if I could! This place is a joke. Worst apartment complex I've ever lived at. I lived here for 2 years and they never fixed anything properly, everything is super cheaply done.. parking sucks, almost impossible to have guests over. They increase the rent any chance they get, but nothing in the apartment gets updated or fixed. Most of the leasing agents and office staff are rude, they don't help you at all after you've moved in, they only fake being nice at first to get you to sign a lease. The floor of the bath tub started cracking so they replaced the whole tub/shower.. the contractor that came to replace it said there was LOTS of mold growing behind the shower... nothing was ever done about it.. I started getting really sick living here and have felt 1000x better since I've moved out. I have lived at the Phoenix for over a year now. This complex is honestly just a bunch of old buildings with new paint on them, charging horrific prices for rent. If you are comfortable with having zero parking, having homeless people roaming around at all hours of the day, and not having any safety at night through their "patrol," then this is the destination for you. Their gym is supposed to be open 24/7, but the gates won't open before 6am, so you can't get in an early workout, despite them advertising it being 24 hours. They just recently tried to add an additional $10 to my pet rent on this month's statement for rent. I wonder how many people they are stealing from each month, who just never look through the itemized statement. I have never lived at such a greedily run, money-hungry complex. I graduated college a year and a half ago, and I can barely afford to live here on my salary. There's like three maintenance guys for the entire 400+ units, so don't count on ever getting anything fixed. The Phoenix is overpriced for its awful quality. But, I wanted to take the time out to express how happy the Maintenance Manager Sylvester has made me. He and his team refinished my bathtub, replaced my patio door, and switched out my bedroom blinds. My apartment has never looked better. I cannot express the appreciation I have for people that take care of business promptly and with professionalism. My daughter is attending Sac State and had no desire to live even at off campus housing. So The Phoenix was absolutely perfect! They have a shuttle to Sac State that runs every 15 minutes!!!! Somebody said to me, "but it's not furnished." Sorry, but the stick furniture they give you in the furnished apartments did not impress us. We were able to find furniture for this one bedroom apartment at thrift stores no problem. Everyone I have dealt with in the front office has been fantastic and gone the extra mile for us! We looked at probably 10 places before deciding this one meets every need of a student. It just felt like home. All of the brand new places around campus were tiny! The square footage at Phoenix could not be beat anywhere we looked. Not for the price! read more

I came in with my roommates to renew my lease, and was helped by Brianna. She did a wonderful job walking us through the paperwork. She also submitted a few work orders for us. She was very nice, and friendly. She made the process very casual, and informative. The office always does a great job at getting Our work orders done very quickly. The gym is also very nice. My husband and I was interested in leasing an apt at the Phoenix. Our leasing agent was Aryn. She was awesome! She gave us a very informative tour and was able to answer all of our questions. She was quick to respond and such a joy to work with Since we were looking at other apts as well, Aryn was understanding and gave us time to think. She called to check up and answered more questions we had about the Phoenix. We thought we had decided on leasing with the Phoenix and made an apt with Aryn. However, we were unable to follow through with the leasing there. Aryn was understanding and she didn't give us a hard time at all. She is such a pleasure to work with and she is our favorite apartment leasing agent by far! The staff here is very knowledgeable and easy to work with. When it comes to making decisions I like turning to yelp to read about other people's opinions and experiences and after reading other's reviews I figured it would be helpful to share about my pleasant experience. I was first drawn to The Phoenix because they're pet friendly and do not have weight restrictions on dogs (which is difficult to find in Sacramento)! Upon viewing the premises I was impressed with the cleanliness of the complex, the spacious apartments, amenities and the affordability. Rue, who is part of the front office staff, reviewed every aspect of the lease with me and answered all of my questions, and I signed a 10 month lease. Rent prices have been increasing; however, it makes sense once you consider the renovations, proximity to Sac State, and great amenities! I mean, I don't know of many other complexes that offer their residents/students a FREE shuttle ride to school. Once my lease was coming to an end, I did receive numerous e-mails, texts, and letters encouraging me to go into the office to resign my lease. I didn't consider it as any type of harassment, I appreciated the fact they they reminded me and it gave me time to consider my next move and do price comparisons. Frankly, living at The Phoenix has not been bad, they have great amenities (pools, tennis courts, basketball courts, dog park, gym, sauna, hot tub, etc.). The staff does a great job welcoming when you walk into the front office and they put together activities in efforts to create a pleasant living community and environment. I never had an issue with maintenance, I submitted a few requests and they completed them in a timely manner (it's important to remember this is a huge complex). Rent is affordable and they frequently offer special promotions (refer a friend and get $250). I have not had any issues while living here. Staff and maintenance team have been very helpful. My vehicle has never been damaged of towed, if you don't park in someone else's port you won't run any risks of trouble. You may have to ask your visitors to park a little further, but there's definitely vacant spots to accommodate. If you're considering moving to The Phoenix I would encourage you to take a tour and ask all the questions you may have. read more

They only fast to ask you for money anything else they don't care .. and your holding deposit will never back .. tried to reach them many times but ... they are only nice during signing the lease they wrote many notice about my apartment then the notices disappeared when they start charing me for stuff that they said they will not charge me when I move .. but nothing happened they stole the holding deposit.. The WORST apartment complex I've ever lived at. There was so much wrong with this apartment complex and the apartments themselves. First of all, there seemed to be a lot of break-ins into cars in the complex and they didn't do anything about it or send out any emails to their residents. I had my car broken into one night while I was sleeping and it happened to so many others as well. If you ever come home late for whatever reason, good luck on finding a spot to park. The parking was always terrible because there were never enough spots for everyone who lived there and people would have to park outside of the complex and walk to their apartment from very far. As a college student who may sometimes have to stay at school late or have extracurriculars to participate in, I was always worried about where I would have to park my car knowing that there was never any spots left. Not to mention, many people were being towed from the complex for no reason, which is such a hassle and waste of time and money for them. As for the management and customer service, they were never any good as well. In times where I needed their help, I would always call them and they would provide no help and tell me that they would have somebody call me back and no one ever would. This happened too many times to count and it became very frustrating for me and my roommates. It seemed like they had no answers to any of my questions that they SHOULD have answers to. As for the apartment itself, everything was outdated. It had popcorn ceiling, the kitchen had really old cabinets and appliances (stove/oven, refrigerator, sink), the carpets in the bedrooms were dirty and old, the vents would spew out dust and dirt that would then stain the ceiling whenever the AC or heater was turned on, the tub in the bathroom would peel so much, roaches were always a problem in the apartment, and there seemed to be rats living inside of the walls. We lived here as the coronavirus became a thing and as you know, many people lost their jobs, which then affected their incomes. The Phoenix seemed to not care at all about this and insisted that the rent still be paid in full and on time, despite people losing their jobs and being unable to earn money. It's clear that there should have been some leniency when it came to rent during this pandemic, but they just told their residents to get government aid or, to put it simply, "just deal with it". Upon moving out, they held our deposit of $500 and charged us an extra $900 for "damages" that were already there. The charges included carpet replacement, tub refinishing, paint, and a broken closet door. All of those already being a problem when we moved in. The tub began to peel once we started to use it, which isn't our fault because the tub is finished very badly and cheap. The paint was already messed up upon arrival. The closet door that is claimed to be broken had already been broken when we moved in and shouldn't even cost $200+ to fix/replace. Like I said before, the carpet was already so old and dirty and now they are charging us to pay for it to be replaced when it should have already been replaced before we moved in. The apartment right next to us was remodeled which leads us to believe that they will remodel the one we lived in as well. We suspect that they are charging us for all these things to pay for their remodel, which is completely wrong and messed up. If they're going to remodel the apartment we lived in, they should not be charging us for any of these things! We shouldn't be paying for things that were already outdated & were already deteriorating prior to moving in. They don't care at all about their residents and only care about making as much money as possible. Living at The Phoenix was a terrible experience for us and I would highly suggest not living there and to choose among the many other apartment complexes that are much better and less money hungry. I do not recommend anyone living here under all these conditions. I will let all my friends & colleagues know about how horrible the living situation here was. This was a great place to live for college, but it was a total rip off. Your security deposit won't be enough to cover everything when you move out and they will find extra things to charge when that happens so be prepared. I lived there for a little over a year and decided to break my lease for 1700 then they prorated me for the remainder time there for an extra 400. Do not miss your rent either, they charge a 300$ late fee for one day late and during my time after a year and 3 months, they charge me late. If I could give less than one star I would. I could not be more excited to be moved out of this hell hole. Upon move out I cleaned it spotless more than what it looked like when moved in and made sure it was in great condition. We were charged $600 dollars after move out because they took our full $300 deposit as well as another $300 of unnecessary charges such as a cleaning fee of over $200 and a partial paint which they claim is "mandatory." I would say this is the worst place I have lived and would never recommend this place to anyone. It's a dump and the office is run by inexperienced individuals that just want your money. In the beginning, I loved living at The Phoenix. Everyone was helpful, and nice. As the months went on, I realized that certain things took a long time to get fixed, the front gate was always broken, parking was terrible. The main reason I am giving a one star review is because I found out that I had to move out, 3 days before they expected me out. I wasn't told anything about me leaving, I only found out because my rent was cheaper. When I tried to renew my lease, they told me they had already rented my apartment out to someone else, and that I had 3 days before I was supposed to be out. I had never been late on paying my rent, never threw parties, or broke any rules in the lease. Lack of communication was a huge issue with almost everything at this complex. They didn't even call me to tell my I was approved to get an apartment when I was first trying to move in. The staff is nice, but after being charged for things I continually asked to be fixed by maintenance in my final deposit, I see there are a lot of things they need to work on. I enjoyed my stay at the Phoenix, mostly because I lived near my best friends; but the way things ended I can't give anything more than one star. read more

They still continue to send emails to the point it's so annoying !!I called the leasing office & Sally answered the phone, she asked me to hold and after 10 minutes i decided to call back. well apparently Sally was irritated as well, she stated they were very busy which I do understand but please dont say you are going to transfer me & keep me holding for 10 minutes! She actually then decided to hang up in my face. THIS IS NOT the treatment i received when inquiring about leasing. I felt very disrespected, and for this to be your place of employment what would make you feel empowered to do that? read more

I'm not sure what more you could want from an apartment complex. I've been here for 9 months and just extended our lease for another year. The Phoenix is an excellent place with tons of amenities that are very clean and attractive. They have a great clubhouse that is very welcoming with a swimming pool, gym, volleyball courts, tennis, basketball courts, and so much more. They hold special events very frequently which allow you to meet other guests and talk to the staff. Speaking of the staff, they are tremendously helpful. Aryn and Rue are amazing and go above and beyond to meet your needs. As far as the apartments themselves, they are always keeping the property up to date. They get things fixed in a very timely matter. It's also a very safe I have had no issues living here and am glad I am staying for another year. It's a great place for students and families in general. read more

Do not move here. From before I even moved in, I have had issues with the place. I applied and got approved months ahead of time and DAYS before I moved in I got a call that the apartment had dropped the ball and that they didn't get my washer/dryer installed. They ended up moving my apartment and scheduling to have my washer/dryer installed the Sunday right after I moved in. THEY DIDN'T SHOW UP and so I was without a washer and dryer for over a week. Once summer came, my AC couldn't keep up. Over the course of 2 months, I had to submit literally 10 requests because they kept coming and not fixing the issue. My AC bill was $300 a month and I still came home to my house being over 90 degrees. I had the issue the following summer as well. The whole experience had a HUGE lack of communication. When they finally did come fix my AC, I overhear the workers talking about how they don't want to do anything so no wonder it took weeks for them to come. Then, the apartment undertook a building painting project. We were notified that it would take about a week starting May 16. The workers did not start until 2 weeks later and did not do it in one go. So when they changed the wood panels, they threw all of my outdoor plants and decorations haphazardly. Then when they came to do the painting, they did the same thing but this time they broke some of my outdoor decorations, they paint splattered hundreds of dollars of plants, and my $70 outdoor dog bed is missing. I left a complaint with the office and they do not respond. The whole staff are a bunch of children who do not know how to communicate. There is absolutely no care taken from the employees and you will regret it if you move in. The managers will literally ignore you when you have any issues because they don't care about you or their jobs. read more

Every time I ever needed to cal the leasing office and need anything from them they have never been helpful. Not when someone's been parked in my spot all the way to when my neighbor chased me and attacked me. This apartment complex sucks, the parking here sucks the front office sucks, the maintenance workers half ass their job. The apartments are half assed remodeled old ass apartments infested with pests. It is way over priced read more
