I have been able to be very hands off with the property knowing that A to B would get it handled for me. Over the years I have had several minor repairs as well as a refrigerator replacement. They are professional and follow up in a timely manner. I just recently sold and Diana was a rock star she went above and beyond assisting with anything I needed. She was excellent communicating with the tenants and the realtor. I would recommend them to any one needing property management in the San Jose area. My only issue was why I did not figure this out 15 years sooner.

We were told by the woman who answered the phone that one person on the lease could qualify/co-sign for the other applicants. Based on that information, all three of us moved forward with the application, paid the required fees, had our credit checked, and even took the time to visit the property because we were told that was required. We were then denied because all applicants were required to individually meet the qualifications. That is the exact information we were trying to clarify BEFORE applying. Had we been given accurate information from the beginning, we would not have submitted the applications, paid the fees, taken the credit inquiries, or spent our time visiting the property. I understand that properties have qualification requirements, and I have no issue with a company enforcing them. My issue is being given information by an employee that directly influenced our decision to apply, only to later be denied based on a requirement that contradicted what we were told. This entire experience felt misleading and was completely avoidable with clear and accurate communication from the beginning.

We got confirmation that they ran our credit and our paystub information. A week goes by and we hear nothing, I asked my SO to reach out and he did. The lady Irene told my SO there is a pet policy he needs to sign ( we don't have a pet) and that we are all set after that. Another few days go by and nothing. So I reach out to the number provided during the booking of the showing, no response. So now it has been almost 2 weeks since we submitted our applications and nada. I decided to reach out today and ask again. Below is the text message I received, even after giving my name preemptively, they still asked. Ironically it wasn't denied until I reached out, and they sent me a denial letter for an address I didn't even apply to. I WOULD NOT RECOMMEND THIS BUISNESS TO ANYONE TRYING TO RENT A PROPERTY, they are literally just after the application fees and won't tell you they won't approve your application until after they deny you and won't refund your fees per their "policy"

I reached out to the property management team and I was really impressed with how quickly they handled my work order. They called in a plumber who found the toilets were older and the tanks have equipment that was corroding. They quickly got in touch with the homeowner and we had replacement toilets approved without any hassle or delay. I do my best to take good care of the property, but things happen, and it's reassuring to know the management team is responsive, maintenance issues seriously. They don't even respond to emails when you have questions, and they simply collect the HOA dues from time to time. They've changed the billing collection company, so every time you have to figure out how to pay the new dues. The billing software that you use has lots of bugs, so even if you set it to auto-pay, it will keep charging you additional fees. I am truly sorry if this is a company you have to deal with. If any HOA board members are reading this, please do not sign up this company to manage your building. It will get absolutely trashed. They will not do any maintenance or upkeep, and your property values will plummet.

His maintenance manager, Marejka, is so personable and knowledgeable that I ended up asking her for trusted vendor referrals for my own residence. I will miss her dearly. Don't try and manage your property on your own. It is a business at the end of the day, and this company knows how to get business done. They have several packages to choose from depending on the level of service you need / budget you have. They have rightfully earned my referral to my community members.

After I moved in, there were some minor issues that needed to be addressed. I contacted VMG and within hours I had a schedule for correcting the problem. The staff at VMG took care of this in a quick professional and businesslike manner, exactly what I would have expected. Additionally, they followed up with me to make sure that I was satisfied. On the move out, Jenny provided very specific details of what was required of me to get the deposit back.... this was specific to cleaning the apartment. This was not complicated, but I did have a couple of points that I wanted clarified. I contacted the VMG and I received the response from Jenny within the hour. I followed instructions, went through the final walkthrough with Lloyd and got my deposit back. Every time I had personal contact with them it was nothing but what I would have expected; quick response time and follow up. I would, and have recommended VMG to others. Short version: Very satisfied.

My husband is a stay-at-home dad so we had told them he wouldn't have income to show but were told anyone over 18 was required to apply. I thought it wouldn't be an issue since I have always covered the expenses and make more than enough but was told everyone has to pass the credit requirements if they live there so we were denied. I wonder what parents with 18 and 19 year old children who live with them do. Surely these teenagers won't have any credit or decent credit to show either. I guess those families are out of luck just like us! This was by far the worst experience I have had in our search (and I've dealt with a lot). The assistant I worked with wasn't friendly either even when I tried to be overly friendly. Stay away from any rental properties here if you can manage. I imagine they would be awful to work with while actually living there as well.
