My apartment A/C broke multiple times while living here. The inside became hot and humid. No fans or dehumidifiers were provided while maintenance was waiting on parts. A few months later I discovered massive amounts of mold on my belongings and tested the humidity level. Brand new furniture that I had delivered to Luxe was covered in mold due to the humidity in the apartment. Renters insurance denied the claim because they only cover mold damage from broken pipes. The manager at Luxe has stated that they will not cover the damage to my belongings. I have lost nearly all of my furniture due to this and my apartment indoor humidity is still regularly over 60%. It was at 82% before I removed the damp rugs. Paint is peeling from the walls and anything metal rusts. If you live here and are having similar issues please contact me. You can buy a hydrometer for under $20 to check the humidity in your unit. The hallway carpet is also always covered in stains and grime. I watched a neighbor's dog pee on the carpet in front of my apt. Trash cans near the garage are always overflowing on the weekends. The dry cleaning amenity service has never worked in 2 years. Thin walls like the other reviews mention. I can hear my neighbors talking and dogs bark constantly in the yards. Parking is awful. A friend had his vehicle registered and he thought he was on the 6th floor. The entire 6th floor and 5th floor were nearly empty. He was one spot away from where it changes from the 5th into the 6th floor and was towed. The first floor and areas near the trash chutes are definitely infested with roaches. I see them almost daily but thankfully not in my apartment. I've lived here for two years and they have not cleaned the carpets even once on my hallway. It's truly a Petri dish

I originally started out in the 1-bedroom, 790 sq. ft. floor plan and absolutely loved it. The layout is incredibly spacious, making downsizing a breeze. The natural light from the huge bedroom window and two sets of patio windows is amazing. Speaking of the patio, it is massive--a rare find for most apartments--and easily fits a full furniture set, offering incredible sunset views over the city. The kitchen also has plenty of counter space for cooking and small appliances. It's a perfect setup for a single person or a couple. The community itself is quiet and peaceful, and the neighbors have been great. While the back gate had a brief issue early on, management promptly fixed it, and the gated access has been reliable ever since. The leasing office--especially Timeka and Monica--has been incredibly helpful and patient with all my questions from day one. Management does a fantastic job of keeping residents informed, and maintenance has always been fast. I love this community so much that I decided to stick around, renew my lease, and transfer into a larger 2-bedroom, 2-bathroom floor plan with an extended patio and a garage! The upgrade has been fantastic. The ladies in the leasing office remain incredibly sweet and helpful, and the maintenance team continues to be top-notch, often resolving work orders the exact same day. The grounds are clean, the environment is peaceful, and it remains the best apartment community I have ever lived in.

It has been down 75% of the time I've lived here. The pool is constantly broken, or being repaired. My AC has gone out over 13 times. (Yes I checked my work order history) in three years they have not fixed it. They call it luxury, I'm not sure why exactly. The office will reach out to you about things you've already provided them point in case , my renters insurance. Every year they ask for the updated copy. But if they actually looked into things prior they would see that I e mailed it to them weeks in advance, they're lazy in the office. And then have the nerve to be rude to us. You may be asking why have I lived here for so long , with so many issues. well when I got into this place, I was transitioning out of the United States military and since then I was using my G.I. bill to go to college I wasn't really in a position to move well.... I've graduated college this past May and let me tell you I will be out like a light from this disastrous property and it's even more disastrous management. Instead of calling someone that can actually fix something they want to use their maintenance people to mask the issue, knowing it will reappear months later. About 3 times a year normally during W2 season we have vandals break into our mail boxes, I have brought this up to the staff numerous times. Because I (like many others) receive important Rx's through the VA via mail. Aside from them not even making eye contact with me. They assure me they will "get to it " I would walk up to the mail room which is on the exterior of the office, (And has no security features or functions. You can just walk right up to it with any flathead screwdriver and get to work knowing you won't be recorded). And noticed 60-70 units boxes wide open. I brought this up to the office staff to no avail weeks went by and finally I had to reach out to the US Postal Service to get it resolved. It's still not resolved by the way. I walk past the mailboxes every day in route to the gym on any given day there will be 7 to 9 of them wide open why they don't have a camera pointing at the mailboxes, knowing that the same criminal is coming here multiple times a year to break in and not doing anything about it is flabbergasting. It circles back to the gates, being wide open 75% of the time. My shower leaks , maintenance has been by to address this. They didn't do anything. Now there is rust at the feet of my shower. As I mentioned earlier, I have a military background so there is a lot of things I can live through. There's a lot of places I don't have a problem falling asleep at night in , Riverhill Apartments is not one of those places. I've attached a couple photos. You'll see my over $240 electric bill thanks to my never working AC unit. $240 for a 756 Square foot apt. With one human living in it. Unacceptable. It's just circles with them. I've also attached some pics of my beautiful rust stained shower. Perfect for small children and young families. There was one time a while back I was trying to get a hold of the office, and the phone would just ring and ring and ring so finally I walked up to the office and you can imagine the look on my face when I saw the two women just sitting on the patio in rocking chairs, enjoying the nice breeze, as if they were out at the freaking lake on a Saturday. I kept the phone in my pocket constantly calling them and walked past them, and I said I think your phone is ringing because I could hear it from the exterior of the office exactly where they were sitting. They have no problem not doing anything. This entire team needs a revamp. The heavyset one got up and rushed in the office as if she couldn't hear it when I could hear it as I was approaching the building and I said don't worry about it it's me calling, let's have a chat. The leasing team is extremely disorganized and consistently provides incorrect or incomplete information. I was frequently sent communications meant for other tenants, emails with wrong names or unit numbers, and conflicting details. It makes you seriously question how much sensitive resident information has been mishandled or shared improperly. I was also incorrectly charged additional days of rent after moving out due to the property's failure to provide any formal move-out instructions. They do not send official move-out procedures, yet still enforce undocumented requirements and apply charges based on them. Many long-term residents, myself included, have chosen to leave due to poor management and ongoing safety concerns. Not all incidents on the property are communicated to residents, which is deeply troubling. I recommend staying away from this property. If you currently live here, get everything in writing and document every interaction.

The front office folks are very friendly and responsive to helping with receiving packages for us or responding to maintenance requests. The only issue we had so far was a dishwasher motor issue that was beyond their control, and they fixed it the same day we put the request in. The construction of the units is great, and noise from neighbors above, below, and around us has not been an issue as it can be with some newer units made of thin walls. The surrounding area is great and has all the amenities you could want without the feeling that you are in the middle of everything. The surrounding residential area is very safe and quiet. Overall, we are very happy with our decision to move here. We definitely feel that we get our money's worth.

People park in your paid spot and no one enforce the rule to make them move out of your spot. Mostly Middle East residence and there is dozens of people in the same apartments. They make the garage into a sleeping area. They park in handicap so the handicap has no where to park. It's clear that management has no interest in addressing basic maintenance issues or providing a decent living experience for their tenants. On top of that, the property feels completely unsafe. Packages were frequently stolen, cars were broken into, and I even heard of motorcycles being stolen right off the property. The lack of security is alarming. If you're considering moving here, I strongly urge you to think twice. Between the lack of basic utilities, unresponsive management, and the constant feeling of insecurity, this place is not worth it. Save yourself the headache and look elsewhere. Someone always…read moreshows up within a day for regular requests, and emergency maintenance arrives within minutes. Every time I've needed help, they've responded quickly and kindly. The office staff is the friendliest group of ladies I've ever met in an apartment office, they truly make you feel at home. The apartment itself is spotless. The bedroom carpets look brand new, and the wood-patterned floors in the main areas are super cute. The kitchen and bathrooms are definitely my favorite parts. The kitchen has a large granite island with overhead lighting, under-cabinet track lights, and all modern, updated appliances. The bathrooms are beautiful. They have huge, clean tiled tubs, double sinks in both bathrooms, and more cabinet space than we even know what to do with. We also love the community amenities. Playing pool, corn hole, and swimming in the large pool has been so much fun. But honestly, the best part of living here is the welcoming atmosphere. Communication is better, issues are handled faster, and the building feels more organized and cared for overall. Harry and Harrison from maintenance are truly the best(5 stars on them). They are always kind, respectful, and incredibly efficient. Every time I've needed something, they've taken care of it quickly and professionally. It's always a pleasure running into them around the property. They're also animal lovers, which means a lot to me. My cat absolutely loves them. It's clear they really care about the residents and our pets. There are a few things to keep in mind. The elevators do break down somewhat often, which can be inconvenient. The building has a key fob activated gate, so if you have guests you'll need to go down and let them in yourself. Food deliveries and packages that are not through the Fetch delivery service can also be tricky for the same reason, since drivers cannot access the building without you meeting them. Parking fills up quickly as well. If you live on the lowest floor, I highly recommend getting a reserved spot. Coming home late and trying to find parking on your floor could be stressful. Overall, the improvements in management and the amazing maintenance team have made a noticeable difference, and the building feels like it is moving in a very positive direction.

When I asked for confirmation due to concerns about potential water damage, interior repairs were delayed and ultimately not completed. Despite providing written permission multiple times for maintenance to enter and fix the issue, the repair remains unresolved. This has been stressful, especially as I travel for work and am concerned about further damage to my apartment and belongings. Additionally, I lost access to EV charging notifications while other residents with electric vehicles continue to receive them, making it difficult to use an amenity that had previously been available to me. I am simply asking for timely repairs, clear communication, and equal access to amenities. I hope management can improve how maintenance issues and resident concerns are handled going forward
