    Entirely Negative Experience - Caused Significant Loss and Stress…read more We hired this company to manage our property and the experience was almost entirely negative. Their initial revenue estimate was wildly optimistic, overshooting reality by nearly 50%. Their operational model is fundamentally flawed; they rely almost entirely on "vetting" guests instead of conducting sufficient post-stay inspections to check for property damage. When our dining room table was badly burned and they did not catch it, they stated that was to be expected with a short-term rental property. One notable low point was a two-week booking where the guest encountered frozen pipes and left the property. She was entirely refunded for her stay. We were never notified. We only discovered the serious problem a month later when the company did not pay us for that booking. They lost us two weeks of revenue and left our property at risk without our knowledge. We ended up resuming the management of the property ourselves at first opportunity and found it far simpler and more effective despite us living ten time zones away. Revenues went up, peace of mind went up, time spent managing the property hardly changed. If you have a cleaner and a handyman you trust, just go that route. In short, do not use this company. If you must, demand: More realistic revenue estimates, and some sort of penalty on their fees if you do not meet 90% of their revenue estimates. A real post-stay inspection process, likely requiring the same trusted cleaner at the property after each stay. Far greater quality and professionalism at every single point of their service. One final note on how bad their approach is, and how much more customer-centric they need to be: at the end of each stay, they send a message to the guest requesting a positive review. But they do not want a positive review for your property (which is the life blood of a successful short term rental). No, they request a Google review for Great Dwellings. Incredible, basically cheating the property owners they are managing for on every single stay. It also explains how such a poorly run company has such a ridiculous number of positive Google Reviews.

    I'm sorry this review is long but please read it in it's entirety because it is about an extreme…read more safety concern regarding Nest DC. I have been a resident of a Nest DC property for three years. For the first two years I was very happy with my experience. My previous property manager Alexa was wonderful and communication was consistently responsive and professional. I never had a single complaint. Unfortunately my experience has changed significantly this year. Just as a disclaimer I am not an annoying tenant. I pay my rent on time every month and never complain. The fact that it took me withholding rent to finally get a response after months of unanswered calls and emails should say a lot about how serious and frustrating this situation has become. My issue has been a serious safety concern involving the carbon monoxide detectors in my home. The detectors have not been replaced since 2015 and have been sporadically going off since March. When this happens I have to evacuate my home with my two children and contact the fire department to make sure there is not an actual carbon monoxide emergency. What makes this even more concerning is that the carbon monoxide detectors are connected to the smoke detector system. Because the system is outdated and malfunctioning I cannot even confidently confirm that we currently have fully functional smoke detectors in the home. That is extremely concerning as a parent. I submitted a maintenance request in April requesting that the system be replaced. From April through June I received no response despite repeatedly calling and emailing. It ultimately took me withholding rent before I finally heard from someone in mid July. I explained the situation and made it clear that the fire department had already told me multiple times that the system needed to be replaced. Nest eventually sent a contractor in mid July to inspect the system. However the contractor was only sent to determine what was wrong rather than actually replacing the outdated system. I have not heard from anyone since. Now it is August 24 and the alarms went off again at approximately 1:12 a.m. and my children and I are up in the middle of the night. My kids start school tomorrow. This is incredibly frustrating because the original maintenance request was made in April. This is not a minor maintenance inconvenience. This is a serious safety issue involving carbon monoxide detection and potentially smoke detection in a home with children. What is most disappointing is the lack of communication. I do not even know who my current property manager is because no one has ever reached out to me regarding this ongoing situation. At this point I am giving Nest until the end of this week to resolve this issue. If it is not resolved I will be contacting the property owner directly to make them aware of the situation and to discuss the steps I will need to take to have this safety issue addressed myself. I would strongly encourage anyone considering renting from Nest to ask very specific questions about maintenance response times and who is responsible for handling urgent safety issues before signing. My experience was very positive for the first two years. Unfortunately I cannot say the same about this past year.
