Entirely Negative Experience - Caused Significant Loss and Stress…read more We hired this company to manage our property and the experience was almost entirely negative. Their initial revenue estimate was wildly optimistic, overshooting reality by nearly 50%. Their operational model is fundamentally flawed; they rely almost entirely on "vetting" guests instead of conducting sufficient post-stay inspections to check for property damage. When our dining room table was badly burned and they did not catch it, they stated that was to be expected with a short-term rental property. One notable low point was a two-week booking where the guest encountered frozen pipes and left the property. She was entirely refunded for her stay. We were never notified. We only discovered the serious problem a month later when the company did not pay us for that booking. They lost us two weeks of revenue and left our property at risk without our knowledge. We ended up resuming the management of the property ourselves at first opportunity and found it far simpler and more effective despite us living ten time zones away. Revenues went up, peace of mind went up, time spent managing the property hardly changed. If you have a cleaner and a handyman you trust, just go that route. In short, do not use this company. If you must, demand: More realistic revenue estimates, and some sort of penalty on their fees if you do not meet 90% of their revenue estimates. A real post-stay inspection process, likely requiring the same trusted cleaner at the property after each stay. Far greater quality and professionalism at every single point of their service. One final note on how bad their approach is, and how much more customer-centric they need to be: at the end of each stay, they send a message to the guest requesting a positive review. But they do not want a positive review for your property (which is the life blood of a successful short term rental). No, they request a Google review for Great Dwellings. Incredible, basically cheating the property owners they are managing for on every single stay. It also explains how such a poorly run company has such a ridiculous number of positive Google Reviews.

During that time, I experienced repeated issues with the quality of service, billing, communication, and accountability. I was charged for work that was not completed, and I was told that certain parts had been replaced only to later be informed that those parts were discontinued and unavailable. The conflicting information left me questioning the accuracy of the work performed and the information provided to me. I also encountered billing issues that I believe resulted in me being overcharged for services. When I raised concerns, communication was often slow, unclear, or incomplete, making it difficult to understand what work had been done and why I was being charged. Most concerning was the company's response when problems were identified. In some cases, company representatives acknowledged errors or shortcomings in the service provided, but I was not offered compensation or a meaningful remedy. As a long-term client, I found that extremely frustrating. Over the years, I have also found the overall maintenance work to be inconsistent and below the standard I expected for the fees charged. While every company can make mistakes, the pattern of issues I experienced and the lack of accountability when those issues arose ultimately led me to lose confidence in Nest DC. Based on my experience over nearly five years as a client, I cannot recommend their services.

(Details below) Agree with other reviews: Tenants frequently say nest is bad and unresponsive, leaving issues un-dealth with; Owners say Nest overcharges and under delivers. 90% of positive reviews are for people who toured properties - and never lived with nest as a manager. Agree with the previous reviewer: Nest excels at marketing and shiny branding. When it comes to property management - GO ELSEWHERE. I recently used Nest-DC to manage my property and discovered a number of issues over the past 2 years: - HIDDEN / HIGH COSTS: They charge a significant premium (10% above market + 10% on top of any work order to manage it) for work orders compared to high quality contractors in DC, and never negotiated clear scopes or guarantee work. (This is in addition to thier already high monthly fee). And there are hidden fees I've been discovering my monthly statements since (Technology Fee, etc.) - COMPLIANCE ISSUES: They also lost or never completed a bunch of DC compliance paperwork, leaving me in a rut to fix it all when I let them go. And they never owned up or took care of it, even after I escalated it and followed up 10X times. - UNRESOLVED ISSUES + UNREPONSIVE: There were a number of items I paid for - that they never told me about - like mice, which I am now resolving directly since getting rid of nest. I've asked for a record of the work + invoices so I can continue them, and get zero response. - UNHAPPY TENANTS: When I told my tenant I was having issues + would be managing the property myself moving forward, she said she was relieved, because Nest-DC has been very slow, unresponsive, hard to work with, and leave issues unresolved. She said her friends who also rent a DC row hosue through Nest have the same issues.
