Poverty and addiction affects the Auburn community and the Villas is no exemption. Cops are here all day. Criminal element mixed with homeless out here trying to hustle and get by. Walk outside after 9pm and pushers are out working the corners. I have had to step over needles and burnt foil since I moved here a year ago. That's messed up but the lack of compassion and outward hostility I've been shown by management is mind boggling. I left the office in tears because this thug Tabitha and her henchmen were not allowing me to get a parking pass. My new car is a replacement for my stolen Hyundai taken from the complex parking lot. Insurance and Hyundai motor finance are taking there time settling claim. Until its cleared I'm on the hook for the car that was found and not salvageable. I can't register a car until it's settled for outstanding tickets and tow fees that i are legally not my responsibility. She tore into me. Tabitha said we don't need to hear your problems. Cutting me off as I explained my internet had been cut off for non payment.. I am one of the many people Covid left without a job in King County. I'm a single mother. Her cruelty was slowly articulated as if she was speaking to a child. This place has towed my car twice for not displaying pass properly. My catalytic converter was stolen two weeks before the car was. I have to step over bums with my infant. The elevator in my building was out of order over a month. There's human waste and bodily fluids everywhere. And now I get to be yelled at and humiliated by two awful office ladies. I only came in person because last Saturday i tried calling and they kept hanging up on me and screening my calls. They go out of their way to show me a lack of compassion or common sense. Thankfully not everyone who works here is dismissive a d rude.. some nice people who work here too. Shout out to Jens and Ashley. My neighbors are pretty nice too. THIS EARLY MORNING WAS THE LAST STRAW LIVING HERE... We've lived here since Sept 2018 it was nice and peaceful in the beginning since the apartment complex was brand new and not fully occupied.... BUT things started to seem different, going down hill because I slowly started noticing junkies living there and homeless people coming by. Just making these apartments look run down ghetto. I had to set up a camera because I have had my Amazon packages stolen multiple times. My neighbor CONSTANTLY CONSTANTLY has traffic coming in and out of that apartment all of the hours of the day and night..how do I know? Because I constantly get notifications on my phone "there's motion at your front door" and yes they're all junkies. One of those mutual friend literally opened my package but didn't take anything because it was nothing he wanted. There should have been restrictions on who lives here because there's are kids living here, families and these Apartment management just let anybody move here, making The Villas At Auburn another bad place to live. The smoke CIGARETTES is HORRIBLE There's cops coming by all the time I don't have pets and I have nothing against people having pets but I just thought since these apartments and carpets were brand new there would be a no pet policy... because I've seen poo and pee on the elevator, carpet (imagine the smell and stain on carpet) and when you walk outside the building there's footprint poo (someone stepping on poo) There used to be a person/janitor coming by to clean the apartment entrance hall ways, wiping down the windows, vacuuming the carpets from floor 1-5, cleaning the elevator.. I haven't seen the person in months. (There used to be 2 people cleaning but not anymore) Since living here We always paid our full rent ON TIME, on April 2020 around the pandemic we paid our rent through Money order....a week later we get a letter saying that we owe $500 for our rent and that if we are having hardship because of covid they suggested we apply for some type of assistance. I called them saying No we paid our rent on time and the full amount and I assured them we are not facing hardship. So apparently they lost the portion of the rent $500 money order. I'm glad I kept receipts of the money order I sent them the pictures of the receipts they didn't give us late fee because it wasn't our fault. The management are hard to get ahold of, they say they'll call back same day they never do. You'd have to chase them down. ALWAYS KEEP RECEIPTS OF YOUR MONEY ORDER. THE LAST STRAW IS..my husband was getting ready to go to work this morning, he gets in the car he notices things out of place. Someone broke into our car!. We didn't have valuable things in there but they did take my husband's glasses, face ski mask. Everybody living/have lived here has the same issues. The rent is outrageous for it to be "Affordable" that's false advertising. $50 for a carport? The rent we pay should cover that..matter a fact we shouldn't even have to pay for the car port since it has the unit # posted and pay rent. I'm in the process of looking for a different place. Please read reviews before moving to a place, if there's not review posted online, visit that location and ask tenants who lives there questions about the management, Apartment complex and other tenants I also captured these pictures today. Parking is kinda bad Friday and Saturday nights but I work nights so no biggie. My last place I could never find parking. BF showed me bad reviews but they are old so I wanted to write one. Absolute worst place i have ever lived at. The office staff is INCOMPETENT. They never have any answers and always try to upcharge me and can never get their shit together. Famous words on the phone "let me call you right back" NEVER DOES. They are the stupidest group of staff I have ever dealt with. This property ALWAYS smells and ALWAYS has a hundred tweakers around. EVERY SINGLE NIGHT at 2-6 AM there are tweakers SCREAMING THEIR HEADS OFF and nobody does anything. I wish i could make this up. They scream their heads off for hours. Please do not live here if you have any respect for yourself and especially dont live here if you have children. There are physical fights and domestic violence daily. read more

Although many of the reviews regarding The Villas at Auburn may reign true to past dates, I personally must say that there have been some recent improvements over the past 2 months. Much of the changes are due to the change in management. The new manager (Ms. Alicia), is a "boots on the ground" kind a gal. She walks the property daily and takes responsibility for anything that requires her immediate attention. Since her arrival, I have seen new entry doors put into place to keep the homeless out. I have witnessed new changes within maintenance, which has brought about a MUCH better-looking and fairly clean property. I have noticed a new security team onboard who actually walks the property at night! Although the police may still show up from time to time....it is NOTHING like before. With anything in life, people will always try to sway you with bad information, pictures, or their testimony; I am not here to negate their experience. My review is to share with you that ANY fact can always change! Is there still room for improvement: absolutely; however, if the track record of the current management continues as such, I am sure that the best in yet to come!!! Having a roof over your head is a luxury now days and I believe that most people need a dose of good Ol 'fashioned THANKFULENESS! Having residents that are thankful and grateful that they have a place to lay their head is one way that this place could TRULY improve. Much of the current issues seem to be caused by the residents themselves... no longer the homeless. Any community is only as good as its residents and their respect and consideration for it=) That being said, The Villas are definitely improving, and I believe that the best is yet to come!!! read more

If I could give zero stars I would. Let me start with the pros: the actual unit is nice, open living spaces, modern look. Wall thickness is great I've lived in two separates units first floor and fifth floor and I can honestly say I never heard neighbors I shared walls with. Location to freeway systems is a plus. CONS: where to start, the management of this property is terrible, lack of response and responding to community needs is the worse I've ever encountered. The office staff is rude and flat out don't care. 30% of the tenants are your average age everyday good people the rest are less then desirable. Despite being a non smoking community the tenants don't care. We have dubbed our building the pot palace it stinks like pot so bad sometimes I can taste it in my own apartment. The residents are pigs they leave trash everywhere, don't clean up after pet waste, use there feet to push elevator buttons and to open doors. When you give notice they make you pay for the entire month even if you give more then the required 20 day notice. We will end up paying for 10 days we won't be living here because of that. Seriously the con list is so much longer it outweighs the pros save yourself trouble don't rent here. read more

PLEASE READ: It's a mix regarding what kind of communication and customer service you'll get from office staff. Ask questions and take notes. Be sure and ask about rent costs because they can tag on an extra security deposit to your rent pertaining to your credit score after you pay your holding deposit. They advertise new washers and dryers but they are not really washers. They are called miniature water saver machines and they do not clean your laundry. The machine squirts soapy and clear water on your laundry items and it flips them back and forth. The items do not get submerged in water. The machine holds very few laundry items and I was told (AFTER I moved in) that if I want to clean more items or blankets (etc.) that I would need to go to a laundromat!! I've already seen my neighbors packing their laundry in and out of their vehicles to clean laundry elsewhere because we have been MISLEAD. It's my understanding that in certain cases with an Accommodation Request that the washer can be swapped out. It has been basically quiet living here with the exception of a couple loud neighbors (which hasn't been too bad) and when the train goes by (at all hours) the whistle blows and the building shakes. The elevators, floors, carpets and sidewalks are dirty a lot of times (sometimes with animal feces and urine). The parking situation is terrible and you can be towed even if you legitimately have no place to park and are forced to park in whatever is open. read more

First of all yeah previous management wasn't good but things are beginning to change. The new manager cares and is trying from everything I have seen. There is now a night security foot patrol, never had that before. Fewer homeless people. I see the new manager walk the whole complex everyday and I know I have seen her after hours too. There have been fun resident events for the holidays. My kids loved Halloween party and Christmas hot cocoa event. Clubhouse was decorated. Office staff always seem busy but makes time to help whenever I go in. Trash is because of residents that are slobs not the management. Shouldn't be these people's job to deal with the inconsiderate adult resident's trash but they do and place looks better than a year ago Other reviewers mention crime, how is that management's fault? They aren't cops. In case you haven't noticed crime is terrible everywhere in Washington, not just at the Villas. Blame local and state governments not an apartment complex's staff. Give the staff a chance and maybe thank them instead of slam them. Maybe do your part as a resident like me and don't add to the problem. read more

Where do I even being... I lived here for two years and finally left earlier this year and wanted to warn everyone about this place. Management is horrible, they went through so many people it's hard to keep up. The two Jennifers in the office are so loud and obnoxious and after the other spanish Jennifer left, things seem better. The new manager Sharlene and Tabitha, they were better than most. They knew what they were doing and Tabatha was easier to talk to and maybe because she was way more intelligent than all of them. My floor neighbors and I had so many issues and she was able to help use resolve some, and kept it real of what can be fixed and what can't. She was probably the most honest person in that office and it felt like the company used that to their advantage and made her take the brunt of all complaint. But of course like the rest, this company can't keep good people, they both left and then maintenance. The spanish jennifer favors the spanish residents and I always get the short end of the stick. The other Jennifer never seems to know anything. I honestly think this leasing office just needs some good customer service. Now there's a new manager and she's odd. If you are applying for this place, make sure you know what you're getting into before you apply and expect your application to take 3 months. The jen that helped me with my application says one thing and then does another. I don't expect anything less given that this is affordable housing and drug addicts break in and literally smoke crack in the hallway. This honestly should be your last resort. read more

I've been here for almost 3 years. It's completely run down. Homeless in and out of building feces all over the f-ing place. The cleanliness it used to be ain't it no more. Office staff are inconsiderate and unhelpful. If you decide to live here make sure you don't mind living in a nasty complex. and if you park in the reserve area which is connected to the parking lot of villas you will get stickers or towed. ZERO stars. Oh and don't live here if you have a older car. Break ins happen more than anything and they don't do anything about it don't resort to auburn police either they are both useless in these situations. All in all. Run far away from this place if you have children - the drugs and hygiene of this place is not suitable for families. Not much of a secured access building if anyone and anyone can get through. Establish more rules and regulations. And get the f-ing homeless AWAY FROM HERE! I'm sick and disgusted of this. For the price you pay living here, the living conditions are like living in a run down motel. Amenities aren't accessible like other complexes always closed or something! PLEASE READ: I would NEVER EVER recommend ANYONE to stay at these apartments that state they are "LOW INCOME HOUSING" They are not! These apartments are WAY over priced for a one or two bedroom. The advertising is false! I highly recommend looking elsewhere. They are suppose to be brand new, but yet less than a year they are ghetto and dirty inside and outside each apartment unit. Homeless/Drug addicts included with the apartment. (ALWAYS dumpster diving, or sneaking into the building to stay warm.) Be aware. There is NEVER any parking after 6PM. You'd have to rush back just to drive around and look for a empty spot. Or, if you want a garage its $50. ("Over priced") The staff need a HUGE attitude adjustment. All staff I've encountered, including management are highly unprofessional. All in the wrong line of work! They all lack education and can use more training in their work field of choice. Leasing office could use better managing. Not only do they over charge people for a toy box sized apartment. They charge everyone $80 for Internet/Cable. (You cannot go outside their business) Which is ridiculous. There are also hidden fees that are added on at random times. So, make sure to watch out on that part. Keep records of ALL previous bills. For your own sake. The explanations given from the leasing office staff is horrendous, once you approach with questions about a bill they charged you with! Attitude is included so be aware. There is so much negative to say about these apartments. I have nothing positive to say. If you have kids this is not the place for you! If you are looking for something cheap, this is also not the place for you! But, if you're looking to get ripped off and live in a ghetto yet expensive environment! this is the perfect place for you. Personally, even one star is far too much solely based on the office staff and communication. The one star can go towards the building being brand new and actually liking the kitchen and how nice the complex was when I first moved in. Now - the complex is trashed. Dumpsters always overflowing, people breaking the front entrance doors because almost everyone has too many people living in one apartment and everyone gets one fob to get in, (which led to the office staff REMOVING THE DOOR HANDLES ON THE OITSIDE) (yup, that was their solution!), people smoke their disgusting cigarettes throughout the parking lot so you have walk through their lung cancer smoke, weed is of course smoked IN the building (at this point are we shocked?), one elevator that broke down constantly and was trashed, walls looked like they were kicked, people would spit all over the carpets on our hallway, the walls - paper thin so expect to hear loud and clear each word to every song they play, and just the weirdest people live in this complex. Now for the front office - they're a joke! The turnover rate isn't crazy high but definitely a good set of new receptionists here and there. Communication about absolutely anything is non-existent. Rent? The online portal will almost always portray a different balance every months. So they say not to depend on that. What?! Policies? Change so often it's hard to understand what it is that they're trying to accomplish. Setting up a time to speak to a manager? Damn near impossible. If you do set up a time, she probably won't show. Have a complaint of any kind? Email them close to five times and they just might reply! But, don't expect the issue to get resolved. I could go on, but let's be honest, it's not going to do anything. If this review does one thing, I hope it is save a normal, quiet person the hassle of living here. Even for low income I'm sure anyone would expect this but if you can avoid it here please do, especially if you have any children. Day one there was a weird lady staring at me right in my eye through her window, I shook it off and continued to settle in. Weeks went by and I thought it was nice the hall ways were clean, the people seemed friendly and my apartment was pretty much brand new. It seemed too good to be true which it was, at night there were drug addicts yelling and fighting outside. The ambulance, fire truck or police is here every day. People have large dogs off leashes. Homeless people are on the roof and stair cases. Needles are everywhere. Poop is everywhere. We are starting to get roaches after 3 years living here. Nothing ever gets fixed. I lived here 2 years. The first year was good but then management changed and everything tanked. Yes, there's a huge drug problem which is fueled by the management's allowance of "recovering" addicts to live at a low price there. In one year there were 3 fires thanks to a lady cooking meth. One guy was being chased by the cops inside my building one time and he dropped a loaded gun in my hallway. Lost the cops it seemed as he was back a few minutes later to retrieve it. My neighbors were robbed of all their belongings at gunpoint. My car was stolen and when I talked to management and requested to see video I was met with "you should've traded your car in." How is that an appropriate thing to say?! They lied to me multiple times about having to do paperwork in person when a 5 second Google search on the state's website said that was wrong. And when I called them out on it, suddenly I could do it on my own and drop it off. They locked rent drop (turns out somehow like 5k worth of rent checks were stolen), refused to say why and said if I didn't find a way to take time off to drive an hour from my job to give them a check I would be late (the online portal charges you fees to pay ACH or Debit). Luckily, I work with a team of lawyers so I know I can fight them when they're wrong but not everyone is so lucky and it's sad they take advantage of people like this. I would give zero stars if I could. Oh, and anyone saying the staff is good or nice are lying and are probably the staff. Staff was good two years ago but they all left (assuming they can't stand their manager) so now it's just rude, entitled people who never call back unless you threaten them. read more

literally the worst place ever to live. I'm in the B building and theres constantly arguing for the upstairs then the bottom people are rude and inconsiderate cause I can't "control" my kids walking! there always garbage in the elevator, stairwells, lobby and even outside our front doors. I'm getting harassed by this man for coke and i told the managers and they do nothing, they're rude and insensitive minus some of the temps. police are always over here and there's ALWAYS druggies walking in and out of our building to sleep in the stairwell or get drugs (floor 2 and 4 in the building B), reported it to management as well but they blame "legal" issues. it's uncalled for, pay a lot of money to be felt UNSAFE in my home and they expect me to pay 1,380 to get out of my lease. it's bullshit, I can go on about the homeless living behind the gates and the car break ins. I have two kids and bringing them here along with myself was the biggest mistake ever, although I'm grateful for having a roof over my head I just don't feel safe for my children and DONT MOVE HERE. Loved my first month stay here when I moved in (7/2018). The apartments were new and a good price. I had very nice neighbors and lived on the 5th floor/corner unit so it was pretty quiet. However, once this new building was occupied with tenants everything went down hill. There seems to be very little effort by management to enforce the rules and some people live like filthy animals. Almost everyday inside the hallways and outside (so forget about opening windows for fresh air) the smell of cigarette smoke and Marijuana was overwhelming (it's a smoke free facility). Dog pee and poop in the hallways. Pretty sure I witnessed a drug deal go down in my parking space as I came home one day. Homeless breaking into the building and sleeping in the stairwell. Also living in wooded area next to property arguing at all hours of the night and trash everywhere. Management not at fault, but who wants to live next to a homeless camp. Dumpster area was disgustingly filthy all the time (some residents hurling their trash in to the area not caring if it landed in the dumpster). I did find the maintenance team friendly and very helpful. I lived here 2 years as I had no other options. I don't miss Auburn and I don't miss all those trains. read more
