My wife & I decided to move in here with the intention of only staying a year. Its has now been 3 going on 4 & we love it. You cant beat the location, walking distance from one of the the best beaches in south OC with all the amenities you could ever want. Smack in the middle of Laguna Beach & San Clemente, Dana Point / Monarch Beach is the best spot (coming from someone that grew up here) I prefer the older aesthetic compared to these new modern cookie cutter over priced places. The Villas check every box! But besides the classic comfortable layout of the apartments or the location & amenities, the team @ Villas make it 10 out of 10. Manager Leo, Julie & Josh are on it. We moved from a house and having to deal with day to day issues such as a clogged sink or a roof leak is a burden to say the least. Having this team and there attention & speed to detail in any situation that arises is way above standard! We have made amazing life long friends with our neighbors, this place is great... She fills the doggie treat jar so when my dog Lola drags me in the office she always has treats.I've lived at the Villas for 3 years.I love the location, a 1/4 mile from the beach.Rarely, are there complex's with such big beautiful trees like the ones around the apartments. There are inprovements being done daily at the complex. They just this year installed brand new washers and dryers. Very convenient. read more

I recently renewed my lease at the Villas, because I absolutely -love the location- being within such close proximity to the ocean. I consider the rent prices here to be competitively better rates compared to other apartment complexes nearby. Recently, we've been seeing improvements (New Washers/Dryers) a Concierge App, Lighting upgrades, etc and I truly hope to see it continue. I want to acknowledge Property Manager *Leo Casas* who's been instrumental in sprucing things up, amongst many other things. He -genuinely cares and advocates for the tenants- in this community & I'm grateful for everything he's done. Also a huge shoutout to *Julie Nevin* in the Leasing Office! she's got such an awesome personality & she cares a great deal about helping in any way she can. A long time resident. 15 years to be exact. The Villas managers have turned over about every 3.5 years. Unfortunately, nearly all requests for improvements to exterior, amenities, or maintenance requests are approved at the corporate office of RW Selby. Tenants have never felt they had a voice or advocate on our behalf. I've always suspected there was just acceptance from the corporate office, RW Selby without any compromise solution offered by the Villa Managers. Recently, we had a new Manager take the position. His attitude and approach to resolving issues and requests have been great. Not what we've received in the prior 14+ years. He looked into a previous approval for water damaged carpet that was subsequently cancelled without explanation. We reviewed prior correspondence and photos of mold spores that were analyzed from the bare concrete. A large portion of carpet that was water damaged had to be removed when mold spores were discovered. Within days we received approval and had a new carpet installed. We were seriously considering terminating our lease agreement coming up for renewal in March. Although there's room for improvements in many areas, we now feel that Leo Casas will listen and advocate on behalf of tenants. He has a difficult job keeping customers (Tenants) satisfied and working within the limits and policies of the corporate ownership (RW Selby). In a few short months Leo's approach has been the significant factor to remain a tenant. We're happy to say ,thanks to Leo, we renewed our Lease Agreement. Geno S read more

DO NOT LIVE HERE. I lived at The Villas at Monarch Beach for three years, and it was the worst rental experience I've ever had. Flooding: My apartment flooded three separate times during my tenancy. Illegal Entry: Management entered my apartment without proper legal notice, citing a "plumbing issue." Initially, they requested permission to enter, which I did not grant. Later, they left a voicemail claiming it had become an "emergency" and that they would be entering without my consent. When I returned home, there were no signs of an emergency--only clear evidence that strangers had been inside. Management never follows up. If you have pets or loved ones at home alone, be warned: your privacy and their safety are not protected. Security Deposit Issues: After moving out, I spent nearly two months fighting to recover my security deposit. Management first claimed they mailed it, then said it went to the wrong address. After numerous calls and emails (and a lot of being given the runaround), I eventually received it--minus $430. They provided no itemization of the charges, which is illegal. It's clear they rely on tenants not having the time or resources to pursue legal action. My neighbor who moved was initially charged for fridge rental damages and she didn't even rent a fridge from them. They will try to steal your money - be warned. Safety and Rule Enforcement: On two separate occasions, we were attacked by an off-leash dog on the property. I reported the second incident to management via email--and was completely ignored. No community communication, no follow-up, nothing. Parking is another constant problem: residents often park in areas that aren't actual spaces, impeding access. Management threatens to tow via email a couple times per year but never follows through and it never stops. Misleading Reviews: Be wary of positive reviews. Management has, at times, incentivized residents to leave good feedback in exchange for perks. It's hard to tell which reviews are genuine. I could list more issues, but I refuse to spend any more energy on this place. The location is not worth the abuse, disrespect, and safety concerns you'll face. Horrible experience - total scam. They took $300 from me and never resolved my issue. Instead of helping, they blamed me for their broken system. Julie, who claims to be a supervisor, is impossible to reach, extremely rude, and even lied to me multiple times. She also leaked private information, openly mentioning multiple evictions happening here - totally unprofessional and a major privacy violation. Joshua was polite but completely useless, offered no real help, and then stopped responding altogether. Their management is misleading, unaccountable, and refuses to take responsibility. If I could give negative stars, I would. This has been the worst renting experience of my life, filled with neglect, deception, and complete disregard for tenant health and safety. If you are considering moving here, run. The location is not worth it, and they'll be torn down eventually. My nightmare started months ago when our kitchen flooded due to a major leak. The water soaked the baseboards and cabinets, creating black mold that management never properly repaired. Their "solution"? Spray some chemicals on it and walk away. They never replaced the damaged baseboards, never checked for moisture behind the walls, and let us live with mold for months. Fast forward to January 13, and the situation got even worse. Another massive flood hit our apartment, this time in the bedroom, soaking the carpet, padding, and walls. Instead of bringing in proper drying equipment, they left a single weak fan and refused to remove drywall or properly dry the space. My moisture reader showed dangerously high levels of water in the walls, yet they ignored it. For over a week, our home was a wet, mold-infested disaster. The carpet stayed soaked, attracting ants, and the walls continued harboring hidden moisture--the perfect breeding ground for mold. Despite multiple emails, office visits, and desperate requests for real remediation, nothing was done. Because of their neglect and refusal to make the apartment livable, we were forced to break our lease and move out. Instead of fixing the damage, they offered us another apartment, ignoring the fact that we were exposed to mold, had already suffered health effects, and had to spend thousands moving out. At first, management agreed to return our full deposit and backdate our move-out. Then, out of nowhere, Wendi backtracked, suddenly refusing to return our full security deposit after previously confirming in writing that we wouldn't be charged for paint, cleaning, or flooring. This complex has a horrifying track record of painting over mold instead of fixing it. If you rent here, you are risking your health. Future tenants of Unit 161 and any connected apartments--beware. The walls were never opened, the moisture was never checked, and I can guarantee mold is still in there. If you rent this unit, get a moisture meter immediately. They have 15 days to return my full deposit and rent refund I was promised in writing, or we will be suing. Living here has cost us thousands, and their negligence has put our health at risk. I had a very disappointing experience with the leasing office at the Villas at Monarch Beach. I'm not a resident--just a potential tenant who was genuinely interested in the property because of its beautiful location. Unfortunately, my interaction with Fred from the leasing office completely changed my impression. I called to ask about the many negative reviews online, hoping for reassurance that the property had improved and that management takes resident concerns seriously. Instead, Fred became defensive and visibly frustrated with my questions. His responses were vague, repeatedly shifting blame to third‑party vendors rather than addressing the concerns directly. When I tried to explain why I was asking, he abruptly hung up on me. As a prospective tenant, that was extremely disappointing. If this is the level of customer service before someone even moves in, it raises serious concerns about how issues are handled afterward. It's unfortunate, because the location is great--but based on this experience and the property's track record, I no longer feel comfortable considering this community. read more

DO NOT MOVE HERE. Living at the Villas at Monarch Beach was an absolute nightmare. I had to go to urgent care multiple times for mold poisoning, paying out of pocket for expensive antibiotics. Even after moving out in early April, I'm still waking up feeling sick. I attempted to give notice several times starting in early February -- left calls, visited the office repeatedly during posted hours (it was always closed), and finally emailed them on March 11. No response. I followed up again -- still nothing. After six in-person visits, I finally caught someone there. They told me they would count my 3/11 email as notice but required 60 days. I asked to speak with a manager and was denied, even though I could clearly hear them partying and blasting music behind the desk. I turned in my keys early. My lease ended April 17th. I paid prorated rent through then. Yet without any direct communication, they posted a $4,700 charge in my portal -- Later after emailing and calling them they told me it is for the rest of the rent for April($89 daily rate) paint, and carpet replacement of 2,000.. essentially normal wear and tear of 15 months, and then rent from may 1-11 of $216 daily rate.. so doubled my normal daily rate while I lived there. I've emailed them multiple times and called over 10 times to dispute this charge, and they are refusing to respond. I keep getting redirected to different offices, and no one will take responsibility or help. I've left countless emails, no response whatsoever. In April, they harassed my roommate about giving notice too -- even though we had already informed them months prior. They were rude, dismissive, and unprofessional. Maintenance? Nonexistent. The old heaters leaked black liquid into the living room. A maintenance worker said he'd fix it -- he never came back. Between the mold, harassment, unprofessional staff, nonexistent maintenance, and now fraudulent charges and lack of communication, this place is a serious health and financial risk. I have lived here for 5 months, and it is very clear that management knows the issues these buildings have. They are known by the staff and management, and their staff do nothing to fix. The paint has been painted over so many times that everything underneath has been collecting grime and mold, dirt there for decades. The metal fixtures were disgusting, and we had to replace them because they were uncleanable with rust and dirt. The light bulbs that were installed had the highest wattage. We had an expensive bill our first month then changed to LED lights. This also signals the use of cheaper bulbs and ways to make all the collective bills of the tenants higher. Day one we had leaks around several the poorly thin windows. You can compare them to the rental office windows that are newer and vinyl. They are aware that the windows are horrible, and they have replaced theirs but not the tenants. I reported this in a detailed report from a third-party mold inspection service. This was reported when we moved in and when we reported the mold for the first time. Nothing has been done to fix the leaks or the windows. Outdoor Maintenance uses inefficient, outdated, loud ways to clean, repair and maintain the lawns. You can clearly see them cut the front grass and trim the trees near the rental office more than the rest of the complex. I have seen the leaf blower guy go for hours moving very little. A person with a pointed stick could have done it faster and in less time. The number of loud motors near our windows is ridiculous. So much Gas wasted on workers that are leaving the motors on and walking away for 5-20 mins at a time. There is a much easier and quieter way to maintain the grounds with some easy changes. The mold has been recurring every three weeks since we moved in. I should not be responsible as the tenant to clean the mold. I found it suspicious that the maintenance told me to clean it myself and gave me a bottle of Mold X. This is outdoor mold growing indoors and it is a health hazard. I have given you the Report and recommendations from the third-party mold inspection service. They have recommended replacing the windows and fixing the rotten wood areas where the water is getting in. I have been getting sick and it could be because of the constant mold and the management doing nothing to make permanent repairs. Just the days that I must clean have caused loss of work, financial losses, and physical pain. I have had a strange sickness for over three weeks, and I was told by my doctor that the MOLD could be the cause. Laundry rooms are dirty with insufficient machines. Washers don't properly clean, rinse or drain clothes. Most dryers don't work. The tenants try to mark the broken machines, but the management staff removes the signs, so the tenants are led to believe these machines now work. They are still broken. The Laundry rooms are terrible and expensive. The heaters take up so much space and they make you sign an agreement that says you can't place furniture around it. You lose so much Sq Ft that it seems like the switches are broken. They are very old and outdated they are from the 70's and have been labeled a fire hazard and removed in most places. Instead of removing and replacing they make you sign a waiver that loses you Sq ft and feels dangerous. The gates in the front are always broken open. The hot and cold water doesn't work evenly. Taking a shower here is the worst experience I have had in 10 years. Feels like we are back in the 70's. This is not a luxury. I have emailed the staff, reported by mouth, and written a letter. I continuously have a mold problem and the staff just wants Me the Tenant to clean it. I have already paid out of pocket for an independent mold inspection service that recommended fixes 4 months ago. Nothing has been done and now we are getting sick. read more

I have had matinee come over 16 times and there are things that still do not work. Breaking the lease is nearly impossible. It's all over email you can't actually talk to anyone. The one positive is that the beach is close and as long as you do not need anything from the office then u might be alright. They gave us this min fridge after the one that came with the unit broke. We said it's not big enough for us and they told us to get less food. Toilet didn't work for months they told us to use rhe toilet by the pool. Things like that. Icing on the cake is the installed all new QR codes on the washers and dryers so we can all register a new system, download a new app, and then use broken machines that don't work. This establishment and management is a complete joke. Be prepared to pay for parking, have no guests and get nickeled and dimed for everything. Not to mention all the security gates to the property are left wide open, the electronic clickers get renewed every few months but never work. Alert******I recently applied for one of their units . I applied 12/19 thru their online portal. I was under the impression id only had to pay the application fee of 56 dollars but NO because the online portal automatically charges you a deposit of 300 dollars otherwise it doesn't let you proceed to apply for the unit. I wasn't aware of this but after speaking to Madison in person I went ahead and paid it., Considering I had already talked to the leasing agent in person. This is what happened: At first in my initial visit , Madison showed me a couple of units but not the one I applied for since it wasn't available nonetheless she showed me one similar and I was ok with that. After I viewed the units we spoke about the requirements and she also sent me actual pictures of the unit I was interested in and emailed pictures post my visit. So till that moment everything seemed pretty simple and professional on their end. Unfortunately, this first impression all changed once I applied and they took my deposit. After applying online on 12/19 I still had some questions in regards to their application process so I tried to get a hold of someone at the leasing office more than several times with no luck. Perhaps they turn off the ringer or all calls are just being ignored. Being a bit thrown off with this lack of communication and customer service I decided to take a second drive to the leasing office to discuss in person. And oh boy!! when I got there, I felt ignored and no one even asked if I needed assistance. I had to reintroduce myself and let Madison know I needed help in terms of some documents pending which I needed to clarify with her. Needless to say, she looked extremely busy and very exhausted so I tried to be calm and made my questions brief . However, it was definitely not the kind of customer service anyone would expect, specially if you are in the process of leasing a property. After clarifying some of my questions onsite, I went home and emailed the documents requested. Well to my surprise it's been more than two weeks and I'm still waiting to hear back from Monarch Villas regarding the status of my application. Today is 1/5/25 and the unit I applied for is supposed to be ready to move in the week of 1/6/25 and I'm still waiting for an answer not to mention the deposit they took. We were pressured into making a deposit that same day while filling out the application. After checking yelp and Google reviews which are clear, we decided we no longer wanted to move in. I have contacted the office through Phone and email to get my deposit rightfully refunded of $300, Shirley responded the first time saying she would send out a check. I still have not received it. It's been over eight weeks. I have sent numerous emails. And I will be taking the time to have to contact my bank and file a claim or take the time to drive in there personally, and waste my time with unprofessional people who don't know how to run an apartment complex. Be warned. This is the worst complex in the area! Just because it is Dana Point, does not mean the complex is good. There are many ongoing issues. Black mold in the walls (painted over), rats, slugs, spiders, old plumbing, faulty electrical, stained carpeting. Maintenance quick fixes everything (I got sick living from here). No insulation. Expect to pay $300-$500/month for electrical heating during the cold months. Extremely loud landscaping every morning. Also, ridiculously thin walls. If you live downstairs, you can hear every single footstep from upstairs. You can also hear the doors open and close from all neighbors. No refrigerator in the units. The lease is over 50 pages. Before you leave your non-refundable deposit, ask to read the lease and see the apartment first (my apartment had stained carpet at move-in). At move-out don't expect your deposit back. I left my apartment impeccable and they refused to pre-inspect as they are legally liable to do (It's on the lease.). Then, they had the audacity to state I was not there for inspection and charged me for cleaning, painting, and carpet cleaning (Good thing I took a video as proof my place was left spotless.). "Normal wear and tear" does not exist here. Management will claim is the tenant's responsibility to prep the apartment for them. Additionally, there is an on-site staff for maintenance and they still charge you to prep the apartment for them! Unethical, to say the least. I recommend living elsewhere! ---- Just as a side note, the response below is auto-generated. The number provided is to the leasing office- the exact place where Shirley, the inept leasing person, and Shannon, the inept manager, are located. So, there is no resolution. 2 months after moving out of a spotless apartment (with all rent and fees being paid in full and on time), they have an ongoing housing court case against me for their attorney fees, cleaning fees, and painting fees. I am paying thousands in my own attorney fees just to protect myself against an automatic "judgment" as I am out of state working and don't have time to deal with this nonsense. read more

WARNING!!! Do not rent from this place. They are SUEING me in Santa Ana court because I tried to pay my rent but I was 1 day late. I asked them over and over to allow me to pay my rent and instead of working with their tenant / client, they resort to evicting me and sueing me! Beware! They are sue happy and cheap! Not to mention, my apartment flooded 2 times due to pipes bursting because their buildings are so old. They didn't give me and discount on my rent, they came into my place and ripped it apart for 3 weeks and made me move to a different apartment complex in laguna Niguel. They do not take care of their tenants. They rent to transplants from all over Craigslist. Make sure to read all the fine print on your contract because they will screw you and not care. Hmm...where do I start... Location 10/10. The location is wonderful, 5 minutes away from the beach, close to the Monarch Beach Resort. Apartment build quality 6/10. We had our electrical stove break down twice in one year, the sliding shower door broke down 3 times. The apartment is listed as ''furnished''. Please, do not have the illusion it is move-in ready. The toilet from the apartment underneath us clogged 5 times in one year, forcing us to not use any water in ours for the whole day, every time this happened. Washing machines and dryers, never work at full capacity. Can't even remember how many times I had to pay twice to dry my clothes because the machine was broken. Service 4/10. Very hard to reach, incompetent and sometimes even rude. Couldn't keep up with how many times they have changed their staff ,but I will definitely remember Shirley, who was rude almost every time we tried to have a discussion about apartment issues. For example, one day we had to contact Shannon, the manager, and after several days of trying to reach her with no response, Shirley angrily reposponded with ''You know what ?! She is not here''. We had to move out two months before we expected due to COVID-19, but still had to pay rent for the remaining two months. We were basically being cicked out of the US ( being on a J1 visa ) and being left without work, but the two months still had to be paid. All of the other J1's that I knew, staying in other apartment complexes, or in other people's houses, had their last two months waived, we were the only ones forced to pay. After the move-out, their cleaning fees are a joke. 20$ for 3$ apartmeny keys. 50$ for a plastic gate clicker, that for the record we didn't even have to use, because 9/10 times the gates would open to anybody. 375.00$ for ''repainting the apartment'', that had at most one or two wall stains from bed linen. When people move out, they leave pieces of furniture near the dumpster area, hoping they could help other people that are in need of them. We got an almost brand new sofa from there, that we also left behind when we moved out. We were charged 350.00$ because they ''had to trash out the items we left behind''. To wrap it up, any positive reviews that you see, are fake. Nobody would enjoy living here. Everything is made with the cheapest materials you could find, service is a joke, incompetent staff, and 0 maintenance. Also, their online responses to any complaints are something to laugh at. ''Please reach out to the office to discuss your review and work out any issues''. Let's be honest...everytime we tried reaching the office, we spent hours and days to finnaly reach a bunch of useless imbeciles and now, we should ''reach out to discuss our issues''. If there is anything I would enjoy in this world, would be to never hear about The Villas at Monarch Beach ever again. Being a J1, and being in contact with many J1's, I will make sure to let any future students that you would have had, to not even take this place into consideration. read more

We lived here for almost two years. The termites fall from the ceiling and you will find droppings everywhere, mold everywhere, laundry area is a rip off and burned most of our laundry, rats, cockroaches and you have no privacy. You can literally hear every neighbor. Even them going to the bathroom. I now have asthma (bc mold) and sleep with a breathing machine. My health and our son's health declined quickly living here. When we were moving out people stole boxes off our moving truck. My son is autistic and his things were all stolen so you can imagine how this affected him. If you just look around you can find much better apartments with AC and laundry in the area for the same price. read more

We just moved into Villas Of Monarch Beach. The experience has been fantastic. RW Selby always impresses us. The leasing manager, Shannon is a great pleasure to work with. The office staff of Meagan and Shirley are very professional. We went in there several times to get maps of the building and ask many questions after moving in. Meagan & Shirley were extremely helpful each time. They showed us everything in the community on the map, walked us in person, and told us about events, the Trolly, and other useful tips. They went out of their way to make sure that we were welcomed to the community! The location and amenities are also fantastic. Great pool, tennis court, gym, and clubhouse. Update 10/3: Despite leaving the unit in pristine condition at my move-out, the company and management has kept 100% of my security deposit and charged me an additional ridiculously large sum on top for bogus claims of the unit not being "clean". I do not recommend anyone live at this place. Do not be fooled by the close walk to the beach. living at this complex was a headache from the day I moved in - be it nasty neighbors, nasty management, or the nasty run down complex. Beware of the management team at this complex and this company, they swindle for every dime and penny. The manager Shannon, told us specifically that they do not clean or turn over these units and all turn over responsibilities and costs are put onto previous tenant. Update 9/27: be aware that if you move out of this complex you will not receive a penny back of your deposit. No matter how well you clean your unit. They charge you for every penny and the property manager Shannon has no interest in tenants or being fair in the move out process. Overall my experience at this complex as been subpar and lackluster. The leasing office and property management is uninterested and unresponsive. The few times I have called to have a question answered or get assistance, I have been met with apathy and indifference. They do not want to assist with repairs or rental issues - so don't bother asking. The units themselves - while in a great location - are so extremely outdated and neglected. The walls have layers of lumpy paint on them from years of just painting over. The few appliances provided barely work, are rusted and caked with years of dirt and dust. Skylights have cracks and openings - allowing for rain and bugs to enter the unit. The windows are so thin and have gaps between the wall, they might as well not be there. You hear every single sound or passerby as if they were in your living room. The bathrooms have mismatched tub and sink knobs. The floors are thin, slanted and creaky - making walking around very noisy. Tenants are running full time bike repair and cleaning businesses in the garages and are constantly blocking the roads with piles of junk. There is constantly trash on the sidewalks near the mailboxes and the dumps - because people just throw their food waste on the ground or on top of cans for bird and squirrels to grab and spread. Additionally, they are always doing extremely noisy landscaping or construction on the leasing office - which is weird because honestly the grounds are not good (patchy grass and weeds everywhere). The only saving grace for this complex was (2019/2020) the price (compared to everything else in the area), but now (2021) the management thinks they can charge the same prices as Marea apartments next door because people are desperate for housing in the aftermath of the pandemic. Honestly, when I first moved in I definitely got what I paid for (a cheap place near the beach), but I have had way better experiences at other complexes in the area (aliso viejo, laguna niguel) with way better amenities that outweigh just the beach being nearby. If you move here, just be aware that these places are old, beach funky units with the bare necessities and not luxurious and you will probably have issues if you do more than just sleep in your home. read more

Was impressed at the location and fair prices! However, this place seems extremely deceitful. Price one day was 2,480 went to apply and pay the application fee but it failed several times (was not my internet it wouldn't work at my place of work either). It was also off they push for you to send the holding fee before you even know if you're approved. That's not standard practice. You apply then upon approval they take the holding fee from the card you paid for the application. They told me they had a "new system" and there was some glitches. The following day the price for the unit I was applying for went from $2,480 to 2,611 and then magically the system would work now and they could collect my fees. Right. I obviously found somewhere else due to this and the horrific reviews on google. As of today, the price jumped back down to 2,480. I understand the location is great, but this complex is NOT. Look elsewhere, there are several beautiful and fair priced places in Aliso. read more

We've lived here for 8 years, and we really enjoy the Villas. The location and the community here at the Villas are great. Shannon, Dameon and Shirley are very friendly and helpful. We've met so many residents here and everyone is really nice. There's a bunch of us who get together at the clubhouse to play games/cards on a regular basis. For us, the community is key because it contributes to a positive quality of life. Access to the beach, trails and walking paths are fantastic. read more
