    The warranty was department was a nightmare. We went through 5 different people over three years…read more People kept quitting there job and each new warranty person was ruder than the last. They kept telling me it's only cosmetic. No matter what that was the answer. The last guy stood in my front yard yelling at me. When I told him I do not want to argue with you. If you you keep yelling I'll let you talk with my husband. He yelled at me Bring him out ,I have seen him, I am not scared of him. When he arrived at my home I left him with his assistant at my kitchen table with my phone recording. He told his assistant (she is old and old people think they deserve everything, we are giving her nothing. You hear me nothing.) the only think he had done was paint touch ups. I had 6 spots to paint. They sent a quy that could not speak English. So I showed him the 6 spots. He touched up two. He put wall paint on my baseboard and baseboard paint on the wall and left. They made me so mad I wish I never called warranty and just fixed everything myself.

As our street is filling up it's unfortunate that our neighbors are also having the same struggles and disappointment with the management of this very large financial investment, a home for their family. The lack of communication with our builder Darling homes is beyond disappointing. We've met with them and have asked for consistent and timely communication, yet it's still lacking. Many things are out of their control right now and we are understanding of that, but the one thing they can control is communication and they are failing. Months ago they placed a port-o-potty smack dab in front of our house. We didn't love it, but overlooked it. I mean it isn't exactly what we want to remember in our progress pictures of what should be an exciting time in our lives. Fast forward to Sunday when I returned home from a weekend trip. I was so excited to stop by the house to see our gorgeous bathtub that was installed while I was away. I realized there was a foul smell and was then greeted by a toilet FILLED with feces. This should be bad enough, but add the fact that we do not have water yet makes it even worse. This determined person walked past the port-o-potty in our front yard, with toilet paper in hand, to christen our new bathroom. Days later the feces is still sitting in the toilet and the response that we received from the supervisor, after we had to bring to his attention, was he should be able to get it cleaned by Friday. (almost 6 days later) I've lived through hurricanes and know the wonders that a bucket of water will do to flush a toilet. I was so grossed out that I didn't go to the house yesterday. Today I returned to the same disgusting bathroom scene, but I had the decency to at least put down the lid. This underwhelming customer experience is something no family should have to endure while building their new home. Prices are at an all time high and service at an all time low. The unnecessary delays due to mismanagement have not only cost precious time, but also money. As the project stalled the interest rates rose. The reason we share this is because if we would have know this last May when we signed the contract, we would have gone with another reputable builder.

    Mike and Loreena are fantastic…read more I would like to say I am sorry for posting this so late. But I am doing it because they truly are two of the nicest people i have ever met. My wife and I are moving to Texas next year and decided to purchase a house in the area and rent it for a year so we have a place to move to when we get there. I called multiple agents and got the standard, "heres a link for you with properties in your price range." nonsense. Every of the other agents wouldn't even narrow it down to the locations I asked. Instead they would only focus on the area they were in. Finally came upon the 316 website and contacted Loreena through Email. She replied quickly and had multiple questions for me regarding the area we wanted, price range, what we were looking for in a property. She set up a portal for us with really narrow search criteria and adjusted it when I had a change of price point. We set up a week that we would be traveling to town to look at properties and they set aside the time for us when we would be there. Put this into perspective. Mike and Loreena put a week of their business on hold for my wife and I, whom they have never met before in their lives, live 1700 miles away, and had only communicated with over the phone and email. Add to that we were not purchasing a very expensive property. They still made us a priority. When we saw a property, that we really liked, prior to us being in Texas, Loreena drove all the way out there and took a video with her phone and uploaded it for us. Their commitment to us was second to none. I have friends that are agents that would not do half as much work as they did for us. After we purchased the home, I went back to Texas to get some things fixed and Mike gave me a list of contractors they use to make the repairs. He loaned me a ladder, stayed in touch with me, and still drives by the property and lets me know how things look. I cannot say enough great things about these two individuals. Fantastic people who I would consider friends. Because acquaintances do not go this far out of their way for others. After move in we had some issues with the property that caused quite a bit of frustration, but these things were not something that Michael could have known about beforehand. As soon as he became aware of the issues he worked very hard to resolve them to our satisfaction. Michael is a true professional and it's easy to see he truly cares about his clients.
