    I am updating my review as I have just moved out of my fourth Robinson Realty-managed property and…read moreinto my fifth. Whenever I need to look for a property to rent, I exclusively look at their inventory. I had a bad experience in the past: property management companies told me I was first to apply, took my application fees, then went with someone else, so I lost that money. With Robinson, they have always been completely transparent, their website is easy to apply to, and the application fees are reasonable. I can be indecisive. Recently, I applied for one home, then at the last minute I asked to tour another, and I had no problem moving my application to the other property without paying or reapplying. The same applies if you do not get the first home you apply for because someone was in line before you; your application can be moved to another home in their inventory. My property manager for both recent properties is Terri, who is always prompt in responding to emails or calls. I always move out of my properties and leave them professionally cleaned, and I have never had a problem getting my full deposit back. Other companies, it feels like they try to find ways to keep some of your money; I have never had this issue. I have recommended people, and they also had great experiences. Once you are a tenant, their website makes it easy to pay rent electronically or submit maintenance requests. I stand by what I said in my last review: if you have trouble with maintenance requests, it might be the homeowner, not the management company. In the fourth home I rented, I learned quickly that the homeowner used a friend as the maintenance worker, who had a primary job, and I had to accommodate his schedule. When things needed replaced it was with used products or fixed just enough. When I had trouble with the AC, the vendor told me we had already told this owner he needed to replace his breaker box. It's not the AC; it may break down again due to that. In this fifth home, I noticed two issues after moving in, which were resolved within 24 hours of reporting. The men who came, you can tell maintenance was their primary job, and they had prompt availability. One vendor said the owner is out of the country, so let me call him to get authorization. The owner said, " Replace whatever is needed". I can tell this owner really cares for the condition of his home, and I will not have any maintenance delays. I've owned a property in my home state and used property management to rent it out. As an owner, you can use your preferred vendors or let the property management choose. For replacements, the owner also has a say in which replacements are chosen, and I could either choose an amount of money they could use for repairs without requiring permission or require your permission first before spending. The owner can affect your experience, which is somewhat beyond the control of any property you may choose to rent. I would recommend Robinson Realty if you are looking to rent a home. Their inventory ranges from low to high-end properties. Some of these bad reviews on here, I can tell by the property or street they named, were in the worst areas of town. Some rented from out of state and didn't see the property first. Living in Vegas for over 20 years, you know there may be great-looking property in photos, but the area may no longer be the best. Ask your leasing agent to show you the surrounding area, or use Google Street View.

    My family has submitted requests for maintenance for Michael Robinson's own personal home that he…read morerents out through his property management company. It is full of shoddy work, deadbolt for the garage door is installed backwards, hot and cold water in two bathrooms is installed backwards, the jacuzzi bathtub is missing a motor and can not be cleaned, back door has been broken for over two months, landscaping intentionally watered by lawn crew outside of water district's rules, drip lines with leaks, protection around fascia falling outside near landscaping, roof and foundation damage, and more! The kicker was that the back door has been broken for 2 months forcing me to sleep with a weapon for safety. The drip line is no longer broken only because after telling the owner of the landscaping business x2 that it was broken, I went and found a Spanish speaker to relay the issue to the crew that comes weekly. Myself or family have put things in the portal for maintenance but they never get fixed but marked "completed" with no follow up. You call, no answer or call back. You have to go in person or email someone personally to *maybe* get a response. Previous tenant lawyered up for all the same issues I have reported above. Michael the owner has not responded to texts or emails for a meeting, Terri the office manager is not resolving any issues in a timely manner and has not been able to set up a meeting, Sylvia over maintenance never closes the loop to make sure maintenance items are fixed or what is in process, maintenance man/ lawn crew owner Chris rarely fixes anything that he says even though he claims to be "a friend of the owner". If he keeps his own personal house this way that he rents for $6500 a month, I'd hate to see what he does to the people who rent for $800 a month. Definitely NOT worth the money and an unsafe property. Advice for any one dealing with this company: record every conversation, save every email and text message, take pictures of EVERYTHING.
