My previous review was removed, so here goes again. I applied for and paid an application, credit check fee ($59) for a unit in a condo building. I nor the rental agent ever hear one word back from Thornton and was left to assume that I didnt get the unit. It then dawns on me that as a victim of identity theft, I have alerts on my credit file that require that they call me any time I request to have my credit pulled. I was never called to authorize the credit pull, nor does it show up on my credit report as a hard inquiry. I do not believe that my credit was pulled.....it seems like they just took my money. I called the owner and he had every excuse for why no one called to give me an update and for why I am not due a refund for the fee. Don't bother with these crooks. They're unprofessional and will just take your money read more

I rented from Thornton Properties and strongly recommend that you do not make the same mistake. I've lived in Chicago for many years and this was the most unprofessional, untrustworthy and volatile landlord I have ever personally experienced. The tenancy ended when I terminated the lease due to material non-compliance with the Chicago Landlord Tenant Ordinance. The exterior and interior walls were not maintained and not watertight. Better have the pots and pans ready when it rained. Stagnant water backed up from the waste lines and remained stagnant in the dishwasher. The tenancy commenced with me being informed by the then Property Manager informing me he was busy and would provide a key later that night as my moving van and movers were sitting outside the entrance. I was taken back that it seemed perfectly reasonable that I wait outside with my belongings for 9+ hours until it was convenient for him to provide the keys. Once I got into the unit, I discovered the windows and storm windows were locked shut on a 90 day. I was informed it would be $200 fee to "open the windows". There were numerous unprofessional shenanigans during the tenancy. A common tactic deployed by Thornton Properties was to tack on exorbitant and entirely unjustified fines to the rent due statement for contrived off the wall offenses. I demanded proof and none was ever provided. My attorney suggested this may be considered harassment and that I would be wise to log each contact. My exterior windows were never washed during my entire tenancy. The sidewalks and rear alley were never shoveled during a snow event. The hallway had water damage from the leaky exterior walls and roof. Package delivery was an issue because only USPS carriers had an exterior key. To top it all off, the heat was the tenant responsibility so my total outlay was not too different than if I simply rented from the nicer, far better maintained building across the street. I have photos, emails and logs I would be happy to share with anyone on the fence about renting. Also note that all the negative experiences come from accounts with multiple reviews. The 5 star reviews all mostly come from accounts with 1 review. One reviewer (Alison H) is from an employee of Thornton Properties. That should support the untrustworthiness of this organization. read more

Positive: The real estate agent was friendly when showing my roommate and I the apartment. The building manager was very nice and understanding about the apartment malfunctions we had (e.g. chronic clogged piping, buzzer system that wasn't working properly for 2 years). Negative: However, upper management provided poor service when following through with their reassurance that our unit's problems would be fixed. Maintenance workers rarely came on time and even failed to show up on several occasions on days that they were scheduled to arrive. We had to repeatedly complain for problems to be fixed. For example, upon moving into our apartment, we were told that the buzzer system would be fixed soon; however, it wasn't until 2 years later (upon us moving out of the apartment) that the problem was addressed. Had it not been for the location, my roommate and I would have moved out after our first lease. Overall, this company promises a lot and achieves very little. If you want anything done, you have to be persistent in your requests. read more

Pos: At the time, my roommates and I needed a quick place. We met with Kevin Thornton himself to discuss living at 1312 S Wabash Ave. Kevin was very understanding and worked with us to get everything in order. Within two weeks we had our apartment, and for the first couple of months things were good. Neg: While Kevin may have done everything he could for us in signing the apartment, our building manager, Cathy, was utterly and completely useless. Not only was she late on the first day in showing us the empty apartment, she rarely returned phone calls, or seemed to do anything we asked her to in regards to problems with the apartment. We had chronic plumbing issues, problems with our electrical systems, and issues with our doors and locks that were never fixed. Upon move out we were charged an exorbitant amount of money for the "repairs" that were needed. On top of that, $300 was withheld from our security deposit that was paid prior to move in because of a pet fee. We're still fighting to have that returned. COLLEGE STUDENTS: DO NOT LIVE HERE. These old, dilapidated apartments appeal to young juniors and seniors in college looking for a year long stay. You will end up spending more money on living in these slums than you need. Recently moved to Chicago, and I was looking for a realtor who knew the South Loop area of Chicago (where I was looking to purchase a condo). I asked around and Kevin was recommended to me. This was my first time purchasing a home so I was very new to the process. Kevin was great and very patient with me as I kept calling/texting/sending emails. He was always very responsive and helpful. It took a couple of months, but we finally found a great place after making several offers on others. for 3 weeks kevin thorton told me I would get a apartment,IM a homeless disabled veteran and was hoping to get off the street with the help of a community organization....WOW what a lie this man was talking,I have never felt so discriminated against in my entire 48 years of life.the day before I was to move into the apartment I get a call from allison (property manager} to tell me I could not move in and that they have rented to another person WHAT ......I was floored,talk about a bunch of B.S.after struggling to await my move in date on the streets for three weeks, this is the shameless way THORTON PROPERTIES treats veterans.IF you are a veteran stay very clear of this man, he is a "DISGRACE" of a human being .WITH the help of the V.A. and H.U.D. reports will be filed.SHAME on you KEVIN THORTON......... read more
