The Good, the Bad and the Ugly…read more The Good We stayed here two nights. Maria is nice and helpful over the phone, (more about her son in the Bad and her Husband in The Ugly. The restrooms and showers were clean and adequate. Relatively low rates, but not low enough for what you get. The park is gated, (but you have to wonder why) We ran into other guests and they have been here several times and recommend and like it. The Bad Maria's son who checked us in didn't seem to know much about the park. He gave us the wrong codes for the bathrooms and even worse the wrong code for the gated entrance. Even though the park is gated, there are reports of guest autos being broken into at night. (read the reviews, which we didn't) The wireless internet is weak and useless, although our cell phone hot spot worked well. The back in sites are very tight. There is a major train switching yard immediately behind the park with train activity all night long and even worse the main street in front of the park hosts spontaneous drag racing all night long. This is a rough area nowhere near the French Quarter. The locals in this area are mostly trash. The majority of the tenants are long term. The Ugly At night you can hear multiple gunshots in the neighborhood. The owner's husband confronted me in an aggressive manner for parking in front of the bathrooms. He changed his attitude a little when I stood up and towered over him. We will not be back.

That seemed perfectly reasonable to us. Discounts offered for members of travel associations like AAA, and several others I don't remember. The owner is a friendly man named Curtis who several guests described as very helpful. He wasn't around when we pulled in, but there are envelopes and instructions on site. Basically you fill out your standard info, put the cash or check into the envelope and drop it through the hole in the door. Spaces are pick-your-own based, and make yourself at home. We loved it. It's located a little farther away from the French Quarter, in a neighborhood that is clearly a bit tired but we felt plenty safe, and our Lyft was well under $20 at all times of the day (only $15 for us), and it's quiet here. The spaces are basic slabs and a pedestal with 30 and 50 amp options. There is grass between the slabs, and a few shady trees about, but expect to be in the sun. I'm giving 5 stars because although it's a little tired and off the beaten path, it was clean, quiet, AFFORDABLE, and exactly what we needed. Plus, pretty much everything wrong can be fixed with a truckload of gravel (secure your loose stuff well). I don't know when we will be back, but we will come right back here when it happens. We have been to this campground previously with no issues, but this time one of the staff members -…read morewe were told his name may be Anthony - was extremely rude to us at the pool, almost ran over us by the gate while we waited for our Lyft ride as he sped through the park - and instead of apologizing to us he yelled at us as he sped off. Saturday mid-day after telling us to lower our music at pool - which wasn't loud - he proceeded to share a blunt with another guest and apparently didn't have a problem with their music. My daughter was in a waterview villa and her shower barely worked and was missing a remote. Her in-laws were in a floating villa - the boardwalk to their villa was so rickety and leaning that my mother in law refused to go to a family party there. The villas were dirty, needed pressure-washing, the decks were covered with dirt dobber nests, and there appeared to be mold in the bedroom. The pool was dirty, it needed vacuuming pretty badly. This wasnt our first trip but it will definitely be our last.

The water pressure most of the time was nonexistent. It would be strong then nothing. Really a problem when showing or washing clothes. The hot tub, which at this time of year is a must has been down indefinitely. The story is they are waiting on parts. There 1, count them 1 maintenance man. I spoke to him and he is doing doubles because " they can find anyone". Then close part of your park because that isn't cutting it. Had to ask for an umbrella at the pool. Pool water is freezing and without a hot tub makes lazy days off not enjoyable. Site was a super site costly much more money on inlet. The site bearly fits our 40' Tiffin and there is no room to walk around the sides. Also no room for awning to go out. The dog walk area is so dirty with poop, it smelled and wouldn't let my pet go in. Lastly they have a gate to make it a gated commmnity and being in a commercial area this is important. Well it's been since Tuesday that it's been broken and we were told it was being fixed Thursday. Still locked open. I reported all these issues to the front desk manager and I must had been the unteenth person because she smiled and gave us the "canned" responses. I most likely would not come here again unless I knew everything g was fixed. To top it off we are here during g Jazz fest and they charged a premium for what I term a non-functional park.

However: We got to New Orleans in the middle of a heat advisory. It was REALLY hot. We don't have A/C in our vehicle but are prepared to manage it...and we did. Lots of ice, fans, and we spent a lot of time during the day inside venues. The swimming pool at this place was HOT. Like, 95 degrees hot. I suppose, aside from actively cooling it, there's not much they can do about this, but I also know that N.O. is prone to being hot like this so I wouldn't expect the pool to be much of a perk. Having 24/7 ice machine was great. We definitely used that. There was a very nice australian couple at the spot next to us that we struck up a conversation with on our first night. They had a rental RV and the A/C was broken so they were struggling like we were and we had a good laugh about that. The next day, we came back and the gentleman came over and told me that the people that run the RV park had refused to let him put some water bottles in the freezer and that they had called the police on him so I shouldn't be alarmed if the police showed up. Sure enough the police came and the nice couple was trespassed off the property....because they had tried to put some water bottles in the freezer inside. They were not offered a refund. The officers were nice enough but....this seemed like a total dick move on the part of management. Everyone was VERY hot...like...flex a little, you know? You've also read other reviews so you know that they're right by the freeway. We knew this and were prepared. HOWEVER- there is also a SHRIMP PROCESSING PLANT on one side...right over the wall from our spot...and let me tell you, during a HEAT ADVISORY the last place you want to be is next to a SHRIMP PROCESSING PLANT. It smelled like low-tide and death. It was horrible. Also, the trucks began showing up at about 5:30 to load up on, presumably, shrimp. The workers were yelling at each other and revving their cars. We were woken by it most mornings. The place is for sale. There are signs up in every parking spot announcing that it's for sale. While the location is clean...they don't really seem to care much for the customers...like maybe they're already checked out? Another odd thing: the first morning that we were there (we got there Friday night so I'm talking Saturday morning) their grounds crew started mowing the lawn at 7am. Mowing and using the weed whacker right at our spot. There was no sleeping. They were literally mowing around our trailer. A foot away from my head. The next day, Sunday, after the nice australian couple had vacated their spot, there was a guy there weed-whacking that spot. Very early in the morning. So- we were woken early every morning by unneccesary noise and shrimpy fish stank. Short story: This place is super expensive. If we were in an RV we might have been happier, but...they are not going out of their way to help anyone in need, and in fact are making decisions that are not in the best interests of their guests. If you do something they don't like, for whaterver reason, they'll just boot your ass off the property and use NOPD to do it. I don't think I'd go back, but if you're looking for a spot close-ish to Bourbon Street and are in a sound-proof RV, it might not be so bad.

I have to say, from a customer service perspective I think I have seen it all at the campgrounds I've been too over the years. Some good and some not so good. But the owner of this place would have given me the shirt off his back if I asked for it. The man was so accommodating to my needs, my arrival and departure times, he even helped me back in. He was also very apologetic over the condition of the campground (which I agree is a bit rough around the edges) but was no where in the poor condition he had painted it in. The sites are a bit small, and the location to the hook-ups a bit awkward, but for "city camping" when our purpose was to use the place as a pit stop on our way across the country, and for a day trip into the French Quarter, you really couldn't ask for more. There is a bus stop within a short distance's walk that will drop you in the middle of everything and if you don't feel like cooking, there are plenty of food choices just over the bridge that neighbor's the campground. Truly no complains. I wish the owner the best as he cleans up the place and smooths out those rough edges.

This is not a park but an unkempt parking lot with mostly full time residents,including a homeless lady who live behind the bathroom. There is one bathroom and one shower and these are both filthy. There's no toilet paper,soap or hand towels. We spoke to the owner and he promised to bring us supplies and failed to do so. We still thought we could manage since we'd be spending most of our time in the city proper. This thought came to a grinding halt as the rip roaring Tokyo drift party started up next door at the daiquiri place. Kids doing burnouts and racing up and down the freeway ramp till 3am. We also lost any sense of safety when we went to pick up our Uber and we're being threatened by the local party attendees outside the gate. I spoke to the owner Craig/Greg about a refund as we are leaving after day one of a 3 day stay. He blamed it on the "that's the world these days"(direct quote) and hung up on me. This is less of a review and more of a warning to others to stay far away from this "park".

Our RV had to be repaired and it sat for four days and every day they would come and check on us. These are really good caring people . We will forever come to this KOA during the holidays so many improvements new laundromat nice patio furniture nice pool area big oak trees lots of shade a shuttle to downtown New Orleans. It just doesn't get any better than this. It is one block from the Mississippi with a nice bicycle trail that goes forever .
