We were hoping for something closer to actual decoration of the time not uncomfortable paintings and dolls. When leaving (we left early for a family emergency) I emailed (which is the fastest communication they said. Explaining we were leaving. No reply, sent another email, no reply. Then finally in the morning I wanted to confirm they got any of the emails, and finally one came back. Communication isn't the greatest. Also, the parking is horrible. If each room has a spot. There should be a sign that it is that's room parking spot. There is no signage and if you get there in the dark your screwed to even know it the right parking lot. I had high hopes for this B&B but it definitely fell short. If you're looking for a "spooky" place this may be it. It all seemed a bit fake to me. I did appreciate the 2 fake fireplaces we had in our room. It hit under 40 over our stay at night, these were great. If you have neck/back problem-bring your own pillows or whatever you need. The pillows reminded me of the deflating hospital pillows. Also, there's a shareable hot tub and we didn't know about it. Maybe because it was off season, things weren't running smoothly? Not sure.

Cabins 3 and 4 have kitchens with some pans and dishes and silverware, big fridges, stoves, and microwave, and kitchen sinks; cabin 1-2 (divided single building) has only small fridges. Also small dressers (3 drawers). Showers about 2x4 to 3x6 with seat in one corner. Sinks are in bedrooms, OUTside shower/toilet room. Log cabins, metal roofs, sturdy and clean. All electric. Landlords seemed accommodating to us, so if you need something special, you might ask. (We may've put extra children in our room). Ceiling fans. Two double beds per cabin, smaller and harder than ours at home. Beds were made when we arrived (NOT made daily). Toilet paper supplied, but not soap nor shampoo. (There's a motel in town if you need daily attentions.) A/C in cabin 2 worked as fan only (unit 30 years old, with 2 adults 4 children 1-7 in room; weather lows 50ish highs 70ish, September 23-25 A.D. 2011). Acorns hit roofs now and then. No Gideon Bibles. Cabins are several dozen feet apart, and it's dark at night (driveway unlit); bring flashlights. At least one light bulb outside a door did not work, and toilet seat (clean, comfy, cheap) needed securing. I think ATT cell phone worked, others did not. Hillside slopes 10-30 degrees or so. Trees widely spaced. Much more moss than undergrowth; easy to walk through (except for steepness.) Driveways workable--my sister got her big van with camping trailer up--but one narrow lane up the hillside. Cabins pretty much by themselves; no intrusive neighbors. (Hunting season? We heard a few gunshots across the valley midafternoon.) There's a grassy field with a few degrees slope, big enough for a children's' baseball game. Small earthen dam, pond was maybe 10 feet wide and 2 feet deep (if that) when we were there (family reunion Sept 23-25; might reach 30x4 with a lot of rain?); Frogs. Two old (A.D. 1920s?) graves near dam. The website invites campfires, and there's a space below the cabins where we had one. Grocery store (not huge, but has all the usual) is about 1 1/2 mile south of cabins (from cabins go left, south, on US-220, grocery is left behind Fox's Pizza); also Laundromat, restaurants, Dollar store, etc. (Small town; 45 minutes to Wal-mart.) Grocery is open 8am-8pm, Sundays 10-6. (Small town; shuts down at night.) Three stars out of five; it is what it is. Worked for us--family gathering with scrambled planning. GETTING THERE About a mile north on US-220 from where US-33 goes off west, mostly downhill, after 4 smallish houses in a row on the right is a big wood sign marking Hickory Hill Cabins on right. The driveway is called "Lincoln Lane," with a small green street sign. If coming in from Virginia, buy gas in Virginia, save 25 cents/gallon or so. (Remember, this review is based on a September '11 visit, so everything is subject to change.) US 33 from Harrisonburg VA to Franklin WVa is curvy and steep (rises to 3450 feet above sea level). My sister's van with trailer made heavy weather of the hill. (Might use US 220 north through Petersburg?--hills but less mountain?) WVa has passing lanes here and there on the hill; VA has short gravel pull-offs. Hiking parking lot at top of ridge. Watch out for bridge construction at foot of Wva side (as of Sept 25 '11), and speed traps on VA side (straight, downhill, and only 55, man?) Our Three-Day Visit was a Trip to Heaven!…read more We visited Springfield, PA, for a family wedding at Ski Liberty. Staying at VictoriAnn Cottage with Ann Burrows was a perfect experience. She took care of us as if we were members of her own family. Ann has thought of every possible thing to make our stay an absolute delight. Our beds were comfy and everything we could ever need was right at our fingertips. Ann's breakfasts were delicious and wholesome, and our surroundings were pretty and enjoyable. On the last morning of our visit, I became seriously ill. As she had said we could, we woke Ann at 3 am and she accompanied us through the night to Gettysburg Hospital, where she had been a nurse. She stayed in the ER room with us until the doctors pronounced me well enough to return home - and Ann's home had definitely become ours. Ann is a very special human being who, as she said, "Just loves life!" She lives to serve and she took care of me as if I were my dearest relative. We plan a Christmastime visit to Ann in late December because it will be like going home for the Holidays. She decorates her Victorian-themed home with NINE Christmas trees! We should have been notified prior to our arrival, and I would have made other arrangements. The reason we select a bed and breakfast is for the breakfast. My guess is the kitchen is not up to code, and they are not allowed to serve food. The place is filthy, and the host is very unorganized. When we arrived the host took us to our room (no locks on the doors) and showed us our bathroom which was a separate room (we had to leave our room to use the bathroom). The bathroom light was not working and not enough towels. The host told us they would fix the light and then she went to another room and grabbed towels for us. The first time I took a shower I found a dirty hand towel hanging on the shower knob. So, I'm sure the bathroom was not properly cleaned. There was one dresser in our room, and all the drawers were full of personal junk, there was no place to put our clothes other than a hanger that was hanging on the wall. A microwave that didn't work and a small fridge that had ice build-up and needed cleaned were in our room. The downstairs was worse, looked like it hadn't been cleaned since the mansion was built, so bad that we would not sit in the living room or spend any time in the lower level. The day we left we walked around the property, and the place is overgrown with weeds. And on top of all this the host has accused us of stealing two of the nasty towels and breaking a defective window blind that was in our room. I guess they need the extra money to fix this place. We were very disappointed and do not recommend this place.

My husband and I always feel so welcomed here. Kelly is incredibly kind, accommodating, and inviting. Breakfast is excellent every morning, and they provide a daily charcuterie board to snack on, which is such a nice, thoughtful touch. We also loved that they have a fully stocked, self service coffee bar available anytime, featuring a great variety of coffees, espressos, teas, and even hot chocolate to suit whatever mood you are in. If you are looking for a place to unwind and relax, this is it. The staff is so friendly, and having spa services available right on site makes it even better. Plus, it is in a great location, just a short, easy drive into Middletown to grab lunch or dinner. This is the perfect place to truly unwind and recharge. They have the most beautiful treatment room and most comfortable massage table I've even been on. The little touches are what put it over the top- the prepared charcuterie in the mini fridge- our preferred beverages stocked, rose petals on the bed, it was all very thoughtful and beautiful. You can tell Kelly takes a lot of pride in the integrity of the historic home and of her business. Ashley was wonderful too, they were excellent hostesses but did not hover and it felt very quiet and secluded- exactly what I needed! It was beautiful and very comfortable, with a separate sitting room and exclusive access to a deck. After a great night's sleep in our quiet and very comfortable room.
