I really enjoyed here. They were bit strict about 08:30 AM breakfast serving time, whereas most hotels will stop serving breakfast till 10:30AM.The lady was helping in the kitchen the guy was making or heating up the breakfast. They used all blue China which I thought was really a sweet Royal touch to the whole trip. Very very Historical feeling in our stay. They know what they are doing. I like that they only have few rooms and it's very personal touch and serving family table for breakfast. It's a beautiful, very very well kept Inn on York and Stratton. Very predominantly white population town, I saw very few non white people. It's all good. Just thought will make you aware. I have thought over and over about this place and revisited some areas of my memory. Since the whole house is full of antiques, with beds, chairs, decorative fire place, couches etc, it might NOT be a very suitable place for families with two or more kids. I almost got yelled at because my 2 year old decided to stand on the table, and the care taker came running to me, to make the baby stop. But it was not a heated situation at all, and completely understable. As the place is a museum hotel of its own kind. I would look for more modern and accepting of more races kind of place, if I decide to return to this town. But be aware hotel options are kind of limited. read more

My husband and I had our very small intimate wedding here. It was beautifully decorated for christmas and the staff were wonderful. They provided chairs for the ceremony and gave us choice of which main floor room we wanted to have it in. My husband is handicapped and they made sure that we had what we needed. The handicap suite was perfect for us. It has a large bathroom with a walk in shower. I had plenty of room in the room's sitting room to hang my wedding dress and change into it. The breakfast that they serve is delicious and very filling. It is a relaxed atmosphere and the staff are wonderful. We look forward to spending our anniversaries there. read more

Disappointing! My wife and I originally made a three night reservation; but we decided to stay only one night due to multiple factors as follows: 1) cannot control air conditioning from suite - its locked and governed by management making it VERY difficult to sleep and even relax in the room; 2) no coffee maker in room as was expected by my reading of the suite amenities; D3) the stairs to the suite were extremely uneven making it difficult to maneuver; 4) the king bed was EXTREMELY uncomfortable making a good night's sleep almost impossible; 5) cost to value ratio for suite did not make sense as we were very disappointed in the suite; 6) TV in parlor did not work during our stay despite numerous attempts to resolve issue; 7) minimal hot water for showers; 8) apparently on semi-truck route as they passed continuously day and night making sleep and overall relaxation impossible. This is an awesome B&B. It's a lot more spacious than we thought. Beautiful rooms downstairs, certainly a step back in time and superbly maintained. The room was very nice and clean. The flowers for My wife were superb and the staff were all wonderful, friendly and very helpful. The most important part for us in any accommodation...the mattress. They have wonderful mattresses and have spend the money to have them. We slept like babies. The breakfasts were very good and it's served in their roomy and ornate dinning room. So much better than expected! I'm not a huge fan of B&Bs. I prefer anonymity and quiet seclusion. That being said, I had such a nice time at the Swope. We got there toward dinner time, the recently had issues with the dinner chef so the inn was not an option. There are quite a few nice places to eat so I wasn't upset by this at all. The woman greeting us was so so very nice. She was giving another couple the 'tour', so we wandered around the downstairs for a bit. It's a beautiful historic home and a lot of good size rooms to explore. When it was our turn we were offered a cold beverage of our choice (wine for me of course) and given the rundown of the place. Staff leaves for the night and we were on our own, which was perfectly fine with us. Breakfast the next morning was amazing. We got to sit - 6 feet apart - from another couple and struck up a great conversation. There is also a nice back patio with a fire pit and plenty of seating. We had spoken to the couple the night before so it was nice to see a familiar face. As we spend our weekend speaking to more guests, it was apparent that most people were return visitors. They had missed their trip to the Swope in 2020 due to covid but now being able to get out, we're happy to be back. Wonderful staff, nice rooms, comfortable beds, amazing food and drink. Perhaps all previous positive reviewers had hot water. Our room had none...as in none. Came in late so no staff on site. Did not respond to phone call. The reviews of "courteous staff" must have referenced other staff. So there was no shower or shave...next morning the same. When we reported the cold water, response was completely disinterested. The facility is a lovely building, but located at the intersection of semi truck route...all night long right outside the window. Even with earplugs it was impossible to sleep well. My boyfriend and I have been to Gettysburg several times before, but have always stayed at the Gettysburg hotel. The hotel was booked the weekend we wanted, so I did some research and we landed at The Swope Manor. We enjoyed a lovely weekend at the Swope Manor the first weekend in December. As the previous reviews indicate the owners and staff are very friendly and accommodating. This was the weekend of the Christmas festival and there were lots of activities all around town throughout the weekend. The Swope Manor was beautifully decorated for the holiday. The owners and their children, dressed in period attire, hosted a reception Saturday evening. The Inn itself is very well maintained. All of the rooms show an eye for detail and are appropriately decorated. There are two parlors and a study for casual sitting. We enjoyed learning the history of the building and the renovation from the owner, John. We enjoyed ourselves so much, we made reservations for 2019 prior to leaving. We are truly looking forward to a Christmas tradition that includes a weekend at The Swope Manor. The best way to enjoy your stay is to set your expectations prior to arrival. There is a very clear focus on customer service and a personal touch. This is not something you will ever see in a larger hotel setting. Even though I made the reservations in August for December and I received an initial confirmation, a reminder email or confirmation was not received. Arrival - If you don't plan to arrive prior to 7pm, someone will contact you to make arrangements for self check in. - While the address is listed on York Street, the actual check-in entry is on Stratton St. All of the directions on the website indicate this, but it was lost on me. So we had a lovely walking tour from the parking garage to the check-in door. Breakfast - There are two seatings for breakfast (8am - 915am). If you prefer the later seating, you should make those arrangements at the time of your reservations. - The breakfast is almost continental, except that it is plated and served. On both days, the first course was a muffin (southern pecan (Sat)| blueberry (Sun)) and a fruit bowl. The main entrée on Saturday was a blueberry cream French toast casserole with sausage links on the side. Sunday's entrée was an eggs Benedict casserole style. If you are a meat and potatoes, biscuits and gravy kind of person you may want to make alternate arrangements for breakfast. We did find the time at breakfast was a very nice time to enjoy coffee and meet the other guests. Room - We were in the Northern Spy Chamber. This is indeed a very small room with a queen sized bed. The bathroom is super small with no sink space. The bed only had two pillows. We couldn't get the fireplace to work, but it wasn't needed so we didn't pursue it further. There are blinds on the windows, but no curtains, so when the sun comes up the room becomes quite bright. - There was some street noise. I always carry a sound machine for travel, so it wasn't as disruptive. read more

Absolutely loved the charm and history of the place friendly staff They let us use the fridge in the kitchen to put drinks to get cold and save our leftovers. They have an ice maker and filtered water to keep us hydrated. Coffee and tea and even treats available 24/7. I forgot to get a picture of the "main course" for breakfast but it was a blueberry French toast type of entree with sausage. Loved the fresh fruit and blueberry muffin to start, along with coffee/tea and OJ. Bed was comfortable. It was a warm weekend but our room was nice and cool. Bath and shower had hot water. All staff very nice and helpful. Can use all common areas of the house whenever you want. Parking was in a covered garage behind the Inn and only cost $12/24 hours. Plenty of road noise but totally to be expected when choosing to stay on York St. Walked to all the shops and restaurants in downtown and historic district. Close enough to walk to Cemetery Hill, Culps Hill, etc including site of Gettysburg Address so didn't need to worry about traffic and parking. Couldn't hear anyone in any other rooms although at breakfast we saw people. Most definitely recommend, well worth the $$ and time. read more

The accommodations are five star and gives you a sense of how life was during the civil war era. There is a lovely library and multiple seating areas to relax in. A great place to stay in Gettysburg! 13 rooms with beds that are super comfortable. Each room has a history and all are designed with such beautiful, civil war era decor. And each room has it's own modern bathroom! The breakfast part of the "B&B" included fresh fruit, juice, muffins, scrambled eggs, breakfast potatoes, and other specialties - all fantastic! Easy walking distance to the town square, with many shops and restaurants. Convenient downtown over night parking in the city owned garage located directly behind the Swope Manor. This is the place to settle in when doing Gettysburg tours of the battlefield and other historical sites. It was our 4th time staying there for Christmas time activities and we can't wait to get back! read more

The Swope Manor is terrific! It has many different rooms to choose from, each with a different personality. Should you need a quiet day or experience rain/snow, it has several parlors/drawing rooms in which you can relax. A delicious breakfast is served each morning too. The site is well-located for easy walking to Gettysburg shops and restaurants, and a quick drive to the National Park. There is no on-site parking, but a city garage with easy in/out access is located a block away. The staff is quite helpful, with Meg, especially, being a wonderful hostess. I highly recommend this bed-and-breakfast. It is a beautifully decorated 18 century Victorian home. The rooms are large comfortable and suites are available too. They have a great outdoor area with a large deck and tables for outside dining or relaxing at night. Your breakfast is Always delicious and I have asked for several recipes which they are always happy to give you. In December they added a chef that will prepare your dinner. The dinners are also delicious and we enjoyed them very much. We visit Gettysburg at least once a year and will always stay at the Swope manner. Carl created a menu that was absolutely delicious, the accommodations were beautiful and comfortable, and we were welcomed the second we stepped foot in the building. If you want a place that will treat you like family and is local to the historical events, you can't go wrong with Swope Manor. Do yourself a favor and book a room here and don't forget to eat dinner. Carl made food that we will never forget! You won't regret staying here! Had an extraordinary stay here for our 25th wedding anniversary. We stayed in the Gettysburg suite and it was exceptional. We ordered a fruit and cheese platter with crackers for in our room and enjoyed it with our complimentary glass of wine. We can't say enough about how friendly and accommodating everyone there is. I am not a huge breakfast eater but I cleaned my plates. The fruit was fresh and tasty. A delicious blueberry muffin with juice and coffee and French toast and sausage links. They do ask you when you check in if there is anything that you can't or won't eat. So happy that we stayed here. read more

WHAT A PLACE! This was my first time at a B&B and I think I've been spoiled with how good the service is! The price of the rooms are comparable to the main stream hotels in the area, even less expensive in most cases. The building itself is from the civil war and even bedded recovering soldiers because the owner was a doctor! The beds are super comfortable, the rooms are all decorated in such beautiful decor, and our room had a huge jacuzzi tub with lots of calming jets! The house itself is pristine! Lots of rooms to explore, including an extensive library of cool books, including civil war books if you're in to it. There's games, tv's, and other activities to do if you're bored. There's lots of coffee, tea, and fresh baked goods constantly in the kitchen for you to enjoy all day and night. The service can't be beat, the staff is wonderful and knows so much! The breakfast was delicious if you base your stay off of it. I WILL be coming back again when it's warmer! read more

Last month I had to cancel the reservation I had for an end of August 2020 stay! when my sister who lives in Australia was unable to come because of Covid travel restrictions. I am well within the time frame of our 'contract.' After several attempts to communicate with the owners by phone and email for my refund I have yet to hear anything concerning my refund. Don't reserve unless you are POSITIVE you'll be able to make your trip. They claim on their site they are open for business and doing well.... read more

On a recent trip to Gettysburg, we had the pleasure of spending three nights at the Swope Manor Bed & Breakfast. The Manor is exquisite! The public rooms are charming, the room we stayed in, the Colonel Chamberlain Suite, was beautifully outfitted. The king sized bed was very comfortable, the bathroom fully stocked with toiletries. Breakfast was plentiful and very yummy. On top of all this, the staff was extremely welcoming and helpful.
