    Warning to Property Owners: do not list your property with RNB Elk Grove. They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.

They had all the resources ready to make a home SALE! I first called LuAnn because had I seen really great yelp reviews about her and her team. When I called, we went straight into getting an appointment set up for a walk-through of the house in a timely manner. This process of getting the house on the market was made really easy because LuAnn and her team are extremely organized with their work and their time. They were very respectful of our time as well. The house was inherited, and we thought that it was going to be really hard because of how the shares were set up. LuAnn and her team were very reassuring that they have seen multiple cases like ours and they have helped their clients be successful in the end. Everyone apart of her team made selling the house such a relief for us. We honestly feel like we didn't have to do too much because of how helpful they were during the whole process. Once we went over the initial steps to sell our house everything went by accordingly and pretty quick, and LuAnn and her team had all the resources that we needed. The assigned escrow officer…read moredidn't read anything sent to her and was less than candid when confronted about her lack of communication and response. She then emailed the parties that Placer Title couldn't open escrow because "the volume right now is preventing me to spend the additional time for this order." Beyond reflecting an attitude more than a stone's throw short of professionalism, the escrow officer's response is entertaining for a couple of reasons. First, actually reading documents is apparently "additional time" and going above and beyond for the escrow officer- she clearly had not read anything in the two weeks that the agents and I had been sending her information. Second, the escrow officer sent her email after we had decided to open escrow at another company (specifically based upon her conduct and attitude), the new escrow had been opened and sale documents exchanged. I have used other offices of PTC and have nothing but good things to say about their level of service. I would not recommend PTC's Fair Oaks office under any circumstance based upon my experience.

According to Elena the reason behind this was because she planned an extensive remodel of all the units. She said that she was moving in to my apartment and her son would be living in one of the units as well. It's been about 7 months since we were all kicked out. The apartment building now is a huge eyesore. It is empty and abandoned looking. How nice of Elena to purchase this property in Grass Valley kick out for families and then let the property deteriorate. I would never do business with a person who conducts themselves the way that Elena does. She appears to be a heartless person who operates as if the law does not apply to her. No I would not feel comfortable ever having any business dealings with a person like Elena Larson.

I can't quite put my finger on it but something is off in a seedy sort of way... Avoid ELF Group (which is just Elena as far as I can tell) like the plague. One thing that seems weird to me is the fact that she has clients in the first place. Dealing with her is really unpleasant and house buying/selling is already stressful enough without people like her. Edit: Just look at how over the course of a couple days, ELF group got a host of positive reviews by people with no friends and only one or two reviews under their belt. All this does is bolster my argument that they are shady. I also have come to find out that she's a slumlord to boot. Rundown houses full of druggies that she rents out in North Oak Park.

    My uncle Rod Bouvia, an agent of Lyon, is the reason we went here. It was a huge mistake. Our first…read moreconsideration he wanted us to complete an offer on a home we liked, because of the school district for our kid. When we found out the home was incorrectly listed online and not part of the desired district he wanted us to continue on in the hope we get in from the wait list, 3 years from now. The next home was listed at 40k above our acceptable limit. When we submitted our offer at a lower amount the seller counter was only 5k less than asking. Rod's response was to consider moving fwd but never helped us to make a counter despite knowing our max limit. Our final choice was met with all kinds of issues. The highlights involved going AWOL on our communications for 2 weeks after our offer was accepted. Not to mention we did our own counter negotiation because he suggested we dont do a home inspection and accept as-is. When the inspection time came he failed to get the inspector access and rescheduled it for 4 days later without telling us, just a few days before our acceptance deadline. By the time we recieved our inspection results we had less than 24 hours to review and accept the home, Fyi, we were out of state on vacation. Due to the lack of communication we never received enough time to follow through with additional inspections, nor advised we could request extensions. Needless to say the concerns in the inspection turned out to be large issues, like plumbing. I believe we uncovered several thousand dollars worth of issues after the fact that should have been negotiated, should we had a proper agent. To sum up, Rod's concern was his own money, as all he ever did was want us to close. He couldnt even use his own office software properly causing DOZENS of revisions. He even backed out of the deal we made, before seeing any houses, to return some of his closing funds. He lied about not agreeing to it and he was shown several emails indicating he greed. His response was to lie about a made up phone call saying my wife decided to give back the funds just days before our closing. Rod also reached out to our lendor during the closing process and made a lengthy defamatory statement about my wife. Luckily it was shared with us. It's as if Rod was trying to sabotage our loan because we didnt use his guy, who was much higher in points. Rod's boss, Gary Bradley, response was a course of several weeks worth of meetings with Rod pleading to return the money he agreed to. His boss also acknowledged several grave errors and issues with performance. However, since the closing occurred and he received his share, Lyon claims they could no longer enforce anything, other than ask he return the agreed funds. Gary has given me the impression only suing Lyon will get me what we deserve back.
