I purchased by home in November 2024. This home was covered by a 1-year warranty. The grout in my shower cracked several months ago, and is now moldy. I hired a contractor to fix it, and they informed me that the builder never sealed it properly, which is why this damage occurred. I am currently buying a property from the Toll Crooks and they have not finished my property due to construction. They just dropped the price of the same home I am buying $50K and will not adjust my price down to match it. Now I am stuck buying a home that is $50K less than the market value. They refused to make the correction on my price. I dont want anyone to be in my situation, dont buy from Toll crooks that dont care about the customer and now my sales guy is no longer at this location in Morgan Hill called Manzanita Park. In the first few years a heating element on the furnace was broken, water poured through the ceiling supposedly due to and issue with one of the toilet's wax ring because of the house shifting. The water heater just failed after 3.5 years. A neighbor in the same set of townhouses also had their water heater fail recently. read more

While we were initially excited about moving into our new home, we have been increasingly disappointed by the number of issues that have come to light since closing, in 2024. These issues reflect poorly on the quality and attention to detail expected from your reputable construction company. Below are some of the key concerns we faced 1. Mold detected in Attic and Crawl Space during independent home inspection 2. Window frame in primary bathroom separating from the Wall 3. Missing Insulation in key places - issue identified when home owner could feel draft coming from the speaker holes and bath tub gaps in basement. 4. Appliances stopped working within 1 year resulting in multiple calls made to the appliance customer care and out of pocket expenses, DIY fixes etc. 5. Moisture detected at multiple places of the home eg ceiling, attic, crawl space 6. Poorly painted exterior & interior surfaces, cracks across the whole house trims /baseboard. 7. Sewer joint where two pipes connect appears to be separating, or was improperly installed (video shared) 8. Not only was the team that they assigned to our new home attentive responsive communicated with us on a weekly basis was scheduled Monday phone calls. We knew exactly what was going on with the construction pretty much on a daily basis, the quality of their work is unparalleled. Although there were a number of items on a punchlist closing, they resolved every item on the list. All I have to say is these people are the rudest in the industry. I have built with many in Atlanta, Pulte, John Weiland and David Weekly. I walked in a house to look at fixtures etc. the project manager yelled , literally yelled at me to get out of the house, no one e should be in a house during the day. I felt threatened, like, should I call the cops. Bizarre behavior when we are their customers. Guess they don't want to sell homes. Sewer line broken in construction but not discovered till 2 months after move in. Had to vacate home for 2 weeks for them to fix it. HVAC system had to be completely rewired because it was shorting out and I wasn't getting heat to 2 floors of my 3 floor townhouse. Oven broken - 3 appointments to repair. Problems with 3 other kitchen appliances. They also rolled a crane through my property after I moved and destroyed some of my landscaping. Wrote this to the residents in my development Wondering if anyone has been experiencing now or in the past symptoms like breathing problems, skin irritation, sore throat or allergy like symptoms, eczema I am asking because in October 2019 I developed a severe case of eczema. I never had eczema or even allergies. It lasted until I took a trip to Florida in March. It has disappeared with the exception of a spot on my neck. I also had a gland that was popping out the side neck. My husband was having trouble catching his breath. He was taking deep breaths to get sufficient air. So odd that this all dissipated when we were out of the house. We came back a month later in April and since the weather was beautiful the windows were open and the sliding door was opened throughout the day so fresh air flowed through the house. But there was a pungent smell. Fast forward to now. We spent the summer in Florida and just returned. My son has been living here so the house wasn't empty but he isn't one to open windows. When we walked in we were hit with a wave of an extremely pungent smell. We both looked at each other and were like "what is that smell". Inevitably my throat starting feeling a burning sensation And I have symptoms like I have a cold again I now have the windows open to let a a stream of fresh air in I have smelled this before when out for the day but it was a faint smell. When you live with it you get used to it. My husband would say oh that's the wood floors smell. but it's pungent smell not a wood scent at all I've done research and came across this article. We were so excited to build our home in Arizona with Toll Brothers. All the layouts were so beautiful and the neighborhood feels high end but the customer service all along the way has been terrible. We were not allowed upgrades that friends who bought in the neighborhood later got for free. The options we chose were ignored several times during the construction of the home but we rolled with it. Since closing none of the items noted in our final walk through have been fixed. We have not had any of the follow up warranty walk throughs we were promised at 30 days, 60 days, 90 days or six months. Most recently our oven broke and the tech couldn't even fix it because it was not installed properly. I had to wait an extra two weeks for Toll to send someone out to uninstall it and in that process they shattered the front window. So now I have a shattered oven sitting on the floor of my kitchen and the trade that was supposed to come back today and put it back into place has no-showed. I watched the repairman shock himself on the back of the oven yesterday and the front is being held together by painters tape but Toll is too busy to get someone out to fix it and can't even give me a possible window of time I need to be home to let someone in. Please know if you build with Toll you can count the warranty as useless! read more

The Biggest complaint i have got is " NO CUSTOMER SERVICE" at all.....absolutely NIL.....Walmart provides 1000 times better service when you buy just a $1 item, so just imagine the service i should get when i pay 1.7million ...I am waiting for the warranty services that they promise for the first 1 year since months now..no phone calls..no email responses....no contact at all...people have run away since community is all sold out now.....absolutely disgusting ........crap company.... read more

Regarding Toll Brothers at Avella - they are less than helpful and use materials that are hard to replace and expensive to replace but that easily break. It seems that if you used a quality product, it would not break, but they also don't stand behind fixing any of those things since the warranty is up right as everything breaks down. Just had an escalation call with Toll Brother, N.Ca Sales VP Joyce Lee. Unfortunately, she has certainly been promoted to a position beyond her capacity. She would not honor the $10k credit that was confirmed with her Sales rep before we entered contract. Joyce explained it was an internal "mistake" on TB's end, but she expects customers to bear the cost of their mistakes. Very disappointed at our dealing with Toll Brothers, specifically with Joyce Lee. She backtracks on commitment, cares ZERO about customer satisfaction. Toll Brothers is selling $1MM homes and after your deposit, they tell you that lights arent included. After you buy lights, they tell you light switches aren't included. When you go to the design center, you can choose the two types of tile floor or pay 4x more to upgrade. I had to spend $13K just to add lights to my house. Then they changed my basement to a side entry and when I replied that I don't agree and won't sign the 7th change, they refunded my deposit. The contract you sign pretty much allows them to cancel on you for any reason they feel necessary. Purchased a condominium home in a Toll development in Massachucetts(Regency at Glen Ellen in Millis). So many problems. A/C barely worked on second floor but after every song and dance in the book they refused to resolve the problem. Did a few things like moving the furnace over 8 feet, wider duct work and "balanced system" but never addressed main problem of undersized unit. Today it is set at 70 and temperature is 78. Only 79 degrees outside. When first moved in they forgot to put any heating ducts in the two first floor bathrooms. After months of waiting finally did a very poor job so that the master bathroom still always cold in the winter. The list goes on and on. My advise -stay away from Toll-only in it for the profit. We were sold a house by Toll Brothers with a $100,000 lot premium and were told no homes would be built directly behind us/share a wall with us. There is also no house behind us in all site/lot maps and in all marketing/advertising materials. Houses are now being built directly behind us, sharing our wall in the new Sequoia community. They will tell you anything to sell a home. We could have saved hundreds of thousands buy buying in earlier phases but held out to have no one behind our house. Buying from Toll Brothers was a colossal mistake. My roof is leaking and there is about $20,000 worth of damage including drywall, wallpaper, painting, texturizing and ceiling patches. I wish I could add a video of my leaking ceiling and all the damage that Toll Brothers does not care about at all. They said, "This letter is to simply confirm that Roof Check found no issues with the installation the roof. Toll Brothers will be unable to provide any warranty coverage on the requested items." I have extensive damage to my brand new home, that I moved into five months ago. When I try and communicate with them, they do not respond, and when they finally do, it is to tell me that it is not their problem. Although the home is beautiful aesthetically, it is not soundly built and does not protect against the elements. We are having a home built and were told 12-13 months. After seeing other reviews I am not very optimistic. Dealing with the electrical contractors was not pleasant. He is not at all helpful and very unresponsive. The choices are not very appealing and there is no showroom to see options. We went to several model homes in several locations and many tell us those lighting are not available. We went to the design center and were told that the lighting there was no longer available. I hope the process gets less aggravating. We also observed some of the subcontractors and they were not anyone that I would hire. read more

We purchased a new home from Toll Brothers for nearly 1 million dollars. After two years of written, verbal, and onsite communications with Toll Brothers representatives about the failed deck paint, peeling paint, project they continue to ignore our communications even after providing a written statement that they would repaint and correct the horrible, peeling paint job on our deck. Last week, Toll Brothers sent their premier vendor out to paint "only" three (3) new boards that were replaced over a year ago by Toll Brothers, while leaving the remainder of the deck in a horrible condition. Why is it that Toll Brothers cannot simply address and finish a new home project that they are contractually responsible for? Why not be a company with high standards? We have endured two years of back-and-forth games. Over the past two years they sent out representatives to try and match the stain (they said they were unaware of the type and color stain) and then asked us if we knew the color of the stain. Then we were told the weather was too cold and they could not do it and would put it off until the weather got warmer. They then said we are out of warranty and beyond the one (1) year warranty because they couldn't schedule properly and fulfill their commitment. Now, a week ago, they are able to send the same vendor to paint only three (3) boards. How shady is this from a premier builder? In his defense (Jason, the Toll Brothers representative) stepped in almost two (2) years ago and actually got the majority of the warranty items completed. Just not sure why Toll Brothers is unwilling to complete this final portion of the punch list that they were aware was not done properly by their vendor. We had an incredibly unpleasant experience with Toll Brothers in California. We entered into a contract with them for 370 Aleso in August 2021, and they told us the estimated completion time would be 12 months. However, after waiting one year, we received an email telling us that construction may be delayed another 6 months. This has been the worst experience we have ever had - sales manager (Kristi ****) are unprofessional and dismissive of our concerns; she did not take our issues seriously and was unwilling to help find a resolution. Although overall we are pleased with our house, the Toll Brothers run Home Owners Association does not take any homeowner issues into consideration. Our townhouse neighborhood uses black aluminum fences/railings in all common areas. This provides a very clean open look. After closing, and without homeowner permission, Toll Brothers installed 8 foot privacy panels on the property lines between the townhouses. These partitions were never mentioned in any contract between builder and owner. Our townhouses are the only ones in the neighborhood with back yards capable of being fenced in. As a group, all seven homeowners petitioned Toll Brothers HOA to remove the vinyl panel(at our expense), and install backyard fenced identical with the black aluminum used throughout the community. Both the Architecture Review Committee (Toll Brothers) and the Executive Committee (Toll Brothers) denied our applications because the fence did not match the panel they installed. Our black aluminum fence would fit in perfectly with the neighborhood. The solid vinyl fences in our tiny back yards will be an ugly eyesore. read more

We bought a Toll Brother's home in Kirkland. They do a really good job in their model homes and when you buy one to be built, they do a really REALLY sloppy job. We have crooked grout lines, messy grout splotches here and there, defective floor planks, etc. When we pointed those things out during the walk through, we were told that those things were "within the acceptable parameters." They had an issue with the grout used and they knew it at the time. We wanted them to redo it and they refused. A year later, it's all flaking off in giant chunks and we have to pay to redo it ourselves. Someone left a nail in our roof and it started majorly leaking after we moved in and it started raining. They did come back to fix that, thank god. They installed a faulty microwave - the door doesn't align and it always thinks the door is open. When we pointed that out during the walk through they said it was our problem to take up with the manufacture and they wouldn't replace it. Our hood was installed incorrectly so there was absolutely zero suction. They also mark everything up when you go to the design studio to select finishes and tiles. Like ridiculous amounts. Our neighbors have had many issues too.. one of the worst ones being that they installed the HVAC system incorrectly. The part that was in the garage was too close to the water heater and a wire burnt out from the heat of it and damaged it. They had to get the water heater completely replaced with no help from Toll. Regarding Toll Brothers at Escena. I like their homes. They are less expensive than the Alta Verde homes and more expensive than the Lenare homes there. The new Toll Brothers development is better than the older Toll Brothers development at Escena because the lots are bigger and there are no zero lot lines. The good thing about Toll Brothers is you can customize your finish, though at considerable cost over the base price. Warning if you are purchasing at Escena: a developer plans to "build homes (apartments?) to rent" on the remaining vacant land there. All prior homes at Escena have been "Built to Own." This may mean that property values will tank once these "build to rent" homes are completed. Ultimately, there may be more renters at Escena than owners as a result. Also, this may mean that the "build to rent" developer may control the HOA board. Already there is talk among home owners about filing a lawsuit against the "build to rent" developer. Hopefully Toll Brothers will either join the suit or file one of their own. This "Build to Rent" developer has been very quiet and not transparent about this "Build to Rent" project. So if you plan to buy in Toll Brothers Escena be aware. You may not see your Escena home maintain its value. Hopefully, though, this will not be true. Building our new home with Toll Brothers has been an absolute nightmare from day one. Our closing has been delayed multiple times. Some of that certainly may be due to supplies and COVID and we totally understand that is out of their control, but I know for a fact, a lot of this is their incompetence. We are on our third PM. It has taken over a year to complete our house. We are supposed to close this Wednesday but found out on Friday it may be another week. Our current home is sold so we have to go to a hotel and we have nowhere to store our furniture. Their responses have been minimal and barely apologetic. As I write this, two days before we are supposed to close, here is a glimpse into their work: The exterior of our house was painted the wrong color. PM did not notice this until we pointed it out. Wrong garage door installed No carpet in one of the bedrooms Wrong kitchen faucet installed Wrong mirror installed in master bath Missing cabinet in master bath Multiple mistakes with our fireplace Did not order glass for any of the bathroom light fixtures. Installed with bare light bulbs and said that is how they are supposed to be. I could go on and on but I think you get the picture. This is our fourth new home so we are not new to this process or have unrealistic expectations. Hands down the worst builder we have ever worked with especially for a $600k house. Buyer Beware, Toll Brothers is an amazing company to work with initially, but, unfortunately, after they get your money and commitment, it only goes downhill. We never planned on buying a Toll Brothers home in Florida, but ended up buying through them because of their amazing service from the sales representative who was very attentive and patient. This continued with the rest of the purchase process with picking options, etc. Unfortunately, once that was done, and they got our money and contracts, it all went downhill. Our new house, which was originally supposed to be a 14 month build, kept getting pushed back. Every guestimate was missed from 15 months to 16, then to 18, to 20, to 22 months, and we are still counting. At this point we are looking at probably a 25+ month delivery. We continued to stress over and over the consequences of these delays, i.e. us losing our 3.75% rate lock in a market with rates currently over 6%, but to no avail. We have also tried for over 5 months to try to get someone higher up at Toll Brothers to work with us to make this right, and as you would expect, radio silence, not even a response. In summary, Toll Brothers feels like any other scam, they get your money, and then it's all downhill from there. I would not recommend going with them at this point given my experiences and that of others I know. I can't even imagine what the process will be to get them to fix things in the house that they messed up once its finished building. My experience has simply been horrid. Michelle is simply incompetent. Several things fall through the cracks and there is little to no attention payed to resolving issues that may arise. Michelle seems more concerned about the bottom line of the business than she is about customer satisfaction. They kept pushing my closing date and suddenly called asking me to accept an earlier date, never mind that I had restructured my life based on the date given to me prior to Michelle's ill-considered, inconsiderate call. We purchased a home in Lake Forest from Toll Brothers and have ran into non-stop problems. Toll assured us numerous times that we had multiple mechanisms to get them resolved including a completely white-glove first 3-months route where any issue will have a person quickly come to the home and repair the problem. 2-months in and all these promises couldn't be further from the truth. The staff treats every issue with no urgency unless it is life-threatening (which we did run into). Their ticketing system is slow and designed to push the problem away from Toll. The final straw was our oven quit working after barely using it 2-months in. We contacted Toll to address the issue and were told we have to go through a separate company's warranty department. This after stating multiple times all repairs would be handled directly by Toll in the first 3-months. The lack of care and customer empathy is astounding. Whatever reputation Toll has build over the years is no longer warranted. I would say the quality of the construction is decent. They were able to deliver on time and kept us posted on the progress throughout. But the biggest negative point is the HOA selection strategy they applied in our community. I hear that the first 5 buyers are the selected member of HOA. I say "I hear" because there is no way to validate this. Who are these people, we don't know. We have no idea how to be part of the HOA. There is no meeting or any consultation whatsoever before making something as a "RULE" in the community. We as a family have only one hobby, which is gardening. Hence when buying the house we did ask the Toll employee whether or not we can put a little vegetable garden in our area. And we got a positive answer !! We kept our deck smaller such that we have little space for our summer vegetable garden, which is essentially a raised bed with just a few vegetables. It is not the common landscape, it is our area that we saved by not putting as big deck as allowed. Now this HOA people is all after our garden. This HOA makes "RULE" not as a preventive measure but as a reaction to people's happiness. It feels like it is against nature and celebration in general. Now some people have put nice holiday lights in their deck and guess what our beloved HOA is after them. Naming and shaming and sending rude emails are their favorite style. I wish we knew about this before buying the house. All I am saying is, if you are buying your house from Toll, go for it BUT please make sure you know all about the HOA they are going to force on you. Good luck ! read more
