I called Sebastian Sprinklers based on his many excellent reviews to come see the property and give me a quote. He returned my initial call the same day and we set up a time with my tenants for him to review the work that needed to be done. He maintained contact with both me and my tenants throughout the process and provided me with a detailed description of the work to be done after he visited the property...the price was reasonable considering the work he would be doing. He would replace all the sprinkler heads in the front yard, repair the severed electrical wire in the back yard, and extended a watering line in the back that was needed. The work was excellent, he and his crew arrived on time. My tenants said they were wonderful..worked hard, were friendly and took the time to show them how to work the automatic timers and adjust the timing and days as needed when the weather changes. When he was finishing up he sent me videos of the various areas of the yard with the various water stations running and covering the previous dry areas. After removing the tree, they even took the extra step of showing us the hole where they had dug out the stump and applying a liquid to ensure all the roots were killed, before filling it back in--very helpful. I originally hired a different, well reviewed company I had seen on yelp with pretty good, hundreds of 4/5 reviews. Arroyo showed up, apparently the work was handed off without my knowledge and this random company arrived instead. The quality has been consistently disappointing. The lawn is barely maintained; I've had to repeatedly point out basic issues, including asking them to keep the grass at a reasonable height rather than letting it grow several inches long. But communication is the bigger problem. I asked for a mulch quote back in March, followed up, and never received a real answer. Months later the response was simply that they were "booked through mid-July." Meanwhile, invoices kept arriving on schedule; of course... If you're considering Arroyo, I'd look elsewhere. The billing is reliable; the actual service and communication are not, its absolutely terrible. Do not use this company.
