    Nelson and his dad are THE BEST! Fair price, excellent quality of material and communications, and flexibility during project while keeping you up-to-date on any impacts to costs before moving forward. They kept on schedule and within budget, adjusted my concrete driveway for the best results (at an additional cost of course that was well communicated and I was happy to pay), and followed up to ensure we were happy with the result. We had a door expand and not close properly anymore because of the rains and they came immediately to fix it. They go above and beyond. I am already planning to hire them for my next project.     I highly recommend Top Tier Fencing for all your fencing repair needs! During the recent storm, portion of my fence blew over in my yard and a friend recommended Top Tier Fencing as they previously did a fantastic job on their fence. Nelson was extremely responsive via text and Jerman came out to assess my fence for a quote the very next day and they were able to schedule my repair within the week. They also gave the best quote out of all the other businesses I contacted. They were extremely efficient and finished the job in half a day. They showed me that my original fence posts were not dug deeply enough to secure the posts properly, which is why the fence fell down during the storm. They also showed all the damage done to the original posts and pickets and were really honest and upfront with their work. They even took the time to clean up and sweep the hallway where they walked through to access my yard, which I thought was really nice. All in all, they were very professional, knowledgeable, and pleasant to work with.

    Amazing work and extremely knowledgeable and professional! Our neighbors and us had a leaning 60 ft fence and got worse with the storms and wind. The original owners put in a fence backwards and wasn't even posted in concrete. Our neighbors used top tier fencing on another side of their property and recommended we use them. They ran into some unforeseen issues and they fixed it without complaining or asking for more money . We ended up with a solid and beautiful fence! Thank you guys!!

    I hired Nelson and his dad German for the 3rd time late in the summer to do a deck rebuild where they replaced an old brick patio, cement/rock stairs and nicely finished it up against current trex decking that we will replace later. They work quickly, clean up at the end of the day, and communicate about any/all issues that may defer from the original scope or bid. We will be hiring them again.

    I had noticed the nice looking fence that my neighbor had recently gotten & asked him who did it for him. He gave me Nelson & Jerman's contact info & we were glad to have them do our fence & gate! This father & son duo are honest, dependable, quick ,clean, & fair men to work with! They did such a great job on our fence, we had no problems recommending them to anyone else that we knew or who needed fencing work done. They also did our 2 decks. My husband designed & built our 1st decks many years ago & we had Top Tier follow the same pattern. My husband did a great job, but Top Tier did an outstanding job! its so sturdy & tightly put together. They did such a great job with all of that that we then had them build storage cages in an apartment bldg for the tenants (12 separate lockers with lockable gates made from fireproof cyclone-style metal fencing materials; constructed a pass through hallway from the garage area to the back stairs of the bldg to include installing 2 steel fireproof doors. This also involved structural wood framing, Sheetrock installation, & finish plaster work. They also Installed the wood, and fiberglass roof over a light well which provided ventilation to the light well, and installed a bathroom, exhaust fan ducting in a tenant's bathroom where there wasn't one before. They have always been very prompt, dependable, trustworthy, and honest. They complete their work on time and within their estimated price I would rate them five out of five stars., more if I could!

    We found Top Tier Fencing through a friend's referral and it was very satisfying to have Nelson and his Dad, German to repair my wind blown 25 yrs old fences. Father and son are very knowledgeable about fence repairs and explain it in full details. They both took 1.5 days to repair two fences including my other neighbor's side. They did a great job cleaning up and kept me posted along the way. Prices were very fair and reasonable. What an amazing team to have when you need one. Definitely a 5 star service and future recommendation. Thank you Top Tier!

    We finally had to replace our old and rotting fence. Nelson and his dad were recommended and they did a great job, building a redwood-based board-on-board design. They also did the staining. Working carefully and taking time to do everything correctly (no shortcuts), it's clear that they care about quality and workmanship. High recommended! I'll have them back for our projects.

    Nelson did a replacement of our 32 year old fence near Ocean Beach San Francisco. They did a great job using quality Redwood planks and pressure treated posts. They were very professional and easy to work with. Took great pride in their work and good value. Highly recommend!

    Top Tier Fencing was recommended by several people. We engaged them to give us an estimate and rebuild a fence in San Francisco. From estimate to completion of work, Top Tier Fencing showed excellent communication and responsiveness. We asked for some changes to the specs which they responded to promptly. They gave us a $ and time estimate and came on target. A couple of neighbors who came in contact with them sent me messages of how impressed they were with the work, their friendliness, and with the care they were taking. They also were careful with the rose bushes and strengthen the trellis. Excellent experience and quality work. A great new fence good for many years. Highly recommended business. A+++

    Tongue-and-groove clear cedar

    I had a difficult time finding someone who could do the type of wooden gates I wanted until I contacted German and Nelson based on a neighbor's recommendation. The father and son team were amazing to work with--from their quick response time to attention to detail and quality workmanship. They built a two-sided framed arch gate using tongue-and-groove clear cedar and a second gate in clear redwood installed with a keyless lever. They also fabricated a triple weave square lattice on top of my fence for extra privacy. German and Nelson are skilled at what they do, and I am more than pleased with how beautifully everything turned out.

    Project completed - new fence!

    I was looking for a strong fencing company referral from the local neighborhood on Next Door and Top Tier Fencing came up in discussion. The project was to completely replace our rear fence and one side of shared fencing. Nelson was very responsive from the start and once he showed up on site with his father, it was clear that they know their stuff. They are a father son duo, no extra labor, and all they do is fencing projects. Nelson would communicate with his father about the details of the project and then he would relay to me about what was needed. They were professional and honest, explaining the littlest of details about what they would do. They recommended the pressure treated fence footboards to ensure longevity and protection from the soil/dirt. They explained that every piece of wood used would be hand selected by them to ensure highest quality. At the end of the day, I felt great about their quote for a 56' x 10' fence project. Pricing was comparable to a previous fence project I did pre-COVID as well as a quote from another source. Scheduling was very easy as I had to wait about two weeks before I could start. Nelson committed to a Monday morning start and estimated 3 days to complete the project. They showed up on time the first day, unloaded tools, and immediately got to work. The old fence was removed in what felt like minutes and after day one, some of the main posts were already in with cement! Day two was a success as well with all posts being set as well as the cross boards all being in place. Whenever Nelson had questions, he texted me and I came down to discuss. He never made assumptions and always made sure I had the correct expectations. Onto day three, they showed up with the hand selected planks and framing was completed shortly after noon. Nelson had me come down to discuss the top fence line BEFORE making final cuts, so again, always making sure the customer was getting what they wanted. In the end, they finished in under 3 days and left me with a beautiful looking and structurally sound new fence! They were professional from start to finish and ensured a clean worksite at all times. I would HIGHLY recommend this father son team for any fencing product. I will be having them back to power wash and my other side fence (5 years old) and then seal all fencing. Happy to be a referral if needed, just let me know!

After the drywall was removed and the leak was discovered, I requested quotes through Yelp. Mark was the first to respond. I sent him a picture of the leaky pipe joints and he knew exactly what needed to be done. His quote was reasonable for Bay Area prices. He came by that same night with another employee, went right to work, and did a very professional and efficient job. They left the area clean and tidy. Payment was also an easy online transaction. Fellow Yelpers, if you're not aware of industry prices for contract work, remember we are in the age of AI. If you're handy and can at least trouble shoot and are aware of the exact work that needs to be done, whether it's car mechanical issues, electrical or plumbing projects and repairs, ask Google for industry standard prices for that specific job. Google will give you a range in costs. Bear in mind that CA (especially the Bay Area), parts and labor for any contract work will always be on the higher end of the range since cost of living here is higher than other parts of the nation, but knowing is half the battle. You don't want to fall victim to price-gouging, or suckered into paying something completely unreasonable, so at least educate yourself on what the acceptable cost is for a specific repair in your area.

    My exposure to CAWC's work is indirect in the way that I have worked in a project that CAWC…read morere-coated, but more importantly, I am a unit owner in an HOA that CAWC was contracted to recoat and waterproof. My review is mainly based on the latter project, during which I also met one of the co-owners (Roy), as I was the project chair for some of the work performed on the community. The project was managed by Casey from Ferrari-Moe LLP. Bottom line is that CAWC's attention to detail is lacking big time. It may be that the waterproofing work they perform is long lasting (only time can tell), but the paint work they perform is underaverage. More importantly, they cause their own problems in a way that they mess up freshly painted surfaces, which means, it is better than before, but less than average work in the end. In addition, keeping schedule is not their strong suit, either, while I cannot speak to their budget keeping, since I was not involved in the budgeting of the project or work. Speaking to the co-owner (Roy) on more than one occassion, it is clear that he is interested in big projects and "keeping the assembly line running". Blemishes (minor or not so) are put on a "punch list", which grows quickly, but is not tackled swiftly, while there will be a lot of argueing over each item. In this context, employing Ferrari-Moe to manage this project did not seem to help, either. If you are a private property owner, I recommend looking for a different company to waterproof your house, assuming you care for your home. I am looking at CAWC's work every time I leave my unit now and I am reminded every time that I would not have called them to work on my house.

    TL:DR; Will misled us into paying upfront for much of the work that he either didn't complete at…read moreall or did poorly/not up to code. When confronted, he agreed to give us our money back but has failed to make the full payment after 9 months. He also forged our signature to pull permits because he doesn't hold a license himself. We hired Will (aka Wisal) in October 2024 for a fairly large home project, and it was an absolute nightmare. The ordeal he put us through was an extremely emotionally taxing experience for our family. On top of that, he had not honored the refund agreement for the poor and incomplete work. We are now out of the money he still owes us, and we had to find another contractor to correct the terrible work he and his "team" did. Here were the main issues that led us to fire him from our project: 1. Forged Signature: We discovered that Will pulled permits under my name without permission by forging my signature on the paperwork, which he initially told us was pulled under his company's name. 2. Suspicious Electrical Work: Before the scheduled electrical inspection, Will had his team patch up the walls, which would make it impossible to inspect the wires. We found this suspicious, so we asked 4 separate electricians to take a look. Without being able to see behind the walls, they all saw that the work was not up to code. 3. Unnecessary Electrical Upgrade: We told Will we only wanted to rewire the house and to pull the permits. He told us we're required to upgrade our electrical panel. This caused a 3-month delay as we waited for PG&E to do the work. When PG&E responded to us, they told us we actually didn't need the upgrade. We suspect this was Will's attempt to charge us for unnecessary work. 4. Pressured To Pay Upfront: He pressured us to pay upfront for fees associated with the PG&E work (e.g. trenching fees, paving fees, etc). In California, you only need to make a downpayment of up to 10% or $1000 of the total contract price, whichever is less 5. Overpaid PG&E Fees: Will charged us $3,500 for PG&E's engineering advance. We asked PG&E about the charge and were told it was only $2,500. 6. Inconsistent Team: His "team" changed all the time. Will also did not seem to know when his team would work on our house. It was only when we checked and saw that either minimal or no work was done that he would then call his team to ask why they didn't show up. 7. Constant Delays: Will would promise us work would be done by a certain time (e.g. end of the week), but those deadlines were rarely met. For example, he told us the week of February 18th that interior painting and tiling work would be completed by the end of the week. By the time we fired him on the last week of March, that work was still not done. 8. Unprofessional Work: For basic jobs like painting, his team did not cover our floors. We now have paint splatters, scratches, and drywall residue all over our floors and cabinets. After all these issues, we fired Will and demanded a refund, which he agreed to pay on a 7-week schedule. That was back in April of 2025. It's January 2026, and he still has yet to pay us back fully. Do yourself a favor and avoid this company at all costs. P.S. If none of the above points convince you to stay away from this business, run some of the 5-star reviews through an AI detector. Many of them won't pass. I wouldn't trust a business with fake reviews. Would you?

You think you're just fixing a little leak, and next thing you know,…read moreyou're starring in your own personal horror story--except instead of ghosts, it's a scammy contractor, a roof full of holes, and a rapidly draining bank account. Let me take you back to December 2024. After some heavy rains, we noticed a leak in our living room. Enter Will of Biohazmat (license #957784), who came in like a savior in a time of disaster. We were in a bit of a time crunch, planning to leave for a three-week holiday trip, and let's be real--it does rain in SF in December. Will assured us he'd take care of everything. Roof? Fixed. Ceiling? Restored. Peace of mind? Oh, how naive I was. Red Flag #1: The Mysterious Bathroom Leak One of the first things Will did was open up the ceiling--toward the upstairs bathroom. Now, I had explained, multiple times, that the leak happened after rain. Yes, there had been a small issue last winter, but it was clearly a rain-related problem. Still, Will was on a fishing expedition, hoping to uncover a more "profitable" issue. He eventually convinced me the entire roof needed replacing. I wasn't entirely sure, but hey, the roof was old. Maybe it was time? Spoiler: It was not time. It was a terrible decision. Red Flag #2: The Roofer Who Hates His Job The very next day, a roofer showed up to apply a temporary patch. He was barely inside when he launched into a rant about how Will had been delaying his payments for weeks and how he was planning to quit and work on his own. Now, a contractor's own workers bad-mouthing him before work even starts? That's a neon sign flashing "run" in bright red letters. But between holiday prep and wishful thinking, I convinced myself it would be fine. It was not fine. Red Flag #3: The Disappearing Act We left for the holidays. Will started work in January. I had set up cameras to monitor progress. It was a different roofer - I guess the first one has already quit. Three days before we returned, Will declared the job was done and demanded full payment. I got a few blurry, low-resolution pictures (classic), but on my cameras, I could still see workers moving around. Assuming they were just wrapping up (bad assumption), I wired the money. Terrible. Idea. The Disaster Unfolds Upon returning, I did what any responsible homeowner would do--I climbed up to inspect the work. Oh. My. God. Where do I even begin? Even without being a roofing expert, I could tell this was a train wreck. There were literal holes in my brand-new roof. You know, the thing meant to keep water out. I had a contractor neighbor take a look. Then, I brought in a few proper roofers. They all independently painted the same picture: total incompetence. Some highlights from my roof's tragic new look: The roofing material wasn't properly heat-sealed, meaning large sections could be peeled off by hand. Other parts were over-torched, melting the material and making it brittle. The seals around pipes? Instead of using proper metal flashings and sealants (as is standard), they smeared on some mystery black goo. Around chimneys and walls, instead of applying material properly, they just stuck it on without capping--essentially creating pockets for water collection. Drainage system? Not sealed at all. As if they just assumed water would avoid those spots out of respect. At this point, my frustration had reached Olympic levels. Red Flag #4: Will's "Fix" Was Even Worse I confronted Will, who eventually agreed to send someone to "fix" things. Enter Victor Hernandez, a supposed "partner" of Will's. I asked if he was licensed. Will assured me he was. Victor assured me he was. Fast forward through some back and forth, Victor himself admitted the roof was beyond repair (shocker). So, naturally, Will's solution was... to have Victor re-roof it. Because clearly, the guy whose company just butchered my roof was the right person for a do-over. When I asked what system they'd be using, it was total confusion. They claimed they'd heat-glue the roof but showed me materials meant for cold application. These guys didn't even understand the product they were using. So I asked for Victor's credentials. Nothing. No response. So I did my own digging. Guess what? Victor's license (#1071828) was suspended. He had no roofing license. His general contractor license was revoked due to a lawsuit. I confronted Will. After some discussion, he agreed to pay me back and part ways. Guess what? That didn't happen either as of now. And Then It Got Even Worse... It's been four weeks since that agreement. I'm still owed $9000. No payments. And just when I thought it couldn't get worse--it got worse. Before I had the chance to redo the roof, one of the drainages (the ones they didn't bother to seal) leaked and flooded my baby's room. So let's recap: Replaced a roof that probably didn't need replacing. Got scammed out of $9000. Ended up with more damage than when I started. Flooded my kid's room.
