We stayed in CB Seebea #2 for 3 nights. Didn't read the fine print... they only give you ONE roll of toilet paper and ONE trash bag. You'd think for $300 a night, they could swing a few rolls of toilet paper. There were no pans, but maintenance guy went and got some. They were probably $5 and total garbage. Cooking was not an option. Location was great, AC worked, and it was a comfortable unit, just super cheap management company. Dishes were hodgepodge and dirty. Could be a really nice spot if it was maintained by someone who cared. Would not stay again. read more

Stopped at office and manager would not come out to speak to us. We actually had to ask for compensation that they gave us as a "courtesy". Property Name: Whale Wind I'm very upset with our stay, not only did we arrive to a dirty house, with no clean linens or anything. We called multiple times with no answer, to ask what happened, when finally someone answered and we were told that the maids were just running behind and would be there in 30 mins... 4:30 rolled around and nothing, at 5 pm we called back they apologized again, and repeated the same thing... We called again at 6, and were told that the maids went to the wrong house but that they would be there soon and would take care of the linens and everything... At 6:45 two ladies showed up and said that this house wasn't on their schedule, the house was so gross they had to call in three more ladies to get it done for us. We had to move our dinner plans but almost a hour and a half because they were still cleaning until almost 8. Oh and the best part is the linen service was seperate, NO ONE SHOWED UP. We had to wash the left over towels and sheets in the house, I called left voicemails, and called again and again, and not a one person called me back. We spent a generous amount of money to stay in a house where no one cared about our experience, and frankly its disturbing. The house had roaches, and you couldn't run more than one water source at a time. If someone was washing dishes you better forget about your shower. I've given the management company over a week and a half to get back to me prior to reviewing this. I'm disgusted. People spend their life savings to have vacations such as what we had, and it seems like Topsail Realty doesn't care. I was told our stay would be brought up in their Managers meeting on July 3rd, and since then I've heard nothing. I've called with no calls back, they simply don't care. read more

I called his office to look for a rental. The receptionist on the phone didn't even know the address of the office she had to look it up. I wanted to go to the office and Have them show us what was available. They don't do same-day showings... Do you have to make arrangements in advance. She had no knowledge of Any of the questions that I ask her. So I asked to talk to a manager and she said they are both in a meeting. So I asked her for the managers names and she gave them to me. I called back and ask for one of the managers about an hour later and she said they were both on the phone with each other while in the same office building. I said I would hold and finally Jess came on the phone. She was as rude as the receptionist was helpful. I feel bad for the owner of this realty company... These girls do not represent very well at all. I can only imagine if we rented through them and had an issue how they would handle that! My advice is to steer clear!! read more

This was not a vacation. I was like a maid, cook, lifeguard, laundromat operator, and property manager/homeowner. For starters, they misrepresented the number of people the house could sleep - there were four beds and only one was a king - it slept five not six - and their queen bed was a full and would only possibly sleep two toddlers if you put railings on the edge. One person ended up sleeping on the couch, once it finally dried from the owners steam cleaning it. The property also had a supposedly private beach access right next to it - but they neglected to mention it could be used by all the properties across the street. There was a clan encampment of eleven people in front of our house with a giant fishing pole we couldn't even cross. We spent the week dealing with a wet sofa, an ant infestation, quirky HVAC system rules, fixing their vacuum, and interloping owners spying on us and showing up unannounced to lock their things up, give a passive aggressive lecture and post signs threatening $500 fines because *shocker* the little ADHD boy we'd brought with us one day couldn't help himself from stepping on the dunes despite repeated warnings. The company has very early check out and very late check in and has never agreed to alter them. You are not allowed to even park on the property or use a bathroom on arrival. They do not provide toilet paper or hand soap, let alone basic hotel toiletries. They did effectively nothing to make up for this and it was the most expensive Topsail vacation we have had. We will never use them again. read more

We have dealt with topsail realty for many years and continue to have difficulty with them when requesting assistance at the rented house. This year our beach path was overgrown with shrubbery and broken wood, resulting in multiple injuries to guests. When I requested someone come, I was told they would be here on Tuesday. When end of Tuesday came, I wrote to confirm they were still coming. I was then informed on Wednesday they were short staffed and was told they would come Thursday, when we leave Saturday morning. On Wednesday we bought clippers and did it ourselves. There is also a "dog run" which is overgrown with shrubbery and not suitable for dogs. read more

Pulling up to the home noticed a for sale sign in the yard , no big deal. Upon entering home the smell of dog was overwhelming. I rented a pet home because I have a small dog and she came along. I noticed some dead bugs, spiders on floor and thought okay no big deal.Going upstairs the base boards were dirty as well as window seals. The walls are pretty marked up from what I'm assuming is past tenants. I open the refrigerator to put groceries in and the refrigerator is dirty. Now this home was cleaned prior to our arrival. I immediately reached out via phone and text to let management know my issues. I received a text the next morning no phone call to say they could send a cleaner to clean the home. Umm a little late for that. If the home were cleaned these things could've been addressed prior to our arrival. When you pay so much to stay in a nice home you definitely should get better! Hell the kitchen didn't even have a trash can. I understand this is on the homeowner but don't advertise Pics that don't show current condition. We rented Shell Seekers for the first week in July, and then All Decked Out for the second week. So beach front and over $5,000 for each house. I had family from Europe and Hawaii coming for a vacation after my father in law's passing. We have been coming to Surf City/Topsail Beach for many years - renting with TR and Treasure Realty and wanted to share with family. While the shell seekers grill was disgusting and the deck very dirty and sandy- hadn't been touched - I didn't complain. These things happen. The master windows were also dirty and smeared with bird poop. The place reeked of bleach. It was a hasty clean. I didn't complain - I understand that staff are hard to get. I cleaned all stuff myself before guests arrived. However, the situation at All Decked out was laughable, and not livable. There were a hedge podge of window units red tape sealed to windows and a portable unit for the high ceilinged living area and kitchen, which was unusable for most of our stay - it was 85 degrees when we entered at four, and was in the 80s for most of our stay - the windows dont have curtains for the kitchen door and sun streams in. It was impossible to cook and we ate out a lot by necessity. We called to complain and eventually got a call back Monday and then in the afternoon at four a service man shows up and plasters in another portable unit. The AC units are completely rusted through by the house - TR should never have allowed the owners to rent to us in that condition And TR should at least alerted us - I had an 83 year old mother in law who just lost her husband in May. We could not use the living area or cook for four days, - there is no gathering place downstairs - and never did the room get below 80. I am going to contact my credit card company for a refund as the company has not returned emails and requests for compensation. By contrast - we went back to the outer banks after many years and rented from village realty - it was a wonderful experience where they ASK a for customer feedback. What a shame - owners should demand more from TR and Another company should come into Topsail. I read that someone got $200 back - has anyone ever received good service or reasonable over problems? This sounds like a class action to me. read more

Rent here if you would like to do Treasure Realty's job in maintaining their rental property. Pay top-dollar while doing it. You can report the dirt, mold and other deficiencies to Treasure and then spend your vacation letting a parade of maintenance personnel in and out. Your fellow guests will adore you for it. This is what Treasure Realty expects of you. Will they fix something before you rent? Pleez, that's not their style. The used toilet brush near the front door was an especially nice touch on arrival. The mold and marginally functional appliances add to the luster. Enjoy watching your kids pull wood splinters from the deck furniture...and this is Topsail....you don't need doors that actually lock. Nuevo-ghetto. Treasure Realty is the best. Issues: cleanliness, malfunctioning appliances (rusty dryer that ruined clothes, mold, safety on elevator not working, splinters from deck furniture (careful kids!). If you are going on vacation to Topsail Island, NC, Do Not rent the property North Pointe at 3938 River Road. The owner does not care about the renters. Only cares about saving a dime. Rented last summer. The air conditioner broke the night we arrived. Contacted the rental company, Topsail Realty(Carolina Retreats). They sent a guy out to fix it and contacted the owner.It was almost fixed and the owner called and said to stop. He wanted his guy to do the work. We arrived on Saturday and it was fixed the following Thursday afternoon. Temperatures were in high 90s during the day and low 90s at night. The Realty Co. sent out equipment to try to cool us off but did little good. 5 days and nights of misery. Also said they would give a refund of part of our rent. The rent was $2889.46. Our refund was $200 for 5 horrible days and nights. DO NOT RENT THIS PROPERTY!!!!! read more

I'm very disappointed as a new client and licensed Realtor renting with Topsail Realty by Carolina Retreats. I booked "Lancaster Cottage" for my family. Although I didn't receive an email or phone call, I immediately received a confirmation code along with pending charge on my credit card. I called approximately 30 times to get through to speak with an agent. I received an email prompting to sign the e-doc rental agreement. I signed the rental agreement and received an email claiming my reservation was cancelled. I finally was able to speak to the agent again that the house is not available for the week that I was able to successfully reserve online via their website with a pending credit card charge and received the rental agreement for. We checked into a property that was filthy and in a state of disrepair, and not in the condition presented online. We reached out to Topsail for help and in response the property manager yelled at me for 10 minutes and called me a liar. She refused to let me speak with anyone else. Update: spoke with Danny and he updated me on the issue. The employee we spoke with quit unexpectedly this week and this caused a major disconnect. We were the first family to rent this home as it's new so it makes complete sense the issues we encountered. The home was gorgeous and would rent again. House (the beachcomber) in topsail was advertised as newly renovated, yet several things left in poor disrepair. We arrived to the ice maker being broken as well as several dirty dishes put back in the cupboards we had to rewash ourselves. After paying a hefty cleaning fee I assumed the home would be actually cleaned. The cleaning company left a random sack strewn across the dining room table like it was a trash bag... There was NO toilet paper or hand soap provided despite staging it would be in rental agreement. Had to go to the store and purchase these items. We noticed it was very hot downstairs and our 2yo and 11 month old baby had trouble sleeping because of this... then someone from this rental company randomly calls to notify us an AC repairs man will be coming onto the property 3 DAYS into our trip to "do routine maintenance." When I directly asked if AC wasn't working and listed my concerns of recent indoor temp during relatively hot and humid days she denied this. The AC repair guy gets there and admits that the AC downstairs wasn't working properly. The agent assured me she would get back to me that day... 2 days later and nothing. Also, when we arrived random drawers were full of nails, light panels, etc and other unsafe items for small children. As if they just shoved random items in drawers and didn't clean up properly for a 2500$ a week rental! Also, the sliding screen doors blew off in the wind over night downstairs and one on main floor was so stiff it barely opened at times we had to lubricate it ourselves. It's a sad sign when we had to do maintenance on the rents home ourselves. Very poorly maintained which is sad as the house would be lovely otherwise and right on the beach! It's been so frustrating we are cutting our trip short and leaving on Thursday instead of Sunday. I am STILL waiting for a call back and expect some sort of discount on our trip cost as this was unacceptable. read more

When I made my reservation online in September of 2017 for June of 2018 the website quoted a weekly rate and based on that rate I made the reservation and paid my deposit. Now they sent me a contract quoting a rate that is 4 times the original rate. When I contacted them for a response they tried to explain the difference by saying the rate doesn't include fees and taxes. Um, that's a ridiculous amount of fees and taxes! The bait and switch operation didn't work on me but I'm sure others will fall victim to it. Based on the reviews here I would say it's probably a good thing I cancelled the reservation. read more

Topsail Realty rented my family a home absolutely infested with fleas and piled up with smelly trash. They didn't respond to communications the same day about the fleas and the manager Danny Williams hung up on me when I just wanted a safe place for my toddler to sleep that wasn't being sprayed with pesticide or infested with pests. We ended up leaving several days early to stay somewhere not overrun with fleas. They offered to refund only a fraction of our money. Do not book through Topsail Realty. read more

Renting an oceanfront home for 3 weeks on North Topsail beach. There is beach replenishment going on in front of the home. Topsail Realty never informed us of this. I rented this house in good faith that it would be an appropriate vacation house for our group. This house is a train wreck. We paid for an early check in. We got there and the floor was not vacuumed, all of the surfaces were covered with a layer of sand, the windows were (are still) filthy. When we called to complain, they sent a very nice girl who came to clean the house while we were there, who spent two hours scrubbing the house down. The first level is inhabitable as there is mold everywhere. It smells, so we looked around and there is water damage in the walls, with warping and mold behind it. The light sockets, floorboards, etc. are literally wet to the touch. We had to sleep on a mattress in the second floor living room all week. Broken, needs repair, issues: - There were two wasps nest under the step above the outdoor shower so we couldn't use it - had to go to the store to purchase spray to get rid of them. - The outdoor shower was filthy - There is a bunch of broken porch furniture in a pile on the first floor front porch, and a broken picnic table on the front second floor balcony - The first floor refrigerator and vents are covered in rust - The first floor windows are dirty - The siding and windows are covered in mold, and window sills are filthy - The second floor kitchen sink is falling apart. Moving it slightly to turn on water reveals the entire housing moving, dirt and mold beneath, and bugs crawling out. Went top buy spray to kill them. - Towel racks in the middle bathroom are broken off - Toilet in the same bathroom will not stop running, and the bathroom smells due to the mold in the toilet housing - Sofas and carpets are stained - Large gouge/peeling paint in the loft area - the window blinds are old and fall off when you put them up unless you hold them - the three locks to the three doors were all broken so we were not able to secure the property when we went out The online video on YouTube is very misleading - I have photos of everything listed above. I called the office multiple times during the week to complain. They sent someone to fix the toilet - it stopped running constantly for one day then started again. They had someone bring two new chairs and a new picnic table (that was molded and rotting). Topsail Realty never responded to my lengthy email, and did the bare minimum. Child bitten by spider in upstairs bathroom last night bec no light bulb in bathroom. Dirtiest place I have ever stayed. HVAC Air filters the dirtiest things I have ever seen. My child with asthma couldn't breathe. Arrived last night at house rented by Topsail Realty called Great Escape. Paid about $4200 for 3 bedroom house for 7 miserable nights. Left message for Topsail Realty about 7 pm when we arrived and saw filth. Water bottles and debris under master bed and bedroom upstairs. Toothpaste in upstairs sink. House had not been cleaned. We spent three hours buying cleaning supplies, mopping dirtiest floors, dusting, washing sheets that had hair on them. Had to sleep with beach towels bec no clean blankets. Only two blankets, both of which were unwrapped. My husband goes to realty company 8:30 am. They don't have a manager available so can't help. I called at 1:18 pm. Spoke with Adrian. She is sending someone to change air filters and hopefully light bulb in upstairs bathroom. Topsail Realty trying to say they are trying to be responsive. They should be attentive to cleanliness of rental PRIOR to occupants taking possession. Now we are stuck with $4200 vacation in the nastiest rental we have ever rented. After I posted this review I reached out via email to the owner of Topsail Realty, as the local manager was not accommodating at all, just a "sorry it didn't meet your expectations in an email".I sent the photos along with a detailed email of the general neglect of the home etc. He responded within 2 hours and was more than accommodating with restitution and ownership of the flaws. I was extremely impressed with the response and the resolution.I do hope the owners of the home are held accountable for the repairs so that the next renters do not experience the same. I would like to note for any renter, you should be able to view your rental in the fall/winter 2019 BEFORE your reservation is confirmed for 2020. We recently used Topsail Realty and rented their home : Sunshine Daydreams stay #104747 8/11-8/18 2019. We wrote to them explaining that there had been numerous problems with the house we rented (lovely house - beach front - at a very high price point - $6500/week). These problems included a molded half-bath that could not be used for a few days until it was professionally treated, a gas grill that was rotted, fallen apart and a health hazard, a cleaning crew that arrived (and did a horrible job) AFTER our check-in time, a non-functioning and blocked garbage disposal, showers that did not drain, etc. We made the company immediately aware of these problems - they were slow to respond - but did so - and the problems were finally all fixed by Day 3 of our stay (3 out of 7 days, mind you). We wrote to Topsail Realty requesting a partial refund for their poor service. Here is a copy of the email response that explains the 1-star rating. Avoid this company if you can. ********** We are sorry that you had issues with your stay. As a customer service gesture we are refunding you the cleaning fee and reservation fulfillment fee plus tax. I will have our accountant issue a credit back to your card of $332.61. We appreciate your business. Danny Williams General Manager ******** I was shocked by this small gesture and wrote back a second time to express my shock at this meager accommodation ($330 refund for a $6500 stay were we were sometimes kicked out of the house while the crew cleaned again, treated the bathroom for mold, etc., seems quite low), the response I received was: *********** Our rental agreement does state that we do not give refunds or rebates. We do take care of issues as they arise. We strive to have our Guest have a great experience. Sometimes we encounter issues beyond our control. If a company promises a service, does not deliver - and has it written in the contract that 'it's not their problem because these were issues beyond your control' (and it is not at all clear why ANY of the things were beyond their control) - I suggest passing them in your search for a high quality rental company. How is a rotted gas grill beyond their control when they advertise that they have one that is usable? How is a molded bathroom beyond their control. How is a late cleaning crew beyond their control? Their cursory response to my detailed emails did not elaborate on why any of the issues I listed were beyond their control - my natural conclusion is that their domain of control is quite narrowly defined - so BEWARE and take your $$ elsewhere. read more

We rented Thibaut for the week, a property managed by Topsail Realty Vacations. We had rented a different property through them in previous years. We liked that house very much but last year it was infested with ants to the point that we decided we could not return there. Now I realize that it wasn't the house that was the problem but the management company. This is the fourth day of our vacation and I have spent most of the time trying to get Topsail Realty Vacations to fix the air conditioning. I have been promised that "someone is on their way" more times than I can count. It's never true. It is intolerably hot in the house and completely miserable. I can see from all of the other one star reviews that we are not alone in having our vacation ruined by Topsail Realty Vacations. It is very difficult to get someone on the phone and the staff's one talent is making excuses. Never again! read more

Management staff no help after we had explained the RAT problem we encountered during our vacation. I ended up going to Walmart to buy a trap to take care of it myself! Management staff rude and unresponsive to our calls after our stay. I have recently returned from the property "As You Wish".  The home was perfect for what we needed as well as allowing dogs.  Unfortunately there were problems that we were not aware of until we arrived.  We were also not advised by the company that there these problems.  I would like to detail the experience for the first 4 days of our vacation and to this day I have not heard from the Property Manager, Ellie. Arrival June 5th - I called into the 24 service to advise the large table on the upper level was wobbly and if you placed your hands on it, it would tilt. We also noticed each bedroom upstairs had portable AC units.  The house is advertised as a house with central AC.  The sliding door in one room was blocked with a portable AC unit. June 6th - The AC stopped working on the upper level - I called into your office. We also noticed a man walking from the street side through our driveway down the walk way to the beach. We were concerned and stopped him. He showed us that his rental gave him access to the beach by our walkway.  We were not to told when we rented the house that another house would have access to the beach from our rental. June 7th Called into your office for an AC update.  I was asked if I want portable AC units.  I said yes.  While waiting for the portable units I called your office again and they told me they just got in contact with the owner. We went to the store and bought a portable standing fan to help keep air moving when we were all in the house. Jimmy brought a portable unit around 5 pm. He did have to install it in the main sliding door going on to the deck.  We were concerned that now the only exit to the house was the front door facing the street.  It seemed to be a fire hazard.  Jimmy was not aware of the issue with the table but did fix it for us.  We also pointed out a loose board on the walk way lower level heading to the beach.  He did repair that for us as well. June 8th - No news on the status of the AC.  I called into your office again and spoke with Sean.  He provided me with a little more information.  He did at least follow up with me on  status.  He informed me that Gideon (repair service) could not be able to get out to us until the next day. June 9th - I called into Sean to see where we were with the repair service coming.  He had to get back to me.  He did follow up and tell me they would be coming in the afternoon and I would get a call when they were on their way.  They arrived around 2:30 - 3:00 to replace the compressor.  It seemed this part was already ordered and that prior to us arriving Gideon as well as your company, knew there was a problem.  Gideon was not responsible to remove the portable AC units. June 10th Someone came to the house in the afternoon to remove the units. In my last conversation with Sean I told him this was not a great experience and it was not an inexpensive house to rent.  I asked who I could speak to and what could be done.  He did tell me he would inform the manager, Ellie and she would be contacting me.  I waited and wanted to see if I would get a followup call even an email.  Nothing and today is June 13th. June 11th all but 4 of our party checked out June 12th as instructed we checked out prior to 10 am. For all of us our main disappointments were that it took so long to repair the AC and feeling like we were not being told the truth.  The blocking of access to the porch from the sliding doors.  Last having someone have access to the beach from our rental.   In my opinion the above looks very poorly on your company not the home owner since you manage the property for them.  Please tell me what options you have to make this a better experience.  We loved the location and style of the house but feel we are questioning why we would use your company again. read more

The absolute worst rental company we've ever dealt with! We rented Kips Place last Jan. for a Sept. 23rd, 2018 arrival. We paid half of our deposit up front and the rest in Aug. Of course with the arrival of Hurricane Florence the island was closed and evacuated. This happened to us in the past with Hurricane Fran in '96 with no problem. Our money was immediately refunded! Not with this jack leg company! We purchased travelers insurance with the expectation that this would protect our interests....in case of death in family, sickness etc. Topsail realty informed us that we would have to file insurance all though we were told not to come through no fault of our own. When asked where our money went we were informed that it went to the homeowner and that we might be able to be reimbursed by him although we have no clue who he is????? What???? This is no way to run a business! Plus the insurance company has no idea if or when we will get our money back! Never again! This company makes mediocre real estate companies look good....they really shouldn't be in business at all! Wish you could do negative stars!!! read more

We were scheduled to stay at Slo Motion 8A from 9/11/22-9/18/22 (One week). Is there something lower then a 1 star. The property itself was awful. Totally misrepresented by Topsail. We called prior to booking twice and asked about the condition of the property because there were no reviews. We were assured the property had no issues. Carpeting was filthy, moldy, and missing in places. The wallpaper was pealing. The toilets were filthy. The kitchen cabinets were broken. We were afraid to cook on the range as it was rusted and chipping off. Used sponges in the sink. Too many other things to mention. We slept in our clothes and left after one night. We were afraid for our health. We called topsail upon leaving. They offered NO REMEDY. Told us they had a property manager's meeting the following Wednesday where they would discuss our situation. After calling several times they finally returned with a email. No restitution of any sort was offered and kind of blamed us for the condition of the property. Do not rent this property or rent from this realty company. read more

Wish I could give them a negative 100. End of June and the A/C went out. Did some troubleshooting and the unit outside wasn't turning on and wasn't frozen up either. In fact, it looked like a relatively new unit. Book in the house said to check the breaker in the storage room downstairs....which is locked. Contacted emergency support 5 times. They dispatched maintenance 5 times. Maintenance said it's not an emergency. It was 80 degrees in the house, and mom mom is sweating profusely and on oxygen. COULD NOT GET ANYONE TO COME UNLOCK THE DOOR TO GET TO THE BREAKER BOX. The dispatchers were instructed not to call maintenance anymore. Nice.....nice.. Also...There was a ton on sand in one of the beds. The dryer vent is 100% plugged. The extra blankets were on a ball on the floor in the closets. It was grimey. This has been a horrible vacation experience and all because of this company and their homeowner. We rented "going coastal" for 4/13-20/2019 from Topsail Realty Vacations. Upon arrival on 4/14 we walked into multiple chirping smoke alarms, light fixtures hanging from the ceiling, electrical outlets with no covers and exposed wiring, no hot water, multiple non functional lights, a non functioning elevator, a toilet that wouldn't flush, a bath tub that wouldn't drain, no hot water, damp carpet in the master bedroom that remained damp for the entirety of the stay, dirty floors, dirty kitchen counters and several dangerous and sharp tools and accessories scattered around the home. Not good when traveling with a very curious toddler! We promptly called and a maintenance man was dispatched. Even the maintenance man said the home should not be available for rent in its current condition. After 3-4 hours the maintenance man left and we finally went to bed. At 3:00 am we were awoken to more chirping smoke alarms and again had no hot water. At this point the master bedroom was beginning to smell like mold due to the wet carpet. We again called and again maintenance was dispatched and after a few hours he left. For the remainder of our stay we had no or intermittent hot water, nowhere to throw our full trash bags as there was no trash can downstairs, an increasingly damp and musty smelling master bedroom and other things I'm sure I can't think of right now. I called and spoke with management Tuesday of this week and was assured I would be contacted on Wednesday afternoon about a possible partial refund or other means of making this right. As I type this we are preparing to depart tomorrow morning and I have received no call or refund and am very unhappy with our stay here. Management offered to send a cleaning crew out on Monday and I accepted and they never came. All of this makes for a less than relaxing stay and I could only suggest you avoid this company for rentals when coming to topsail. read more

Worst rental company on the Island, We had to leave a day early we handed in the keys at the office and were told if there is anybody at the home we would be arrested for trespassing, we explained we were handing in he keys to help speed up our departure and would be leaving in the next couple of hours, we were done packing the car and 1/2 hour after I left the office the Warden Jennifer came by the house and told us to leave or face arrest, we were just waiting for the dishwasher to finish so we could put the dishes away and were leaving, she didn't want to hear any thing and said she would call the police, bad enough we had to leave a day early but to be threatened with arrest even though we still had another day on our contract is something else. We will be seeking legal action for there threats. read more

The check in/check out process was easy. However we were disappointed in our accommodations. The attention to cleanliness was lacking. The kitchen was dirty, comforters were nasty (I washed them), cigarette smoke smell downstairs, dirty dresser drawers, matted down carpet . Hundreds of ant hills in the yard that needs to be addressed by an exterminator hence the ant problem in the house. My husband was bitten by some kind of bugs all over his body the first night we were in the house. Bad enough that he had to go to Urgent Care and get a prescription (doctor couldn't identify what had bitten him) This was our first visit to Topsail and it is a beautiful place but for the money we spent I thought the place would have at least been clean. read more

where to start.... packed and ready to come. phone call within 24 hours before rental started. no air conditioning. fix it, we asked. they ordered the wrong part we were told. here's some other places pick one from our website. none looked like the one we had meticulously searched for. the one we settled on was a friggin disaster. Musty smell, rusted sliding door latches that didnt work, no ice maker, etc., etc., etc. We were told that the owner knew about the ice maker but probably "chose not to fix it." What a great attitude for an owner of a beach front property its obvious with the A/C and the ice maker that owners are hoping to stall repairs until the season is over.. in a few weeks perhaps. In fairness, Topsail Realty (hereafter TR) gave us a $75 gift cert to a local restaurant on check in. a nice gesture but didnt repair the ice maker, smell, locks, etc. All this was before Matthew, a hurricane still south of the Bahamas. We were told that the owner wanted to move the deck furniture inside so it didnt damage anything during the upcoming storm which will hit Saturday at the earliest. This is a day after we are leaving as we notified TR. An hour ago a guy came to move the furniture inside. There are 2 decks, one on the third and second floor with a LOT of furniture. We asked him to move the furniture all to the second floor bedrooms we werent using. He refused. If they moved it all inside the third floor living area, there would be no room to walk, much less vacation. We called TR, spoke to 2 people, and await some positive action. This is the first and last time we will use TR. read more

Our recent two week rental experience with Topsail Realty was a major disappointment. We have rented with various realtors at North Carolina beaches for over 20 years, and this was easily the worst experience of them all. If you are headed for Topsail Beach or Surf City, I strongly suggest you use Ward Realty instead. read more

We only had one issue. We were missing a set of bed sheets but they got a set to us within 24 hours of our request. The house was beautiful, the beach wonderful, and the commodities met all our needs. The beach in this area was clean and not overly crowded. read more

We have rented from topsail realty for many, many years. Their service has unfortunately gone downhill to say the least. We arrived at our home and found several issues that needed attention including a clogged dryer vent (major fire hazzard), AC filters so dirty that the AC stopped working, roaches, dishwasher that leaked (and caused me to fall on a tile floor) and a ceiling fan that didn't work. We called on Saturday and Sunday - no one showed up until WEDNESDAY! My mother rented from another place in July and their problems were all addressed the next morning (Sunday). read more

I was very disappointed in this rental company having used other companies before and knowing what to expect. They left out important information about the rental despite me booking it a month before arrival and asking on several different times prior to arrival. They couldn't tell us what type of coffee maker was in the house, whether there was a DVD player, they couldn't tell us whether there were any beach chairs, umbrellas, etc. The most important thing they left out was that it was a three level house with stairs and that there were no private bathrooms. That's right, the master bedroom had no bathroom and you had to walk down the hall to share a bathroom with your teenage children. The house upon entering was FILTHY. We couldn't even use the dishes to pour ourselves a drink because the dishes still had food & residue in them. The dishwasher had dirty dishes & chicken still left on the pans. The bathrooms were disgusting and I had to do a cleaning before we even started our vacation. Will never use this rental company again. read more
