Hunter had great suggestions. He is the company owner and a contractor. Julie who handles everything from leasing the home, managing the properties and doing the accounting was so helpful in explaining how the process worked and then immediately securing us the dream tenants . Any repair or maintenance issues are communicated to me and taken care of immediately. Rent is always in my account on time and my owner statement is emailed shortly after. This is definitely the company to use if you want to earn passive income on your property with no worries or hassles. They take care of everything from gardening to any type of repair. Total Property Solutions is for you if you want beautiful design combined with substandard, shoddy execution. I am the unfortunate owner of a house that was featured as being upgraded by TPS. While the house is lovely, the shower was installed improperly so that water pools to over 2 inches. We are told that this is how showers of this design work, which begs the question - why would a kitchen and bath expert choose such a design? The truth is that the shower pan wasn't sloped properly. Rather than work with us to find a "total property solution," we were pretty much told "see you in small claims court." Way to go standing behind your workmanship! We hired Total Property Solutions for a number of tasks on our home before we sold it. They completely remodeled the inside (floors, painting, bath, kitchen cabinets final cleaning) and did quite a bit on the outside, (new roof, landscaping, exterior painting, hauling and trash). These guys are amazing!!! Their work is superior quality, their team is extremely professional and the supervisors stay on top of everything. There were a few items we thought might need to be done, however they showed us what was vital and other areas where we could save money. Total Property Solutions has been doing the property management for my rental property for about 2 1/2 years and they have done an excellent job. When we first determined that we would need to rent the property, Julie and Hunter came over and discussed the process with us. They reviewed the property and made some recommendations on what to do to get it in order (it needed work - including updating a small bathroom that hadn't be updated in 20 years. They did an excellent job for a reasonable price). I appreciated that they only recommended the necessary improvements to make it a solid rental. Over the last 2 1/2 years, I have worked with Julie as my main point of contact and find that she is extremely responsive. I like the fact that Total Property has the ability to provide the necessary maintenance for the property and if they do not have the specialty in their own staff, they have connections to providers for those services. Julie will run any necessary items for work by you to make certain they have the necessary approvals so it's very professionally done. With a recent change in tenants, the efforts to show the home were done in a timely fashion and the home was quickly rented to qualified tenants. Having a professional property manager for this home gives me peace-of-mind. They are excellent at returning phone calls and emails within 1 day, and at ensuring that repairs are done as soon as possible, all while ensuring we are kept in the loop on the process and of any set backs. They were able to get through the approval process in ONE DAY with the 4 adults that moved into this house! When one roommate moved out, they were able to approve the next roommate within a day as well, and then again with the newest change. Overall, the staff employed at TPS are excellent and have earned our business and referrals a hundred times over. As a property manager, TPS will look the other way while your tenants destroy your house, causing thousands of dollars in damages, which TPS then charges you to repair. Our tenants got at least two dogs in violation of the lease, and I literally had to come from out of state to discover it since the managers ignored the evidence. That is one instance of many violations (firepits, unlawful tenants) I discovered and could not get TPS to take action on. I would never recommend this company. read more

Total Property Solutions (TPS) painted my house. Dan painter Aand his assistant, Tony, were great. They arrived everyday on time and cleaned up the site every evening when they left. My home hadn't been painted in over 15 years and had a lot of cracking and peeling paint. There was some rotten wood that had to be replaced and other issues with a home built back in 1955 (as you can imagine). As quoted in one week all had been repaired, replaced and painted. TPS is so focused on maintaining its collection of tenants that they seemed to forget that I'm the one with the capital asset that allows then to stay in business. From unfulfilled promises of web-enabled services to - and this is what I find entirely exasperating - a staff member telling me that WE were being unfair in our expectations because SHE had too many properties to cover, I was left convinced that I would never rent with them again. My parents have had a rental townhome in Martinez for 25 years. The last property manager was a disaster but Dad would not change. We finally knew it was time and interviewed many in the area and chose TPS. Julie and Hunter were professional and had the assets we wished for repair, maintenance and management. We had to do extensive repairs after a decades long tenant left, including subflooring, exterior siding due to extreme rot, decking, fencing and interior carpet and linoleum. Everything was done on budget and on time, with photos e mailed at every stage during the process so we could make on the spot decisions. My brother is a contractor and he inspected the work and said it was very well done. They found us ideal renters. They remind us when to schedule annual walk throughs and they look at comp properties to make sure we are at the proper price. They have staff on call on weekends if an emergency repair is needed, and they have local plumbers they use all the time so tenants do not have to wait long for repairs. We rest easy knowing someone is there to care for the tenant and the property as we do not live in the area. It will not fall into disrepair under their management. I am lucky I found Julie Scrabis is not professional before we sign our house management contract. She is very hard to communicate. We have a lot of troubles at the day of sign the contract. We have an appointment with them and we drove long way from Sacramento to their office. Just before we arrived, I saw the email said the appointment cancelled because they are not available in the morning. I said I already arrived I can meet her right now at her office and I drove to her office right away. I was surprised I catched her in the parking lot. She was driving away to avoid meeting me since she know I will arrive soon, but she didn't expect I arrive so soon. And she wanted us to leave the keys for the house, I agree we can leave the our keys but I need the receipts from her to show she received our key. I think that is reasonable but she refused for no excuse. She just wanted the keys but won't write any receipt for receiving the keys. I cannot understand. Based on her dishonest and unprofessional way of dealing with her customer, we decided not to sign contract with them. Then we switched to AAA Property Management in Concord, CA . It turned out that is right decision. If we signed the contract with total property solution, I cannot imagine how they will treat me. We have had so many issues in the home we are currently renting and nothing has been done in a timely manner and no one ever gets back to you. First when we came to view the home there was dead cockroaches in every room. The garage floor was covered in dead cockroaches, you could not take a single step without stepping on one. We had a jungle in our front and backyard that took about two weeks to get taken care off. Then we had a tub with no hot water. That took about a week for someone to repair. We had faulty wiring which would not allow the use of out washer and dryer, that took about two weeks for them to repair, perhaps more. There was also a broken down fence, that took months Currently we have a broken a/c unit, they said a new one had recently been installed. Someone came out took at it and said they would return on Saturday. Well nobody came, I called the office and they were closed. Two weeks went by, I never heard anything. I called and left a message a week ago and have yet to hear back. I have two small children and it gets to be over 90 degrees inside the home. read more
