Noise keeps happening at amenity space during late night due to people overstaying Yesterday I was severely impacted by the late night noise from 12AM - 4:30 AM. I kept feeling walking, talking and all kinds of noise from the floor above me. At 4:11 AM I called 718-786-8780 (front desk), they went to the 46th floor and CONFIRMED there's a group of people partying. The front desk called me back as I requested, to tell me what happened and admitted that there's not enough video surveillance in the amenity area. Although the noise disappeared after 4:30AM, I cannot fall asleep due to interruption. If I didn't call the front desk, I imagine the noise could last until morning. I reported this issue multiple times in the past year but don't see any improvement. I'm so disappointed with the management here Reported and recorded disruptions 1. 2025/9/20 12AM-2AM - interrupted by noise, emailed the apartment 2. 2025/10/11 12AM - 2:30 AM - interrupted by noise, called front desk at 2AM, but still hear the nosie until 2:30AM 3. 2026/03/01 1AM - 3:30AM - intermittent harsh sound of moving furnitures. I have been a tenant with them for 4 years, my experience has been mostly pleasant. Just that in the latest lease, they added a small font notation in the agreement that allowed them to increase my rent in the second half of the lease. The notation was not very noticeable, and I missed it when I signed the lease. However, I later learned that they did send an email when I signed the lease, just that the email was not very obvious and I missed it. I set up automated payments on their website based on the agreed upon rate, and they did not notify me when the rent was changing. This month, the system sent out notification for late fee, because I paid the old rate. I was very disappointed and disheartened by this and felt being misled. The first representative I spoke to was not very helpful, but later Ms. Reginal took over and was very understanding. I wish they were better at highlighting the changes earlier still, but I was glad that Ms. Reginal was helpful. read more

Decent residence in LIC, near Queen's plaza station, with great amenities. The lounge spaces are amazing, as there is a lap pool, many outdoor terraces (I think 3 at least?), lounges, and then sauna and gym as well. The gym is two levels, but I think it's a bit small for what it could be. E.g. there aren't any power racks (just one smith machine?), and there is a ton of space on the pool and outdoor terrace floor where there could've potentially been more gym equipment. The finishes and appliances are standard, and I think because there are so many residences and floors, the apartment is able to make the places affordable. The building has some negligent safety issues that caused me bleeding and scars multiple times. Also the rent app is difficult to use and had glitches they wont fix but over charge fees and no refund. Account manager Keshia is very rude. She is hostile to deal with. So is the building assistant super Eric. Many work orders were purposefully delayed because he chooses to. Once we had heat wave above 90F on Sunday afternoon. My AC suddenly stopped but he won't come for 3 minutes work to fix it. He told me to bear with it all afternoon and evening until Monday morning. I almost passed out. He even bluntly told me it is a big apartment. I stayed for too long??!! He also purposefully creating constant noise to disturb 24 hours night and day nonstop. It's just too vicious! Evil person. Dont expect your deposit back. I was a long term tenant at this building. I rented 2 years in a row. When I first moved, the super-tenant told us as long as there was no damage the size of a palm, we would not be charged. When i moved within the building, I did not get charged for anything. When I just moved out last month, I was charged $400+ for having no visible damage. We tried to schedule a walkthrough on the day our lease ended, but the management refused because they had nobody. We left the keys like they suggested, and ended up with a checklist with more than $400 charged. We sent 6 emails, and called once. The management only responded once and insisted on the charges with photos of kitchen counters with normal and totally cleanable grease. I expect the occupancy of the building is so low, that they decide to go nasty on their current tenants. read more

Tower 28 has given our family a first-class experience during our two years as residents. The building exemplifies every single detail we were looking for in a luxury building from the ambiance of the lobby, to the efficiency of the elevators, to the high end decor in the multiple resident lounges. Every single staff member we've encountered was not only professional but did their job with a smile. The front desk staff made an effort to know everyone in the building. We especially developed relationships with Taisha, Jaz, Roczell and Chrissy. Our shining star and super hero lifesaver was building supervisor, Eric. Unbeknownst to us on one occasion, we activated the child safety lock on our washing machine and couldn't open the door to access our clothes. Eric came immediately after we put the ticket in, and not only saved us hours of hassle by fixing the problem, but also thoroughly showing us how to handle the issue ourselves should it come up again. This is just one example of how the Tower 28 staff are thoroughly invested in ensuring that residents are comfortable in their homes and enjoying their experience as residents of a special building community. Not only has Eric provided excellent support with various household items, but we see him often throughout the building, and he is friendly and engaging with every interaction for every resident. The Club 28 staff also does a fantastic job of maintaining the building's multitude of amenities. When we toured the building, we easily spent over 20 minutes perusing just the amenities alone, and were blown away at not only the availability, but the quality of offerings such as the indoor/outdoor pool, state-of-the-art gym, and adorable children's playroom. On top of taking great care of our building's community spaces, the Club 28 staff also puts on fun social events (pre-Covid) with interesting themes and incredible detail for decorations, activities, as well as food and drink. Do not live here, this building is not well built and they are not responsive to concerns. I am a current tenant who lives on the 31st floor of this building. Over a month ago, there was a rain storm and my floor to ceiling window popped open and would not close. The room was shaking to the point where white debris fell at the edges and we had to move all the furniture away from the window and evacuate the unit. The maintenance team could not keep the window shut and literally had to deadbolt it shut with screws. I was fine with the dead-bolting as a temporary solution. However, it has been over a month since this happened and my window has still not been fixed (it is now just permanently shut). The following has happened: 1. I put in 2 service requests - they would be marked as completed in the system and I was even charged the service fee, but then I came home each time to find that nothing had been done 2. One day, something was wrong with the heating system and because I couldn't open my window for air, my studio overheated to 90+ degrees and became unbearably stuffy. I called maintenance to try to get this fixed and the lady who answered insisted that my issue was not urgent and dismissed me 3. For 3 weeks during perfect fall weather, I had to pay extra to run the AC because I couldn't get ventilation from opening the window 4. I set off the smoke alarm once because apparently you can't cook in a studio without popping open a window. When Maintenance showed up to shut off the smoke alarm, he explained that the window couldn't be fixed because they didn't have the parts. It had been several weeks, I had put in 2 service requests that were marked as complete, had called the maintenance center, had paid for excessive AC, had sweated through several shirts, and NOBODY THOUGHT TO TELL ME THIS. The guy said he FORGOT. So i just sat in carbon monoxide for half the day (because surprise, smoke takes a long time to clear when you can't pop open your window). Oh here's something else - the guy from maintenance also promised to send me the email with more information about the windows he had forgotten to send earlier and come back a couple of hours later to turn back on the smoke detector... yes you guessed it! He failed to do either of these things. So TL;DR, my window broke, is bolted shut now and can't open, consequentially there is no ventilation and therefore I pay $2,850 a month to live in a studio where cooking is not an option, I pay extra for AC during the winter, and, don't forget! My smoke detector / alarm is also disabled now so if a fire happens in the middle of the night, I probably wouldn't find out until it's too late. All in all, don't live here. read more

I wanted to like this building. I rented a unit sight unseen during the peak of the pandemic. Positive: friendly staff. Rent is relatively cheaper than nearby buildings (even pre-Covid). Negative: - Terrible management. If you submit a complaint, they will give you a generic response and take NO action. - This building appeals to younger crowds that love to party and/or smoke. - Lots of weed and cigarette consumption in this building even though they're prohibited. - Strong smells (e.g. food, weed, cigarettes) will travel into your unit via vents. You'll know exactly what and when someone is cooking or smoking. To make matters worse, the smell could travel into your unit from another floor or various floors. I say this because there has been numerous times when I've smelled weed in my unit but nothing in the hallway or nearby units. - Not a safe/healthy environment, especially for children. I used to live in LINC LIC. I left because it was more expensive but since all buildings are offering generous concessions, I'd recommend them instead. read more

If zero start can be rated, I will. Don't even bother to liver here. Their management team is extremely irresponsible. The whole building has really bad soundproof walls/doors. There is a screaming kid live cross hallway of our unit and kept screaming all day during the day time. His month provoked him to scream instead of stop him. We filed the several complaints to the mgmt team and basically we were told that we should "suck it up". Also, residents smoke weeds and left trash in the hallway. The kid's mom left her personal shopping bag/cart on the hallway for months and no one can stop her. During summer time, our AC was broken and the maintenance guy told us to wait for the whole weekend regardless it was 100 degree outside. If you consider this is "Luxury", i would be laughing really hard. read more

I just got back from my tour and Stephan was truly amazing . He took the time (didn't rush me at all )to show me every possible option. The building and amenities are impeccable !! However, some people were protesting at the front door ( of Tower 28) because a worker got suspended. Apparently, a worker right (Jonathan) has been VIOLATED!!!!!! Tower 28 is a great location to live and work from. However, I need to rate it a 1 star. The best part of living here is because the front desk staff are awesome. Vittorio, Jazz, Christine, Eric, etc. are ultra friendly and helpful. However, Hal, the super, is extremely rude and unfriendly. He'll just stare you down when you pass him. Never said hi to me and my wife for the past 3 years we have lived here. Just blamed us for the improper electrical work in our unit. Also, he never fixed our electrical issue in our apartment. The amenities, gym, pool and BBQ is great and all, but there are some serious issues that need to be addressed. 1. Apparently, you can't run anything that is rated 1,500 watts, such as a floor heater, hair dryer, etc. It'll shut down the entire studio room. Hal just told me that it was my fault and told me to use less appliances. Still hasn't fixed the problem. I just run 12ft wires to the front of the unit which can handle the 1500 watts. 2. Do you enjoy cooking? Well, you better disable your fire alarm because you're gonna set it off every time you cook something like steak, pork or anything that needs to be seared. There aren't any vents in our apartment. 3. Do you like the sound of a jet engine? Well, that's how the HVAC unit sounds. While you're taking the tour, turn on the A/C. You'll see what I mean. My wife and I have our computer workstations set up about 1 feet from each other. I need to raise my voice for her to hear me clearly! * (Most Important of all) Do you mind smoke and smells coming into your apartment daily? Well, it's a non-smoking building but people don't give a rat's azz. They smoke weed, cigars, cigarettes all day and night. For some reason, the fresh air is somehow connected to all the apartments and all types of smells come in. Recently, we have a new neighbor with a huge dog.... You guessed it, we can smell it's pee and poop coming into our apartment. To make matters worse, our entire 14th floor hallway smells like dog piss now everyday and all day. They really should have dog weight limits. The dog next door is literally the size of a bear living in a tiny 400sqft studio apartment. I feel sorry for the dog... Management really needs to address the illegal smoking and bad odor issues coming from bad tenants. Have a monetary penalty system perhaps? Since the pressure of the air comes into the hallway, you can clealy smell which unit is the offender. Hence, management does nothing. read more

If you want to get swindled by paying premium prices for "luxurious finishings" for your apartment, wait until you have to deal with the extremely poor management, amenities staff and horribly rude/berating superintendent. One of the biggest reasons for moving here was for the amenities where there's a nice gym, group gym classes with a teacher, sauna, steam room and pool. But below is the list of continual issues that residents have faced and feel very betrayed by without recourse by management: - When I moved in March 2018, the sauna and steam room were out of service for 6-8 weeks. Also, the pool was not open. I was not told this when moving in. After finally getting it working, it broke again 2 weeks later. The sauna never really gets hot. - Machines in the gym are often out of order, especially the virtual trainer machine. - The elevators are often broken - Last month, Heatherwood got rid of the third party amenities mgmt. company, LIV Unlimited. So they changed the pool hours to be very limited, inconvenient hours AND canceled the great group classes led by teachers. - The superintendent is rude and berates his staff and residents. When I got stuck in the elevator on the 59th floor, the call button WAS NOT WORKING AND THERE WAS NO CELL SERVICE. Thankfully one of our amazing doormen noticed the elevator was not moving on that floor. Eventually the superintendent arrived to open the door. After my complaint that this is a fire hazard and likely illegal, he laughed in my face and threw his hands in the air saying "what do you want me to do?" - Finally, the management staff are pretty useless and unresponsive - they read our complaints but do not follow-up to make things right like restoring the amenities to the conditions we signed contracts against. - The lobby often smells like trash - imagine the smell in the summer. read more

We went on a tour of this building. We ended up with Alexia Gardner, the snootiest real estate salesperson we have ever met. We filled out a form as with any other luxury rental in LIC. We provided the bottom of our budget range. The moment she saw that the budget we had was lower than others' she started her snooty stance towards us. She lumped us with a person who was looking at studios whereas every other couple had an exclusive tour, plus we indicated that we were interested in one bedrooms and two bedrooms, not a studio. She announced loudly for everyone to hear, not just the other guy "this is below your budget. this unit is FOUR. THOUSAND. TWO. HUNDRED enunciating each word so firmly as if we did not understand English. Please, there are so many other and better options in LIC, and we could have rented at that building if not for the bad taste left in our mouths after meeting her. read more

Extremely disappointed with this building. Management is horrible and the building is just not well built. Everything is made to just get people's attention and hooked (because it looks nice). But then, once in there, you are screwed. Apart from paying top $ on rent, if you want to enjoy the Amenities they advertise, you need to pay extra. And guess what. They never work properly. Gym equipment looks nice, but are not well maintained. Treadmills dont function well and it's common to have several of them with an out of order signs. Steam room and Sauna are a waste of time, and if you think you will have a great perk. Think twice. Sauna never heats up and the steam room shuts off when starting to warm up. No to mention that in the past month or so, the room doesnt even work. Pool hours were limited and WiFi dont even work through common areas. read more

The sound proofing of this building is very bad. I can hear the noises from outside and neighbor! And my next door neighbor slams the door throughout the day and even midnight. After writing couple messages to the building management, the issues has not been solved. I am hopeless. And they repIy to me with standard messages basically telling nothing! Don't rent this place as you'd be stuck with your lease with the most stringent terms. During the covid, all buildings in LIC are giving three months rent free. Some of my friends live in Jacksonpark and other buildings nearby negotiated with their management who kindly gives them some concessions as well to their current lease. I signed for a two year lease last December. When I tried to communicate with the management, all I got is a very standard email telling me nothing can be done and my only option would be to break my lease. So basically, I need to rent for another three months and pay for 2 months rent as a damage fee or find a sublease. It is the covid! These are impossible terms to meet. And I have several emails exchange with them but all the responses I've received is a standard copy and paste. Of course in the end, I got a third option which is to pay for the full term of the lease.They don't appreciate the tenant and have no sympathy for the current situation. I've never seen any management so inconsiderate in the pandemic. And employees from other management are also surprised that this building is not doing anything to keep the tenants. I'd recommend Jackson Park which has better views, amenities and management who'd happy to help the current tenants about their lease if they need to terminate the lease earlier. read more

We actually applied and were accepted to live there but backed out today because we felt something was off. On the homepage, it advertises free first month's rent on select units. When we inquired about the deal, we got a lot of non-answers. Anyway, we found out that it only applies to people who walk in without a real estate agent, which I get but wish was more explicit. We waited multiple days for them to answer us about whether we could have the deal or not, and then once they gave us the answer we only had until end of day to make a decision to sign the lease. We had a bad taste in our mouth and are having no trouble finding something in a similar (or lower) price range with the same quality amenities. Plus, here you pay $50pp per month for the amenities. read more

Beautiful building. From 2018 to 2019 the building has gone downhill as far as service (amenities, management responsiveness, and external window cleanings) goes. The service team (Eric) is great at handling apt issues! However, the management has never managed a luxury building and it shows. They weren't ready for NYC (they're a Long Island company) and the residents are unhappy and actively trying to get improved services. read more

Now they got rid of the live classes for the amenities... why would anyone want to come to a building where they have to PAY $50 for the amenities each month and not even get what they were promised... this is not new either - the steam room and sauna were down for MONTHS this past year. Choosing to live in Tower28 was one of the best decisions I made and would highly recommend the building to all of my friends. The facilities are new and clean and he staff are all very friendly and professional. As a member of the amenities club, I have access to a great gym as well as great fitness instructors and classes that have really helped me stay in shape, not to mention having access to three lounge areas available throughout the building. read more

Another greedy business trying to make MORE and MORE money. "Luxurious" is just a word attached to this business. It is just "the look"! Front door, elevators, buttons, speakers are falling apart already. Currently, you cannot watch/listen to anything in the upper common areas, and you think it should be a quick fix. NO. Not in this building! Kitchen appliances are primitive and noisy (try them during the showings). Bathroom cabinet shelves are 1.25" in depth (forget to put your toiletries. Even if you are able to put bottles, be careful they might fall into the toilet). Food smell enters into your apartment in every direction possible. During high winds, windows whistle and might pop open! Lack of noise insulation in my living room. I hear my neighbor's conversations. Windows are dirty (see it when the sun shines on them. When they say, it will be washed very very soon, do not believe them. Just last month, their lousy constructors started to install only two anchors for the window-wash platforms. They will need way more anchors to be able to wash the whole side of the building. Surprisingly, only the front side was washed, because of city-related regulations, they did not want to spent/lose money). Be warned: when there is an issue, they say "the building still has ongoing construction work". Before you move in, ask this question: what are the on-going construction work and timeframe. If you are lucky you will get a prudent agent and correct answer. I was not lucky, I got a lousy one! She even suggested that I should clean my own window. Forget that I live on the 56th floor without balcony, she does not know the contract. The contract says, do not even think about touching the outer windows! When you see 5-star reviews, either they are very lucky to not to notice these issues, or do not care, or trying to get the $250 reward money provided by this business! read more

The area outside the building isn't well kept. If I were the building, I would clean not only in front of the building but off to the sides as well. Its a short block, so I'm not sure why they don't take 10 extra minutes to pick up loose garbage on the floor adjacent to the building. read more

I don't recommend living here unless you miraculously have the type of persona that won't be ignored by management. In that case then please move in so the rest of us tenants can get some attention. Management replies to ugly comments making it "look" like they are attentive but it's all a big lie to seduce people into believing the life you won't be getting by moving in. Appliances don't work, EVER (both inside apartments + ALWAYS down in the amenities) funny because you still have to pay the amenities fee even though nothing works. Doors are always breaking + management blames the tenants ( all other buildings have doormen to avoid the same issue but apparently tower 28 is too good for problem solving) the super Hal is rude, incompetent and racist, multiple times I've over heard him complaining about employees speaking in different languages amongst themselves, if you are seeking his assistance on something he will straight up look you in the face, say "brb" and never come back- OR he will look you in the face + tel whichever employee (front desk/ construction workers/ random people) to handle it that he will be right back but never returns. Constantly employees are apologizing on his behalf. Wonderful employees are fired for speaking up in their honor and seeing this mans rude behavior first hand just shows that it's not anyone's fault but the buildings management for allowing such unacceptable lack of human decency in their work establishment. On top of many issues, elevators are now not working. Yesterday my roomate was stuck in the elevator for over 20 minutes with the intercom inside the elevator being broken. After going through tremendous panicking and anxiety attacks The super, Hal then decided it was a good idea to belittle him and completely disregard any concern for his safety. So yeah, not sure who would want to live here but this is the information from the inside! read more

I've been living at Tower 28 for over a year now. The staff at the building is great but Heatherwood Management is not at all concerned about the happiness of the tenants and doing right by them if the amenities are not functioning properly. They limited the hours of the pool, the steam room has been 'out of service' on and off for the past year and there are always machines down in the gym. When you try to tell them about these issues, they just start sending you back sections of the lease agreement to try to shut you up. In addition they also had a promo recently to pay you $250 to take a good picture and write a good view about the place so that should be quite telling about how things aren't going so well at this building. I've also recently came home to a giant rat outside the building because some of the building staff were protesting outside. These issues won't be addressed until all the residents of the building take a united stand against Heatherwood! read more
